Düsseldorf ’s Media Harbour Culture, communication and creativity Düsseldorf ’s Media Harbour The development of part of the old harbour into prime office space and a new trendy district was a successful urban planning project that has served as a role model for similar projects in Germany. From commercial harbour to architectural showcase When structural change set in during the seventies and eighties it became obvious that the around 212 hectare commercial harbour site wouldn’t be needed for its origina l pur pose any longer. However, t he harbour’s location close to the city centre offered a unique opportunity to transform it into an attractive district with offices, restaurants and hotels. The city council decided to close the Berger Hafen and Zollhafen sections of the harbour in 1976. The wet dock was filled in to create the land on which the Rheinturm tower and the Landtag parliament building today stand. And the WDR broadcasting company’s new building was constructed on the site of the old customs harbour (Zollhafen). Work to convert Kaistraße and Speditionstraße into the Media Harbour began in 1989, resulting in what is today known as Düsseldorf ’s Architecture Row, a trendy office district with a diverse mix of tenants and a lively restaurant scene. Soon, there will also be residential properties in the Media Harbour. The transition from commercial harbour to Media Harbour ref lects t he fundamenta l changes t hat have taken place in Düsseldorf ’s economy. Today, the city is predominantly a service hub with a strong industrial background. This same structural change is also evident in the Media Harbour, with the media, the movers and the shakers in the foreground and the typical harbour industries on the land spits further back. Past and present Plot for plot, each site was developed to ref lect its future user’s requirements. An urban planning competition was also held by the city council, but only for the areas surrounding Speditionstraße and Franziusstraße. These efforts not to force the area into a monotonous architectural straightjacket have resulted in some impressive results and an inspiring diversity of buildings. Listed warehouses have been transformed into trendy, modern offices, with historical buildings in new outfits standing alongside brand new architecture. Düsseldorf’s Media Harbour 3 The works of famous German and international architects against the stunning backdrop of historical architecture have helped to forge the Media Harbour’s international reputation. Despite all the development work that has taken place, the Media Harbour is still steeped in atmosphere. The commercial harbour, with its quay walls, stairways, cast-iron bollards and railings dating back to 1896, as well as the railway tracks and cranes on the former dockside, are now listed as historical monuments. And the old customs harbour is now a marina for boats and yachts. Form and function: colourful contemporary architecture in the Media Harbour If want to see some of the very best examples of modern-day architecture, Düsseldorf ’s Media Harbour is the place to go. It’s a genuine architectural tourism location that has attracted vast numbers of visitors over the years, many of them to see Frank O. Gehry’s leaning towers. The New York Times asked, “Why haven’t we got any towers like these here?” and the English daily The Independent headlined a report on the multicoloured Colorium, “Why didn’t we build that here?” In the German version of Monopoly, you can buy the Media Harbour for EUR 1.4 million and the cards feature a picture of the Gehry buildings. School textbooks also cite the Media Harbour as a successful and groundbreaking example of urban planning. Buildings designed by renowned international architects such as William Alsop, David Chipperfield, Jo Coenen, Steven Holl, Fumihiko Maki, Murphy/Jahn and Claude Vasconi stand alongside German designs by BM+P Beucker Maschlanka und Partner, Harald Deilmann, Döring Dahmen Joeressen Architekten, ingenhoven architects, Gatermann + Schossig Architekten, Grimbacher Nogales Architekten, HPP Hentrich-Petschnigg & Partner, Professor Eller, parade architekten, Professor Wansleben, pinkarchitektur, RKW Rhode Kellermann Wawrowsky and sop architekten. Other highlights include the FLOAT by Renzo Piano (no. 48), and above all the new headquarters of trivago designed by sop architekten. Private invest- ments of more than EUR 1.2 billion have been made here since development work on the Media Mile first began. Culture, communication creativity, media, fashion, movers & shakers Around 800 companies are now based in an area formerly dominated by gloomy empty warehouses. All of them enjoy the unique waterside atmosphere and profit from the Media Harbour’s image. Many of the companies that have based themselves in the Media Harbour are in the media, information and communication or advertising industries. They include Landesanstalt für Medien LfM, Europäische Zentrum für Medienkompetenz ECMC and the WDR broadcasting centre. Filmstiftung NRW, one of the biggest film funds in Europe, was one of the first companies to move to the Media Harbour. It is estimated that some 9,000 people work in and around the Media Harbour, and on the neighbouring land spits and streets. The Media Harbour’s image as a prime office location and its impressive architecture make it a coveted business address for fashion companies, law firms and advertising agencies. Its mix of architecture and atmosphere has encouraged many fashion labels to relocate their headquarters or marketing companies to the Rhine. Shiseido’s head office is firmly anchored in the Media Harbour. There are also dozens of pubs, restaurants and bistros which make the Media Harbour a trendy location for lunchtime