Dear holidaymakers
When we started Sally’s Cottages in 2005, we had no idea that a
few short years down the line we’d have so many lovely cottages
and wonderful houses, a brochure and a huge website.
Most of our cottages are owned, cleaned and maintained by
local farmers and friends whose families have lived in the area
for generations. We like to have a mixture of old and new
cottages, modern and traditional interiors, town and rural, small
and country estate, to make sure we’ve covered all tastes.
The thing they have in common is that they are all situated in
western and northern Cumbria, with fabulous views, mountains
and lakes nearby.
It’s quite literally the case that there are more sheep than people
in Cumbria – or at least it is off-season! During the summer,
the central Lakes, whilst beautiful, can be heaving with people.
Keswick can also be busy, it’s true, but Eskdale, Wasdale,
Ennerdale, the coast and Ullswater are always quieter, and in some
valleys, it’s quite possible to feel you have the place to yourself.
Some of the most spectacular scenery in the area is right here.
Wasdale famously has England’s highest mountain (Scafell Pike),
deepest lake (Wastwater), and smallest church (St. Olaf’s).
We also have some wonderful stone circles in matchless locations
too numerous to list, but Castlerigg, near Keswick and Swinside,
near Duddon Bridge must be the best. Cumbria’s highest
waterfall, Scale Force, is near Crummock Water in the northwest
of the county.
Wordsworth walked here, and wrote about it; Coleridge gossiped
about Buttermere in the national press; Beatrix Potter owned land
and cottages here. In short, we like to think that the western and
northern Lakes have all the advantages of the popular central Lake
District hotspots, without the traffic jams!

The walking in Eskdale is unparalleled.
You can hike from the valley bottom to the
summit of the highest peak in England,
walk over the high fells, or trace the sinister
old coffin route to Wasdale. Great Moss,
at the top of the Eskdale, is a stunning
open valley surrounded by some of the
highest mountains in the country, Scafell
Pike, Esk Hause and Bowfell. Stanley Ghyll
Force is a dramatic 60ft waterfall in a deep
gorge; the river Esk has natural pools for
swimming, and is popular with canoeists
and fishermen alike.
The valley has two small villages, Boot
and Eskdale and five pubs. The Boot Inn
has a lovely restaurant; the Brook House
Inn at Boot has 4 AA stars and they jointly
host a beer festival in June. The George
IV offers over 200 malt whiskies, and the
Bower House Inn offers great food in
Eskdale village, next to the cricket ground
and in lovely gardens. The Woolpack Inn
has its own micro-brewery.
The Ravenglass & Eskdale miniature
steam railway, affectionately known as
‘L’aal Ratty’, runs 7 miles from Dalegarth
at Boot to Ravenglass on the coast. The
Eskdale Cycle Trail runs alongside the
track.
The valley road culminates in one of the
most difficult drives in the country, at
Hard Knott Pass. Here, you can view the
remains of Hard Knott Roman fort, and
see all the way down this beautiful valley
and out to the Irish Sea beyond.
Wha House Farm Cottage
Sally’s Cottages – Eskdale
Wha House Cottage is perfect for couples and
walking friends looking for a real get-away-from-it-all
holiday. This one-floor cottage is situated on a sheep
farm in Upper Eskdale, close to England’s highest
mountain, Scafell Pike. A good hike from your door
will get you to Wasdale and Wastwater, England’s
deepest lake, and there are gentler walks along the
River Esk. The nearest pub, the Woolpack Inn, is just
half a mile away. Riders are welcome to bring one
horse to be stabled in the adjoining farm.

The Old Post Office
This cosy cottage is a delightful, stone-built, onefloor cottage adjoining a large Victorian house. Sited
in Eskdale village, the Old Post Office is conveniently
opposite the village shop. It’s just a ten minute walk
to The Green station on the valley’s miniature steam
train line and the nearest pub, the Bower House Inn.
The Old Post Office is a great base for walks along
the valley or up into the mountains.

Greengage Cottage
Set in pretty Eskdale village, Greengage Cottage
combines a traditional exterior with fresh, modern
décor. It has fabulous views of the surrounding fells
and valley, with the famous miniature steam railway
tootling away in the distance. The Bower House Inn is
just a five minute walk away, and the comprehensive
village shop is ten minutes away. There are many
walks from your door into the mountains, or down
into the valley and along the River Esk, with its
opportunities for swimming, fishing and canoeing.
Note that Greengage Cottage is next door to Damson
Cottage; they can be hired together to accommodate
parties of eight.

Penny Hill Farm Cottage
Sally’s Cottages – Eskdale
What do you think of when you imagine a Lake
District cottage? Beatrix Potter, white-washed walls,
tiny cottage windows, uninterrupted mountain views
and Herdwick sheep? Well, you’re looking for Penny
Hill. The author of Peter Rabbit once owned this
little cottage, and it is still on a working sheep farm
owned by the National Trust under the tenantship of
the Jackson family. This small cottage is superbly
located for an outdoors holiday, with lovely walks,
challenging climbs, swimming, canoeing and fishing
all available nearby. The nearest pub, the Woolpack
Inn, is just a 10 minute walk away and there are
village shops at Boot and Eskdale. There are four
other pubs in the valley, including the superb Boot
Inn, just a half-hour trundle from the cottage.

Key How Cottage is a welcoming house with a
traditional Lakes exterior and simple, attractive,
modern furnishings. Situated in Eskdale village, Key
How Cottage is five minutes from the nearest pub, the
Bower House, and ten minutes from the village shop
and Irton Road Station on the miniature steam railway
line. This is also great walking territory, with plenty of
routes up into the fells and along the River Esk.

Bobbin Mill Farm Cottage
Bobbin Mill Farm Cottage has a truly enviable
location in one of the quietest and most stunning
parts of the Lakes. Although Bobbin Mill is in the
village of Eskdale, it is technically in the Miterdale
valley, which runs along the River Mite, with
magnificent views of Scafell Pike, England’s highest
mountain. From here, it’s an attractive walk over
the fells into the neighbouring Wasdale valley, and
deep, dark Wastwater. Despite the feeling of being
absolutely surrounded by nature at its wildest, the
nearest pub, the Bower House Inn, is just a ten
minute walk away.

Orange Hill Cottage is a charming, traditional whitewashed cottage in the tiny hamlet of Boot. There is a
sunny patio with great views, garden furniture and a
barbecue, perfect for relaxing evenings. Boot is also
well-known for its two great foodie pubs, the Boot
Inn, which is almost opposite the cottage, and the
Brook House Inn, a two minute walk away. A great
location for country walks, climbing and swimming.

