business. To keep with the theme, I’d like
to share with you a couple of “coming
soon” items I learned while at the
Convention.
I can’t believe it’s already time to write
another article – this past month has been
a whirlwind of activity. Your new Boards of
Directors are geared up and ready to go
for their first meetings (SOMLS November
1 9th at 1 :30 p.m. and RVAR December
6th at 9:00 a.m.). Several of your
leadership attended the NAR Annual
REALTOR® Convention week before last
in San Francisco and brought home a
wealth of information and updates that we
will be utilizing to lead our organizations in
the coming year.
Speaking of leadership, for those of you
who have been in the business for a while,
you probably know the name Paul Tuttle.
He was a long time member of the Grants
Pass Association of REALTORS® and was
our Oregon Association of REALTORS®
President in 2003. We are saddened to
report his passing this past Thursday. Paul
gave unceasingly to our industry and will
be sorely missed by all who knew him. Our
thoughts and prayers are with his family
and friends. A service will be held this
coming Friday, November 22nd, at 1 1 :00
a.m. at River Valley Community Church
(405 NE 6th Street, Grants Pass). There
will be a reception to follow the service at
the church.
This issue of the REConnect is dedicated
to some of the SOMLS tools and services
that you can utilize to benefit your
Rapattoni is scheduled to launch a new

will be able to crop, rotate, and sort

Also scheduled to launch from Rapattoni
in the first quarter of 201 4 are some
changes to the mobile/tablet version. With
these updates you will be able to do the
following from your smartphone or tablet:
Upload photos
Do price or status changes
Enter a listing (for those who are
authorized to do so)
Access and manage contacts and
prospects
By this time next year, Listhub is
scheduled to roll out analytics reports for
your personal website alongside the
analytics for the syndication sites (i.e. –
Zillow, Trulia, realtor.com, etc.) so you can
compare the value of leads from your site
versus the more generic sites.
This is just a small sampling of what our
vendors are getting ready to roll-out in
upgrades in the coming year, so make
sure you are reading our broadcast emails
and newsletters to stay on top of the
features and benefits that will help you in
your daily business.
A quick safety note: it has been brought
to my attention that REALTORS® in the
Klamath Falls area have been receiving
very inappropriate texts and pictures from
an unknown number. We have been asked
to advise you that if you or someone in
your office receives or has received an
inappropriate text or picture from an
unknown source, please contact: Officer
Bill Rhodes with the Klamath Falls City
Police Department and reference Case
#1 31 1 1 20069.
I hope you not only enjoy this issue of the
REConnect, but will take at least one thing
away from it that will help you in your
business. If you do, then we have
succeeded.
Have a great month,
Tina

We have an excellent organization. I
have been thinking quite a bit
about my goals for the coming year
as your RVAR President. I started
out by trying to think of what I
thought we needed to “change” in
order to improve our organization.
The more I thought about it, I
realized we are at a great place. So
rather than change I believe the
question is how can we grow?

increased emphasis on
communication between multiple
listing services and their members.
I am excited for the upcoming year
as President of the Southern
Oregon Multiple Listing Service.
Thank you for your trust in me and
the Board as we go forward in
201 4.
As you well know, there is a lot
happening in our industry that is
changing the way we do business,
and the lion share of the changes
involve technology. The SOMLS
Board has done a terrific job in the
past of staying on top of changes
and adding services that help you
do your job better or at a minimum,
make your job easier. We will
continue to stay focused on this
and welcome any and all feedback
you have about the services we
provide.
There are a lot of interesting
discussions happening at the
national level about how multiple
listing services work with their
members and where things are
headed in light of all the information
available to the consumer. I believe
these next few years we will see

The
Tools
of
SOMLS
When our perils are past, shall our gratitude sleep?
George Canning
By Lance Carroll
Southern Oregon Multiple Listing Service has a lot of tools for you to expand and grow your
business. Here we will highlight some of those tools and explain how they can help your business.
We start off with Rapattoni and how it is the glue that secures the relationships between the
individual brokers. Then we discuss REALTORS® Property Resource and how it can help the
REALTOR® find the best price for their listing. Listingbook is critical when working with buyers and
sellers in terms of educating them on the market conditions and available supply of homes. Finally
we talk about Listhub and how it gives you control over where your listings are on the internet and
infront of potential buyers throughout the world.
Rapattoni – The Launchpad
The primary purposes of an MLS is
to provide authorized Participants

