Windermere Living is a quarterly publication showcasing listings from around the
Windermere network, and features the following sections:
RESIDENTIAL
PREMIER PROPERTIES
BUILDER SOLUTIONS (must be a member of Builder Solutions program, see next page)
PREMIER ESTATES (for Premier properties priced over $3 million)
DESTINATIONS (homes in resort areas)
This exclusive magazine is an attractive and affordable tool for listing presentations;
Open Houses; promotion of Windermere listings, agents & offices; and recruitment.
Listings advertised must be active, pending or sold within the last 90 days.
D IST RIBUT ION
At least 19,000± copies will be distributed. Copies will be distributed via advertisers,
Windermere offices and direct mail (±16,000 copies). Direct mail will be in the form of a
radius list to known homeowners surrounding each listing advertised in the Residential
section magazine (±50 copies per listing). For the Premier portion of the magazine, we
mail to more than 7,000 luxury homes throughout Western Washington. In addition,
agent advertisers receive 10 copies per page reserved and office advertisers receive 12
copies per page reserved for use in the marketing and promotion of properties.
PRICIN G & BIL L IN G
The magazine is sold by the page. The cost is $750 per page and $1,450 for a double-page
spread. You may feature up to 6 properties per page in the Residential & Destinations
sections; up to 3 properties per page in the Premier section; and the Premier Estates
section is available by double-page spread only ($1,450; one estate featured). If you run
a promotional sidebar ($75), fewer properties are featured. See kit for details.
Advertisers will be invoiced via an automated and secure credit card system. Ad space
will be confirmed upon payment. We do not offer office billing.

Pages in the Windermere Living template are $750.

Brokers may run up to six properties on a page in the Builder Solutions section. Pages with a
promotional sidebar have a maximum of two properties (see pages 3–12 in this guide for details on
page options and photo/text requirements.)
•
For a $75 one-time set-up fee, Brokers may run a promotional sidebar with a black or white
background. The top portion of the sidebar will feature the broker, the lower portion will be about the
builder, and may include a color builder logo (a builder website is the only contact info allowed.) Only
one photo may be included in the sidebar. Switching builder info in a future issue incurs a $25 fee.
•
Sidebars accommodate limited text; we suggest 125-150 characters including spaces total, not
including Broker contact info. Excessive text will be edited.
•
We do not allow floor plans on template pages; only professional, full-color, high resolution
renderings will be accepted (all renderings are subject to approval.)
•
Community photos may be used (community signs or play areas) on one-property pages only.
•
Brokers may choose to feature a specific new construction community rather than an individual listing.
This option is available on one-property pages only, and a price range must be included.

Third-party/camera-ready ads may be purchased for $1,000. Placement in the publication is not
guaranteed. Ads must be created by a design professional, comply with all Windermere logo
standards, and be approved by Windermere Services in advance. For specs/timing of camera-ready

HOW WE SELECT THE COVER & COST
Cover photo placement is offered for an additional $500 to the listing
with the best photo submitted based on the selection criteria below:
•
We select Windermere Living cover photos based on several factors including quality,
composition and seasonal appropriateness.
•
The photo for the cover requires a high resolution digital photo from a professional photographer.
•
The minimum size is 4,050+ pixels wide for photos in a horizontal format. Vertical photos must
be 2,700+ pixels tall.
•
If possible, have your photographer contact us for additional information before taking photos.
•
Once you have vertical professional photos, select those you wish to be considered for the cover
and upload with your other materials. We will consider properties for the cover only if you have
submitted files that meet the resolution and quality requirements.
•
We don’t determine which photo will appear on the cover until we have received materials from
each participating office and agent. Materials that are submitted late may miss the opportunity to
be selected for the cover so please be timely.
•
Please do not promise your sellers that their property will appear on the cover! If your property
has been selected, we will contact you directly before the magazine goes to press.
