Bari is the capital city of the province of Bari and of the Apulia region,
on the Adriatic Sea, in Italy. It is the second most important economic
centre of mainland Southern Italy after Naples, and is well known as a
port and university city, as well as the city of Saint Nicholas
Bari is made up of four different urban sections. To the north is the
closely built old town on the peninsula between two modern harbors,
with the Basilica of Saint Nicholas, the Cathedral of San Sabino and the
Hohenstaufen Castle built for Frederick II, which is now also a major
nightlife district. To the south is the Murat quarter, the modern heart of
the city, which is laid out on a rectangular grid-plan with a promenade
on the sea and the major shopping district.
Modern residential zones surround the centre of Bari, the result of chaotic
development during the 1960s and 1970s replacing the old suburbs that
had developed along roads splaying outwards from gates in the city walls.
City Overview
It’s divided into two main parts marked out by Corso Vittorio Emanuele; the old city, a network of
medieval streets and monuments, and the quarters which developed after 1820, characterized by
straight streets and perfectly square islands.
Bari enjoys considerable industrial development. The industry was born of necessity to
preserve both agricultural produce (eg. cherries, tomatoes, artichokes, grapes and tablewine) and the fish industry (including sea food - the city’s pride and joy and the basis of
many local dishes).
Bari is home to many factories and there are now many other industries that keep the city
financially healthy. The growth of the industries was one of the primary factors behind the
building of the airport (Palese) was built.

CITY OVERVIEW
Bari has changed a lot since the beginning of the 19th century due to
urban development and at the end of the century there were a great
deal of new buildings including the railway station (built in 1875).
The city is well served by buses that reach the whole city as well as the
surrounding districts. Piazza Aldo Moro, close to Central Station is
the terminus for most of the buses. The city also has an efficient rail
service linking the North with Southern Italy; there is also an excellent
motorway system. Thanks to the Napoli – Bari and Bologna – Bari
routes, tourism has flourished in Bari and continues to do so.
The ancient district is worth visiting with the impressive Romanesque
- Pugliese structures and many churches such as S. Giacomo. The
Lungomare (promenade) is a popular place for walks and traditional
festivals. The Fiera del Levante, one of the largest trade fairs in Italy,
which takes in place in September also stands close to the sea.
Corso Vittorio Emanuele winds alongside the promenade, separating the ancient district from the center. Perpendicular to the Corso is Via
Sparano, famous for its luxurious shops. The medieval Muraglia (wall) stands on the promenade, and at one point, the sea once reached
right underneath the wall.
This ancient structure looks towards the old port and the new port. The ports are not only used on a commercial scale but they represent one
of Italy’s principal petrol ports.

City Areas
The residential areas in Bari can mostly be found in three areas; the Old Town, the New Town and
the Industrial area.
Another main road that divides the city is Via Capruzzi, it winds through the most modern part of the city where most of the major
businesses have offices. This is also the area of many other large shops and local markets
Most areas in Bari are family-friendly, well-connected with public transport and in the vicinity of shops and supermarkets.
THE OLD TOWN (NORTH)
The old town is probably the most fascinating area of Bari, as it gathers most of its history, ancient arts and culture. Here, the properties on
offer are newly with a seaside view. The area is only a little walk away from the centre of Bari and Lungomare (the promenade).
Besides its cathedrals, little churches, castles, fish markets, and little white streets, the Old Town also offers a beautiful seaside scenery and a few
“city gardens”, little green areas along the ancient walls and the Lungomare. In recent years, the Old Town, or Bari Vecchia, has also become
the core of the city’s social life, with a wide range of restaurants, art galleries, entertainment, pubs, and a few prestigious shops, mainly selling
art craft products and exotic furniture. Being an attractive area, properties to rent in these areas are hard to find as most people prefer to buy.
THE NEW TOWN (CENTRAL)
The new part of town is also referred to as “Bari Murattiana” as its construction started in 1813 under the government of Gioacchino
Murat, Napoleon’s brother-in-law and King of the Two Sicilies Reign.
Today, it represents the commercial area of Bari, with beautiful properties and expensive apartments.
The main street, Via Sparano, runs through the central town with 800 m of elegant boutiques, shoe shops, selected food groceries and all
sorts of luxury goods. This area is where the most sought-after properties in Bari are located, although parking and traffic represent a daily
issue. Only a few buildings have parking spaces but there are plenty of multi-storey car parks available.
This area also hosts the oldest theatres and cinemas of Bari, as well as government and financial offices. The main “Piazzas”, such as Piazza
Garibaldi and Piazza Umberto, offer nice little green oases and playgrounds for children.
THE INDUSTRIAL AREA (WEST)
West of the old and central Bari, the industrial area includes various sub-areas of both industrial and residential nature.
The “Zona Industriale” gathers the main factories and industrial establishments of Bari, together with the biggest shopping outlets. Housing
available ranges from apartments to spacious villas with private gardens and parking. Houses in these areas are sought-after, overlooking the
sea and far more spacious than those available in central town.
The little Pineta Comunale di S. Francesco is a little park near S. Girolamo, not far from the Fiera del Levante (where international
exhibitions are held periodically) and the old Stadio della Vittoria, now hosting concerts and plays.
OTHER RESIDENTIAL AREAS:
Residential areas located to the east and south of central Bari, are mainly tranquil suburbal areas, missing the immediate proximity to the
seaside although still within the town’s boundaries.
Japigia and Poggiofranco are the main sub-areas in this part of Bari. Properties here are family-friendly and of modern standard. Some of the
most recently constructed residential buildings in Poggiofranco (near the Sheraton Nicholas hotel) also host offices and company premises.
Another option is also the immediate neighbouring villages of Bari. Bitritto is only 9 km away from Bari and very well connected to the
central town. It also offers the benefit of modern country living, just like other areas such as Triggiano, Valenzano, Adelfia and Modugno.
These areas are for those who prefer living in smaller villages while still being only a short drive from the centre of Bari.
Santo Spirito is another “frazione” of Bari’s province. It is closer to Bari itself and only a couple of km from Palese and its airoport.