and evening socialising, especially the area between Handelshafen and Hammer Straße. There are also four very impressive hotels there: Hyatt Regency, Radisson Blu, Courtyard by Marriott and INNSIDE by Meliá Düsseldorf Hafen in the Colorium building. The Media Harbour has an excellent local supply infrastructure from doctor’s surgery to pharmacy, bank to post office, and photography store to gym. The restaurants, bars and clubs along Hammer Straße are popular destinations for the young crowd. Since 2014 there has been a new tramline running into the Media Harbour (see insert page). Start-ups in the Media Harbour! Düsseldorf is becoming a magnet for start-ups, and the Media Harbour is turning into a hub for new companies: trivago, the biggest hotel search engine in the world with 80 million users per month, is constructing its new company headquarters on Kasselstraße. The story of trivago’s meteoric rise to success in Düsseldorf is worthy of a movie. It is the f lagship start-up of the state capital, and will soon employ up to 2,000 people. One block up, the new start-up centre STARTPLATZ Düsseldorf has opened its doors in the Flossi building. Start-up hub and university campus In 2011, the European Media and Business Academy, a private university, moved its campus onto three f loors of the Colorium building. EMBA Düsseldorf offers 15 degree courses in subjects such as Applied Media, Business Management and Digital Business Management. It also collaborates with many Düsseldorf-based companies, which appreciate the students’ innovative ideas. STARTPLATZ Düsseldorf, a new start-up centre, opened its doors in the Flossi Haus building a little further down Speditionstraße in summer 2015. Most of a l l, t hough, t here are both established companies t hat prof it from t he young creative individua ls a nd want to collaborate with them, as well as other start-ups that face similar challenges. The Economic Development Office orchestrated this project as part of its StartUp initiative and has an office at the new start-up centre. Kaistraße/Zollhof and the eastern section of Speditionstraße are finished Seeing and being seen – on the Living Bridge. The development on the 15 hectare site at Kaistraße/ Zollhof was completed first. The second phase of the Media Harbour development continued on an 11.3 hectare site on the opposite land spit on Speditionstraße. The majority of tenants on this area opposite Kaistraße (the eastern section of Speditionstraße) are in the media, art and culture, design and advertising industries, though some are in fashion, catering and consultancy services. At the end of Speditionstraße, the last development to be completed was the twin tower ensemble consisting of the Hyatt Regency Hotel and offices. The western section of Speditionstraße is in the planning phase On the western side of the Speditionstraße peninsular an office tower is being built directly next to the twin towers. Over the next few years, this will also be the site of the first residential development in the Media Harbour, spectacular high-rise apartment buildings by pinkarchitektur. The Living Bridge A pedestrian bridge provides a fast-track route between Kaistraße and Speditionstraße. With its three-storey glass cube restaurant extending across all three levels of the bridge pontoon, it is a popular meeting place. In the summer months, the bridge is the perfect place to take a stroll, meet friends or sit down to enjoy the view of the Gehry buildings, the Düsseldorf skyline and the Rhine. Kesselstraße leads down to the area where the typical harbour industries are located and offers a lot of scope for new usage concepts. The west side of Speditionstraße There are plans to create a vibrant urban infrastructure for mixed use on Speditionstraße, with apartments combined with office and commercial units adding new life and urban f lair. A spacious plaza and a green promenade along the harbour basin will provide new and attractive recreational space once finished. The western side of Speditionstraße has potential for the development of 200–250 residential units and some 600 additional workplaces. When the land use plan has been approved for this area the development plan will quickly be made legally effective. Potential uses include commerce as well as science, culture and sport facilities. Specific objectives are currently being defined and the future urban design for this zone is in the planning phase. The Weizenmühlenstraße peninsular is where the mills are located. An urban master development plan is being drawn up to provide the companies there with planning security. The Fortuna co-generation plant that is being built on the Lausward land spit will be one of the most efficient gas power stations in the world. By the end of 2015/2016 it will be providing Düsseldorf with green electricity and district heat, making an important contribution to the region’s security of supply and to the achievement of climate protection objectives. The Aachen-based firm of architects, kadawittfeldarchitektur, created the very special design for the plant. Plange Mühle mill, a listed building at the very end of Weizenmühlenstraße, today houses several well-known companies, quite a few of them in the fashion business. The mill silos, which are also listed buildings, will be converted into office buildings in the next few years by ingenhoven architects. Lausward/Hamburger Straße This zone will be designated as a “special harbour zone” and Lausward power station will be designated as a “special power station zone”. The urban planners’ objective in the commercial harbour zone is to guarantee the harbour’s future sustainability by ensuring that the companies located there have both planning and investment safeguards.