Damson Cottage, in picturesque Eskdale village, has
a traditional Lakes white-washed exterior and bright
modern interiors. It has splendid views of the fells
and is very handy for both gentle walks along the
River Esk and strenuous hikes in the mountains. The
cottage is a few minutes’ walk from the village shop,
the Bower House Inn and Irton Road Station on the
Ravenglass & Eskdale miniature steam railway. Note
that Damson Cottage is next door to Greengage
Cottage; they can be hired together to accommodate
parties of eight.

Wood Barn is a bright and airy, modern barn
conversion, with an ‘upside-down’ layout to make
the most of stunning views of the Eskdale valley.
It is superbly placed for fell and river walks, and is
within an enjoyable 10-15 minute ramble from three
excellent pubs, the Woolpack Inn, Brook House Inn
and Boot Inn. Eskdale village shop is also just two
miles away.

House Inn, well known for real ales and good food.

Lane End
Lane End is exactly how you imagine a country
gentleman’s residence should be. It is typical of a
Cumbrian period property with white-washed walls,
character windows, beams and sloping upstairs
ceilings, and is delightfully decorated in a fresh
country style. The cottage is in the village of Boot,
well located for walks in the fells or valley bottom. The
miniature steam train stops near here, and it is also
handy for the excellent Brook House and Boot Inns.

This spacious cottage has an enviable location
tucked down a quiet, access-only lane. Its gardens
are delightful; large, lawned, with dramatic views into
the mountains, with a south-facing patio perfect for
relaxing whilst contemplating your next fell ramble
or river walk. Whin Rigg is a few minutes from the
Eskdale village stores and a ten minute walk from the
Bower House Inn.

Fisherground is a beautiful old Cumbrian farmhouse
in a fabulous setting. Modernised throughout,
Fisherground is a super place for big family gatherings,
with its sunny kitchen, attractive, grown-up double
bedrooms and characterful bunks and twin rooms
to charm the kids! There’s plenty of room for sixteen
here, whether it’s a quiet evening in the lounge, dining
around the custom-made table, or relaxing in the southfacing garden. The nearest pub, the George IV, is just a
ten minute walk away, with four other pubs in the valley.

Birkhow
Birkhow is a characterful house, furnished with a nod
to tradition and a bow to comfort. The stylish, calm
bedrooms will guarantee you a good night’s sleep,
and the Victorian-style bathroom is a hedonist’s
dream. If you can persuade yourself to leave the
house, you will see a lovely south facing garden with
fabulous views in all directions, suggesting mountain
walks and valley bottom rambles. There is a stop
on the famous steam railway a ten minute walk
away, with the excellent Bower House Inn equally

Rose Cottage
This picture-perfect cottage is delightfully fitted

Cragg Cottage
Sally’s Cottages – Eskdale
This elegant cottage was the much loved home of
the celebrated film maker, BBC broadcaster and
angler, Hugh Falkus. Situated between Eskdale and
ancient fishing settlement of Ravenglass, Cragg
Cottage sits alone in the Cumbrian landscape, within
easy reach of fabulous Lake District mountains
and the mild western coastline. There are two pubs
in Ravenglass, and five in the Eskdale valley. Why

seclusion, Gillbank is a wonderful place to do it. Built in
the sixteenth century, Gillbank sits at the end of a long,
narrow, private track in Upper Eskdale, surrounded by

An introductiion to
Ravenglass is a small coastal village with
a long, long history. The Romans found a
Celtic settlement here and decided that its
safe harbour made it an excellent place to
build their fort, Glannoventa, at the foot of
the road which travels on over Hard Knott
Pass to their fort at Galava (Ambleside)
and beyond. The fort at Ravenglass is long
gone, but you can still see the remains of
the Roman bathhouse.
Centuries on, the main industry in
western Lakeland was mining. A narrow
gauge railway line was built in 1875 to
transport iron ore from Eskdale to ships
in Ravenglass, and on around the world.
The Ravenglass & Eskdale Railway,
affectionately known as ‘L’aal Ratty’,
runs little steam trains from Ravenglass
to Muncaster Mill, Irton Road and The
Green in Eskdale village, to Beckfoot and
Dalegarth at the village of Boot. There are
lots of walks to be enjoyed at all these
stops, or you can hire bikes at Ravenglass
station and set off on the Eskdale Cycle
Trail, which follows the route of the railway.
Ravenglass is also at the foot of the
Hadrian’s Way cycleway, a 174 mile route
which goes all the way to South Shields on
the eastern coast.
The spectacular Muncaster Castle is a
mile from Ravenglass. Built in the 14th
century, the castle has a pele tower, an
octagonal library and extensive grounds.
The castle hosts ghost hunts and is wellknown for its Festival of Fools, held in May
each year. It is also home to the World Owl
Trust, where you can visit up to 48 different
types of owl.
Ravenglass is also a convenient base
for exploring Wasdale, home to England’s
highest mountain (Scafell Pike), deepest
lake (Wastwater) and smallest church
(St. Olaf’s).
Sawmill Cottage
This typical Cumbrian cottage is cosy, pretty, and
ideal for a rejuvenating break. Sawmill Cottage is two
miles from the historic village of Ravenglass, with its
Roman ruins and lovely beach, and one mile from
the village of Waberthwaite, best known locally for

Wasdale is one of the ‘big three’ mountain
valleys of the Lake District, with some of its
most dramatic scenery. Famously home to
England’s highest mountain, Scafell Pike,
and deepest lake, Wastwater, Wasdale
stretches 12 miles from Wasdale Head to
Gosforth near the coast. The valley is only
lightly populated, and there has been little
modern development.
Scafell’s main crag producing some of
the most demanding climbing in the Lake
District.
Wastwater is three miles long, half a mile
wide and 260 feet deep, making it the
deepest of all the lakes.
The lake is a popular spot for kayaking,
canoeing, rowing and swimming. It’s a
great lake to dive and rumours abound
that the local diving clubs have placed
‘teams’ of gnomes on the lake bed! There
are many bridlepaths that also allow
mountain bikes, including the popular
and very difficult routes at Blacksail Pass,
Styhead Pass and Burnmoor Tarn.
The scenery is striking, with screes
(composed of masses of small, loose
stones) that appear to climb straight out
of lake, to a height of almost 200 feet. On
the other side of the valley are the great
mountains of Yewbarrow, Seatallan, Kirk
Fell, Great Gable, Green Gable and Scafell
Pike. As befits the home of the highest
climb in England, Wasdale claims to be
the birthplace of British climbing, with
Wasdale also boasts England’s smallest
church, St. Olaf’s, built with roof beams
said to have come from Viking ships.
There are three pubs in the valley, the
Wasdale Head Inn, The Screes Inn and
Strand Hotel. Just beyond bottom of the
valley is the Santon Bridge Inn, the perfect
place to tell the most whopping lie you’ve
ever told in your life: they host the annual
‘World’s Biggest Liar’ competition!
Burnthwaite Farm Cottage
Once upon a time, Cumbria was scattered with small,
single-storey, white-washed farm cottages like this.
Burnthwaite farm is picture-postcard pretty, with dry
stone walls outside and mountains soaring behind:
the perfect place to get away from it all. Indeed, such
is Burnthwaite’s splendid position in Wasdale Head
that it isn’t within reach of TV or phone masts, so
there is no TV or mobile phone reception; the ideal
place to get away from the hubbub of working life!
There are footpaths from the farm to Scafell and Great
Gable, with gentler walks around Wastwater, which is
only a couple of miles away. The Wasdale Head Inn is