Airport Information
Bari has one airport, Bari Palese Airport, located approximately 11 km outside the city centre.
TRANSPORT
Bus
Autobus Tempesta commutes between the airport and the central train station every 45
minutes. A one way ticket costs about 6 Euros. The trip takes about 20 minutes.
Autobus Amtab 16. Leaves every hour from the airport to the centre of Bari (Piazza Moro).
A one-way ticket costs 0.80€ Euros, travel time is approximately 30 minutes.
Taxi
Taxis are located just outside the entrance/exit of the airport. A trip from the airport to
central Bari costs approximately 30 Euros and takes about 20 minutes, depending on traffic.

Babysitting
When looking for a baby-sitter or a maid you have various options to choose from. Usually, these
services are available in three options; hourly, daily, or live-in. We highly recommend that you request
and check all applicants’ references.
Hourly
These workers are usually Italian and non-Italian. This kind of help is easy to find, readily available, and not very expensive. The going rate
is approx. 5 - 7 Euros an hour as much depends on the number of hours worked.
Daily
These workers are usually non-Italians who have their own place to live, but work at the home of one employer for the entire day. They are
called ‘lungo orario’ and work a fixed number of hours a day(usually starting at 7.00 or 8.00 and ending at 17.00 or 18.00 from Mon through
Sat)a day. The salary they earn varies greatly depending on the agreement initially agreed upon. Unfortunately, it seems that sometimes
the salary depends on the nationality of the worker. Workers from the Phillippines command a higher salary in comparison to most other

It is not uncommon to have a person living with a family who takes care of both the house and the children, these are called ‘Fisso’. There

HOW DO I FIND THESE SERVICES?
On the English Yellow Pages website you will find classified ads from individuals looking for such work, and you may also place an ad if you
are looking for home help. The most common way to find a baby sitter is through word of mouth, i.e. asking around for reliable, qualified,
and experienced people. Otherwise people find baby-sitters through ads in the newspapers (Gazzetta Affari/Business), or through temporary
job agencies. For home help one can also contact “Imprese di pulizia” (Cleaning Companies).

CHEQUE BOOK
A cheque (Assegno bancario) can be used to
make payments and the sum will be debited
from your bank account on the same day if
it is cashed in at the same bank, otherwise it
generally takes 6 working days to debit/credit
your account. Cheques are not usually accepted
in shops, airports or train stations but are most
often used in for the payment of services or
between private individuals.

There are several large supermarket chains in Italy that sell fresh produce as well as frozen, canned,
and packaged foods. Opening hours are usually between 08:30 and 20:00, Monday to Saturday.
The major chains are GS Supermercati, PAM Supermercati, Sidis, Coop, Eurospin, I Dok and Auchan. They are located throughout the
region and opening hours are usually between 8.30 and 20:30. In the summer, the supermarkets are usually opened half an hour longer.

Mark national and regional public holidays on your calendar. Below you will find a complete list.
Apart from the national holidays in box on right, each town has a day of festivities for its Patron Saint. There are 365 Patron Saints - one for
each day of the year. The Patron Saints of Bari is San Nicola and is celebrated on the 7th, 8th and 9th of May.
WARNING!
Although in recent years things have improved, Bari virtually ‘dies’ during the month of August. Many businesses close for the entire month,
as the italians leave for the sea or mountains to escape the humidity of the city.
The 15th is a festivity called ‘Ferragosto’. On this day any italians remaining in the city traditionally go to the country for the day.
Everyday life in this period is almost completely put on hold in Bari, so forewarned is forearmed!
The Christmas period starts on Christmas Day and goes through to the 6th of January. Most businesses and schools close for this entire
period.

