2008 SALES MEETING
MBS Inner Circle Winners:
Kirby’s Point of View…
My Oh, My. Another year just flew by and now we are already three
months into 2009.
With the New Year comes our Annual Sales Awards meeting in
Orlando and recognition for outstanding sales performance, in a number
of categories, by a lot of sales people. There will be lots of photos from
our Orlando event in this Update issue.
So, congratulations to all and a special round of applause for Dean
Woodyard and Scot Burney who shared Salesman of the Year Award and Ed Hobbs and his team
in West Palm who won the Store of The Year Award.
All of the people who were recognized for outstanding performance just proved it again and
again that a positive attitude and a relentless will to find sales opportunities does payoff.
That doesn’t mean that every sales lead and every bidding opportunity is going to be
converted to an order. The strike outs are more plentiful than the base hits, but if you are in
the game you will get your turn at bat; and there my friends, is when opportunity meets
performance. If you perform (use your learned skills and experience) success follows.
I’m starting to get warmed up here so bear with me.
I said this at the meeting in Orlando, I said it above, and here it comes one more time:
“Get in the Game!”
Don’t sit on the sidelines waiting for something to happen or hoping something will come
your way. It won’t happen. You have to be very pro-active in searching for business possibilities;
and you should be using all of our many capabilities and tools to earn more business: Quoting
trusses (we have four truss plants); presenting and quoting Quick Wall, our poured concrete wall
system, presenting and quoting custom millwork and doors (we have seven pre-hung door and
millwork shops), presenting and quoting Andersen wood windows (We are the largest Andersen
Circle of Excellence dealer in the state of Florida), presenting and quoting Shell Packages (we
will install Trusses, Quick Wall systems, Framing, Windows and Trim).
Be aggressive. Get out and find the Action! Look and listen. Know what’s going on in your
market. Be a Player….Get in the Game!
This tough economy is starting to be a real challenge, even for the thieves and cheaters. It
seems that everyday we learn about another bad guy that has “screwed” unsuspecting investors
out of billions of dollars. The cockroaches are coming out of the woodwork.
It is discouraging to hear so much bad news about the corruption in our society, but keep
the Faith; the good guys will eventually win.
As for the bad guys – Just shoot the bastards! ■

n Saturday, January 24th, at our annual sales meeting, you all witnessed a somewhat embarrassing
moment in my life. When Spike asked me what my biggest lesson learned through the Magnificent
Seven exercise was: I stumbled, then fell flat on my face, I had no answer. I even went so far as to
say I’d have to get beck to him on that.
At least this gives me a chance to fall forward. What follows is an attempt to answer that question as
best I can relate it. I’ve been afforded many opportunities at self-improvement as a Manning employee. The
door shop has allowed me to work with them in typing tickets, which has taught me a great deal on buildups and the like. Terry Blair has allowed me to ride with him on window and door service calls. We’ve even
helped out the yard by doing pick-ups. Riding with the outside sales guys has shown me what transpires
on the job sites and what they have to do to often solve a customer’s problems. I’ve been able to attend
several seminars and trade shows to pick up new information.
Ultimately, the true answer to that question is: I’ve developed a much greater appreciation for how hard
my co-workers work. I am proud to call myself a member of the Manning family.
We work with a great bunch of people and they prove their commitment every day. Spike, I hope, that
in some small way, this answers your question. I firmly believe that we must learn something new every day.
If not, we cease to exist; and I’m not quite ready for that alternative. Thank you. ■
Sincerely,
Mike Neff (Ocala)

Green Remodeling
Add Green to Your Bottom Line!
E
ven though it appears that the “Green
Movement” has stalled, that couldn’t be
farther from the truth. In 2008, Governor
Charlie Crist named seven additional appointments
to the Florida Governor’s Action Team on Energy
and Climate Change. Governor Crist established
the Action Team on Energy and Climate Change by
signing Executive Order 07-128, on July 13, 2007.
The team will develop an Action Plan to achieve targets for statewide greenhouse gas reductions,
including policy recommendations and changes to existing law. Part of this plan includes residential
building practices.
So, in the best interest of being proactive, Quick Wall is now a member of the Florida Green
Building Coalition (FGBC). FGBC is a nonprofit Florida corporation dedicated to improving the built
environment. Their mission is “to provide a statewide green building program that defines, promotes,
and encourages sustainable efforts with environmental and economic benefits.”
The FGBC Green Home Standards indicate the criteria by which a Florida home can be
designated green. By choosing to build green, you have chosen to reduce the burden on the
environment and add value to your home through a voluntary Florida green home designation as
administered by the Florida Green Building Coalition. FGBC’s purpose is to provide the tools and
guidance necessary to help the contractor and supplier meet the needs of the homeowner, as well as
reward and promote their efforts as a Florida friendly builder.
Why should you support a green design designation?
Many homeowners are desiring and some insisting that their home be earth friendly, affordable
to operate, and healthy to live in. FGBC’S Green Home Standard is a tool that will guide the
customer through the process of selecting green features that are cost effective, benefit the
environment, and will fit in with your current practice. The standard has been developed such that
it is achievable by everyone and will be recognized as a statewide industry standard.
Being knowledgeable about green practices and products sets the builder and supplier apart
from the rest of the crowd. In a market that is scratching for the attention from every prospective
customer, being “Green” may be the difference between getting the project or not. When a customer
is looking for a builder, it’s the minor differences that grab their attention. Today’s homeowners are
identifying the importance of doing their part and owning a “Green” home. Therefore, to add some
green to your bottom line, it might be a good idea to be a leader in this market and not a follower. ■

