HE NEW AMERICAN HOME® is one of NAHB’s most
successful and visible programs produced and presented
by the NAHB Leading Suppliers Council (LSC). The design,
construction and amenities are market-driven, and showcase the
latest in innovative products for the future of homebuilding.
Since its inception in 1984, The New American Home® has been
built to showcase the NAHB supplier member’s products making
it a highly visible in-kind sponsorship program. The home has the
distinction of being both a show house and a for-sale product,
balancing architectural freedom and the bottom line. It is a
collection of ideas for the industry to take away -- in large pieces,
or bit-by bit -- and put into millions of homes across the country
each year.

The show home demonstrates “Builders Best Practices”,
concepts, materials, designs and construction techniques that
can be replicated -- in whole or in part -- in housing built any
place and in any price range. Incorporating such elements
as the National Green Building Standards, energy efficiency,
indoor-air quality, safety, universal design, market value and
other components of the building block is a principal goal of
THE NEW AMERICAN HOME program. The TNAH mission is to
show that “housing performance” can be incorporated into the
most simple or most complex homes, and that it’s equally as
important as aesthetics.

In keeping with increasing demand for energy and resource efficiency, TNAH 2015 achieved “Emerald” status under the National Green Building
Standard. The standard was developed by NAHB and is approved by ANSI, the American National Standards Institute. “Emerald” is the highest of
the four levels of green building achievement that the standard recognizes.
To attain Emerald status, TNAH 2015 will rely on the latest innovations in green building and construction technology, including a state-of-the-art
energy efficiency package. The home’s green building features include photovoltaic panels and closed spray-foam insulation that also reduces
sound transmission through plumbing walls. It includes a weather-sensitive irrigation system that automatically adjusts usage relative to the

edition in a series is a must-see for any housing
industry professional attending the International
Builders’ Show.
Las Vegas builder Blue Heron designed
and constructed the 2015 home with a
production floor plan that can be sold
and built with various structural and finish
options. Built in the exclusive Sky Terrace
community in Henderson, Nev., the home
features a collection of ideas that home
builders, remodelers, architects, designers
and other industry professionals can put
into new and remodeled homes at any
price and any location.
Many home builders are looking for ways
to make a production floor plan look and
feel like a custom home built to meet the
unique needs and desires of each home
buyer. The 2015 New American Home
demonstrates how to do just that. And
even as the home achieves production

New American Home serves as the official
showcase house of the annual International
Builders’ Show and is produced and
presented by the NAHB Leading Suppliers
Council and Builder magazine.
Blue Heron has a proven track record
in producing high-performance homes
that bring together high-end finishes,
comfortable indoor-outdoor living and the
latest in green building technology. This
is third time that Blue Heron is building
the New American Home, making Blue
Heron the first home builder to take on the
challenge three times.

The floor plan for the 2015 New American
Home includes a number of distinctive
features, including a side-loaded courtyard
that is entered through a portico. The
courtyard serves as a compelling entry

sequence and provides a private outdoor
living room for the adjacent casita,
media room and nook. A large open area
combines the kitchen, dining room and
great room to provide the setting for a
casual and modern lifestyle. High ceilings
and massive pocket doors offer access
to the courtyard, pool and city views,
and add to the home’s flow and sense of
space. Other notable features include:
• A modern kitchen that features a secret
pantry door and innovative indoor/outdoor
island and dining.
• A backyard concept featuring an infinity
edge pool and spa, outdoor kitchen and a
built-in fire feature.
• An “entertainment style” media room
includes pocket door and indoor/
outdoor wet bar which engages the
central courtyard. Space automatically
transforms into dark media experience
with drop down movie screen. • A two-story casita that features high
ceilings, a walk in closet, a loft and
access to a second level balcony.
• A multipurpose loft that includes an

(TNAH) comes out of the collaboration between the architect, the builder and the product
suppliers. This collaboration is facilitated by the NAHB Leading Suppliers Council (NAHB
– LSC), the leading suppliers of NAHB. NAHB-LSC is comprised of nationally recognized
product suppliers who are committed partners in the industry.
LSC suppliers to The New American Home go to tremendous effort to ensure their products
are installed properly and perform to a high standard. They often use the most experienced
local contractors for the installation. Many go so far as to send a product engineer to oversee
the process and conduct tests to make sure all systems are working properly.
This is one of several ways that TNAH serves as a demonstration home for the residential
construction industry. As the product suppliers work with the architect, the builder and
the building trades, each learns the strengths and the potential uses of new products and
innovative building systems. The product manufacturers take the lessons from TNAH and
apply those lessons in ways that make their products better. The residential construction
industry is evolving to meet the needs of consumers who want better, more energy-efficient
homes. The New American Home is a demonstration home that helps bring leading
technologies to that evolving market.