In Italy, your medical assistance options consist of the public Italian health care system or a private
insurance plan.
In Italy you can find low cost health care and a good standard of medical assistance., both out-patient and in-patient, public and private. However,
it is not uncommon that many Italians and foreigners too choose to take out private health insurance to cover the cost of hospitalization and
surgery with the purpose to avoid the long waiting lists that are customary in the state system.
If your sole source of revenue comes from the Italian entity, then your status is that of a impiegato locale, and you are entitled to Italian social
security coverage.
If your salary originates from outside Italy (from your home country or that or your company), then your status is that of a “distaccato”. In
this case, you need to ensure that you can benefit from any reciprocal agreements which exists between Italy and your home country ( The
European health insurance card covers European toursits, the E106 will allow Europeans to register for a doctor after they have obtained
residency, the SE 404 and “Certificate of Coverage form” - SE 404-2 for Americans and the SE401 Q01 for Canadians). Your home HR
group will have applied for those forms in advance, and will give them to you.
Social security coverage is compulsory for every working person in Italy and contributions to the system are deducted directly from salary
and transmitted by the employer to the INPS - Istituto Nazionale Previdenza Sociale. (See Pre-Arrival Information : Health & Medical
care). The registration is done at the local health authority (Azienda Sanitaria Locale or ASL) and once you are registered, you will receive a
health number and health card (Carta dei Servizi) and all visits to your family doctor will be free. He or she will issue you with any necessary
prescriptions and referrals to specialists. Please note that the majority of doctors do no speak English, that’s why the majority of expatriates
go the international medical centers.
When a pharmacy is closed, at night or during holidays, there will always be a sign on the door, indicating the nearest open pharmacy.

Emergencies
In case of emergency, you will need to go to your nearest emergency room and wait to be treated. If you are unable to do so, call 118 and the
appropriate medical service will reach you. Note that if your medical problem is not considered an emergency, you will be asked to pay for
your treatment, according to the type of problem.
Private insurance
With private insurance, you are free to choose any doctor or specialist and be treated in private hospitals and they are usually very expensive.
However, the quality of medical care is likely to be the same as in public hospitals as doctors often work for both the state and private system.
Before leaving your country, do always check beforehand whether your insurance company covers you for your particular type of treatment.
In fact, some local authorities, have reached agreements with certain private hospitals allowing national health patients to get treatment at
the cost of the Social Security System.

This museum has various sections with examples of European fauna and a small amount of
fauna from other areas, including fish, amphibians, reptiles, birds and mammals as well as a

The anatomy section includes brains of mammals and birds .

The most important part of the museum is a neolithic tomb in excellent condition, accompanied

Parks
There are three main parks in Bari, the small “Pineta Comunale S. Francesco alla Rena” in the S.
Girolamo area, the centrally located Parco 2 Giugno and Parco Largo II Giugno in Poggiofranco.
The latter two parks are guarded during opening hours.
The parks are open every day except Monday, between 08:00 and 17:00 with good facilities for jogging. Pic-nics are allowed, particularly in
Pineta, where wood tables and seats are provided.
Other popular areas are located slightly outside the city, heading south towards Selva di Fasano and the zoo, or North, towards the Gargano
promontory and its Natural Park. The promontory is actually an island, with many caves. One of the main reasons for which the Park
was established was the presence of important humid zones like the lagoons in Lesina and Varano, the marshes in Frattarolo and Daunia
Risi, the mouth of the river Fortore, the lake area of Sant’Egidio, and the marsh of Sfinale. The water sources in the northern part of the
promontory (the coast between Vieste and Peschici) are interesting because of the presence of amphibians, reptiles, and migratory birds,
which also populate the water stagnations in the hinterland.
The wetlands of Gargano and Capitanata have always raised the interest of scientists and tourists for the different environments they offer
and for being situated on the migratory routes between Europe and Africa.
BOTANICAL GARDEN
The Botanic Gardens are in the university area and cover an area of 10,000 square metres with all kinds of species. There is a large, artificial
lake, which is home to Apulian acquatic flora, and educational experiments are performed here with a large number of intertropical species.
The garden is located in Via Orabona 4.

Pharmacies
In Italy, pharmacies can easily be identified by a red or a green cross wall fixture outside. Opening
hours are usually Monday to Friday from 08:30 to 13:00 and from 16:00 to 19:30.
Some pharmacies are also open during weekends and at night, from 20:00 until 08:30. During this time a surcharge is applied to any
medicines purchased. There are also 24-hour pharmacies that generally do not apply any additional surcharge for night time sales. Outside
each pharmacy, a list is posted containing all the pharmacies to be found in that particular area with their opening hours and details of
weekend or night shifts.

