Hotel Srebrnac / Kopaonik
Location - Mountain kopaonik
Kopaonik is the largest mountain range in Serbia, it stretches from the north-west
towards the south-east along the line of 80 km, reaching the width of about 40 km in
the central part. The highest peak on Kopaonik is the large surface Ravni Kopaonik,
around which begins the track Suvo Rudiste leading to the highest peak of the mountain – Pancicev vrh (2,017m) Kopaonik has sub-alpine climate. With nearly 200 sunny
days a year, Kopaonik is rightfully known as the “sunny mountain”. Colder and heavier
air moves along the surrounding valleys and ravines, therefore the temperature in the
winter is never too low (mean annual temperature of Ravni Kopaonik is 3.7 °C). The
snow falls from the end of November and remains until May, i.e. 159 days a year in
average.
Because of its natural value, Kopaonik was proclaimed a national park in 1981. The
National park Kopaonik encompasses an area of about 11.810ha. There are several
health spas in the immediate vicinity of Kopaonik: Josanicka, Lukovska, Kursumlijska
(in the foothills); and somewhat remote are: Vrnjacka, Mataruska and Sijarinska, with
rich thermal springs. On the very mountain Kopaonik there are some mineral springs:
lowradioactive water spring “Krcmar” at the altitude of 1.700m and “Marine vode”
(1,950m).
Kopaonik is our youngest, and therefore very modern and systematically designed
mountain tourist center. Its geographic, or one could even say geostrategic position in
the center of Serbia, its terrain configuration and natural predispositions have made it
a very attractive tourist destination, in a relatively short period since the construction
of the new buildings. One of the most effective, and in our conditions, most authentic tourist offers refers to the ski capacities represented by a unique system of ski
slopes of 44km in total length, at the altitudes from 1650 to 2017m, interconnected
with 17,222m of ski lifts (22 of them), and 5 new which became operational in 2009 and
2010. As the “sunny mountain” with 200 sunny days a year, Kopaonik has a “wholeyear” tourist capacity and today is the center of most diverse forms of tourist, recreational and sports activities.

Natural conditions and land use of the site Srebrnac
Natural values of the location and its close surrounding are
an important motive for visiting, but also the largest restriction for the construction in general, in view of the protection of the natural resources of the national park Kopaonik
and natural reservations Bela stena and Gobelja, which all
makes this place even more attractive for tourists.
The Belgrade University Faculty of Architecture prepared a
detailed regulation plan of the site Srebrnac on Kopaonik,
Municipality Brus, in which it was indicated that the natural
conditions are suitable for the construction of a sub-center of the tourist center Kopaonik, with the necessary environment protection measures and preserving the value of
characteristic natural high mountain pass Kopaonik (about
1700 m altitude). Based on the detailed regulation plan, the
remaining construction land was parceled out and re-parceled out to 8 health spatial entities, which also include the
hotel “Srebrnac”:

Health spatial entity 2: The Conference - hotel complex –
predominant purpose: high
standard accommodation facilities with a congress hall and
multipurpose rooms for meetings;
Health spatial entity 3: Official accommodation;
Health spatial entity 4: Travel base resort – predominant
purpose: accommodation facilities of secondary standard;
Health spatial entity 5: Ethno complex 1 – predominant purpose: accommodation facilities of secondary standard;
Health spatial entity 6: Ethno complex 2 – predominant purpose: accommodation facilities of secondary standard;
Health spatial entity 7: Hotel complex “Srebrnac”, – predominant purpose: accommodation facilities of secondary
standard;
Health spatial entity 8: Ski – buffet – predominant purpose:
catering facilities with accommodation capacities.
Except for the strong winds, natural disasters and requirements for the protection of natural resources, all other conditions are favorable for construction of the tourist center
“Srebrnac”.
The relief of the site is with acceptable slopes, favorable
exposures and good morphology, and therefore it constitutes a convenient ground for further development and use.
The microclimate of the location is suitable in the summer
(except for some rare summerstorms). There are winds and
precipitations in the spring and fall, and in the most critical
winter period with strong winds and snow, the traffic access from the direction of Brzece is hindered and this puts
some limitations on the use of location. These influences
could be reduced by intelligent superstructure solutions, as
well as planned planting of protection vegetation, and also
by clever use of technical elements of road network, construction of galleries etc.
The vegetation of the site is appropriate for a high-mountain pass and it represents an indicator of its microclimate.
Forests are located only in the northeast and south parts
of the location, and its largest part is under forest pastures
with a tendency of natural fouling with bushy and forest
vegetation.
The existing way of land use of the subject Plan is agricultural and forest land, i.e. land with special natural values.
The whole area is a part of the National park Kopaonik, and
it is located in the third degree protection zone.
The location has very few leisure contents and facilities.
Also, in terms of functionality it is poorly equipped, and this
cannot be compensated by functional relying on the surrounding areas.
Existing capacities at the location “Srebrnac” are insufficient and functionally underdeveloped, and they do not
meet the needs of the travelers. Apart from this, there are
ski buffet, starting sections of ski lifts “Gobelja – relej” and
“Gobelja”, both in the direction of the ridge Gobelje, with
accompanying sections of alpine ski slopes. The location
has one travel route with modern road leading to it – regional road R 218a Brzece – Suvo Rudiste, with a parking, and
several uncategorized field roads.
According to the detailed regulation plan the surface is
54.00 ha. Land use structure is as follows: public construction land 36.43ha, and other construction land 17.57ha.

