As always, we are very proud of what we produce and are excited about our new branding which has been rolling out over the last six weeks. You will have noticed this on the business cards but most apparent in the Sunday Star Times where Resort Brokers have dominated two pages each and every week. Our website is also in the process of undergoing a major upgrade and we hope you find it easier to navigate in the future. We recently had our annual conference and are pleased to announce that Ray Hart took away the top prize this year. Congratulations Ray and keep up the good work. Resort Brokers is a strong advocate of profile marketing and we wish to thank all the vendors who have supported the marketing initiatives. We would like to extend a warm welcome to Allister Simpson and Bill Sinclair who joined Resort Brokers last April. Bill Sinclair Allister Simpson Allister’s background has previously been in adventure tourism based out of Queenstown but most recently is the sole owner of an Immigration company. Having recognised the synergies of migrants looking for tourism properties, Allister approached us knowing he could add value to the industry through the sales process. We wish both Bill and Allister all the success with Resort Brokers and congratulate them on achieving various milestones within the company. 20 Bill Sinclair comes from a long standing career in Real Estate which was mainly focused in residential. In that time he has owned a Real Estate company in the Hawkes Bay and has also operated a motel. He now comes to Resort Brokers bringing a wealth of experience and will be concentrating on the lower part of the North Island. 2 BAYVIEW MOTEL Business- Bay of Islands PROPERTY BENEFITS Low entry price/high return Prime position on Paihia’s waterfront 200 metres to the wharf, cafe’s and shopping Easy access to a range of tourist orientated daytrips Very popular with families and corporates Above average occupancy Recent upgrade of all apartments Return on investment around 40% ASKING PRICE $ 250,000 The Pictures Say It All... So why do we not hear much about the motel market? We can only suggest that there is very little in the way of motel market statistics available because of the segmented ownership structures and the lack of a unified body which sets out to provide up to date and relevant statistical analysis. Resort Brokers intends to change that and you will hear more on this point in the near future. We often forget to let people know about the opportunities around: • Refurbishment of existing businesses that have not kept up with the times • The effects of existing motels being demolished or converted into alternative uses giving rise to new build opportunities • New build opportunities around generic increased tourism spend • Huge growth potential in some major origin markets such as China • More positive attitude of the Banks towards lending in the tourism sector • Benefits of new technology in terms of bookings and admin And most importantly: • The positive demographic influences. Little research has been conducted on the effects of ageing population on tourism numbers. However, the raw data is evidence enough to suggest the positive influences will be significant. The statistics, as produced by Statistic New Zealand and used to produce the following graphs give us some insight. Those over 40 currently represent around 44% of the total population or circa 1.9 million people and those already over 65 represent approximately 13% of the total population or in excess of half a million people. It is predicted that by 2030 the over 40’s will represent over 50% of the total population and those over 65 around 25%. So where do you fit in? • If you are an existing participant in the industry you have a duty to sing the benefits from the rooftop. Remember that increased public awareness will help you sell your business in a meaningful timeframe as such knowledge will naturally lead to an escalation in buyer demand. • If you are a baby boomer and your job is less than secure then you should consider entering our industry. The barrier to entry is only a modest amount of money and the courage to change your current circumstances. It appears that we may all have to work a little longer than we hoped to ensure a comfortable retirement. Why not switch to an exciting and vibrant industry where you can be your own boss? And the chances are you will make more money than you ever have in the past. It surprises us that many more people have not clicked to the opportunity but instead have opted to continue the drudgery of their existing corporate lives. It is time to wake up and make decisions that will enrich your future. The skill levels required to enter the industry are not high and a well-presented couple that are friendly and have basic business skills can prosper. Often you can also get out of the hustle and bustle of the big cities and relocate to the more pleasant tourist locations – or areas which allow recreational pursuits such as fishing, golf etc. Warmer climate might be a driver. For now we are going to focus on the positive demographic influences - namely the ‘Baby Boomers’. The Baby Boomers will create our future The ageing population has two main positive effects on our sector of the market, namely: 1. Increased tourism due to more people with time to spend on travel, and 2. More buyers for our businesses. So with no other influences, we can expect to see dramatic growth in the quantity of room nights sold, boosting new build