Police Stations
The ‘Questura Centrale’ is the main headquarters of the police in Bari. Then there are the
‘Commissariati’ - local police stations - which are branch offices of the Questura.
There is a Questura in each of the 103 Italian provincial capitals. It is responsible for all the activities carried out by the Police within the
province.In major cities and highly populated towns there are police stations named “Commissariato”. Each Commissariato is under the
authority of the provincial Questura.Their task is to control, prevent and fight crime in their jurisdiction, and to deal with paperwork as to,
among other things, requests for gun licences, passports, permits, and regularization of foreigners.
PERMIT OF STAY
As a non-europea residing in Italy for more than three months, you must legalize your position in Italy. In order to do this, you must be
issued a permit of stay “Permesso di Soggiorno” . Both applications for the first time and also renewals have to be filed at the nearest Post
Office. These will then be forwarded to the relevant Questura or Commissariato for the processing of the file, taking of fingerprints, issue
and collection of the permit.

Apart from regular mailing services, post offices in Italy are also where bills are paid and pensions are
collected by senior citizens – it’s just a question of standing in the right line.

Sometimes there is an employee that can
help by advising which is the right queue

Generally, most of the offices have more
lines dedicated to “payments”, and fewer
to “sending”
For instance, if you need to pay your
bills, ask for the “pagamenti” line.
Every neighbourhood has its local post
office branch. Hours vary but in general
they are open from Monday
to Friday 8:30 – 14:00 and Saturday
between 8:30 and 13:00.

opening hours and of course, it is possible
to have a lot of services on line.

SENDING MAIL
Stamps are sold at the tobacconist’s ‘tabacchi’
or at the post office. Regular mail costs from
Euro 0.60 for Italy and from Euro 0.65 for
any country of the European Union. It costs
from Euro 0,85 for the rest of the world.
MAIL FORWARDING SERVICE
This service, called “SEGUIMI”, helps to
receive all your mail when you change address
even outside Italy and Europe.
For a pre-defined period they will send
everything to the new address.
The mail has to be posted in the red post boxes
outside the post offices or the tobacconist’s.
The post box has two sections: one for the inner
city mail ‘la città’, and one for all destinations
out of the city ‘altre destinazioni’.

The mail through priority post ‘posta

Public transport in Bari is considered well organised and covered. All buses and trains depart from
the Central Station in Piazza Moro.
BUSES
Public buses in Bari are run by AMTAB (urban) and SITA (suburban). Most buses are new, and their size depends of the number of frequent
users of the serviced area. Their punctuality is rather questionable but all peak hours are covered with the necessary number of runs.
A single ticket costs 0,80 cent and is valid for one hour. A monthly ticket costs 30 Euros. Tickets are available from newstands, bars, tobacconists
and automatic dispensers. Buying a ticket on the bus is not possible.

DRIVING IN ITALY
If you have a valid European license you may drive for up to one year after establishing residency in Italy. Thereafter you must convert your
license to an Italian one. If you have a non European license, this is not valid to drive in Italy, you must obtain an International License. An
International license is valid for up to one year after establishing residency.
After one year has passed, you are required to obtain an Italian license. Some non-EU countries have a bilateral agreement whereby a license
can be converted into an Italian one; others do not. If there is no bilateral agreement then you are required to go to driver’s school and pass
the Italian exam. Translators are available for the lessons but the exam has to be taken in Italian.

Although nightlife in Bari is not as vibrant as in the bigger cities in Italy, central Bari and Bari Vecchia
offer plenty of pubs and clubs to enjoy.
One next to the other, they fill up P.zza Mercantile, P.zza del Ferrarese and the little white streets of “Bari Vecchia” where people meet to
spend their entire evening or for just a drink before going to a club or a disco pub. During the summer, late night-life moves to the northern
province of Bari (Trani, Giovinazzo, Bisceglie) as well as further South (Polignano, Monopoli, Capitolo) and in the province of Brindisi
(Ostuni, Cisternuno) where bars and clubs open their summer venues mainly on the beach.
In the provinces around Bari, approximately 30 minutes drive, are Giovinazzo, Bisceglie and Trani (Northern province of Bari) as well as
Torre a Mare, Polignano and Monopoli (Southern province of Bari).
All these areas offer a wide choice of bars and entertainment venues. In Bisceglie there’s plenty of pubs, bars and restaurants along the sea.
Trani is an Apulian mini-sized “Saint Tropez” and a perfect pre-clubbing stop if going dancing in Bisceglie. Further South, Polignano and
Capitolo (Monopoli) are the places to be in the summer, with disco pubs and clubs by the beach.

