VASAKRONAN AS RETAIL OPERATOR
Total retail floor space:
355,000 sq. m
Number of shops:
830
We’ve owned commercial properties for a long time and currently
have around 830 retail outlets in our property portfolio. We’re the
largest city shopping real estate company in Sweden and that has
clear advantages.
Locations:
Stockholm, Gothenburg, Malmö, Lund, Uppsala
Shopping centres/gallerias:

Stockholm areas:
Birger Jarlsgatan, Hamngatan, Regeringsgatan, Drottninggatan,

Our size means there’s a lot we can do for you when you’re looking for a new retail outlet location. Are you aiming to start up in
several locations simultaneously or do you have an expansion
plan for the future? We always aim to create good long-term
relationships with both chain stores and individual franchise
holders, and we work closely together to find a way forward.
Gothenburg areas:
Fredsgatan, Kungsgatan, Östra Hamngatan
Malmö areas:
Södra Förstadsgatan, Södergatan
Uppsala areas:
Dragarbrunnsgatan, Svartbäcksgatan
Our large continuous city-centre ownership means
we have the strength, opportunity and will to take
a holistic approach to retail development. We’re
passionate about retail development and happy
to promote the development of sites, shopping
streets and areas. We have several good examples
of creating locations that no-one believed existed.
Feel free to ask us.
We won’t be satisfied
until your shop is doing
good business
The location and all the
peripheral details
We believe in city shopping and invest in it wholeheartedly. We take a holistic longterm approach and our goal is to stay around for a long time. This is why we are so
willing to invest. We don’t just invest in our properties but in other retail-promoting
factors, such as communications, street design, parking and visitor flows. We invest in
city collaboration to develop a strong and profitable city centre and have the benefit of
working with our own capital and our own personnel.
Your turnover is the main focus of our attention. We
know it’s crucial to our mutual long-term success. Our
goal is to offer you an attractive location with strong
customer flows and good neighbours. This is the basis
on which we continuously invest in our retail properties.
The turnover of you and your good neighbours gives us
an important signal about which investments give the
best returns. We haven’t succeeded until your shop is
doing good business.
Your turnover is the main
focus of our attention.
We know it’s crucial to
our mutual long-term
success.
Every minute is
valuable
Employing our own operating staff means we know the
property inside and out and can make sure your shop
is working in the best possible way. We understand that
every minute something’s not working is a minute lost
from your turnover. And that costs money.
The green shop
The Green Shop consists of a number of services we
provide that are designed to help you reduce the environmental
impact of your physical shop. The Green Shop allows you to make
well-informed choices with a positive outcome for both your wallet and the environment.
We focus on the sustainability of everything we do. That’s
why it’s natural for us to work in partnership with our
tenants as well to constantly improve our joint
environmental impact. We’re convinced that
we can make a greater difference by working
together than we can by working alone.
The Green Shop includes green lease agreements,
green shop conversions, green electricity, green packaging
and waste management, as well as green services.

Tara

Arkaden
Fredsgatan 1
Göteborg
Caisa Franzén, founder of Tara and Raglady, chose the popular Arkaden for two of
her shops.
The first impression the Tara shop in
Arkaden makes on a customer crossing its threshold is a mixture of “cosy”
and “exclusive”. And that’s not a coincidence.
Gudrun Sjödén
320 sq. m
Regeringsgatan 30
Stockholm
She heads the list of Swedish fashion
exports. She’s been presented with His
Majesty the King’s medal for her valuable contribution as a
fashion designer.
“That’s exactly what I want customers to feel when they come
here – a home-from-home atmosphere. While I choose to sell
exclusive hand-picked items, I want the shop to have a welcoming feel to it. No-one should feel frightened away,” explains
Caisa Franzén.
The shop’s interior, in shades of soft pink, black and gold, makes
a very feminine impression. The changing rooms
are spacious with generous pink
velvet curtains providing privacy. If you need a rest, you can
sink down into the armchairs
provided and take a moment to
relax. It’s not a large shop but it
contains a choice selection ranging from handbags and belts to accessories and scented candles. “I
want customers to get the best possible welcome. Customers who feel
welcome tend to come back,” she
says and smiles.
Gudrun Sjödén’s clothes and fabrics
are used by women in 40 countries
and her business has a turnover of
half a billion SEK. One of her shops
is located in Vasakronan’s property
on Regeringsgatan in Stockholm.
Environmental thinking has been a strong theme throughout
the company’s history. “All big companies talk about environmental issues but few actually do anything about them. She
practises what she preaches.” The 140 employees always
take the train when travelling around the Nordic region. The
13 shops sort waste for recycling. Green thinking extends into
her clothing collections as well. She uses natural materials
and organic production methods to create timeless clothes
with a long lifespan; casual clothes in easy-to-combine colours and patterns.
Today, the Gudrun Sjödén brand is strongest in Germany, where environmental issues are taken very seriously. Her success
in France is as great as it’s unexpected!
“I design clothes for well-informed women interested in humanistic and social
issues; intelligent people who don’t judge
books by their covers.”
Stockholm
Few property owners are able to offer as many attractive retail locations in Stockholm as Vasakronan.
Think of any of the famous shopping addresses – we’re guaranteed to be there.
CITY
Biblioteksgatan / Stureplan
Fashion and high-end shops dominate the shopping scene on Biblioteksgatan and Stureplan, which are two of Stockholm’s best and most famous
shopping addresses. We own several properties here and have many good