Middle Row Cottage
Situated on the last farm in Wasdale before the road
runs out, Middle Row Cottage has traditional country
cottage looks, but has been modernised to offer warm,
comfortable and modern interiors. Row Head Farm is
one of the Lake District’s many National Trust owned
farms, specialising in the Herdwick sheep much loved
by Beatrix Potter. Middle Row Cottage is splendidly
positioned for fabulous views and stunning fell walks.
Wastwater, England’s deepest lake, and the Wasdale
Head Inn are a pleasant twenty minute walk away.

Now a bustling village, Gosforth still has
reminders of its Viking past. In St. Mary’s
churchyard is the tallest Viking cross in
England, the Gosforth or Wheel Head
Cross, believed to be over a thousand
years old. The church also houses two
Viking ‘hogback’ tombstones. The village
has four good pubs, all serving real ale,
a café, a number of craft shops and the
Gosforth Pottery.
Gosforth is at the foot of the Wasdale
Valley, where there are many bridlepaths
and gentle valley bottom walks. The
more energetic might head to the top
of the valley to tackle Scafell Pike, the
highest mountain in England. There
is also a ten-mile cycle route from
Gosforth through Wasdale to Wastwater,
England’s deepest lake.
Muncaster Castle and Owl Centre is a
few miles away. The castle is a medieval
pele tower and stately home, with
many acres of gardens with stunning
rhododendrons and azaleas. The castle is
well known for its annual Festival of Fools
and ghost hunts.
The coastal village of Ravenglass is a
few miles from Gosforth, and location of
a ruined Roman bathhouse, beach, and
the start of the Ravenglass & Eskdale
miniature steam railway. The Eskdale
valley offers plenty of opportunity for
outdoor fun, with lots of walks, and
natural pools in the river for swimming.
Well Cottage
Built in the seventeenth century, Well Cottage is
comfortable and pleasantly-appointed, with lovely
views towards the coast. It is on the outskirts of
Gosforth village, home to five pubs and a selection
of small shops, and a handful of miles in either
direction to coast, lake and mountain. English

Broughton-in-Furness is a small town at
the foot of the Duddon Valley. Its strategic
position near the west coast has made it
very attractive to all sorts of invaders during
the town’s long history, with successive
visits from Celts, Romans and Vikings.
Most of the buildings now standing are
Georgian, with a peppering of older
buildings, including the 300-year-old Old
King’s Head pub. The church of St. Mary
Magdalene is of Saxon foundation, with
some Norman parts, a grand 18th century
clock tower and Victorian additions.
The nearby village of Duddon Bridge is
home to one of Cumbria’s many stone
circles, Swinside. 51 stones still stand in a
90ft diameter circle, with fabulous views
all around.
The Duddon Valley follows the River
Duddon towards Wrynose Pass and the
central Lake District. It has been popular
with walkers since Wordsworth’s time, with
access to Coniston Old Man, Scafell Pike,
Dow Crag, Harter Fell, Craw and Greyfriar.
There are gentler walks at Wallabarrow
Woods, well known for rare native flowers
and plants, or climbers can find a challenge
at Wallabarrow Crag. The Duddon Valley is
also popular with canoeists, with excellent
rapids and different grades of difficulty
along the river.
Seathwaite Tarn, in the Seathwaite Fells,
is the third largest in the Lake District, and
sits at 1200ft above sea level. Fishing is
popular in the area; licences for the tarn
are available at the Newfield Inn and river
licences can be bought at the village shop
in Ulpha.
The annual Duddon Valley Fell Races,
based at the Newfield Inn in Seathwaite,
take place in May, when you can witness
frighteningly fit people running up inclines
most of us would prefer to walk!
Tenterfield, with its spacious open plan layout, is the
perfect location for large groups of family and friends.
It offers companionable dining at the the eight-seater
table, and relaxation in the two roomy lounge areas,
but also offers you the option of a quiet walk to an
ancient stone circle and soaring fells. Situated in the
village of Hallthwaites, Tenterfield is ideal for exploring

Even by Lake District standards, Ennerdale
is remote. It’s a place of seclusion and
tranquillity at the westernmost edge of the
Lakes, and the only lake to have no road
running alongside it.
Officially designated a Site of Special
Scientific Interest, Ennerdale has a unique
‘prehistoric’ fish, the Arctic char, many rare
plants and ancient woodland with rare
mosses, lichens and ferns. It’s also a good
place to spot our indigenous red squirrel.
Given the lack of roads, it’s no surprise
that the valley is sparsely populated. It has
a village, Ennerdale Bridge, which has
a church and two excellent pubs both
serving good food and real ale. A short
distance from the village is Kinniside stone
circle, a prehistoric monument comprising
eleven stones.
There are walks to suit all tastes, from
gentle strolls along the lake’s edge to
mountain hikes with wonderful views
of Ennerdale Water and Buttermere.
Wainwright’s famous Coast-to-Coast walk
goes right through the village.
The area is justly famed for its climbing.
Pillar Rock, on the north face of Pillar
Mountain, was one of the first routes
mapped out by rock climbing pioneers
and is popular with climbers of all skill
levels.
There are a number of marked mountainbike trails in the area and Ennerdale is at
the end of the West Cumbria Cycle Path, a
ten-mile route from Whitehaven. Bradley’s
Riding Centre, near Kinniside, offers ponytrekking for all abilities and ages.
Ennerdale is a good base for exploring
the nearby market towns of Cockermouth,
Whitehaven and Keswick, all offering a
wealth of shops, pubs, cafes, restaurants,
museums and other attractions.
In a county full of stunning locations, Far Moor End
still has plenty to shout about. Idyllically located in
22 acres of private grounds within the Lake District
National Park, Far Moor End includes 15 acres of
woodlands, a wildflower meadow, three ponds and
a long frontage on the River Ehen (itself a Site of
Special Scientific Interest), so it’s no surprise that
our native red squirrel is still quite at home here.
Far Moor End is a mile from the Shepherd’s Arms
pub and a few minutes’ walk from Ennerdale Water,
with Cockermouth, Wordsworth’s birthplace, and
Whitehaven, the historic port, a short drive away.
Keswick is half an hour away.
The accommodation comprises the main house to
sleep ten people and a barn conversion for six. The
main entertainment area for house and barn is the
spectacular, open plan sitting and dining area in the
barn, where there is a large dining table and sofas to
seat the entire party of sixteen.
The main kitchen is in the house, with quality fittings,
quarry tiles and a large Aga. The barn has a small
kitchenette. All the bedrooms are fresh and airy,
dressed in crisp whites, creams and pale blues.