Via Sparano
The heart of Bari is Via Sparano, a
pedestrian street 800 m long with elegant
shops selling furs, jewels, leather clothing,
footwear, perfumes, evening dresses,
books, underwear, gifts, etc. The most
important building of Via Sparano is the
Palazzo Mincuzzi, now hosting a Sisley
megastore. Via Principe Amedeo midcrosses Via Sparano, continuing the high
fashion list of shops, all the way to Corso
Cavour.
Corso Cavour
Starting by the side of P.zza Moro (Central
Station), all the way down towards the old
town, intersecting Via Principe Amedeo,
Corso Cavour offers a cheaper version of
Via Sparano’s shops. Like Via Sparano,
it offers shoes, clothing, accessories and a
lot more but at a more affordable price.
There’s also a little covered market (near
Hotel Oriente) offering the same goods
and open everyday (same opening hours
as the shops). A few more shops can be
found along Corso Vittorio Emanuele
II, intersecting Corso Cavour at the end
(near the old town).
Via Manzoni
Via Manzoni offers a good variety of small
shops with affordable prices. Clothes,
shoes, silver and accessories can be found
in the little shops of this street, parallel to
Via Sparano, further North. The street
can be easily reached from the bottom
of Via Sparano (along Corso Vittorio
Emanuele II all the way up to and across
P.zza Garibaldi).
Small shops with handicraft products can
be found scattered around Bari, waiting to
be discovered by tourists. Keep your eyes
open when driving around, there’s always
some little outlet to discover around the
corner…

Installing or fixing utilities can sometimes be a somewhat tricky and bureaucratic experipence
when living in Italy. Having your utility bills paid directly by your bank through home banking is
recommended in order to avoid possible complications.
Gas heating and hot water: If your apartment has communal central heating, then the cost of heating is normally included in the building
charges which are added to your monthly rental. However, if your property has individual gas heating you, as the tenant, are responsible for
the general upkeep and maintenance of the boiler.
In Italy, there are several companies that change from town to town: in some cases the gas distribution is managed by the local city hall directly,
in others through private companies. Your Relocation Coordinator will inform you about this upon the signing of the utility contract.
Please note: by law in Italy people are allowed to switch on the heating system from October 15th until April 15th. There is also a limit for
the authorised number of hours to heat the house during the day, 14-16 hours in general and the temperature in the house should not exceed
20°. When the heating is centralized these rules are strictly followed. By the way, if your have independent heating you can basically choose
what suits your needs best; of course being sensitive and respectful to a law conceived to reduce air pollution and consumption is above a
personal civil responsibility.
Electricity: Electrical voltage is 220 V in Italy and current alternates at 50 cycles. Wall sockets are not necessarily compatible with plugs from
other European countries; we therefore recommend that you find out whether the electrical items you wish to bring with you can be adapted
for use in Italy with transformers or plug adaptors - if in doubt call us. ENEL (the national electricity company) offers a free advisory service
on electricity consumption and will be happy to look at your specific usage and provide energy saving solutions.
Telephone.
The most important provider of telephone services in Italy today is Telecom Italia (Tim is the portable phone and internet department of
Telecom Italia). There are providers such as Fastweb, Infostrada, Tiscali, Wind, Tele2. however, these operators , except for Fastweb, still
have to pass through Telecom Italia for the first line activation. Providers are not reliable in Italy, therefore the line activation could be a very
long process – from 2 weeks up to 3 months, depending on the area where you live and other circumstances (technical issues).
Relocation Enterprises guarantees you the maximum support and assistance but cannot speed up the process in any case. The activation of the line can
be requested just once the lease contract has been signed by you and the landlord, not before.
For all matters related to your phone service and telephones (including purchase or rental of equipment), you should go to Telecom Italia’s
shops Punto 187 in your area (www.187.it) . Relocation Enterprises will be happy to provide you with the address of your local agent.
When your telephone services are first set up, you will receive a letter from your provider confirming your new number and the services to
which you have subscribed. You will then receive an invoice every two months (payments can be made at the post office, through your bank
with automatic transfer or with credit card – just with Fastweb).
The Italian yellow pages (for professional/trade telephone numbers) and white pages (for private numbers) are available on line only in
Italian - www.paginegialle.it, www.paginebianche.it. Upon your arrival you will be given a copy of the English Yellow Pages where you can
find English speaking professionals in every field.

