appy New Year! As we start the new year, we are also starting life in Ranchero Village
with a new mortgage. I am very pleased to share with you that we were able to obtain
refinancing of the park a year earlier than we expected. We now have a 25 year mortgage
with a fixed interest rate of 4.79%. At the end of the 25 year term, the park will be paid off. We
do not need to worry about trying to get another mortgage ever again!
Becoming a resident owned community is a goal that many people worked toward in late
2005. That goal was realized in January 2006. Now we know that we will remain a resident
owned community for many years to come!

The HOA wish all residents a very HAPPY NEW YEAR!
We welcome 2 new board members Don Sullivan, Lot 925 and
Marie-Claude Jacques, Lot 2043. Both were appointed to complete
terms of members expiring at the 2015 annual meeting.
We have restructured the way in which the board works. Our next
meeting is in March and will be the 2014 Annual Meeting. In the interval, the
officers continue to be able and available to “steer” the work of your HOA.

his month I am not going to name everything that is going on because there is to much
to be listed. Actually, there is so much going on, everyone needs to read their Bulletin
and come to coffee on Saturday morning at 8:00 a.m. to check to see what is happening,
where and when. We sure don’t want you missing out on anything.

And besides our dinners, ice cream social, games shows, dance , private parties, etc., we
are going to have the Vice President & Director of the Canadian Snowbird Association give an
informative talk to our Canadian residents on legal issues concerning travel out of the country.
This will take place after coffee on January 17, 2015, lasting about 30 to 45 minutes. Tell your
friends to make sure they get all the information they need. There will be a question and answer
period at the conclusion.
Hope to see you all at Coffee on Saturday morning at 8:00 a.m. Doors open at 7:30 a.m.
Remember coffee and donut are free if you are 85 years of age, or older. Tell the volunteer at
the door if you are 85+, and they will set you up for your free coffee and a donut for the rest
of your life here at Ranchero Village. Otherwise, if you are younger than 85, it is just $1.00
for a cup of coffee and a donut. Please come because this is a place where you find out what is
going on in the park and meet new friends. Looking forward to seeing all of you!
And please take an opportunity and use the form that is enclose in the Bulletin to help us
continue to make life good here in Ranchero Village. Take your completed form to the office
and ask them to place it in the SAC mailbox.

and believe it or not the cost of a ticket is still only $3.00 on sale January 27, before and after
Saturday Coffee.
On February 7th at the Hacienda Clubhouse @ 7:00 p.m. we will have a fun night of Casino
Galore where you can take on our dealers and try your luck. Tickets are $2.00 on sale January
24th after coffee.

APPY NEW YEAR everyone. Well our special Santa’s ( Pat Reynolds and Sandra
Maloney) did it again this year. They were the angels that got all of us excited about
“Toys for Tots” and I would like to thank all Of the wonderful Ranchero people who
made our star shine. There will be a lot of children very happy this Christmas. We could have
not done it without you great people. THANK YOU! Ha Ha, You made Pat cry again this year,
25 bikes and helmets and tables full of gifts was a sight to behold. Good job everyone! The
lunch and music was wonderful. THANK YOU Roger for the music.
January 17th at 3:00 p.m. we are having an ice cream social. It will in the Hacienda Clubhouse and everyone is welcome. The tickets go on sale December 27th and cost $5.00. There
will be entertainment and lots of goodies for your ice cream, so get your tickets early.
I want to thank you again for the wonderful turn out that we have at our functions. We try
to make every month something that you all will enjoy. If you ever feel like you would like to
see us do something for the luncheon, please let me know.

I personally appreciate all the support we have from our residents; we have lost several
regular volunteers this season, and we need callers and runners. If you have experience with

I remember all the fuss about the year 2000, how much cacaos there was going to be,
computers weren’t going to recognize the new century, hard to believe that was 15 years ago…

on -Denominational services held in the Corral Clubhouse each Sunday. We meet folks
at 9:30a.m. and the service begins at 10:00 a.m. All are welcome; residents, renters,
visitors and friends. A ladies prayer circle meets the third Tuesday of each month at
2:00 p.m. at the Lakes Clubhouse for an hour of fellowship and prayer. Call Karen at 523-7265
for further information or a ride.
Each Wednesday at 7:00 p.m., we hold a Cottage Prayer/ Bible study meeting at the Corral
Clubhouse with each attendee bringing their own non-alcoholic beverage to drink.

