mobility
When you love where you work you can’t help but be inspired.
Kilroy has delivered an artful vision for Mission Bay’s future. Taking
cues from the surrounding environment, The Exchange’s four
distinct buildings offer people-first architecture with an intuitive
environmental design in an approximately 700,000sf development
with Class A office space designed for today’s workforce.
Set along the southernmost boundary in Mission Bay, The
Exchange offers open, efficiently designed floor plates and flexible
office space for technology, biotech, and parking facilities for single
or multiple tenants. Two gracious and dynamic public lobbies along
Owens Street connect to pedestrian-friendly open urban plazas,
pocket-parks and lush rain gardens. West facing green walls and
prominent internal art walls visible to the street create an urban
oasis and invite a village atmosphere for neighboring developments.

They’ll come from near and far. With a potential
of over 1,000 Exchange employees on-site and
approximately another 10,000 from the surrounding
Mission Bay campuses (UCSF, GAP and Uber to
name a few), The Exchange’s ground level retail offers
village ambiance in a neighborhood eagerly awaiting
walkable amenities. So grab a fresh pressed green drink
or cold brewed coffee. Have lunch delivered to your
floor with a smile. Tune up your ride in the bike spa
before rolling home. With services tastefully curated
to please, The Exchange’s plaza shops and cafés offer a
most convenient cache right at your fingertips.

It’s rare to be a part of something coming to life. The
Exchange breaks ground in San Francisco’s most anticipated
neighborhood as it transforms into the premier destination
for technology, commerce and entertainment. Nowhere is
Mission Bay’s renaissance more apparent than in largerthan-life neighbors, the Giants, and the highly anticipated
Warriors stadium set against the thoughtful, well appointed
eateries, boutiques and watering holes popping up daily.

roots
Born a bustling corridor of commerce during California’s Gold
Rush, Mission Bay was once a dense grid of shipyards, mills and
rail. Today home to the city’s burgeoning innovation sector, this
historic waterfront again embraces industry, attracting the likes
of UCSF, Gap, Cisco Systems, the Gladstone Institute and Uber.
Connected to dynamic neighborhoods rich in craft and culture,
Mission Bay is once again an influential hub of industry enhanced
by deep artisanal spirit.
M i s s i o n Bay
The birthplace of San Francisco’s industry and trade, this
neighborhood is staying true to its hardworking waterfront roots
while finding its modern footing as the city’s Innovation Corridor.
“Our choice of materials creates a visual language that
bridges Mission Bay’s history with its innovative future.
The use of brick and timber reflects its early shipping and
trade history. Dark matte paneling and exposed steel
girders evoke the neighborhood’s industrial railyard past,

Home to the first ironworks in the West, Potrero Hill helped
create California’s railways, the Golden Gate Bridge and Grace
Cathedral and today is loved for its thriving artisan community.

When you live just minutes away from where you work you
get more out of your day. More time for those inspiring, runaway meetings and more time to find inspiration in the place
you call home. With a 15-minute or less daily commute from
surrounding neighborhoods made even easier by Bart, Muni,
Caltrain, the I-280 and cycling routes, convenience isn’t a
luxury but a way of life.

Quite simply you’re in the city’s best place for both shiny
new residential developments and charming historic
housing. Dogpatch and Potrero Hill offer vibrant and safe
neighborhoods that have maintained a comfortably human
scale and village ambiance. Over 57,000 residential units
are just a 15-minute bike ride away. And in the next five
years, thousands of housing units will come onto the market,
among them 2,600 from the recently approved Pier 70
development, 300+ at an Avalon Bay complex in Dogpatch
and 450+ at 1000 16th Street in Potrero Hill and eventually
over 6,000 individual residences in Mission Bay alone.