Windows and Stone
The New American Home 2015 breaks
all the rules of convention with well-defined
spaces, multidirectional views, landscaping and water
elements. Its forms function to naturally reflect the
vision of the home in the outdoor areas and create
seamless transitions throughout.
Windows
A
t the New American Home 2015, Sierra Pacific’s Specialty Doors and Windows are
significant architectural elements of The New American Home 2015. Innovation is
everywhere, the specialty doors and windows are aesthetically pleasing, energy
efficient walls of glass maximizing your view without minimizing performance.
Nine Sierra Pacific Pocketing Multi-Slide Doors grace the home. These stately moving
walls of glass are engineered to slide easily and lock securely; or to disappear into hidden
pockets, connecting living spaces by eliminating walls.
Many of these doors are automated, so you can enjoy unobstructed views at the touch of a
button – the ultimate in remote control living! The main wall of the Great Room is composed
of an eight panel Multi-Slide Pocketing Door that parts from the center to open the home’s
interior to the water features beyond.

Large fixed windows flood the home with ambient sunlight, reducing the need for artificial lighting. The glass in the windows and doors
features an advanced LoE coating that blocks the transfer of heat and cold. Aesthetically pleasing, these walls of glass create huge visual
impact while maintaining energy efficiency
In addition, the patio sliding doors create a graceful transition from the indoor to outdoor spaces in The New American Home 2015. They
optimize the view, while providing the perfect solution for a space-saving opening. Doors and Automation -These amazing doors are an
exciting design element for any home, with panels that slide out of sight into a pocket in the wall to create large openings. Several of the doors
will be automated so home owners can enjoy unobstructed views at the touch of a button — the ultimate in remote control living.
Stone
During the stone veneer selection process for the 32nd edition of the NAHB New American Home, Eldorado Stone worked extensively with
the Blue Heron Design Build team. Blue Heron explained how they wanted the exterior and interior to blend, yet compliment the organic desert
backdrop acquiescent with the subdivision. Eldorado Stone has demonstrated an undeniable passion for creating authentic products that not only elevate quality and design, but also
attainability. Every piece of Eldorado Stone is cast from a special mold of an actual natural stone selecting only the rocks that complement
each other and have just the right shape, texture, size and detail.
Their state of the art mold manufacturing facility is able to capture every textural detail down to the most finite level and offers one of the most
extensive lines of stone and brick veneer in the world. Believability is at the very core of our company philosophy. When you set your eyes on

ombining the award-winning design
of Sage Design Studios, Inc. and
installation talents of Sunstate
Companies, the TNAH exteriors benefit
from more than 40 years of Mojave Desert
landscape acumen. The vision of the
landscape installation is to complement the
strong lines and planes of the architecture,
while at the same time respecting the water
issues that are so prominent in the Las
Vegas Valley.
The Landscape Architect’s role in residential
design starts with understanding the
architecture of the home and recognizing
how the interior spaces relate to the
exterior design. From the onset, Sage and
Sunstate approached this unique site and
structure with a thorough understanding
of the importance of landscape element
placement to enhance the home’s impact.
Consistency of materials is the key to
the cohesiveness of the project. This is
achieved through the strategic repetition
of plantings, spacing and rock mulch
variety and placement. LED landscape
lighting provides dramatic focal points and
shadows creating a whole new experience
as the sun sets and the neon lights up the
“Strip” below.
The design team is always cognizant of
the water use and maintenance needs
necessary to maintain the beauty and
functionality of every site. The plant palette
was selected not only for its year-round
aesthetics, but for the minimal water and
maintenance requirements. This project
employs the most current technologies,
including a weather-sensitive irrigation
system that automatically adjusts
usage relative to the immediate climate.
Discerning between microclimates allows
the design to showcase distinct plants in
the environment in which they thrive. This
creates a unique experience within each of
the outdoor rooms.
Outdoor Living
The home’s outdoor living area is well
designed in today’s new family room
to spend time with family and entertain
friends. Today’s home owners’ desire
for their own “resort living”; growth and
sophistication of outdoor products design
their outdoor living area to have all the
comforts of indoor living outdoors. Home
owners can custom design an outdoor
cooking area to meet their lifestyle including
a full outdoor kitchen to cook a simple or
gourmet meal. The New American Home
brings all these elements together – making
it a smooth transition from the indoor living
areas to the outdoors with a fully-functional
outdoor kitchen, comfortable furniture and
outdoor entertainment center.
The 2015 New American Home is a true
collaborative effort between the Landscape
Architect, Builder, Interior Designer and
Architect. The seamless indoor/outdoor
relationships were achieved through a
cohesive team vision that was cultivated
from origination ensuring that entire walls of
the home open out to the site allowing the
pool and courtyard water feature to have
a strong connection to the interior spaces.
The most important demographic group of
the future will be the value of high quality,
integrated design for all age groups.

