LOCATION:
The southwest corner of the property lies 1 ¼± miles
north of Firebaugh Road, adjacent to the east side
of the Chowchilla bypass and extends north for 2 ¼±
miles. It then extends east of the bypass for approximately 1 ½± miles. (See Assessor’s Parcel Map.)
LEGAL:
1,611.70± acres located in all of Section 3, and portion of Sections 4, 9, 10 & 15, T12S, R15E, M.D.B.&M.
Madera County APN’s: 041-042-005; 041-051-001;
041-111-001, 002 & 004; 041-171-007; 041-102008, 010 & 012.
PLANTINGS:

PISTACHIO PLANTINGS:
All the pistachio land was leveled. The tree rows were
ripped twice; the first time at 4 feet and then down to 6
feet. The centers of the tree rows were ripped down to
6 feet and all fields were then crossed ripped at 4 feet.
All fields were power mulched to break up the hardpan.
The fields were disced and re-leveled. One ton gypsum,
one ton of acid and five tons of dairy compost per acre
were applied to all fields.
WATER:
(9) Irrigation pumps and wells and one submersible.
The total pumping yield of all 9 wells is approximately
15, 950 gallons per minute. The depth of the wells
ranges from 270 to 720 feet. A new well is being drilled
to 600 feet and the 200 HP pump will be installed this
spring. Wells 1 through 10 are all interconnected with
subsurface concrete pipe so the well water can be shifted to any field when needed. Well #6 is abandoned.

BUILDINGS:
One shop with a cement floor (40’ x 80’).
SOILS:
Calhi loamy sandy; Chino clay loam; Dinuba-El Paso
fine sandy loams; Fresno and El Peco fine sandy loams;
Pachappa sandy loam; Traver loam. A colored soil map
is available on request.
PRICE/TERMS:
$21,000,000 cash at close of escrow. Buyer to reimburse Seller for all cultural costs incurred by Seller
on the 1st and 2nd leaf pistachios, depending on the
amount of expenses incurred by Seller upon the close
of escrow. No farm equipment or personal property in
included in the sale.
Fields 28 & 29 were planted in 2014 on UCB-1
rootstock and budded to Kerman in 2015 on 19’ x 17’
spacing.
A combination of Randy and Peter were budded as
pollinators throughout Fields 28 & 29 in the Spring of
2015.
Fields 26, 26A and 27 were planted in 2015 on UCB-1
rootstock on 19’ x 17’ spacing . The budding will take
place this spring (2016).
Fields 30, 31, 32 & 33 will be planted on UCB-1 rootstock in the spring of 2016 on 19’ x 15’ spacing.
