you manage your credit could now become
a key determinant of whether you get a

• “Lincoln Parkway” at 2 p.m. May 8. Designed by Frederick Law Olmsted to be the
principal approach to Delaware Park, Lincoln
Parkway is one of the most beautiful streets

• “Five Presidents in Buffalo” is a twohour walking tour at 10 a.m. May 9. Buffalo

Even more indicative of the secure,
smart home boom is that 54 percent of those polled said
they would buy or install smart home products if it would
speed up a sale — a clear indicator that people are looking
for smarter, safer homes.
The most sought-after smart home feature in the survey
was security systems (46 percent).
“A Wi-Fi security camera, for example, allows you to see
what’s going on at home 24/7,” says Yuping Pan, Realtor.com.
“A smart lock allows you to let guests in while you’re away.”
Investing in smart home technology that also provides an
element of safer living makes a home more attractive if and
when a homeowner decides to sell.
“Those that provide safety and security will provide the
greatest rate of return,” says Mike Bruce, product marketing
manager for Morris Plains, N.J.-based Honeywell, manufacturer of smart home products.
Some of the latest smart home technologies include security systems that automatically open the blinds, turn on
interior lights and flash exterior lights to help police pinpoint
a house, and a bedside button that locks the doors and shuts
off the lights.

Check for damage. Take some time to inspect your

target unoccupied homes.
Lock up. Spring and summer means more time spent
outside but don’t forget to lock your front door when
you’re not in the house. If you plan on working in the backyard or just popping over to visit a neighbor, lock your door.
Most break-ins occur through an unlocked door. If you’re airing your house out during a spring-cleaning session, be sure
to lock your windows when you close them, especially any on

$417,000 or less was 3.95 percent, down
16 basis points from 4.11 in February.
The effective interest rate on all mortgage loans was 3.88 percent in March,
down 15 basis points from 4.03 in February. The effective interest rate accounts for
the addition of initial fees and charges over
the life of the mortgage.
The average loan amount for all loans
was $325,000 in March, up $8,300 from

adds tours in May
The Martin House complex, Frank Lloyd
Wright’s 1904 masterwork, is open daily except Tuesdays in May. Regular or specialty
tours are at 10 and 11 a.m., noon, 1, 2 and
3 p.m. All tours are docent-led and begin at
the Eleanor and Wilson Greatbatch Pavilion,
next door to the Darwin Martin House. The
90-minute tour is not handicap accessible.

Home builders recognize the home-efficiency needs of today’s buyers, which is
why an increasing number of them are
finding innovative ways to deliver big value in a smaller package.
To those who think buying a smaller
home means sacrificing quality amenities,
they might not know about what many refer to as the “jewel box home.” Ranging
between 650 to 2,000 square feet, jewel
box homes are generally smaller than the
average single-family home, and built with
high-quality materials and custom finishes
tailored to the owner’s preferences.
Such homes are most appealing to
newlyweds, single professionals, empty
nesters or retirees — anyone with a lessis-more mentality who wants to live in a
custom, yet relatively affordable home.
Every area within a jewel box home is
designed with a purpose — sometimes
more than one — to augment efficiency.
The designs typically rely on blurring the
lines between the indoors and outdoors
by incorporating large sliding glass doors
that open seamlessly to exterior dining
and entertaining areas.
Other design elements that create space
include the use of bright, chrome-brushed
finishes, pocket and barn doors, dramatic
lighting, floating shelves, abundant windows and continuous flooring throughout.
Functionality is often enhanced with
kitchen islands that double as dining tables, creative storage spaces beneath stairs
and purposeful cabinets and built-ins.
Yet still, for some, “small” isn’t small
enough. A few years ago, many thought
the “tiny house movement” was a passing
trend, but some extreme minimalist home
buyers still view tiny homes as a viable option because of their small impact on the
environment and on their checkbooks.
Costing a fraction of the price of a typical single-family home, these diminutive
dwellings are also a fraction of the size, often ranging between 100 and 400 square
feet. Those who tend to be the most interested in tiny houses are millennials (between the ages of 25 and 34), particularly
the ones who dislike home maintenance
almost as much as they do the idea of a
long-term mortgage.
For most people, the appeal of a simplified life in a tiny house won’t be enough
to forfeit a good amount of their personal
space, or outweigh the inevitable climb up
a ladder each night to sleep in a loft. But
home-buyer intrigue in the “tiny” concept
continues to spur micro-living-inspired efficiencies within larger, more mainstream
home designs.
