As promised, we are not waiting for the next redesign to improve those dozen or so items that just aren’t working and you will see those changes implemented in mid-March. We will be releasing a detailed explanation sheet soon to give you time to prepare and to let you know what you will need to do, if anything, with your listings after the changes are in place. As you saw on the cover, the theme for this month’s issue is Internet Footprint. When you stop to think about it, it really is phenomenal how the Internet, and electronic media in general, has impacted facets of our lives we wouldn’t have ever anticipated. For example, in the not so very distant past, this was a 2-3 page newsletter that RVAR/SOMLS published every other week, ran several hundred copies of, and place it in distribution boxes that someone from your office had to then come and pick up. Thanks to electronic media we have a lot more flexibility with the content and length of the newsletter and it comes straight to you instead of you having to pick it up. A much more vivid example is our MLS system itself. What used to be a phone-book-sized publication that was already week old information the day you got it and you didn’t get another for two more weeks, is now a real-time living system that gives you information in an instant on multiple platforms. As you know, our system underwent some extensive changes this time last year and we invited your input throughout the year for what worked and what didn’t. I am pleased to report that with the exception of about a dozen items, the changes were all 2 Thank you to all of you who participated in our annual Bowling Tournament last Friday, Feb 1 st. It was a sell-out event and everyone had a great time (see the pictures later in this issue)! Coming up next is the 3rd annualRogue ValleyFoodandWine Classicon March 21st (see page 5 for the flyer). Following the Food and Wine Classic we are very excited to be hosting Dr.’s Lawrence Yun and David Crowe, National Economists for the National Association of REALTORS® and National Association of Homebuilders, respectively. We are partnering with the Homebuilders Association of Jackson Couny for this groundbreaking Economic Summit to be held at the Craterian Theater on May 23rd. This event will be open to the business community at large here in our region and we will begin taking registrations around the middle of March, so stay tuned. See the flyer on page 5 for more info. Another “save the date” event is the first Oregon Association of REALTORS® Convention since 2007. It will be held September 25-28 in Sunriver, OR. More details to come on that as well. For those of you who specialize in land sales, the REALTORS® Land Institute, an affiliate of the National Association of REALTORS®, is excited to present the 201 3 National Land Conference, LAND: THE REAL DEAL, on March 1 8-20 in Las Vegas. With such a low inventory, it will be good to see some fresh houses on the market. We here at SOMLS are still working to bring new and fresh services that will help you market and sell your new listings. One thing that we hope to have ready in a couple of month will be a new website for SOMLS which will feature an Open House section. Once in place, we will work on getting the public and REALTORS ® used to going to one central location to find all Open Houses on a given day. Libraries, encyclopedias and other slow sources of information are becoming extinct. This leads to the basic fact that in today’s world, information is overwhelming our senses as smart phones and tablets create an instantaneous bridge between questions and answers. To confirm this theory we just have to look at our individual internet habits. We roam the internet for information at work, while waiting in line at restaurants or even at friend’s houses. The study is called ‘The Digital House Hunt: Consumer and Market Trends in Real Estate’ and can be found at www.realtor.org or click here for a direct link. Potential buyers that use the internet in their home search also take more advantage of the old school advertising and marketing methods that REALTORS® use. They are more aware of yard signs, open houses and any advertisement. The internet using home buyer use these various avenues as an opportunity to research more about the house being advertised. As the graph above shows new home buyers are using their smart phones to access the internet at work, restaurants and even waiting in line. C O M The study found that research happens across multiple screens (devices) and touch points at the same time. This means that home buyers will research on the internet when watching TV, reading the newspaper, and/or listening to an advert on the radio. Finally we come to the point where home shoppers will use their mobile device to call a brokerage 28% of the time, locate an agent 21 %, and email a brokerage 1 8% of the time. Increasing your internet footprint is vital to take advantage of these buyers that use the internet to find and contact a person to help them buy their house. Section 2: Demographics & Offline Trends Here are some of the reasons that people have to buy a home: 30% Desire to own a home of my own 11% Desire for a larger home 9% Job-related relocation or move 8% Change in family situation 7% Affordability of homes 6% Desire to be closer to family/friends/relatives 6% Desire for a home in a better area 4% Retirement 4% Desire for smaller home 4% Desire to be closer to job/school/transit 13 Internet Footprint There are many reasons why people purchase a home and the reasons are as varied as the homes that they are looking at. However, internet savvy homebuyers will spend time online researching before they contact a real estate agent. Almost a quarter of homebuyers will contact an agent on the same day they start looking online. While almost two thirds of new home buyers will take over a month of research before they take the next step in contacting an agent. But, we can’t forget that this survey shows 24% of new homebuyers will make the next step on the same day they start their research. The survey also goes to mention that 78% of new home shoppers will visit 3+ sites prior to contacting an agent. 14 we n e e d to fi n d ways to i n cre as e o u r i n te rn e t fo o tp ri n t. . . NAR and Google wanted to know the age group demographics of those that are registered to buy or sell a home on a major real estate brand site. What they found was that 31 % of the people registered where between the ages of 25 – 34 and 21 % where between the ages of 35 - 44. Over 50% of home buyers are the younger generation that are looking for their first home or upgrading their home for a growing family. These buyers are more technology oriented and require a different relationship with their agent (see January REConnect for YPN information). Finally, the decision making process has changed. In 201 0 NAR and Google found that men were the prominent demographic to buy or sell a house on a major real estate brand site. They made up 57% of the population, while women only had 43%. In 201 1 that changed. Women make up 53% of the registered users while men account for only 47%. This change in demographics shows us the movement from a strongly dominated male audience to a more balanced audience where each side is equally important in the decision-making process. Section 3: Market and Consumer Trends The survey shows that first time homebuyer searches grew 5% year over year on google.com. 47% of the first time homebuyers are using the internet to search for a home and 77% of the first time homebuyers will drive buy a home that they viewed online. The internet is vital to over 50% of first time homebuyers as they will start the home buying process online before they contact an agent. What NAR and Google found out is that the senior home buyers are also turning to the internet for their home searches. 75% of senior home buyers go online to search, 39% began their research online and 30% of them will have first learned of the home that they will finally purchase online. The internet has become vital in today’s real estate industry. As the survey tells us, internet savvy homebuyers will spend a lot of time on the internet before they contact an agent. They are more knowledgeable about the industry and have a stronger understanding of the underlining process that they Fe b ru ary 2 0 1 3 R E C o n n e ct will go through from searching, to mortgage approval, and finally to closing. As REALTORS® we need to find ways to increase our internet footprint so that our names are more visible to the potential homebuyers that are looking and not ready to take action. Optimizing websites and advertising on the major real estate brand websites is only a start. There also has to be an effort to maximize your advertising dollars that you use for yard signs, open houses and magazine advertisements so that you can grab the attention of the internet homebuyers as the go around town or reading the newspaper. As they say in marketing a person needs to see something a few times before they pull the trigger. You just need to make sure that it is your face and your listings that they see.