Loweswater and its sister lakes, Crummock
Water and Buttermere, are wonderfully
peaceful even at the height of summer. The
rush and hubbub of the central Lake District
seems a long way from here.

Loweswater, like Crummock Water, is wholly
owned by the National Trust. There’s an easy
walk along the lake towards Holme Wood
and Holme Force waterfalls, where there’s a
good chance you’ll spot our indigenous red
squirrel. West of Loweswater is Mockerkin
Tarn, legendary site of the Cumbrian King
Mockerkin’s palace. Set among rolling hills
and lush pasture, the tarn is transformed
in summer by a riot of white and yellow
waterlilies.
Towards the end of Crummock Water is
the Lake District’s highest waterfall, Scale
Force, crashing 170ft through a narrow,
wooded ravine. Crummock Water feeds
into Buttermere, a popular site with an
easy 4½ mile lakeside walk. The views
Buttermere is famous for the 18th century
story of ‘The ‘Maid of Buttermere’. Mary
Robinson, a local beauty, unwittingly
married a bigamist and fraudster. Her tale
was reported by the poet Coleridge in the
national press. Before long, she found herself
added to the tourist trail as visitors flocked
to the Fish Inn, where she was a barmaid, to
see if she was as beautiful as people said!
Loweswater village is home to the Kirkstile
Inn, our regional CAMRA Pub of the Year
2009. It serves traditional food using local
produce, and showcases local beers in a
cracking beer festival each April.
Apple Tree House

Apple Tree House is a comfortable, simply
furnished cottage and a great base for exploring
this surprisingly peaceful side of the Lakes.
Situated in the pretty village of Ullock, Apple Tree
House is a ten minute drive from Loweswater and

of Cockermouth just five miles away. There are
two pubs within a couple of miles: the Wild Duck
at Branthwaite and the Royal Yew at Dean, with its
1,000-year-old yew tree!

are spectacular, with High Crag, High Stile
and Hay Stacks towering above. Alfred
Wainwright considered Hay Stacks to be
‘the best fell-top of all’, with its marshy land
and many pools. The Innominate Tarn lies
near the summit, 520ft above sea level, and
it’s here that the great man’s ashes were
scattered.

The market town of Cockermouth is on the
River Derwent at the north-western edge of
the Lake District. Dating from Norman times,
Cockermouth retains its medieval streetplan
and has many beautiful Georgian buildings.
A good introduction to the town’s attractions
is the Cockermouth Trail. This ‘self-guided’
tour is signposted throughout the town
or you can obtain a map from the Tourist
Information Centre.
Wordsworth House, the birthplace of the
poet, William Wordsworth, is at the foot of the
main street. Recently restored to show the
house as it was at the time of Wordsworth’s
birth in 1770, there are costumed guides
and hands-on activities for children.
The Jennings Brewery has been here since
1828, and offers popular brewery tours that
include sampling and the opportunity to
purchase some of their excellent ales.
Whilst Cockermouth may be famous
for poetry and local beer, sheep were
Cockermouth has plenty of independent
shops selling second-hand books, antiques
and local produce. There’s no shortage of
pubs, restaurants, and cafes selling local
food and real ale, including the Bitter End
pub with its own micro-brewery, and the wellknown vegetarian café, the Quince & Medlar.
Cockermouth is a good base for visiting
Cumbria’s great outdoors. The lakes of
Loweswater, Bassenthwaite and Buttermere
have lovely lakeside paths and excellent
picnic opportunities. Keswick, a few miles to
the east, offers great walking at Skiddaw and
Catbells, and boat trips on Derwentwater.

cafés and shops. Loweswater, Bassenthwaite Lake and

The Bothy
Given that the owners, Kim and Danny Frost, run a
business making bespoke wooden furniture, it’s no
surprise that The Bothy is beautifully fitted throughout,
with a craftsman’s eye for detail. The waxed wooden
floors are beautiful, the doors miniature works of art,
and the beds unique and stylish. The Bothy is just a few
miles from Bassenthwaite, one the the Lake District’s
less-visited but most beautiful lakes, with easy access
to Cockermouth, Skiddaw, Derwentwater and Keswick.
Please note that, because the cottage adjoins design
workshops using timber cutting machinery, The Bothy
is not suitable for children. The Bothy specialises in

Keswick is justly famed for its wonderful
location, on the edge of Derwentwater, with
Skiddaw soaring above. It’s also a useful
town, with an excellent market on Saturdays,
shops, a couple of supermarkets, cafés,
restaurants, pubs and visitor attractions.
Derwentwater has an easy, ten-mile path
around it, part of which is paved and
suitable for pushchairs, wheelchairs and
tired people! Recently revamped, the path
now has lots of benches and picnic tables.
The Keswick Launch offers trips around the
lake, and you can also hire your own motor
launch or rowing boat.
There are so many places to visit in and
around Keswick. Derwent Island House,
on an island on the lake, is open a few
times a year. The Theatre by the Lake
has a growing reputation for excellent
productions. The Pencil Museum, home
of Cumberland Pencils, is fascinating, and
the Cars of the Stars and James Bond
museums are suitable for kids of all ages!
The Keswick Mining Museum tells the tale
of local mining, or you can take a restorative
tour around the Keswick Brewery.
The more energetic will enjoy learning to
sail or windsurf at the Derwentwater Marina,
in Portinscale, or lessons at the Keswick
Climbing Wall. Plattyplus will teach you how
to command a Viking longship, or you can
take in a round of golf at Keswick Golf Club,
three miles to the east.
Castlerigg Stone Circle isn’t the largest or
tallest in the UK, but it may be the most
spectacular. A short 1½ mile walk or drive
outside Keswick, the circle is 5,000 years
old, sited on a high, flat plain surrounded by
mountains.
Keswick has many festivals throughout the
year, including Words by the Water, the Jazz
Festival, Mountain Festival, Beer Festival,
Christian Convention and Film Festival.
Glendale

to Keswick road (A66), within easy reach of lots
of sights and activities. The energetic can attack
Blencathra and High Rigg, or take a relaxing ramble

has everything you need for a proper Lake
District adventure: a grand lake, soaring
mountains, emerald valleys, woodlands,