appy New Year!!! Hope you all had a wonderful holiday! Welcome to all those who live here all year and those who are new!
We are looking forward to everyone joining us at the shuffleboard
courts. We still play our silly game of “Horsecollar” on Tuesdays and
Thursdays(weather permitting). Be there by 6:15 p.m. and we start at 6:30 p.m., and bring 25
cents. This is a game where nobody goes home empty- handed. (PLEASE COME AND JOIN
US.)
Also, we play competitive shuffleboard on Sundays at 6:30 p.m. Be there by 6:15 p.m., and
bring three dimes.
The courts are open daily until 10:00 p.m. for all adults to play except, of course, on Sundays,
Tuesdays and Thursdays, 6:00 p.m. to 8:30 p.m. (Children who play must be supervised by an
adult.) Also starting November 12, thru to the end of March, 2015, on Mondays and Wednesdays, 9:00 a.m. to 4:00 p.m. all the courts are reserved for League play.
TURKEY SHOOT: On Saturday, December 13, 2014, 10:00-2:30 at the shuffleboard courts, we
had our semi-annual Turkey Shoot. It is three days before the Turkey Shoot as of the writing of
this article, so the winner will be announced in next month’s article winner.
LEAGUES: The leagues started on November 12 for the Wednesday league, and November
17 for the Monday league and with the rain and the cold weather, and the holidays, we have
had to cancel several of the games. But other than that, we are having a great time. Things will
pick up since January is here and there are no more holidays to interrupt the schedule. There
is always a need for more players, both regulars and subs. If you have an interest in playing in
a league, call me at 535-2439.

n Monday, January 12th Ranchero Village residents will have the opportunity to see
RECREATION with a dazzling new show featuring the best in American Music with
eleven young singers and dancers. They are known as “America’s Ambassadors to
Hospitalized Veteran” and have performed in all 50 states and are recognized as the best young
entertainers in our nation. With lavish, original costuming and music they will encourage lots
of Audience Participation. There is Patriotism and Pride in every show. Check out their web

The show will be at the Hacienda Clubhouse with the doors to open at 6 p.m. and the entertainment to begin at 7 p.m. Tickets at a cost of $10.00 went on sale on December 27th.
On Monday, February 9th, Mark Rasich will present a “Tribute to the Great Bobby Darin.”
Mark will take you from Bobby Darin’s early career right up to his legendary Cococabana show.

ittle Theatre members have shifted into high gear in preparation
for this year’s comedy production of “Switcheroo and Grandpa too”
to be presented on February 22 and 23. This play sounds like it will
be one of the funniest plays Sam Farmer has ever written and the actors are real excited to get
going! We are sure you will enjoy the antics and confusion of our dear Grandpa and Grandma!
Auditions were held in December. Regular practices begin on Friday, January 2 and are
held from 9:20 a.m. til noon on Wednesdays and Fridays in the Hacienda, as the play goes into
production. There are still lots of other opportunities to participate in the fun in other roles. Our
director, Sam Farmer or President, Kathie Bowersox would be happy to hear from you. Sam
can be reached at 531- 9791 and Kathie is at 531- 4716.
Tickets will be sold after coffee at a later date. If you are unable to attend just ask a neighbor
to please pick up some tickets for you. The price is still only $4.00. Carolyn Yack is in charge
of tickets again this year and she would be happy to assist you. She can be reached at 386-1529.

atercolor classes start on Tuesday, January 6, 2015. The classes will be held every
Tuesday afternoon at the Corral Clubhouse from 1:00 to 4:00 p.m. and there is no
charge. The last class will be March 10, 2015.

year due to unforeseen circumstances we will not be able to take on beginners as no instruction
will be provided the reason being that two of our instructors will not be available.

Ranchero Chorus will begin rehearsals in January in preparation for our Spring Show in
march. Our new program will be a lot of fun. We hope all previous members will return, and we

men and women, and all voices - tenor, bass, alto and soprano! Practices are held every Monday
morning at 9:20 a.m. at the Corral. The first practice for our new season will be on Monday,

Happy New Year!
Let the Winter Games begin! Everyone seemed to enjoy the holidays.
League play begins again on January 5th. By then everyone should have team lists and
schedules to follow. If you are new and know the basics of golf etiquette and rules, plan to join
us. Give me a call anytime (535-3531) and I will explain any details.
During our first few games in November and December, smiling faces came from Bea
Chapman for a low net score and Sandy Ogden for a low gross score.
We have had quite a few players manage to put birdies on their cards, including one of our
new spares, Bonnie Miller. Alas, there are still many, many of us who swing our clubs more
and more, instead of less less.
We are glad to have everyone back and ready to get into the swing of things through the
winter months.