opportunities, increasing profits of existing businesses through higher occupancies and subsequent increases in room rates. This demographic driver alone will be responsible for most profitability increases which will be experienced in tourist accommodation businesses. Couple the worldwide growth in retired populations with the emerging nations then the long term prospects for tourism growth from both external and internal sources is more than exciting. The predicted growth in the ageing population is a trend experienced in many other developed countries around the world. So what does this mean to us here in little old New Zealand? Well quite a lot really because as populations age then more people are free to travel and explore other parts of the world and New Zealand has always held an international charm because of its beauty, splendour, contrasts and the perception of being clean and green. 7 The choice is always going to be yours but we invite you to consider participation in New Zealand’s number one earner of foreign exchange that has a fantastic future. I will be concentrating on the Whangarei and Northland areas. Having operated an Adventure Tourism Business in Queenstown for seven years and employed at a leading Immigration Consultancy company in the United Kingdom for five years, I established an Immigration Consultancy in Auckland in 2009 to assist migrants and those seeking assistance to purchase businesses with their move to New Zealand. Such experience is invaluable in attracting and dealing with the increasing number of overseas investors and immigrants interested in buying properties or businesses in the Tourism Sector, and as a fully licensed Immigration Adviser (IAA 20901795) I can provide authorised advice and assistance to potential purchasers. If You Are Considering Selling Your Business • With extensive contacts in the United Kingdom, Europe and Asia your business will have increased exposure to those markets. • I regularly travel to the UK to attend Migration Expos and Seminars with Immigration Consultancies and associate partners. Through our extensive network, Resort Brokers listings are able to be presented on the international stage. • With a genuine passion and commitment to the Tourism and Hospitality industry, I take pleasure in assisting those considering entering the industry with the process of doing so. The Figures • Last year 71,000 foreigners decided to make New Zealand their home, the highest number for 11 years. • Fewer New Zealander’s are departing for Australia – In April this year only 200 departed. • New Zealand had a net migration increase of 34,400 last year – the highest increase in 10 years. • Arrivals to the year-end June have shown stellar performance from key international visitor markets - with total annual arrival growth of almost 6 per cent equating to 150,000 extra visitors for a total of 2.79 million visitors. This means that with fewer New Zealander’s departing, increasing numbers of expatriate New Zealander’s returning looking for business opportunities and our beautiful country continuing to be one of the most desirable country’s in the world to emigrate to, Resort Brokers is well positioned to provide comprehensive service and assistance to all potential purchasers. Should you be interested in this opportunity, there are limited places available for a minimal cost of $400 + GST to contribute towards advertising, printing, room hire and other incidental expenses. To put forward your business to this audience please contact your local Resort Brokers Representative or myself for further information. The Seminar And UK Exposure Will: • Have your property presented to the hospitality industry throughout the UK • Those attending the seminar are a targeted audience and will meet the strict immigration requirements of New Zealand • Additional associate partners with whom I have had long standing relationships with will attend including shipping, currency exchange and banking to provide expertise in all areas of purchasing a business and moving to New Zealand. UK Seminar In October I will be travelling to the UK in early October and will be representing selected Businesses and Properties listed with Resort Brokers. I would be delighted to promote your business or property to a targeted audience who are not only interested in purchasing a tourism business in New Zealand, but are also eligible to meet the strict Immigration requirements of New Zealand, for which we will be able to provide assistance through our preferred partner in the UK - The Emigration Group who will be promoting our listed business and properties through their extensive database. Gordon was extremely proactive ensuring that we presented the resort and business well, provided professional accounting material to potential buyers while participating in Resort Brokers weekly nationwide advertising and marketing plans. We signed the agreement 17th February and were immediately impressed with the numbers of serious buyers Gordon brought through. There were four couples over the 4 weekends in March culminating with an offer and acceptance on 12th April, very close to the asking price! We were guided through the due diligence phase thoroughly by Gordon and when the changeover occurred he was there ensuring all went smoothly to plan. When we first signed up we never expected to be listing in February and then sold in May so were extremely pleased at the speed. We did have a good product to start with but we really do believe that it was