In compiling the data for this “Best Text”
dialogue book, we conducted a poll of the
country’s top team leaders, agents and brokers
to uncover the text messaging techniques that
have served them best. While every agent and
broker has their own method of introducing
themselves to a potential client, there are
some interesting trends that help secure and
convert business.
First impressions count. A majority of clients
are won or lost based on the strength of first
contact. The standard approach that a number
of agents and brokers take when contacting
new clients for the first time is to establish
themselves as the market and industry expert.
This secures the trust of new clients and

have served them best. While every agent and
broker has their own method for reconnecting
with unresponsive clients, there were some
clear trends for reopening dialogue.
A recurring technique used by many of the
respondents was to remind the client that
they were still interested in their business and
follow up with additional information that they
would likely reengage with. This information
could include monthly newsletters, Market
Snapshots or neighborhood information,
something of additional value that would
encourage further interactions.

Calendar spots fill up quickly, which doesn’t
leave you with a lot of time for prospect
follow-up. But that doesn’t mean that your
relationships with new clients have to suffer.
Many respondents found that a simple text
notifying their clients that they were in a
meeting, at an open house or helping another
client was enough to keep their prospects
engaged and pleased with the level of service

dialogue book, we conducted a poll of the
country’s top team leaders, agents and brokers
to uncover the text messaging techniques that
have served them best. While every agent and
broker has their own method for requesting
additional contact information from their
leads, there were some helpful tips on how to
request a client’s phone number.
Many of the respondents found it best to
be upfront and ask clients for their phone
number outright. One method for doing this
without seeming too direct was to suggest
to clients that it would be quicker and easier
to communicate over the phone. Some
respondents also suggested that interaction
over the phone would help them to give more
in-depth information on the listing or market.