Drottninggatan
Drottninggatan offers value-for-money shopping – especially the young and
trendy kind. You’ll find all of the famous chains here. Vasakronan owns
Klara Zenit with a strategic central location on Drottninggatan. A retail
location where success is virtually guaranteed. Clas Ohlson has one
of its very largest city outlets here. Good neighbours include
Åhléns City and PUB.
Hamngatan
One of Stockholm’s most central streets where Illums Bolighus, Awesome
Rags, Desigual, Stadium and H&M have chosen to establish their flagship
stores. Adjacent good neighbours include NK and Gallerian.
Regeringsgatan
Regeringsgatan offers varied and exciting shopping in one-of-a-kind shops.
We have an ongoing project to develop and enhance our selection of
shops. We’re also reviewing street design to improve the exterior environment and increase visitor flows.

Sergelgatan is one of Sweden’s first pedestrian-only streets and has a
large range of shops specializing in young fashion. Some of the shops
that have chosen to open here include Monki, Gina Tricot, H&M, Desigual and Top Shop.
Vasagatan
Its strategic location close to Stockholm
Central Station makes Vasagatan a key
city shopping area. We own several
properties here, including Vasagatan 7, where the entire ground
floor is occupied by restaurants.

Gothenburg
We are the largest retail property owner in Gothenburg’s prime shopping locations: the Arkaden and Kompassen gallerias, as well as extensive part-ownership in Nordstan, are among
the jewels in our crown. In addition to this, we have many excellent retail locations along the
Fredsgatan, Kungsgatan and Östra Hamngatan shopping streets. Millions of people visit our
retail locations every year. This involves a great responsibility for the development of the city
and in many cases we act as the driving force behind city networks. We also work actively
in partnership with Gothenburg municipality and other stakeholders to increase Gothenburg’s
shopping tourism.
Arkaden
“Modern and trendy in an agreeable setting”
Arkaden is located in one of Gothenburg’s
most central retail locations with entrances
from both Fredsgatan and Östra Hamngatan.
Arkaden houses about 25 shops under one
roof on three floors with exciting fashion and
beauty brands. We attract about 5.3 million
visitors here every year. Famous brands in
Arkaden include Top Shop, Design Only,
Tara, Peak Performance, The North Face
and Zara. www.arkaden.nu
Nordstan
“Sweden’s largest and most diverse
shopping centre”
Nordstan is one of Sweden’s largest malls with
about 35 million visitors each year. There are
around 180 shops and restaurants here, as well
as 2,700 parking spaces. In addition to its huge
variety of shops, Nordstan is famous for its large
number of annual events. More than one hundred
events are held here every year. Nordstan is owned by several property owners and Vasakronan’s
share is roughly 50 per cent. www.nordstan.se
Fredsgatan
Fredsgatan is one of Gothenburg’s main shopping
areas. Our Arkaden and Kompassen gallerias are located here, next door to the well-known NK department
store. It’s also the location of our P-hus City car park
with 500 parking spaces.
Kompassen
”20 stores dedicated to fashion”
Kompassen is located in the very heart of the city at the junction
of Fredsgatan and Kungsgatan. Kompassen is dedicated to young
fashion and is home to many well-known brands. The galleria has
around 3.5 million visitors every year. There are about 20 shops on
three floors, including H&M, Gina Tricot, Monki, Solo and Carlings.

and more is in progress. We have several excellent retail
locations here. Systembolaget and Apoteket are just two
of the businesses already established here.

Öresund
Our retail premises are located in Malmö’s best shopping locations, from Triangeln in the south, along Södra
Förstadsgatan and Södergatan, up to Stortorget in the north. We’re actively involved in the development of
the city. We’re currently extending and rebuilding our Triangeln shopping centre. We’re also involved in the
development of areas where we own property.

Triangeln
Triangeln is now Malmö city’s largest shopping centre with millions of visitors every year. Most of the famous chains are established here. It’s a long list:
Clas Ohlson, H&M, JC, KappAhl, Stadium and many more. Rebuilding work is in progress at Triangeln – this involves adding 15,000 sq.m to the current
25,000 sq.m, as well as renovating and upgrading existing parts. The project is expected to be completed by autumn 2013. The Triangeln City Tunnel
station has its access point by the entrance to the shopping centre and helps to ensure a large flow of visitors.
Södra Förstadsgatan &
Södergatan
Södergatan is one of Malmö’s oldest
shopping areas. We own several retail
locations here. The latest addition
is Svenssons i Lammhult’s unique
flagship store that has opened on the
site of what used to be a cinema. Södra
Förstadsgatan connects to Södergatan
and together they create a long and
vibrant pedestrian-only street running
through Malmö city. Some of our
largest tenants here include Benetton,
Levi´s and Spirit.
Lund
We own mainly office properties in Lund
city centre. But several of them house
retail premises on the ground floor.