Borrowdale is the valley of the River
Derwent, which exits Derwentwater at
Keswick. It’s sparsely populated, with only a
few hamlets and farmhouses. Watendlath is
best-known for its beautiful tarn. The pretty
village of Grange has two cafés, a hotel bar
and a wide, shallow stretch of river ideal
for paddling. Rosthwaite has a pub and
the valley’s only shop; Stonethwaite has
another pub, the Langstrath Inn. Seatoller
has a Tourist Information Centre with crafts,
organised walks and snacks-to-go.
The Lodore Falls, behind the Lodore
Hotel, are simply beautiful, even when the
falls have reduced to a trickle. The falls
At the foot of the valley are some of the best
climbing fells in the Lake District; Green
Gable, Great Gable, Glaramara and Scafell
beyond. For those who love the scenery
but not the leg-ache of the mountains, there
are valley bottom walks and six beautiful,
broadleaf woods.
Borrowdale is also very convenient for
Keswick, a great centre for individual
shops, pubs and cafés; it also has a theatre,
cinema and market, boat trips on the lake
and a number of museums.

mature trees, amazingly frothy mosses
and all sorts of fern. Castle Crag, a high
point overlooking the ‘Jaws of Borrowdale’,
the narrow neck of the valley, is so-called
because it once had an Iron Age fort,
mostly now vanished. Opposite Castle
Crag is the Bowder Stone, a very large rock
stranded by the glacier that carved out the
valley in the last Ice Age.

An intrroduction to

“I wandered lonely as a cloud that floats
on high o’er vales and hills, when all at
once I saw a crowd, a host, of golden
daffodills”. William Wordsworth penned
his most popular lines when he visited
Ullswater in April, 1802.
Given its proximity to the main road these
days, you’d think it would be roaringly busy,
but no; Ullswater is a calm place, rarely
overrun with visitors. The lake itself is 7½
miles long, and deep, too, with the soaring
fells of High Street on its eastern side. No
trip would be complete without a trip on the
famous Ullswater Steamer or a visit to Aira
Force, a 70ft waterfall on the western shore.
The area is rich in prehistoric sites, with
stone circles at Cock Pit, on Barton Fell,
at Moor Divock and Swarth Fell. There
are a couple of Iron Age forts here, and
we mustn’t forget that the High Street
range of mountains actually recalls
Ullswater is blessed with one of the best
places to eat in the country – Sharrow
Bay Hotel. Based in a Victorian mansion
on the lake’s edge, a meal here is a bit
of an investment, but well worth it for a
serious treat!

Ullswater is an excellent base for trips
into the busier parts of the Lakes, around
Ambleside, Grasmere and Windermere.
It’s also convenient for the lesser-known
attractions of the Eden Valley and Penrith
with its individual shops, ruined castle
and ‘Giant’s Grave’.

Sally’s Cottages is the trading name of Sally Limited, Company
Number 05341579, of registered office address Wallthwaite
Farmhouse, Wallthwaite, Troutbeck, Penrith, Cumbria, CA11
0SX (incorporated in England).

1.1
Interpretation
In these Conditions the following words shall have the following
meanings:
“Booking Enquiry” means an offer to hire Holiday
Accommodation made by the Hirer in accordance with
condition 3;
“Company” means Sally Limited, Company Number
05341579, of registered office address Wallthwaite Farmhouse,
Wallthwaite, Troutbeck, Penrith, Cumbria, CA11 0SX
(incorporated in England);
“Contract” means the making of a Booking Enquiry to hire
Holiday Accommodation by the Hirer and the acceptance of
the Booking Enquiry by the Company (acting on behalf of the
Owner) in accordance with condition 3 for the hire of Holiday
Accommodation for the Hire Period;
“Deposit” means the sum equivalent to one third of the Price
(to the nearest £5);
“Hirer” means the person who makes a booking with the
Company to hire Holiday Accommodation;
“Hire Period” means the period during which the Hirer and the
Party will occupy the Holiday Accommodation in accordance
with these Conditions;
“Holiday Accommodation” means the holiday accommodation
which the Hirer has chosen to hire in accordance with these
Conditions;
“Owner” means an owner of Holiday Accommodation;
“Party” means the individuals that will occupy the Holiday
Accommodation for the Hire Period as have been notified by
the Hirer to the Company in accordance with these Conditions;
“Price” means the price to hire the Holiday Accommodation
(excluding any Security Deposit);
“Security Deposit” means a security deposit to be paid (if
applicable) in accordance with condition 5;
“Website” means www.sallyscottages.co.uk .