State of the Art Kitchen
H
omeowners spend more time in the kitchen than any part of the home.
The New American Home 2014 features a cutting edge kitchen with
innovative products from Executive Cabinetry, Bosch, Thermador,
DuPont and Kohler. The one-of-a-kind combination is designed to handle
every cooking and entertaining need.
Executive Cabinetry
With today’s home being constructed more energy efficiently, air quality has
become one of the primary concerns. For this reason, Executive Cabinetry
was selected for The New American Home 2015. Executive Cabinetry is an
industry leader in semi-custom and custom cabinetry located in Simpsonville,
South Carolina manufacturing the most environmentally sound cabinetry the
industry has to offer.
Recognizing that Health and Safety never go out of style, their cabinetry is
performance certified by the Kitchen Cabinet Manufacturers Association. All
of the plywood used in their cabinetry is manufactured using no added

lue Heron’s in house Interior Designer, Miquel Hutton,
a highly successful goal-driven individual with high
self-expectations selected a line of modern interior
furnishing that are reminiscent of the high-end furnishings
that are priced a bit more affordably. The show home not
only showcase cutting-edge design ideas, but contain many
of the most innovative new products set to debut this year,
products that could be used in any home. You never know
with dramatic new designs that buyers in a market haven’t
really seen before, the TNAH 2015 home may set another
new lifestyle standard for Las Vegas
Blue Heron clearly hopes the former will be the case, and
has good reason to believe it will be, given that the designs
for the homes aimed at a demographic target, is based
on some pretty strong research. But that was only the
starting point for the design process. Intuition and creativity
eventually took over as the Blue Heron team strove to create

or 2015 the home will demonstrate how the most cutting
edge building technology, products and materials can be
integrated into a production community. There has always
been a requirement in the industry by which new home buyers are
looking for an experience that allows them to make a production
floor plan feel like a unique custom home built specifically for
them. In short the TNAH 2015 show home will represent a way for
builders to create an amazing value and a completely custom feel
in a production environment. Having functioned as a Design/Build firm since its inception in
2004, Blue Heron knew there was a better way to handle the
process and was extremely excited to be named as Architect,
Interior Designer and Builder for the 2015 New American Home.
Understanding that the concept was to showcase the future
trends of the industry and help builders and architects across
the nature comprehend methodologies that can help them to be
more successful in any market, Blue Heron decided to focus on
showcasing the capabilities of their unique Design/Build process
rather than some of the more apparent demographic trends
from previous years. Rather than design the project to target an

audience defined by age group
or family structure, Blue Heron designed
the home to appeal to anyone with a more sophisticated
appreciation for function and design. This concept has been
working extremely well for the company and they currently hold
the lion’s share of the custom home market in Las Vegas.
Essentially, the 2015 was designed and built to showcase what
is possible through the genuine integration of Architecture,
Interior Design, Landscape Design, and Construction. The
seamless indoor/outdoor relationships are achieved with the
overall creativity of the project derived through a cohesive
team vision. In addition, Blue Heron is predicting that the most
important demographic group of the future will be those people
that appreciate the value of high quality, integrated design. This
includes all age groups and all lifestyle types which is why Blue
Heron believes so strongly in the concept. As Builders and
Architects experience the home, Blue Heron believes that they will
be able to take this concept back to their home markets and apply
it to any and all project that they may be working on.

Technology should simplify your life,

T
he New American Home blends desert-contemporary with
high technology. The home demonstrates the capabilities of an
integrated home automation system. When entering the home,
the tour guide will initiate several functions at the touch of a button
using a Crestron seven-inch tablet-style touch screen. The doors will
open, the lights will adjust to an appropriate scene (depending on the
time of day), and the shades will open in certain areas.
As guests move from room to room, they will have the opportunity to
control technology in each room, including audio, video, home theater,
security, lighting, shades, and more. They will get a feel for how simple
and intuitive the touch screen is to use and navigate.
Integrated by Design™
seamlessly communicate together in an intelligent way to simplify
life. It encompasses much more than just lighting and shade control.
Today’s modern home must combine lighting, climate, shades, home
entertainment, security, and more on a single platform.
Mobile Control
Your mobile device is only as powerful as the control system behind it. The
Crestron mobile app allows homeowners to monitor, manage and control
various systems remotely, including the security system and surveillance
cameras, from one fully customizable interface on their personal laptop,
Apple® or Android® device. Control all of your televisions, movie players,
music, and more or monitor and adjust your home’s lighting, climate,
shades, and security system – anytime, anywhere.
Mobile control also makes it easy for sales agent and the builder to
demonstrate the technology, whether they are walking through the
home or meeting with a potential buyer offsite.
Energy Management
The home will relay how simple it is to create scenes and programs
that enable greater energy efficiency. For example, selecting the “Away”
mode on the security system will arm the system, lower the shades,
dim or turn off the lights, and adjust the HVAC system to a pre-set level
based on the time of year – and all that functionality will occur at the
touch of one button. This type of system enables the client to analyze
energy consumption, turn lights on or off, adjust heating/cooling set
points, and edit response settings.