Housing FAQ
1. What can I expect to find in an unfurnished, a semi-furnished or a furnished property?
An unfurnished property will be totally empty; this means no kitchen, no light fittings and at times no bathroom fixtures.
A semi-furnished property will include a basic kitchen, usually light fittings and at times also bathroom furniture.
A furnished property can include anything from the basics such as kitchen, table, chairs, beds, bathroom furniture to everything you could
possibly require in a property. Soft furnishings are hardly ever included. A furnished property may occasionally also come with a washing machine
(located in the bathroom rather than the kitchen). Your Relocation Coordinator will confirm whether or not the property has these facilities.
Tumble dryers are not part of the standard Italian furnishings but at times it is possible to negotiate to have one installed. Air conditioning is
not a standard feature in most Italian properties. Many older buildings are not predisposed to have it installed.
Please note that many technicians do not speak English.
2. What sort of flexibility will I have to negotiate rent or furnishings?
The housing market in Italy is a ‘landlord’s market’. Properties in large cities are in high demand and landlords are generally able to obtain
the prices they ask. It is always worth trying to offer a slightly lower figure than the asking price or request to have other furniture installed
or work done on the property.
Generally, if the requests of a prospective tenant are high and costly, the landlord will agree to do the works requested with an increase in the
rent. It is not likely a landlord will agree to undertake work on the property, install extra furniture and lower the price.
Verbal obligations or promises such as modifications or furnishings of the property are not reliable, thus it is important to have everything
in written. Please advise your Relocation Coordinator about your comments/request, and he/she will prepare a written request to the
landlord.
Emc Network will negotiate on your behalf until an arrangement agreeable to both parties is reached. You will be advised if the landlord’s
request is too high for the type of property or area.
3. How many properties will I be shown?
This depends on the Relocation Package you have; Basic Packages include 8 properties, Standard and Executive Packages include 15 properties.
You will be told at the outset how many properties you will be shown or how much time you have available to do the house hunting. The properties
provided will be as close to your ‘Needs Analysis’ description as possible according to what is available on the market at the time.
Please note that the real estate market in Italy moves extremely rapidly, thus we advise you to decide immediately if you have found a property
you like even if you have not seen all properties assigned.

4. How can I secure a property that I choose?
The only way to ensure a property you choose is not rented to someone else is to make a written proposal (Proposta). This is required if the
property is in high demand or if there will be a period of time before the lease can commence.
A Proposta is a proposal to rent, either a draft contract or a few clauses putting forth your offer and conditions on the property. If a Proposta
is required, Emc Network will prepare this for you. The Proposta is to be signed by the one intending to rent and a holding deposit, equalling
one month’s rent paid to the landlord (usually in the form of a cheque, if possible).
The landlord has several days (generally a minimum of 7, the number will be specified in the Proposta) in which he can accept or reject the
Proposta. During this time he may not show the property to anyone else. If he accepts the Proposta he is bound to rent the property to
whomever made the Proposta; if the party who made the Proposta pull out of the deal, the deposit is lost. When the deal goes ahead, the
holding deposit is deducted from the sum owed to the landlord.
5. What costs are involved in renting a property?
All payments must be done prior or together with the signing of the property contract:
A security deposit will have to be paid to the landlord. This is usually 3 month’s rent (refundable upon exit, note below). At times, landlords
require a ‘Fidejussione’ or ‘Fido’ instead of a security deposit. This entails a specified sum being ‘frozen’ in a bank account as a guarantee
on the property.
The first rental payment will also have to be paid to the landlord. Rent is usually due monthly but landlords can dictate how they wish to be
paid. If a holding deposit has been made along with a Proposta, the sum is deducted from the above payments to the landlord.
Real estate agents commission: throughout most of Italy, it is equal to one month’s rent or 10 % of the annual rent. In Milan it is 10-18% of
the annual rent while in Turin it is two month’s rent. All commissions do not include IVA (country tax).
The landlord is required by law to register the contract in three copies – one for himself, one for the Public Registration Office and one for
the tenant. There is a fee for this registration which is to be split between landlord and tenant. The share of the tenant is 1% annual rent.
Government stamps (‘Bolli’) have to be added to a specific number of pages in each of the contracts (usually every third page). These are
to be paid for by the tenant.
The registration fee and government stamps are either paid at the time of contract signing or are usually added into the second monthly
payment.
6. What other expenses should I expect to pay?
Apartments usually have a monthly Condominium fee, payable together with the rent or payable directly to the building administrator. This
fee is to cover the cost of the upkeep of the common area of the apartment building; lighting, cleaning and general maintenance. It may
include doorman expenses or gardening expenses if there is a common outside area.
If a villa is located in a private compound, a monthly Consorzio or compound fee is usually charged. This fee is for the upkeep of the private
roads, lighting, gardening of any common garden areas, any guards or gatekeepers. All utility expenses are the responsibility of the tenant,
according to consumption. Please also see utility expenses.