Status of the Company
The Company is acting as an agent for the Owner in
connection with accepting and administering bookings of
Holiday Accommodation on its behalf. The Company has
authority from the Owner to accept Booking Enquires and
to confirm acceptance of Booking Enquiries (in accordance
with conditions 3.2.2 and 3.3.2) on behalf of the Owner in
accordance with these Conditions.
3
Application of Conditions
3.1 These Conditions shall apply to the Contract.
3.2 Booking Enquiry made by email or telephone
3.2.1 The Hirer should contact the Company either by email
or telephone to make a Booking Enquiry. At the time
of the Booking Enquiry the Hirer shall provide the
Company with the following:(a) details of the name of the Holiday Accommodation
which they would like to hire;
(b) the dates on which they would like to hire the
Holiday Accommodation from and to;
(c) details of their name, address, contact telephone
number and email address;
(d) confirmation that they are aged 21 years or over;
(e) the number of individuals in the Party; and
(f) whether there are to be any pets within the Party
and if so, how many.
3.2.2 Once the Hirer has submitted the online Booking
Enquiry the Company shall acknowledge receipt of the
Booking Enquiry by email, or alternatively (if applicable)
shall acknowledge receipt of the Booking Enquiry
orally over the telephone. The Company shall check
availability of the chosen Holiday Accommodation.
Although the Company may confirm that the Holiday
Accommodation is available to hire, the Booking Enquiry
shall not be deemed to be accepted until the Company
(acting on behalf of and with the authority of the Owner)
provides the Hirer with written acceptance on headed
paper upon receipt of a Deposit at which point the
contract for the hire of the Holiday Accommodation for
the Hire Period on these Conditions will be established.
The written acceptance shall confirm:(a) the date and times of the Hire Period;
(b) the Price based on the information provided by the
Hirer in accordance with condition 3.2.1; and
(c) confirmation of the amount of the Security Deposit
to be paid (if the Holiday Accommodation requires
a Security Deposit is made).
3.3 Booking Enquiry made online via the Website
3.3.1 For some Holiday Accommodation the Hirer may make
a Booking Enquiry (which will be made subject to
these Conditions) online via the Website. The Website
indicates which Holiday Accommodation this option
is applicable to. To make a Booking Enquiry online
via the Website the Hirer should follow the on screen
instructions.
3.3.2 The Company shall check availability of the chosen
Holiday Accommodation. Although the Company may
confirm that the Holiday Accommodation is available
to hire and/or provided an acknowledgment, the
Booking Enquiry shall not be deemed to be accepted
until the Company (acting on behalf of and with the
authority of the Owner) provides the Hirer with written
acceptance on headed paper upon receipt of a
Deposit at which point the contract for the hire of the
Holiday Accommodation for the Hire Period on these
Conditions will be established. The written acceptance
shall confirm:(a) the date and times of the Hire Period;
(b) the Price based on the information provided by the
Hirer in the online Booking Enquiry;
(c) confirmation of the amount of the Security Deposit
to be paid (if the Holiday Accommodation requires
a Security Deposit is made).
4
Hirer Obligations
4.1 Numbers in Party
4.1.1 The number of persons occupying a property must not
exceed the number provided by the Hirer in condition
3.2 or 3.3 (unless the Hirer has notified the Company of
the increase at least 14 days before the start of the Hire
Period, the Company (acting on behalf of the Owner)
has agreed to the increase and if applicable the Hirer
has paid an additional fee). If the number of persons
occupying does exceed the numbers provided by
the Hirer under condition 3.2 or 3.3 (or any increase
agreed between the Hirer and the Company) then:(a) the Hirer may be required to pay an additional sum
to cover the additional occupancy; or
(b) if the additional occupancy would exceed the
maximum limit of occupancy for that particular
Holiday Accommodation then the additional
persons will not be permitted to occupy. If the
additional person/ people continue to occupy
then the Owner has the right to enter the Holiday
Accommodation and require the Hirer and all
those within the Party to vacate the Holiday
Accommodation. If the Owner does take this
action then the Hire Period shall be deemed to have
immediately come to an end and the Hirer (and
anybody within the Party) shall not be entitled to a
refund or any compensation for any reason due to
the Hire Period coming to an end early.
4.3 Vacation
Upon vacating the Holiday Accommodation at the end
of the Hire Period the Hirer shall ensure that the Holiday
Accommodation is left clean and tidy.
4.4 Damage or Losses
4.4.1 If during the Hire Period there are any breakages or
damage caused to the Holiday Accommodation, or
any furniture, equipment, or utensils within the Holiday
Accommodation by the Hirer or anybody within the
Party (including a pet) then the Hirer should report the
same to the Owner as soon as reasonably practicable
(or if the Owner cannot be contacted, the Hirer should
contact the Company) and as far as reasonably possible
before the Hirer vacates the Holiday Accommodation on
the last day of the Hire Period. The Hirer undertakes
to reimburse the Owner for any and all reasonable
costs it incurs for repairing the damage or if applicable
replacing the item(s) damaged or broken.
4.4.2 If during the Hire Period the Owner is concerned as
to the extent of any damage or breakages to or at the
Holiday Accommodation, or any furniture, equipment,
or utensils within the Holiday Accommodation, then the
Owner has the right to enter the Holiday Accommodation
and they may require the Hirer and all those within the
Party to vacate the Holiday Accommodation. If the

Charges and Payment
5.1 Upon making a Booking Enquiry the Hirer will be asked to
make a payment which will be as follows:5.1.1 If the first day of the Hire Period is more than 6 weeks
from the date of the Booking Enquiry, the Hirer must pay
a Deposit;
5.1.2 If the first day of the Hire Period is 6 weeks or less than
6 weeks from the date of the Booking Enquiry, the Hirer
must pay the total Price at the time of the Booking
Enquiry and if applicable a Security Deposit (which for
the avoidance of doubt if paid by cheque the Company
shall cash).
5.2 All payments will be accepted and administered by the
Company on behalf of the Owner
5.3 If a Booking Enquiry is rejected and the Contract is not made,
the Company shall return any payment made by the Hirer in
accordance with condition 5.1 (minus any charges incurred for
credit card payments)
5.4 Payment can be made using the following methods:5.4.1 by way of debit card;
5.4.2 by way of credit card (NOTE- PAYMENTS MADE BY
CREDIT CARD WILL INCUR A CHARGE OF 2.5%); or
5.4.3 by way of cheque made payable to Sally Ltd.
All payments made will be into a designated client account of
the Company and paid to the Owner in accordance with the
terms of an agreement between the Owner and the Company.
5.5 In the case where a Deposit has been made upon making the
Booking Enquiry, the balance of the Price (and if applicable
the Security Deposit) is payable to the Company not later than
six weeks before the first day of the Hire Period (the “Final
Payment Date”). If the Company does not receive the balance
of the Price by the Final Payment Date then it may following
consultation with the Owner, cancel the Contract on behalf of
the Owner. If the Contract is cancelled then the Hirer will be
deemed to have forfeited the Deposit subject to the provisions
in condition 10.
6
The Accommodation
6.1 Descriptions
6.1.1 The Company makes every effort to ensure that
the description of the Holiday Accommodation (as
appears on its Website) is accurate and up to date.
The Company does make every effort to update the
descriptions for any material changes made to the
Holiday Accommodation, however the Company shall
not be held responsible for any minor discrepancies

Owner does take this action then the Hire Period shall
be deemed to have immediately come to an end and
the Hirer (and anybody within the Party) shall not be
entitled to a refund or any compensation for any reason
due to the Hire Period coming to an end early.
4.4.3 The Hirer shall be deemed to have forfeited the Security
Deposit:(a) if during the Hire Period there are any breakages
or damage caused to the Holiday Accommodation,
or any furniture, equipment, or utensils within the
Holiday Accommodation; or
(b) if after the Hirer has vacated the Holiday
Accommodation the Holiday Accommodation
requires any additional cleaning beyond what
would be reasonably expected.
In either scenario under condition 4.4.3 (a) and/ or
4.4.3 (b) the Owner shall be entitled to use the Security
Deposit (without prejudice to condition 4.4.1) towards
making good any damages or breakages, and towards
any additional cleaning. If after making such repairs,
or making good such damages and breakages, or
carrying out any additional cleaning, there is some of
the Security Deposit remaining that shall be returned to
the Hirer.

The Hirer must not allow any pets in the Holiday
Accommodation unless it has notified the Company that
they will be taking a pet in accordance with condition
3.2 or 3.3 (or unless the Hirer has notified the Company
that they intend to take a pet at least 14 days before the
start of the Hire Period, and the Company (acting on
behalf of the Owner) has allowed the Hirer to take a pet,
and the Hirer has paid an additional fee).
4.2.2 Where pets are permitted in the Holiday
Accommodation:they must not be left unattended in the Holiday
Accommodation at any time;
(a) they must not be allowed in any of the bedrooms
or on any of the furniture within the Holiday
Accommodation;
(b) they must be under strict control at all times.
4.2.3 If a garden is described as enclosed it does not mean
that it is ‘escape-proof’ for pets. The Hirer must clear up
any fouling of gardens or grounds without delay.
4.2.4 If the Hirer or anybody within the Party brings a pet with
them without having first notified the Company (acting
on behalf of the Owner) that they will be taking a pet
in accordance with condition 3.2 or 3.3 to which the
Company (acting on behalf of the Owner) has confirmed
they can do so, (or unless the Hirer has notified the
Company that they intend to take a pet at least 14 days
before the start of the Hire Period, and the Company
(acting on behalf of the Owner) has agreed that the Hirer
can take a pet, and the Hirer has paid an additional fee)
then:(a) the Hirer will be required to pay an additional sum to
cover the charge for the pet occupying; or
(b) if the Hirer has booked Holiday Accommodation
which does not permit a pet then the Owner has
the right to enter the Holiday Accommodation and
require the Hirer and all those within the Party to
vacate the Holiday Accommodation. If the Owner
does take this action then the Hire Period shall be
deemed to have immediately come to an end and
the Hirer (and anybody within the Party) shall not
be entitled to a refund or any compensation for any
reason due to the Hire Period coming to an end
early.