I trust everyone had a safe and happy holiday. Now it is time to start thinking about
golf. Gerry Soules has decided to no longer be the league president. I’m sure you all
will agree with me that he did a fantastic job. On behalf of all the league members I’d like to thank him for all his hard work. I’ll try my best to do
as well as he did.
Ken martin, Wally Bidwell, Greg Rendall and Reg Hill have also
decided it’s time for someone else to step up and join the executive. My
thanks to them for all the hard work they did over the years. My thanks to Joe Ogden and Steve
Rummery for joining me on the new executive. Bob Cooksey has agreed to be my advisor. Over
the years, as past president, he has volunteered countless hours to the league.

bulletin board has a sheet of guidelines to follow in the use of the boards.
Guidelines for use of Bulletin Boards:
1. Boards are for the use of Park Residents only.
2. File cards are not to exceed 3x5 (other sizes will be removed.)
3. Name, date and phone number must be included.
4. Renewal date is every three months with a new card.
5. No outside services or vendors are permitted.

Village as more than a guest of 15 days up to twice a year is required to have a background

WATER BILLING QUESTIONS FROM AFAR
If you get a water bill that you question while you are away from Ranchero Village, please
contact the caregiver for your home right away and have them go in and make sure there are
no leaks, the hot water heater is turned off and the water valves are all closed. Have they been
watering the lawn or doing anything around the home that requires water. It is so important to
have someone watching your home and inspecting it regularly to make sure there are no problems.
If the caregiver says the house is okay and does not find a cause for the bill, then contact
the community office and we will have a reread done on the water meter to try to determine the
cause of the problem. Sometimes it is just a reading or data entry error, but many times toilets
and water heaters are the culprits that send water usage through the roof. They are the sneaky
leaks that leave no trail but can be extremely expensive.
One way to check for leaks is by placing food coloring in the upper tank of your toilet. If
it seeps down into the toilet bowl, you have a leak. Another way to check for household leaks
is record your water meter reading before and after a two-hour period of no water use. If the
meter read increases over the time period, you have a leak.

POOL RULES
All the rules for the pool apply to all people at all times. The rules posted as well as those
which we highlight in this Bulletin are to be followed at all hours and conditions. Just because
no one else is at the pool when you are, does not mean the rules can be altered for your convenience. For example: If no one else is at the pool you must still abide by the No Smoking
Rule and only smoke in the designated area. Another example is: the children’s hours remain
the same whether or not others are there. These are just examples, but you get the idea. Let’s
all keep the rules and keep Ranchero a pleasant place to live and enjoy.
HOT TUB USE is for adults only.
No one under 18. Food and drink are not allowed in the pool/hot tub. The hot tub is only
meant for short sessions, no longer than 15 minutes. The use of alcohol combined with the relaxing heat of the hot tub can be a dangerous combination. A person can easily slip under the water
unnoticed and tragedy can strike quickly. Never swim alone, use the buddy system for safety.
Also, for the health and well being of everyone, please do not go in the Hot Tub or Pools if you
have wounds or open sores.
GLASS BOTTLES – PLEASE REMEMBER that no glass of any kind is allowed around the
pool area. We are getting reports of beer bottles around the pool. If glass is broken, you have
the potential of people getting cut. If glass is broken in the pool, it can be quite expensive to
clean out.
No smoking at the pools – please adhere to the No Smoking Rules at the pools and smoke only
away from the pool area in the designated areas.
TREE PERMITS
Permits MUST be obtained from the City of Largo for the removal of any tree with a trunk
larger than 4” in diameter. Certain trees will require a fee before the permit can be obtained.
The community office must submit the request to the City.
If you have gone through the permit process and have removed a tree please contact the
community office and let us know so we can have the permit closed out with the City.

If you need assistance to go into a pool, we have a Handicap Chair Lift available at the
Hacienda swimming pool.
STREET LIGHT OUT
Unknown to many, our streetlights do not belong to us. They are the property of Duke
Energy and maintained by them. If a light is out please: Call Duke Energy @ 1-800-228-8485.
WATER SHUT-OFFS
The water is scheduled to be shut off for maintenance repairs IF NEEDED on Tuesdays,
from approximately 10:00 a.m. to 11:30 a.m. (weather permitting). It is handy to keep a gallon
of water on hand for these days and remember to turn off your hot water heater.