Gordon’s expertise and enthusiasm that made the difference. With his involvement we always felt confident that we would get a sale we just never imagined it would be so fast. If you are looking to sell or buy a business we have no hesitation in thoroughly recommending Gordon Fridge. He will work extremely hard for you while always being open and honest.” Don Raine, Palm Pacific Resort “We have been in the Motel Industry for 20 years and have 14 transactions involving the Sale and Purchase of various Motel Properties. We have recently sold a large motel in Taupo using Resort Brokers as our broker. Their agent Gordon Fridge was the listing agent and went on to complete the sale process for us. We found Gordon absolutely committed to the Listing. He offered great advice on promoting the property for sale, was extremely professional and accommodating in his manner and when at times things got testing he offered some welcome humorous reassurance. His mediation between us as the Vendor and the Purchaser was instrumental in bringing the deal together. We really appreciated his continuous feedback on any prospective purchaser, and once the Sale and Purchase agreement had been signed by both party`s he was constantly keeping us informed with how the deal was progressing. We found this very reassuring. In summarising we found Gordon Committed, Professional and likeable. We have no reservations in recommending him to anyone intending to market their property or to Purchase a property in the Hospitality sector.” Julie and Ross Candy, Chantilly’s Motor Lodge 18 “We can’t speak highly enough about the service and advice given to us by Gordon Fridge of Resort Brokers, firstly when purchasing a motel lease in Whakatane and then when we recently on sold the lease. There is quite a few things to consider when becoming a first time motelier, but Gordon’s many years of experience in the industry makes decision making and the whole process run smoothly. His communication skills with all parties from Seller, Purchaser, Landlords, Accountants and Solicitors highlights the professionalism he brings to the whole process. We therefore have no hesitation in recommending Gordon Fridge if you are looking at entering the motel industry or selling out of an existing motel.” Chris & Gerry Pogan, “I am never too busy to take your referrals” To find out how I can assist you in the sale or purchase of a business or property, Please contact me: Ph: 0221 569 330 [email protected] AOTEA MOTOR LODGE Business - Wanganui PROPERTY BENEFITS New 30 year term Excellent corporate trade Very healthy bottom line Management dream! We pride ourselves in providing a high level of technical expertise to our clients, without losing focus on achieving their commercial aims. There is no point in being great at what you do, if the transaction suffers as a result of a pedantic legal point being taken by a lawyer! Morgan Coakle regularly acts for buyers and sellers of property and businesses, for landlords and tenants in respect of leases (including new leases, rent reviews, variations and lease extensions), and we provide employment advice relating to the buying and selling of businesses. In particular we regularly act for people buying and selling management rights businesses and also hotel and motel businesses. Even with the use of some standard form contracts these days, the devil is in the detail and there are often fish hooks in terms of what is there, and often, what is not there. With our expertise we can guide you through the whole process, working with your accountant and other advisors including setting up your asset structure (company and/or trusts), with the focus on achieving the best end result for you. If disputes do arise, as they do unfortunately from time to time, Morgan Coakle has significant depth in its dispute resolution team and can work with you in respect of issues that arise. As a result of that strong commercial focus and a reputation of being deal makers and not deal breakers, we have long-standing relationships with most of our clients who include individuals and families, businesses, and other large corporate and commercial organisations. At Morgan Coakle, we cannot emphasis enough that it’s our job to help make the law work for you. D L SO I make it my job to understand what a vendor wants and requires before recommending a marketing campaign. Our special relationship with the Sunday Star Times allows me to offer my vendor a variety of suitable campaigns, giving the marketed property nationwide exposure to huge readership numbers. Phone calls and email inquiry is at an all time high as are property inspections. And I am selling more properties now than I ever have. The Sunday Star-Times offers immediate responses, with an extraordinary number of inquiries whilst the Resort Brokers ‘Tourism Informer’ provides the ongoing profile and longer term exposure as it remains available through a season for those who may be considering an entry into tourism accommodation – but are not quite ready to make those immediate inquiries. This successful print media duo is also underpinned by our Resort Brokers market-leading website which generates an impressive amount of overseas inquiry. All vendors need to regard advertising as a very worthwhile and necessary outlay when selling. These results speak for themselves. My business has developed significantly with new buyer inquiry from every advert for every business – giving the widest possible buyer pool for me to refer to your business.
