THE PROPOSAL FOR COMMERCIAL LEASE OF OFFICE PREMISES
IN BUSINESS CENTRE VERTAS
Further to the meeting on 11 April 2014, BPT Real Estate Services is pleased to present a proposal to
Handelsbanken regarding potential lease in the Business Centre VERTAS.
Premises

Location – 11th floor;
Size – 300 sq. m.;
Condition – handed over “as is”: perimeter walls, ceiling – Armstrong, floor – carpet, all
communication inlets in place (electricity, ventilation, heating, air-conditioning, low-voltage,
internet, telephone, water, sewage);
Fit – out: there is a possibility to a contribution from the landlord for the alterations of the
present layout to accommodate the needs of the Tenant. There is no furniture in the premises.
Financial conditions

16 EUR sq. m. per month + VAT;
Underground garage parking places – 70 EUR + VAT per place per month;
Term of the lease – 60 months;
Deposit/bank guarantee – 2 months lease fee;
Indexation – Eurostat HICP;
Premature unilateral termination of lease – none.
Other

Service charge: average 2,5 EUR/sq. m month (manned and technical security, common use
area, territory and façade cleaning, facility and management fee, RE and insurance taxes).
Charges are calculated in different ways according to the cost specifics: according to the
readings of the meters, proportionally to Tenant’s rented area within the whole rented area in
the building, according to service rates set by direct service provider. Not included:

Operating costs: monthly utilities (electricity, heating, ventilation, air conditioning, water)
depend on the actual consumption and for regular activities amount to approx. 1,5 EUR sq. m.
per month (excl. VAT) in 2013.

We expect that our proposal suits the requirements of your organization and we are looking forward
to your invitation to make comprehensive assessment of the commercial and practical aspects of this
project.
Layout and location of the premises is attached in Annex No.1 and Annex No. 2, view through the
windows Annex No. 3. We would be ready to discuss hand over of the premises immediately in May
2014, thus the moving in respectively viable beginning of January 2015.
For the sake of clarity, please be informed that this offer is a preliminary option which should be
officially confirmed by BPT board members before signing any cooperation agreement.