7. What is the process flow to rent a property?
In order to rent property, a written proposal (Proposta) must be made. This must be presented, signed by the tenant along with the holding
deposit to the real estate agent for the signature of the landlord. Once signed by both parties, the landlord is bound and the holding deposit is
non refundable. A landlord may also require a letter of guarantee from the employer of the tenant or a letter from the company demonstrating
income that can support rental payments.
A legally valid contract is negotiated and prepared by Emc Network. Both parties will agree upon the content. Payments must have been
made. At times the landlord can require that the payment reach his bank account before key delivery. Other times, a bank receipt or proof
that payment has been made will be sufficient.
An appointment is arranged, usually at the real estate agency, for the tenant and landlord to sign the contract. The contract is read through
and Emc Network’ Local Counsellor will translate as necessary. Every copy of the contract is then to be initialled on every page and signed
in full twice on the last page by both parties. It is the landlord’s responsibility to register the contract.
If a contract is to be signed by a company, Emc Network will prepare a final version of the contract and send it to the company for signing.
Once a legal representative of the company has signed the copies of the contract, it will be collected by a Local Counsellor to be taken to the
agency for the landlord’s signature. A copy of the ‘Camera di Commercio’ will be required as well as a photocopy of ID document of the
legal representative who is to sign the contract.
8. What chance do I have of receiving my full deposit back when I leave the property?
Provided the property and any furnishings are returned in the state in which they were consigned, Emc Network will be able to negotiate a
full deposit return for you. To this end we insist on taking a thorough Property Inspection and Inventory when the tenant enters the property.
This inventory is taken in the presence of the landlord and the tenant and two copies are to be signed by both parties.
9. What responsibility do I have as a tenant towards maintenance of the property?
Unlike in GB or USA, where the landlord is responsible for the upkeep of the property, Italian law states that the tenant is responsible for
general maintenance whereas the landlord is responsible for major maintenance.
Basically this means that all plumbing and electrical fixtures that are outside of the walls or visible are the responsibility of the tenant (leaking
taps, door bell that does not work etc.). The landlord is responsible for the plumbing and electrical system within the walls of the property;
e.g. heating pipes.
You will receive by the Relocation Coordinator a list of the items you are responsible for.

10. Can I make any alterations to the property?
Only with the permission of the landlord.
Small changes (e.g. hanging of towel rails in the bathroom) may be made but the property is to be handed back in exactly the same state it was
consigned. Therefore, any holes made in the walls must be filled and painted over before leaving the property, unless a different agreement
is made with the landlord.
In case alternations have been made to improve the property without the permission of the landlord, the landlord has the right to not reimburse
any expenses the tenant has had in relation to the work. In cases where the landlord does not approve with the changes made, he/she has the
right to require the tenant to put the property back into its original structure.
Please note that many technicians do not speak English.
11. What if I need to terminate the lease early?
Standard Italian contracts are for 4+4 years. Emc Network will ensure a diplomatic break clause is inserted into the contract for the protection
of the tenant.
It is usually possible to negotiate a break clause after the first year with three or six months notice. In this instance, the landlord will have the
final say as to what is acceptable.
If a one year contract is put in place, it is also sometimes possible to add a break clause after a certain period of months; this depends upon
the landlords being agreeable.
12. What expenses are involved in the purchase of a property?
- Government fees: 3 % (11 % for a second purchase of property).
- Real estate agency fees (approx. 3% of property price)
- Other costs: survey costs, bank loan set-up costs as well as notary fees.
Usually the final figure will be about 10-15% of the property price.

Utilities & Telephone FAQ
13. What utility expenses will I have to pay?
Utility payments are never included in the rent. Tenants are responsible to pay for gas, electricity and water according to consumption. A
garbage tax is levied on each property annually; this is also the responsibility of the tenant. When renting a property, the utility bills are generally
transferred into the name of the tenant. The cost for the transfer of name of the contract is charged with the first bill. Emc Network will
arrange this for you.
If the previous tenant closed the utility accounts before leaving the property, or if the account had unpaid bills outstanding, a new contract
must be set up in the name of the new tenant. The cost of this is higher than the cost of a contract name transfer and is added to the first
bill. This process may take up to seven days from the initial request to the effective transfer. It is not advisable to prepare a new utility contract
before the actual property contract has been signed.
Please note that many technicians do not speak English.
14. How are these accounts charged?
Utility bills arrive to the property address every two months. Emc Network will ensure meter readings are noted when the property inspection
and inventory are taken, to ensure only the tenant’s own consumption is paid for.
The utility companies will send an employee to take the first meter reading after the signing of a new contract. Successive bills are estimates
based on this first reading. Every few months the reading is taken again and the following bill will then be balanced according to the reading.
Due payments will be charged and over payments will be credited.
The first bill is to be paid at the Post Office, thereafter a Bank transfer can be arranged.
15. Will I be able to get Satellite TV?
Satellite dishes may be installed with the permission of the landlord or can at times be negotiated at time of contract preparation. Some
buildings have restrictions that prohibit the installation of any dish.
Decoders can be bought or hired. Subscriptions to channels in the language of your choice can organised by your Local Counsellor as part
of your Settling-in Assistance.
Please note that satellite TV is considered a personal utility, thus an individual request to the satellite TV provider must therefore be submitted.
Your Relocation Coordinator will assist you with this request.