The Srebrnac hotel with the accompanying contents in the building and supporting buildings
is located in the National park Kopaonik, 5 km
from the Kopaonik ski centar nearby the Sveti
Stefan village, by the road from the tourist center Kopaonik to Brzece. It is based at the altitude of 1766m in the 3rd degree protection zone
of the National park.
The Srebrnac hotel has the capacity of 180 beds
in rooms with complete modern comfort.
The hotel has a restaurant, games room for children, TV room, billiard, table tennis, gym, sauna,
ethno restaurant, ski service, discotheque and
gift shop.
In front of the building are a ski lift – four-seat
and a ski lift / plate leading to the mountain top
Gobelja, and then running through Jaram to the
system of other ski slopes of Kopaonik. These
two ski lifts cover about 12km of ski slopes. Because of the rich mountain scenery, this peaceful two-star hotel is the favorite place of all fans
of Kopaonik and true skiers. It is primarily intended for young people and families.

and 8 suites, with the capacity of 180
beds. Each room has a bathroom, TV
and a telephone. The building also has a
restaurant with an impressive fireplace,
where various specialties are prepared
for the guests, a steak house with a specially designed fireplace and charcoal
grill, TV room, wireless internet, gym,
sauna, night club, ski service and sport
fields around the building.

The Srebrnac hotel uses electric power only from the
network of the Electric Power Industry of Serbia, and
there are some estimates which imply the possibility of
production of own electric power energy by using the
wind force – considering the position of the hotel, and
the fact that all waste waters from the hotel are purified
using the bio disc collector.

Hotel Zelenkada / Zlatibor
Location - Mountain zlatibor
Zlatibor is located in the West of Serbia at about 230 km away from Belgrade. The main road
stretching over the mountain Zlatibor leads from Belgrade to the Adriatic coast. The mountain
encompasses a large area from Kamisna in the North to Borova Glava in the South, and from
Lisicina in the West to Katusnica in the East.
There are many cultural, historical and ethnological monuments, and also attractive tourist
sites in the nearest vicinity of Zlatibor. The open-air Museum “Staro selo” (old village) is an
authentic Serbian village from the 19th century. One of the most beautiful railway routes in
the world had once been passing near the mountain Zlatibor, through Mokra Gora, until 1974.
The train operates along this route again today as a tourist attraction. With the altitude of
about 1000 m, the highland of Zlatibor is surrounded by mountain ranges: Tornik (1496), Cigota
(1422), Kobilja glava (1178), Gradina (1177) and others. Due to its favorable climate, Zlatibor
has very rich vegetation. The most numerous are meadows with about 120 species of various
kinds of grass and woods – deciduous (beech, oak, birch, linden) and conifers (white and black
pine, fir, spruce etc.). The climate of Zlatibor is also beneficial for the treatment of bronchial
asthma and other allergic diseases.
A wealthy fauna of these areas includes wild animals, which permanently inhabit the area or
appear only occasionally. Permanent inhabitants are bears, wolves, foxes, wild boars, roes,
rabbits, badgers, squirrels and other small game and great number of various sorts of birds.
Rivers and streams of Zlatibor are rich with most diverse kinds of fish: chub, gudgeon, trout,
grayling and sapling. Zlatibor has its own springs of natural mineral water. One of them is in
spa Vapa, near the village of Rozanstvo, and the water has curative effect in healing skin and
eye diseases. The Lake of Ribnicko is one of the mountain pearls of Zlatibor.
In the last few years, Zlatibor has complemented its tourist offer by numerous and diverse
contents. A considerable number of sports courts have been built, as well as open-air and
closed pools, ski lifts and ski slopes. The area around the lake has been nicely developed,
a new shopping mall constructed, and there are also a market and a bus stop. In addition to
these, a large number of new hotels and resorts, apartments, and restaurants have been built.
Zlatibor provides excellent conditions for holiday and recreation, through many sorts of recreational and sports activities, hunting, health, and congress tourism. About 200,000 visitors per
year spend about 1,000,000 nights on Zlatibor.

The Hotel Zelenkada with 3 stars is situated in one
of the most beautiful parts of tourist complex of
Zlatibor, at the elevation of about 1,030 meters
above sea level.
The area of the hotel is clearly defined, with its own
road and pedestrian access from the main road Uzice - Prijepolje, over the parking area of the hotel.
It disposes with 120 rooms in single and double
rooms, and the comfortable stay here is further
complemented by a piano bar, a banquet hall, a
restaurant with 150 seats, and an open terrace,
while in the nearest proximity are located sports
courts, swimming pools and walking trails.
Within the complex as separate buildings exist:
power substation and oil fuel cistern.

The hotel was constructed in 1982, and completely renovated and enlarged in 1995. In the year
2010, a complete reconstruction of plumbing and
sewer has been done.
Categorized as a 3 star hotel, with the capacity
of 45 double rooms, 4 luxury suites and residences, it disposes with about 120 beds in single and
double rooms, suites with separate kitchenettes
and a luxury residences. Each room has a terrace,
TV, direct phone line, mini-bar, a complete set of
furniture, which is not new any more; bathrooms
have tubs and hair dryers. Suites are spacious,
modernly designed in two levels, with air-condition, and a living room with adequate seating furniture, dining room, bedroom, and fully equipped
kitchenette.
Exclusive residence extends along the entire surface of the fifth floor of the hotel.
Hotel has its own parking area and a number of
garage places in the building. Guests can use the
hotel bar, restaurant with a large terrace, and banquet hall.