The End Result
I
n today’s market, it’s important to be relentless in your search for business. This is certainly the case
with Kevin Larrabee and Dean Woodyard as they worked together to complete an addition in St. Pete.
Al Tamburrino (Tambersham Construction) was contracted by a special needs Vietnam Vet to add an
addition unto his existing coastal home. The homeowner, confined to a wheelchair, needed more space in
the master closet and bath. An addition was planned that incorporated a large walk in closet, and a master
bath that was large enough for his access. The coastal St. Petersburg home also planned to have the space
topped with Quick Wall’s precast concrete to serve as a safe room. Double insulated concrete walls were
employed to support the concrete top, and the entire project was installed in just about 4 hours.
With a tight timeframe, low power lines and a very tight workspace, Al relied on Kevin to make his
project a success. With Kevin working out the logistics, this project was finished in fewer than 4 hours…
including the safe room.
Al said, “If I had known that the Quick Wall product had such a great finish, I would have used it years
ago.” In fact, Al mentioned: “Coming from a guy who used to use (a competitor), Quick Wall is Great!”
Kevin worked with Dean Woodyard to make this a success. They solved the customer’s problems by
providing them with the right building material solutions. Currently, Al is finishing a design on a 6,000+ sq
ft house. He wants to use the MBS Shell Package (Quick Wall, windows, trusses, doors, lumber, etc.) to
expedite the whole process and receive one bill.
At the end of the day- the homeowner is happy with his project, the contractor’s expectations have all
been exceeded, and MBS has built another solid relationship with a satisfied customer. Congratulations to
Kevin and Dean for a tough job well done! ■

Jacksonville – JW Custom Hones, Inc.
‘Connecting generations through quality building’
JW Custom Homes is a second generation custom homebuilder owned by Jason White. Jason
is the son of Howard White, founder and owner of the former North Florida Builders. Starting at the age of 14 by sweeping homes under construction, Jason exudes the passion, talent
and knowledge operating a custom homebuilding company successfully demands.
Quality, service, customer satisfaction and home designs with upgraded features as standard,
and full custom home services, makes JW Custom Homes the builder for the present and the
future, as he sets the new standard for custom homebuilding in Northeast Florida. Currently
offering 10 home designs in their portfolio, JW Custom Homes will alter these designs, create
a new design or build their buyer’s plan. Additionally, he will build on his lot, on the customer’s lot, or find a lot for the customer throughout the Jacksonville/St. Augustine area. Although pricing is set using a template of appointments, the sky is the limit for what a buyer
wants.
Jason works directly with each of his customers throughout the entire process, developing a
one-on-one relationship with them. Jason has teamed with associates, Robert Milligan
(construction superintendent) and Christy Carroll(office administrator) with whom he has
worked for many years prior to the inception of his own company. Teresa Wright(Sales &
Marketing Manager) joined the team in August. All 3 also work with the buyers from their
initial visit to the sales model through when they are handed the keys to their new custom
home, and beyond.
Custom home remodeling is another specialty offered by JW Custom Homes. Many people
prefer to update their present home, and JW will do such with the same philosophy as in our
new home division.
At home, Jason is greeted by 2 daughters and his wife, Shelly. Surfing is his hobby, which
he has enjoyed locally as well as locations around
the world.

