MID-YEAR 2016
NEW RANKINGS & OPPORTUNITIES
SEMI-ANNUAL ECONOMIC DEVELOPMENT REPORT/VOL. III
HAPPY ONE-YEAR ANNIVERSARY, SKOKIEBIZ!
In the first half of 2016, the Village of Skokie continued to build on momentum
generated in 2015 with increased construction projects in all sectors as well as
recording notable sales and investment dollars. A prestigious new Midwest ranking
and expanded communications with the national retail and international business
community also have highlighted Skokie as a strong and viable location for new
retail, industry and office users.
Skokie’s Optima Old Orchard, 9739 Woods Drive, is
home to suburban Chicagoland’s priciest condo at $2.3
million. The 4,000-square-foot penthouse is situated in
one of three interlaced 20-story steel and glass towers
(600+ units), designed and developed by David Hovey,
and towering over the Edens Expressway.
TARGET IS COMING TO DEMPSTER STREET!
Skokie will soon welcome a new 33,000-square-foot Target store to the southwest
corner of Dempster Street and Bronx Avenue in the heart of the Village’s West
Dempster Tax Increment Financing (TIF) District. This will be Target’s first suburban
Chicagoland store developed under its new ‘flexible-format’ concept and will
include a pharmacy and order pick up service as well as ‘grab and go’ food items.
Located in a densely populated neighborhood in a transit-oriented district,
the store will have two prominent entrances from Dempster Street and at the
southwest corner of the building facing the CTA Yellow Line station. Developed
by BlitzLake Partners, Chicago, the store will be supported by 77 surface parking
spaces and is expected to open in 2017. The new Skokie Target will produce
significant sales and property taxes for the community as well as 50 to 70 jobs.
Welcome, Target!
In June, over 350 local runners participated in the
3rd annual Dan Horyn’s Skokie Swift 5K through the
beautiful Illinois Science + Technology Park campus and
along the soon-to-be expanded Skokie Valley Trail bike
and walking path.
The patio at Downtown Skokie’s Euro Echo Café, 7919
Lincoln, is now open! Serving delicious coffee, paninis,
gelato and more, this new independently-owned and
operated coffeehouse is located across the street from
the iconic Skokie Theatre.

All aboard! Hammer Made, a popular upscale
Minnesota-based men’s clothing retailer, will open
its first Chicago store at Westfield Old Orchard in late
2016. The mall generated retail sales in excess of $2.6
billion in 2015, making it the fifth highest regional
shopping center sales generator in Chicagoland.
Fifteen new Floral Avenue houses have been sold,
built and/or occupied by residents who have largely
relocated here from outside Skokie and from either
U.S. coast. In May, Skokie Patch reported that this
Downtown redevelopment area was named the
Village’s “Most Expensive Street” based on 2015
housing sales with an average home cost of $647,000.
The Dempster Street Yellow Line CTA station celebrated
the opening of the Village’s sixth Dunkin’ Donuts in
February with these two train riders, who quite clearly
are running on Dunkin’.

SEMI-ANNUAL ECONOMIC DEVELOPMENT REPORT/VOL. III
SKOKIE BIZ-BITES
Did you know? This past spring, Skokie was named one of the Top 20 Wealthiest
Communities in the Midwest by NerdWallet.com, a web-based, consumer-driven
financial information source, that evaluated median household income, home values,
mortgages and credit availability for 475 American cities with population in excess
of 65,000. Skokie placed 11th overall, ahead of Schaumburg, Illinois; Minneapolis,
Minnesota and Madison, Wisconsin.
It’s five o’clock somewhere! During Chicagoland’s Craft
Beer Week, Mayor George Van Dusen and staff recently
visited a brewery interested in opening in Skokie.
The Illinois Science + Technology Park (IS + TP) celebrated its 10-year anniversary by
approaching the 1,500 employee mark with primary tenants NorthShore University
HealthSystem and German-based Fresenius Kabi both increasing their workforce by
over 10 percent since 2014. Over 85 percent of the IS + TP campus is leased and several
tenants, including Vetter Pharma and Hazel Technologies, LLC, are expanding their
operations while receiving notable awards and investments. For more information visit
www.scienceparkillinois.com.
The Village of Skokie has kicked off its new Storefront Enhancement Program for
commercial corridor properties located outside of the Village’s TIF Districts. Financial
incentives to encourage rehab, redevelopment and overall structural improvements
within existing buildings are available on a first-come, first-served basis and must
meet certain criteria. For more information, please contact the Skokie Economic
Development Division at 847/933-8447.
The owners of AMC Showplace Village Crossing
18 movie theatres (7000 Carpenter) have recently
upgraded their entertainment offerings to include a
full-service MacGuffin’s Bar and Lounge.
Results from the Village’s 2015 Citizens Survey conducted by the National Research
Center, Boulder, Colorado, show that residents rank Skokie above national benchmarks
for shopping and employment opportunities, land use, code enforcement and
planning/zoning decision-making, and mobility access (including traffic flow, travel by
car/bicycle, ease of walking, pubic parking and walking trails).
The Skokie Economic Development Commission and Village Staff are nearing
completion of a Targeted Economic Development Strategy which will recommend
ways to improve the Skokie and regional economies in an innovative manner, focusing
on business development, municipal revenue expansion, employment growth/
workforce development and marketing/branding opportunities for the community.
Staff from the Skokie Fire, Health and Police
Departments recently participated in employee
wellness/enrichment, fire safety and crime prevention
events at Federal-Mogul Corporation (7450
McCormick) and Georgia Nut Company (7500 Linder).
The Skokie Telecommunications and Technology (STAT) Commission advises the Village
Board on telecommunication and technology matters affecting the Skokie community.
The STAT Commission produced the 2015 Skokie Smart Manufacturing Summit, host
bi-annual utility bill clinics to advise utility customers on cost saving strategies and
is currently working on an alternative energy info event with a scheduled date to be
announced soon.
