The traffic previewing your home during
the first 21 days on the market
When the home is first introduced to the marketplace and we have created a perception of value, we will see the heaviest
traffic. These buyers are our best buyers. Why? Because they are already working with the broker population, they are
typically seasoned buyers, they have seen all of the inventory, they may have lost other homes in multiple bid situations, and
they are typically prepared to step up to the plate and make an offer. If the positioning has created a sense of urgency where
more than one buyer wants the property, they will be asking the questions, “What will it take to get this house?” and “What do I
have to do to take it off market?”
After the first week we will begin to see the traffic taper off. These buyers do not have that same sense of urgency the first
wave of buyers had. They are not as excited, and these buyers are asking the question, “I wonder what this
property is worth.” By the time we enter the third week of marketing, the showings will have dropped off
dramatically. These are buyers just entering the market and not ready to make decisions—they are not

Preparing your home for showings:
•Open drapes and curtains before prospective buyers arrive. Make certain the temperature is comfortable
•Turn on all lights, especially at night, to highlight your home’s amenities
•Set your dining room table for a decorative appeal
•Keep pets out of the way temporarily unless they are quiet and well behaved
•Playing very soft background music is acceptable, but blaring stereos, radios, televisions will impede discussions
•Never apologize for the appearance of your home. After all, it’s been lived in. Let your Coldwell Banker Agent react to comments
•Plan on vacating during showing period. Potential buyers may feel like intruders and hurry through your home if you are there