binding unilateral offers of
compensation to other
Participants; to enhance
cooperation among Participants;
and to be a facility for the orderly
correlation and dissemination of
listing information among
Participants (both real estate
licensees and appraisers) so that
they may better serve their clients,
customers, and the public. SOMLS
uses Rapattoni’s MLS system to
help fulfill this purpose. Rapattoni is
the starting point that is not only a
feature-rich tool in and of itself, but
it is what makes the other SOMLS
tools and services possible.
data. Rapattoni gives the SOMLS
user the chance to search the
thousands of current listings, solds,
pendings, expired and withdrawns
that we have in Southern Oregon
and then narrow their search if they
are only looking for certain types of
property or amenities tied to those
properties. Rapattoni is so featurerich that it would take more pages
than we have in this newsletter to
go over them all, so we will just
highlight a couple of the key ones
that you can use every day.
the area. Map Explorer gives the
agent the ability to spatially look at
all the active and/or pending listings
in a targeted area. The listings
show up as dots that are clickable
to give basic information and to
open a detailed listing page for the
property. The added benefit of the
Map Explorer feature is you can
add point of interests to the map
like schools, police, hospitals and
golf courses to give the broker or
the buyer an idea of what is around
the targeted area.
You’ve heard us say it many times
over the years, that the MLS

who has an eclectic client that
wants to look at a bunch of random
properties that you can’t fit on a
single search. You do a search,
pick the properties that your client
might like and then click the ‘Add
to Cart’ button. When you have
finished compiling the list of
properties you can create a report
or click on ‘Add to Prospect Cart’
on left and that will send the list to
your prospect. The other benefit of
the ‘Cart’ is that is allows you to
save search results if you have a
sudden need to change your focus
to another client. The ‘Cart’ is great
for storing searches or properties to
view upon a later date when time
allows.
Rapattoni is the system that
enables SOMLS to be as effective
as it is. However, the ability to
search and create reports from the
vast amount is data is just the
beginning.
REALTORS® Property Resource (RPR®)
– Finding the Right Price
As REALTORS®, you need to
be knowledgeable in many
areas. Yet, the one area that is
vital in helping your client get
the best house or the best offer
is: knowing the market and how
much a property is worth. And
that is the strongest part of
RPR®.
To start off, RPR® has
information on over 1 .4 million
properties throughout the
United States. It is creating
partnerships with various
MLS’s to get their data and
make it accessible to
REALTORS® that have signed
up. RPR® collects data from
over 20 different sources and
merges it with data from the
local counties and MLS's. All
this data is free for REALTOR®
members and not accessible
by the public. The data is all
there on REALTORS® Property
Resource and all you have to
do is sign up.
SOMLS has agreements with
RMLS in Portland, MLS of
Central Oregon, Klamath
County MLS, and Grants Pass
MLS to allow users to see each
other's MLS data in RPR®. It is
not an offer of compensation,
but it does allow you access to
listed property information in
the majority of the state.
The part about RPR® that
makes it a strong tool for the
real estate industry is the
REALTOR® Valuation Model
(RVM ®). This tool in RPR®
gives the REALTOR® the ability
to adjust the property

hand. If there is a new kitchen,
RVM ® will adjust the price of
the home to fit the new data.
RVM ® can adjust the price on a
home to accommodate many
different additions or
renovations. If the bathroom,
square footage, bedrooms have
changed then you can input the
information and the RVM ® will
adjust the price. The other part
of RVM ® which is great for
REALTORS® is that you can
create adjustment when
comparing to similar properties
in the area. You can adjust for
market conditions, lot size,
view, exterior and interior
conditions and privacy. These

Listingbook – Empowering Your Client
Some buyers want to look at all the
houses on the market. They want
to be in charge of their searches to
fit their buying paradigm. Some
buyers are constantly changing
their wants and needs to fit their
knew dream of an ideal house.
Some buyers have the potential to
drive their agent to the brink of
insanity with their questions on why
a property that is listed on Zillow or
Trulia is not showing up in their
client portal.
Some agents know how this feels
and if you do then go to
www.listingbook.com and sign up
for your basic Listingbook account.
Listingbook’s system is based
upon empowering the client to
search the MLS database of active
listings like they were an agent.
These searches by the client are
saved in Listingbook and the client
will get daily updates if any listing
falls or moves in the criteria they
choose. The types of searches
and criteria of the searches that the
client has available are similar to
those found in Rapattoni. The
client has the power of their agent
without monopolizing their agent’s
time.
12
The beauty behind Listingbook is
that the agent will get daily notices
from Listingbook about any activity
that their client does the previous
day. The client creates a new
search and then the agent will
know. If the client finds a property
that they like, they can watch the
property and be alerted if there is
any change in status or price.

discussed. Where Rapattoni does
have something similar, this tool is
an added resource that is very easy
to use and understand and allows
for almost instantaneous
communication between the buyer
and the agent.
Another great functionality of
Listingbook is their tool that allows
your client to communicate with