4.2 Pets

6.1.2
in the Holiday Accommodation from the descriptions
on its Website, or any changes made to the Holiday
Accommodation by the Owner after the date of the
Booking Enquiry. If there are any material changes to
the Holiday Accommodation which are made after the
date of the Booking Enquiry the Company will make
the Hirer aware of any material changes as soon as
reasonably possible after the Company becomes aware
of them.
Occasionally the exteriors, furniture, furnishings and
room layouts of the Holiday Accommodation may differ
from the photographs on the Website.
6.2 Maintenance
Grass cutting, gardening, window cleaning and maintenance
works etc may from time to time be carried out by or on behalf
of the Owner during the Hire Period, however where possible
the Owner will try to accommodate the Hirer’s reasonable
requirements if they are aware of them and will try to carry out
all such works with the least disruption to the Hirer and the
Party as far as reasonably possible.
6.3 Old Cottages
If the Holiday Accommodation is an old cottage then it may be
prone to damp patches during wet or humid weather, and prone
to condensation on walls. These problems can be alleviated
by ventilating the property. However, as a general rule elderly,
young, or those sensitive to humidity and damp should avoid
such cottages especially in the wettest periods (e.g. winter and
early spring). Please note also that old cottages can be prone
to uneven floors.
6.4 Private Water Supply
Some of the cottages have a private water supply. Where this is
the case, the supply is filtered and checked by the council but
we recommend that the Hirer boils water before drinking it or
uses bottled water.
6.5 Cots and High Chairs
Not all Holiday Accommodation will have a cot and high chair
available to use during the Hire Period. The Hirer should
check the availability of a cot and high chair at the Holiday
Accommodation at the time of the Booking Enquiry and should
confirm at the time of the Booking Enquiry whether they will be
required during the Hire Period. Cots and high chairs will vary
in age, style and condition and should only be used by a small
child aged under 24 months.
6.6 Bed Linen, Cot Linen and Towels
Bed linen is provided at the Holiday Accommodation but
cot linen is not provided (and the Hirer should bring their
own). Towels will not be provided as standard at the Holiday
Accommodation (unless the Company has notified the Hirer
otherwise in advance of the Hire Period). Occasionally towels
can be hired at an extra cost if ordered at least 2 weeks in
advance of the first day of the Hire Period.
6.7 Timing of Occupancy and Vacation
Acting on behalf of the Owner, the Company shall notify the
Hirer in advance of the Hire Period of the time at which the
Hirer and the Party can commence occupation of the Holiday
Accommodation, and of the time at which the Hirer and the
Party must vacate the Holiday Accommodation.
6.8 Basis of Occupation
The Holiday Accommodation is let to the Hirer and the Party
for the Hire Period only (without prejudice to the Owner’s right
to bring the Hire Period to an end early in accordance with
these Conditions) and is not an Assured Tenancy or Assured
Shorthold Tenancy as defined by the Housing Act 1988 as
amended.
7
7.1
Complaints
If the Hirer has cause for complaint during the Hire Period the
matter should be raised in the first instance with the Owner as
soon as reasonably possible using the contact details provided
to the Hirer by the Company. If the Hirer is unable to contact the
Owner then the Hirer should contact the Company as soon as
reasonably possible. This will allow the Owner time to consider
the complaint and if possible and reasonable, will allow the
Owner to take action it reasonably can to rectify the problem.
If the Owner is satisfied that the problem cannot be rectified it
may, at its discretion, offer the Hirer a refund of all or part of the
Price.
7.2 If the Hirer does not raise any complaint which it may have
during the Hire Period, the Owner shall not, except in limited
circumstances, consider any and all complaints the Hirer raises
after the Hire Period has come to an end.
8
Limitation of Liability- THE HIRER’S ATTENTION IS
PARTICULARLY DRAWN TO THIS CONDITION
8.1 This condition sets out the entire financial liability of the
Company (including any liability for the acts or omissions of its
employees) to the Hirer in respect of:
8.1.1 any breach of these Conditions;
8.1.2 the hire of the Holiday Accommodation by the Hirer and
the Party; and
8.1.3 any representation, statement or tortious act or omission
(including negligence) arising under or in connection
with this agreement.
8.2 All warranties, conditions and other terms implied by statute or
common law are, to the fullest extent permitted by law, excluded
from the Contract and these Conditions.
8.3 Nothing in these Conditions limits or excludes the liability of the
Company:
8.3.1 for death or personal injury resulting from the negligence
of the Company; or
8.3.2 for any damage or liability incurred by the Hirer as a
result of fraud or fraudulent misrepresentation by the
Company.
8.4 The Company does make every effort to update the
descriptions on its Website for any material changes made to
the Holiday Accommodation, however the Company shall not
be held responsible for any minor discrepancies in the Holiday
Accommodation from the descriptions on its Website, or any
changes made to the Holiday Accommodation by the Owner
after the date of the Booking Enquiry. If the Company has been
notified by the Owner of any changes made to the Holiday
Accommodation which are material, it shall use its reasonable
endeavours to notify the Hirer.
8.5 Subject to condition 8.2 and condition 8.3:
8.5.1 as the Company is acting purely as agent for the
Owner and does not have any control over the Holiday
Accommodation or the Owner, the Company shall not
be liable for:(a) any injury;
(b) any sickness;
(c) any loss;
(d) any damage;
(e) any additional expense;
(f) any damages for inconvenience
caused directly or indirectly by or arising out of the use or
condition of the Holiday Accommodation and its appearance,
plumbing, gas, electrics, private water, exceptional weather
conditions or the Owner’s negligence. The Company shall
not be liable for any actions or omissions of the Owner. The
Company shall not be liable for any damage or loss caused to
any belongs of the Hirer or the Party during the Hire Period.
8.5.2 the Company’s total liability in contract, tort
(including negligence or breach of statutory duty),
misrepresentation, restitution or otherwise arising in
connection with the performance or contemplated
performance of the Contract shall be limited to the
Price.
A = Price payable by Hirer
B = new price paid/ payable by new hirer
C=A–B
D = Deposit paid by Hirer
D – C = refund due to Hirer
minus an administration fee of £30.
10.4 If the Company is unable to re-let the Holiday Accommodation
then the Hirer shall forfeit the Deposit and/or the Price it has
paid.
Force Majeure
The Company shall have no liability to the Hirer or any member
of the Party under these Conditions if it is prevented from, or
delayed in performing, its obligations under these Conditions
13 Severance
13.1 If any provision of these Conditions (or part of any provision) is
found by any court or other authority of competent jurisdiction
to be invalid, illegal or unenforceable, that provision or partprovision shall, to the extent required, be deemed not to form
part of these Conditions, and the validity and enforceability of
the other provisions of these Conditions shall not be affected.
13.2 If a provision of these Conditions (or part of any provision) is
found illegal, invalid or unenforceable, the provision shall apply
with the minimum modification necessary to make it legal, valid
and enforceable.