The home will be the first of its kind to feature a completely integrated
home technology solution from one manufacturer. Crestron will provide
the system backbone, as well as the main features of the system –
from the wiring infrastructure to the motorized shades. The home will
also feature some new Crestron products, including the ultra-sleek
TSW touch screens.
The Network
One of the most important elements of the modern connected home
is the strength of the wireless network. Eagle Sentry has worked
closely with Luxul on the design and testing of the network to ensure
wall-to-wall coverage, as well as coverage in the front and back yards.
Wireless coverage must extend beyond the regular walls of the home
to accommodate the outdoor living environment.

As the NAHB’s official show home, The New American Home is a
symbol of energy efficiency and innovation. The home exhibits cuttingedge products from manufacturers all over the world.
(USGBC) LEED for Homes program, the EPA Energy Star program as
well as the Indoor airPLUS program and Builders Challenge.
Two Trails, Inc. worked closely with NCHI to ensure energy efficiency
and innovation in TNAH 2015. This home boasts an unconfirmed HERS
Index of -10! It is expected to consume 104% less energy than if it were
built to code (2009 IECC). At this level of energy efficiency, the home
is designed to provide over $4,600 in annual energy savings to the
homeowner.
Key Energy Features
The New American Home achieves a very high level of energy efficiency.
The most noteworthy features of TNAH 2015 include the air tightness
of its thermal shell and the use of solar energy. Under blower door
testing, the thermal shell achieves 4.81 air changes at 50 Pa, an
amount that is considered very airtight and keeps unwanted outdoor
dry air from entering the home. Open-cell spray foam insulation is
used on the inside of walls and underside of the roof deck, as well as
around any penetrations, to prevent air leakage. The home uses solar
energy to power a portion of its electrical systems, space conditioning
and hot water systems. The 15.045KW Photovoltaic (PV) system will
provide approximately 83% of the annual energy needs for the home.
A synchronized system of (2) Bosch natural gas-fueled tankless water
heaters satisfies all of the hot water needs. The home also features both
Natural Gas and Electric car charging stations in the Garage.
Systems Engineering Approach
The systems-engineering approach unites segments of the building
industry that have previously worked independently of one another. The
concept is simple: systems-engineering can make America’s homes
cost effective to build or retrofit and energy efficient to live in. Energy
consumption of new houses can be reduced by as much as 30% with
little or no impact on the cost of construction. Similar performance can
be achieved in existing homes.
To reach this goal, the Blue Heron Building team worked with their
building partners to produce a home that incorporates energy and
material saving strategies from design through construction. First, the
team analyzed and selected cost-effective strategies for improving
home performance. Next, the team evaluated design, business,
and construction practices within individual partnerships to identify
cost savings. Cost savings could then be reinvested to improve
energy performance and product quality. For example, a design that
incorporates new techniques for tightening the building envelope
enabled Element Building to install smaller, less expensive heating

TNAH 2015 is designed to exceed the requirements for certification to
the Emerald level of the National Green Building Standard™. Its energyefficient features can be used in homes in a hot-dry climate at any price
point with similar energy savings. The home is also certified Platinum

be reinvested in other high-performance features to further reduce
energy use.
The “pilot” or “test” home is the field application of solution design.
The team assisted Blue Heron in building TNAH according to strategic
design, then tested each system for efficiency and made any necessary
changes to increase efficiency and cost effectiveness. Before additional
houses are built, these changes are incorporated into the design.
This process of analysis, field implementation, reanalysis, and design
alteration facilitates ultimate home performance once a design or retrofit
strategy is ready for use in production or community-scale housing.
Understanding the interaction between each component in the home is
paramount to the systems-engineering approach. Throughout design
and construction, the relationship between building site, envelope,
mechanical systems, and other factors is carefully considered.
Recognizing that features of one component can dramatically affect the
performance of others enables the Element Building team to engineer
energy-saving strategies at little or no extra cost.

Level V Surfacer/Primer was used for a commercial quality wall finish that’s
smooth, refined, and easy to paint. Level V Wall and Ceiling Primer/Surfacer is
a high quality PVA product applied in a production spray application to create a
smooth wall finish that also gives mold resistance. It takes a level 4 finish to level
5 without the need to skim coat by hand. Level V allows the paint to absorb at
the same rate over the entire gypsum surface by sealing the porosity between
the joint compound and the wallboard paper surface which provides a uniform
finish coat.
