As we start the new year, we are also starting life in Ranchero Village with a new mortgage. I am very pleased to share with you that we were able to obtain refinancing of the park a year earlier than we expected. We now have a 25 year mortgage with a fixed interest rate of 4.79%. At the end of the 25 year term, the park will be paid off. We do not need to worry about trying to get another mortgage ever again! Becoming a resident owned community is a goal that many people worked toward in late 2005. That goal was realized in January 2006. Now we know that we will remain a resident owned community for many years to come! The Association of Ranchero Village Homeowners INC. Ron Luciano, President; Bruce Perry, Vice President The HOA wish all residents a very HAPPY NEW YEAR! We welcome 2 new board members Don Sullivan, Lot 925 and Marie-Claude Jacques, Lot 2043. Both were appointed to complete terms of members expiring at the 2015 annual meeting. We have restructured the way in which the board works. Our next meeting is in March and will be the 2014 Annual Meeting. In the interval, the officers continue to be able and available to “steer” the work of your HOA. Actually, there is so much going on, everyone needs to read their Bulletin and come to coffee on Saturday morning at 8:00 a.m. to check to see what is happening, where and when. We sure don’t want you missing out on anything. ranchero village bulletin January 2015 C 5 And besides our dinners, ice cream social, games shows, dance , private parties, etc., we are going to have the Vice President & Director of the Canadian Snowbird Association give an informative talk to our Canadian residents on legal issues concerning travel out of the country. This will take place after coffee on January 17, 2015, lasting about 30 to 45 minutes. Tell your friends to make sure they get all the information they need. There will be a question and answer period at the conclusion. Hope to see you all at Coffee on Saturday morning at 8:00 a.m. Doors open at 7:30 a.m. Remember coffee and donut are free if you are 85 years of age, or older. Tell the volunteer at the door if you are 85+, and they will set you up for your free coffee and a donut for the rest of your life here at Ranchero Village. Otherwise, if you are younger than 85, it is just $1.00 for a cup of coffee and a donut. Please come because this is a place where you find out what is going on in the park and meet new friends. Looking forward to seeing all of you! And please take an opportunity and use the form that is enclose in the Bulletin to help us continue to make life good here in Ranchero Village. We meet folks at 9:30a.m. and the service begins at 10:00 a.m. All are welcome; residents, renters, visitors and friends. A ladies prayer circle meets the third Tuesday of each month at 2:00 p.m. at the Lakes Clubhouse for an hour of fellowship and prayer. Call Karen at 523-7265 for further information or a ride. Each Wednesday at 7:00 p.m., we hold a Cottage Prayer/ Bible study meeting at the Corral Clubhouse with each attendee bringing their own non-alcoholic beverage to drink. We are looking forward to everyone joining us at the shuffleboard courts. We still play our silly game of “Horsecollar” on Tuesdays and Thursdays(weather permitting). Be there by 6:15 p.m. and we start at 6:30 p.m., and bring 25 cents. This is a game where nobody goes home empty- handed. (PLEASE COME AND JOIN US.) Also, we play competitive shuffleboard on Sundays at 6:30 p.m. Be there by 6:15 p.m., and bring three dimes. The courts are open daily until 10:00 p.m. for all adults to play except, of course, on Sundays, Tuesdays and Thursdays, 6:00 p.m. to 8:30 p.m. (Children who play must be supervised by an adult.) Also starting November 12, thru to the end of March, 2015, on Mondays and Wednesdays, 9:00 a.m. to 4:00 p.m. all the courts are reserved for League play. TURKEY SHOOT: On Saturday, December 13, 2014, 10:00-2:30 at the shuffleboard courts, we had our semi-annual Turkey Shoot. It is three days before the Turkey Shoot as of the writing of this article, so the winner will be announced in next month’s article winner. LEAGUES: The leagues started on November 12 for the Wednesday league, and November 17 for the Monday league and with the rain and the cold weather, and the holidays, we have had to cancel several of the games. But other than that, we are having a great time. Things will pick up since January is here and there are no more holidays to interrupt the schedule. They are known as “America’s Ambassadors to Hospitalized Veteran” and have performed in all 50 states and are recognized as the best young entertainers in our nation. There will be more information in the February Bulletin Little Theatre Kathie Bowersox, President L ittle Theatre members have shifted into high gear in preparation for this year’s comedy production of “Switcheroo and Grandpa too” to be presented on February 22 and 23. This play sounds like it will be one of the funniest plays Sam Farmer has ever written and the actors are real excited to get going! We are sure you will enjoy the antics and confusion of our dear Grandpa and Grandma! Auditions were held in December. Regular practices begin on Friday, January 2 and are held from 9:20 a.m. til noon on Wednesdays and Fridays in the Hacienda, as the play goes into production. WATER BILLING QUESTIONS FROM AFAR If you get a water bill that you question while you are away from Ranchero Village, please contact the caregiver for your home right away and have them go in and make sure there are no leaks, the hot water heater is turned off and the water valves are all closed. Have they been watering the lawn or doing anything around the home that requires water. It is so important to have someone watching your home and inspecting it regularly to make sure there are no problems. If the caregiver says the house is okay and does not find a cause for the bill, then contact the community office and we will have a reread done on the water meter to try to determine the cause of the problem. Sometimes it is just a reading or data entry error, but many times toilets and water heaters are the culprits that send water usage through the roof. They are the sneaky leaks that leave no trail but can be extremely expensive. One way to check for leaks is by placing food coloring in the upper tank of your toilet. If it seeps down into the toilet bowl, you have a leak. Another way to check for household leaks is record your water meter reading before and after a two-hour period of no water use. If the meter read increases over the time period, you have a leak. FLAG If there is a problem with the flag at the Corral Clubhouse, please call the community office and we will have it taken care of. Do not try to fix it yourself. POOL RULES All the rules for the pool apply to all people at all times. The rules posted as well as those which we highlight in this Bulletin are to be followed at all hours and conditions. Just because no one else is at the pool when you are, does not mean the rules can be altered for your convenience. For example: If no one else is at the pool you must still abide by the No Smoking Rule and only smoke in the designated area. Another example is: the children’s hours remain the same whether or not others are there. These are just examples, but you get the idea. Let’s all keep the rules and keep Ranchero a pleasant place to live and enjoy. HOT TUB USE is for adults only. No one under 18. Food and drink are not allowed in the pool/hot tub. The hot tub is only meant for short sessions, no longer than 15 minutes. The use of alcohol combined with the relaxing heat of the hot tub can be a dangerous combination. A person can easily slip under the water unnoticed and tragedy can strike quickly. Never swim alone, use the buddy system for safety. Also, for the health and well being of everyone, please do not go in the Hot Tub or Pools if you have wounds or open sores. GLASS BOTTLES – PLEASE REMEMBER that no glass of any kind is allowed around the pool area. We are getting reports of beer bottles around the pool. If glass is broken, you have the potential of people getting cut. If glass is broken in the pool, it can be quite expensive to clean out. No smoking at the pools – please adhere to the No Smoking Rules at the pools and smoke only away from the pool area in the designated areas. TREE PERMITS Permits MUST be obtained from the City of Largo for the removal of any tree with a trunk larger than 4” in diameter. Certain trees will require a fee before the permit can be obtained. The community office must submit the request to the City.