16. What documents do I need to install a Telephone Line?
For a foreigner to request a telephone line from Telecom Italia, a Tax Code (Codice Fiscale) and a Permit of Stay is required. When a new
tenant enters a property a telephone line has to be connected in his name unless the landlord is prepared to keep it in his/her own name.
The choice is of Analogue or ISDN line. A faster Internet access through ADSL broadband is not available in all parts of the country. When
it is requested, Emc Network will have to conduct a research to see if it is available. An exact property address is required. ADSL in Italy
is not as fast as publicised and the service tends to be erratic. Emc Network will arrange the connection of the telephone on your behalf.
17. How long will I have to wait for my telephone?
Telecom will inform of the date and time they will send an engineer to the property to connect the line; this is a minimum of 2 weeks after
the initial application is made.
A telephone apparatus is not included in the request for a telephone line. Consequently, an apparatus must be available when the engineer
comes to connect the line. If you wish to rent the apparatus from Telecom, this can be arranged, however delivery is done separately from
the request for a telephone line.
Although a time of appointment is given, it is not unusual for the engineer to arrive to the appointment up to two hours later than the stated
time.
Please note that as with all bureaucratic procedures in Italy, things can go wrong and end up taking far longer than the average time indicated.
An application for a line may at times be ‘’lost’’ and Telecom does not offer explanations; when this occurs there is nothing that can be done
but to reapply and wait the time it takes.
18. How will I be billed?
Telephone bills will be sent to the property every two months. The first bill has to be paid in the Post Office, thereafter, a bank transfer can
be arranged.

Driving FAQ
19. Is my licence valid in Italy?
In order to drive legally in Italy, you must obtain an international Driving Licence (unless you are from an EU country, in which case your
licence is valid also in Italy).
After 12 months of residence in Italy, all non-EU licences must be converted. If no bi-lateral agreement exists with your country, you must
take a driving test to obtain an Italian driving license.
Please note:
When driving in Italy you must have your driving licence with you at all times. Driving without a valid licence is a felony; should anyone be
involved in a serious accident and does not possess a valid licence, he or she risks imprisonment.
Your driving licence is not considered a valid ID in public offices.
20. For how long can I drive my own car in Italy?
You can drive your own car in Italy for six months after which you are required to apply for Permanent Residency. Once the residency has
been given, you have one year to register your car with Italian number plates.
21. Can I buy a car?
In order for a foreigner to buy a car the following documents are required:
- Tax code (Codice Fiscale)
- Permit of stay (Permesso di Soggiorno)

For the presentation of document application, it varies from city to city. Wherever possible, Emc Network will prepare Power of Attorney
(Delega) in order for a Local Counsellor to act on behalf of the Transferee and family.
To release the obtained documents, the Transferee and other members of the family must be present as an original signature is required.
24. Will I have to pay the police when I collect my Permit of Stay?
No, there is no charge for the release of a Permit of Stay (Permesso di Soggiorno) or Tax Code (Codice Fiscale).

27. How does Emc Network assist with Immigration?
Emc Network will prepare all the necessary paperwork, email it to the company and direct as to how the various documents are to be printed out and signed.
We will send one of our Local Counsellors with Power of Attorney to act on behalf of the individual and company.
When the Transferee has to be present to apply for a document, he will be accompanied by our Local Counsellor.
28. How can we determine a realistic Housing Budget for Transferees?
During Emc Network’ initial teleconference with the client we go through an in-depth ‘Needs Analysis’ which can include Housing Budget variables for the Destination City.
Emc Network will work with the Company to ensure the workforce locate properties of a suitable standard within the parameters set by corporate policy.
29. Can the contract be signed in the name of a foreign Company?
Yes, lease contracts can be signed in the name of foreign companies – the Transferee who will occupy the property will be
named on the lease agreement.
30. Is it necessary for the Transferee to be present to apply for documents?
At times, yes; you will be advised when we can apply with Power of Attorney and for instances where this is not possible the
Transferee and family will be accompanied by one of our Local Counsellors.

31. How can we guarantee all Transferees will receive the same standard of service?
(staff relocating to main cities versus more rural areas?)
All Local Counsellors are really ‘local’ to the area where they assist Transferees. They are selected for their good knowledge of
their city area. All Local Counsellors are trained by Emc Network to follow our set pattern of delivering services using an inhouse ‘Training and Operations Manual’. All Local Counsellors are closely directed by Office Coordinators, ensuring a consistent
standard of service is delivered.
32. How does Emc Network handle Group Moves?
All relocations are handled by the same system of centralization. When required, we arrange for a member of our office team
to go to the location of a group move to be an in-house Coordinator, working from the Client Company’s premises as a point
of reference for HR, Transferees and their families. In main centres we have several Local Counsellors.