Assignment
The Company may at any time assign or transfer all or any
of its rights under these Conditions and may subcontract or
delegate in any manner any or all of its obligations under these
Conditions to any third party or agent.
15
Rights of Third Parties
Only the Company (and its assignee), the Hirer and the Owner
shall have any rights under the these Conditions and a person
who is not a party to these Conditions or the Contract shall not
have any rights under or in connection with it.
16 Notices
16.1 Any notice or other communication required to be given under
the Contract or under these Conditions shall be in writing and
shall be sent by pre-paid first-class post, recorded delivery or by
commercial courier to the other party and for the attention of the
Company or the Owner or as the case may be the Hirer.
16.2 Any notice or other communication shall be deemed to
have been duly received when left at the address and for the
attention of the Hirer or the Company or the Owner (as the
case may be) or, if sent by pre-paid first-class post or recorded
delivery, at 9.00 am on the second business day after posting,
or if delivered by commercial courier, on the date and at the
time that the courier’s delivery receipt is signed.
17 Governing law and Jurisdiction
17.1 The Contract and these Conditions, and any dispute or claim
arising out of or in connection with it or its subject matter, shall
be governed by, and construed in accordance with, the law of
England and Wales.
17.2 The par ties irrevocably agree that the courts of England and
Wales shall have jurisdiction to settle any dispute or claim
that arises out of, or in connection with, the Contract, these
Conditions or its subject matter.

THE HIRER IS ADVISED TO TAKE OUT HOLIDAY INSURANCE
IN CASE IT HAS TO CANCEL THE HIRE OF THE HOLIDAY
ACCOMMODATION.
10.3 If the Hirer wishes to terminate the Contract then it shall notify
the Company as soon as possible in writing. On receipt of the
notice the Company shall place the Holiday Accommodation as
available to re-let on its Website for that period. If the Company
or the Owner is able to re-let the Holiday Accommodation for
that period then it will refund the Hirer as follows:10.3.1 if the Hirer cancels after it has paid all of the Price (in
accordance with condition 5) and the Company is able
to re-let the Holiday Accommodation for the same price
or a greater price than which the Hirer has paid then the
Hirer shall be entitled to a refund of the Price paid minus
an administration fee of £30;
10.3.2 if the Hirer cancels after it has paid all of the Price (in
accordance with condition 5) and the Company is able
to re-let the Holiday Accommodation at a reduced price
than the Hirer has paid then the Hirer shall be entitled
to a refund of part of the Price (only to the extent of the
amount paid by the new hirer) minus an administration
fee of £30;
10.3.3 if the Hirer cancels having only paid the Deposit and the
Company is able to re-let the Holiday Accommodation
for the same price or a greater price than which the
Hirer would have paid then the Hirer shall be entitled to
a refund of the Deposit paid minus an administration fee
of £30;
10.3.4 if the Hirer cancels having only paid the Deposit and the
Company is able to re-let the Holiday Accommodation
at a reduced price than the Hirer would have paid
then the Hirer may be entitled to a refund of part of the
Deposit based on the following calculations:-
12 Variation
12.1 Any proposed alterations to the Hire Period by the Hirer will only
be accepted at the discretion of the Company (acting on behalf
of the Owner) and will be subject to an administration charge
of £30. If the alteration is accepted by the Company (acting on
behalf of the Owner) then subject to payment of a reasonable
administration fee by the Hirer, the Contract shall be amended
accordingly.
12.2 If, for reasons beyond its control, the Owner has to cancel
the Contract the Company shall notify the Hirer as soon as
reasonably possible. The Company shall assist the Hirer to
seek re-imbursement of any monies paid under condition 5
direct from the Owner.

10 Termination
10.1 The Company (acting on behalf of the Owner) or the Owner
may terminate the Contract:10.1.1 in accordance with the provisions in condition 4.1.1; or
10.1.2 in accordance with the provisions in condition 4.2.4; or
10.1.3 in accordance with the provisions in condition 4.4.2; or
10.1.4 in accordance with the provisions in condition 5.5
and in each of the above scenarios the Hirer shall not be
entitled to a refund of the Deposit or the Price or part of the
Price.
10.2 The Company (acting on behalf of the Owner) may terminate
the Contract in accordance with the provisions in condition
12.2 and in such scenario the Hirer should seek reimbursement
of the monies which it has paid in accordance with condition 5,
direct from the Owner (which the Company shall assist with).

or from carrying on its business by acts, events, omissions or
accidents beyond its reasonable control, including (without
limitation) strikes, lock-outs or other industrial disputes
(whether involving the Company or any other party), failure
of a utility service or transport network, act of God, war, riot,
civil commotion, malicious damage, compliance with any law
or governmental order, rule, regulation or direction, accident,
breakdown of plant or machinery, fire, flood, storm or default of
suppliers or subcontractors
Data Protection
The Company will use the personal data of the Hirer and
members of the Party for the purpose of processing the
Booking Enquiry and for carrying out the Company’s
obligations in accordance with the Contract. The Company will
also pass on the personal data of the Hirer and the Party to the
Owner.

Sally’s Cottages
Most cottages take a winter weekend break from November through to Easter (see winter weekend prices - up to three nights) but please ask first as the occasional one
doesn’t. Some cottages (particularly the larger ones) offer weekend breaks throughout the year (with the possible exception of school holidays). The weekend rate is generally worked out as 75% of the weekly rate. Some cottages offer a split pricing system whereby a discount is offered if there are only a certain number (usually 2) of you
using the property. A damage deposit is requested at some of the cottages, particularly the ones sleeping 8 or more people. This is returned within a fortnight of your stay
(assuming, of course, that no damage has occurred). Where cottages accept a pet, there is an additional charge of £15 per dog. We ask for a deposit of around a third
upon booking with the balance being due six weeks in advance. You can pay by cheque made payable to Sally Ltd or call us with your card details. There is no charge for
cheque or debit card, but a 2.5% fee for a credit card payment. Errors and omissions excepted.