The Motto says it all! “As Unique as Your Signature” is the way to
describe SanderSon Bay Fine Homes and their “Signature Homes”

Customer Trip to
Atlantis
his year Manning had its customer trip at the Atlantis resort and casino on
Paradise Island, near Nassau in the Bahamas. The island was developed
T
almost exclusively to delight and entertain visitors. The Atlantis also has a 97-acre
“waterscape” with over 20 million gallons of waterslides, lagoons, pools, waterfalls,
giant subterranean aquariums, all adding up to the largest marine habitat in the
world.
During the trip customers were able to relax and bask in the sun and experience a variety of activities and excitement. The
last evening was most enjoyable with our entertainer, Andy Childs, as he gave everyone a spectacular intimate performance.
Manning’s trip program points are awarded based on customer purchases from January 1st through December 31st. Trips are
then taken the following year. If you have never traveled with us, please ask for information from your sales representative or store
manager! Manning will be taking a 6-day Mediterranean Cruise next year…Don’t miss out! (pg. 12 will give you all the details) ■

track, nine-hole miniature golf course, and top-of-the-line fitness center and spa. The on-board entertainment

surrounded by ample places to soak up some rays.
The three main dining rooms are connected by a grand, sweeping staircase. Four other dining areas and
restaurants provide more casual dining. After the sun sets, choose between a jazz club, nightclub, golf bar, cigar bar,
sports bar, cocktail lounge, aquarium bar, champagne bar, and dancing lounge. There are also live performances at

Nugget of the Month
A
s we slipped out of 2008 into the New Year, we all had mixed emotions on what the future will hold
for us. Everything in the economy that is happening and with all we see in the government with the
bailouts, the rise in unemployment, and our confidence in the overall picture for our country, I think
the vast majority of us get caught up in this fog of the media and the newspapers. We hear the big economy
wizards of today say it’s near the 30’s soup kitchens. Yes, we all can agree that things are tough, and it will take some time to rebound
from this down market. We need to look at this in a positive way; we still live in the best country, where hard work and good decisions
pay off. We will look back at this and agree that it was tough, many businesses closed, good people were laid off, but we must keep our
eyes focused as a country that better days will come. We are the leader of the world, the lighthouse on the hill for the world, and the
country that gives more than most do combined.
I know things are slow and we have extra time on our hands. This is a great opportunity to spend time every week on improving
our skills. Have a goal to spend one hour a week on product knowledge. If you lack truss experience, stair knowledge, window
knowledge, do something about it. Get your nose in a book or open a codebook and get some self-improvement. I know as salespeople
we have heard over and over the word being positive from our managers. I know we must keep our heads up and have a great attitude
towards what we are doing. I am convinced that we choose our state of mind every day. When we get out of bed and put on our slippers,
we clap our hands together and say it’s going to be a great day. My fellow brothers and sisters in the mud pit, you have to have a mindset
to be positive and it is hard day-to-day to keep focused on being positive. As our speaker from January said, have some humor and let’s
wash off the dirt of life and make it a priority to start fresh today.
Why does Manning Building Supplies maintain such a high track record of keeping customers? What does a builder look for in a
lumberyard? Is it prices, timely deliveries, a good reputation, and a knowledgeable salesman? I believe Manning Building Supplies
has a competitive edge over the other lumberyards in our market. We have good people in place to establish buying power throughout
the state. A team that works together; who understands our mission we try to provide in this market; inside sales people that are
knowledgeable; a dispatch crew that also understands that everything revolves around sales. I also believe if you look at our outside
sales force, we do not call ourselves salesmen, per se. Yes we have to sell material, but we view ourselves as problem solvers; able to
get you answers on questions, product information, and new things that are coming out in the market. The last thing I want to say is, if
a builder is deciding on a lumberyard, we are a privately owned company. If you are in Jacksonville, the door is always open to Spike’s
office, or he is a phone call away. The owner is not eight states away letting his board decide how well you get serviced.
As we all struggle through this economic downturn, I want to thank all the customers of Manning Building Supplies for making us
who we are in the state of Florida. Thank you for your dedication and loyalty to our business.
As Kirby Manning has said, stay positive, know what’s going on in your business, better yourself, learn something new everyday, and
service your customers to the highest level that you can. The final little nugget is: remember you are selling solutions. Let’s go out as
professional sales people and show what we have to offer. The effort that you put in today will be the results that you will get tomorrow. ■

MY

EXPERIENCE
by Pat Miller, Jacksonville
L
ast March I took the on-line test to be a contestant on JEOPARDY! to fulfill a lifelong dream and I
actually got a call back for an in person interview last August. I took a day and the best wishes of my
Jax co-workers and drove up to Savannah for the second part of the process. It was a lot of fun playing
against other people in a mock game and doing a personal interview to try and actually make it to
Hollywood. Imagine my shock when I received a call at the end of January to come on out and play for real!
Talk about bouncing off the walls in excitement! So, off I went to actually play on February 18th.
The whole experience was a blast. I got to meet legendary announcer Johnny Gilbert, had my picture
taken with a very charming Alex Trebek and I got to play against two very difficult opponents. The game
goes so much faster in real life than on TV and the set is much more intimate than it appears. You’ll be able
to play along with me on Wednesday, April 29th, when the show airs on national television - and I am
pleased to say I look taller on TV. That’s because they stood me on a 6” box to get me to an even height with
the other players! You’ll see the difference at the end of the show when we’re all standing in front of the
podium with Alex. ■
