Resort Information – Gerlos & Gerlosplatte The Christina Apartments are located in the charming mountainside ski village of Gerlosplatte. They are just moments away from the beautiful riverside village of Gerlos which is situated at an elevation of 1600m and set amidst breathtaking scenery. Both villages straddle the borders of the Tyrol and Salzburgerland and are conveniently placed just 1 hour 15 minutes from Innsbruck or 2 hours from both Munich and Salzburg Airports. The surrounding area has plenty to offer all year round including the Durlassboden Lake which lies between the two villages and provides excellent facilities for summer water-sports. Just a short distance away through the Gerlos Pass is the beautiful Krimml Wasserfall. The resort itself has bars, restaurants, a ski hire shop, a ski school and a local village shop. You also only have a 10 minute drive past a beautiful lake to the villages of Gerlos and Krimml at the bottom of the valley where you will find a wide selection of shops and restaurants. Après ski is lively and there are several good local hotels including the 4* Gaspingerhof with a very smart spa. The Christina Apartments are located only 100m from the chair lift which gives direct access to the Zillertal Arena. They are also walking distance from the restaurants and shop. The building is built in a traditional Austrian chalet style and is almost directly on the ski slopes in an open and sunny position with superb views of the mountains and valley. These packages are extremely flexible and affordable and include everything you will need to make your purchase as smooth as possible including sofas, wardrobes, cutlery, and crockery. If you choose to rent your property there is a dedicated management company that will make your bookings and will receive the guests and check them in and out of your apartment. They also provide laundry and cleaning services to deal with the change-over when your guests have departed. If you would like to rent your apartment in this way the local tour operator will charge 15% (plus vat) of the rental fee to handle everything for you. Your guests will just need to pay for the cleaning of their apartment which is approx 75 euros per turn-around. Please see our Austrian fact sheet for further information. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Variable interest rates are currently at around 3%. It is possible to have 1-year or 5-year fixed rate mortgages too. If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and a 1.5% mortgage registration fee. An impressive 75% of all pistes have snow making facilities and the Hintertuxer Glacier, as Austria’s only all year round ski region, provides Zillertal with an absolute snow guarantee. Less experienced skiers have a choice of eight schools offering instruction in both skiing and snowboarding for all ages, and Gerlos itself is proud to boast the first boarder’s playground snowpark in the entire Zillertal valley. The Zillertal Arena has numerous boarding parks and has been popular for years with freeriders but the new Hot-Zone snowpark offers obstacles for everyone from beginners to advanced boarders. Other winter activities in the region include superb illuminated toboggan runs, ice-skating and an Alpine roller-coaster. There are 200km of well maintained snow shoe routes and cross-country ski trails at varying altitudes. Austria is famous for its après ski and mountain huts and there are 48 ski huts and snow bars dotted throughout the region. The local slopes are sunny and are perfect for beginners and intermediate skiers. There are downhill racing runs and off-piste skiing for advanced skiers and snowboarders. Just moments away from the chalets is the Durlaßboden Lake which offers plenty of water sports including sailing and wind surfing, or just have fun swimming and taking out a pedal-boat. You can also relax on the lawn next to the lake with its large children's playground and barbeque facilities. Just around the corner are the Krimml Wasserfalls with their impressive drop of 380m making them the fifth highest waterfalls in the world. There are adventure high-ropes courses for all the family to enjoy, and the really adventurous can try a rafting tour on the Wildgerlosbach River. Take the cable car to the top of the tree line and start a breathtaking hike down, you can even take your bikes in the cable car and cycle down stopping at mountain restaurants on the way. For keen hikers there are numerous high quality routes all of which have been selected, tested, marked, and classified by experts. Within the Zillertal Arena there is also tennis, badminton, squash, football, volleyball, basketball, inline skating, paragliding – plenty to keep all the family entertained! The city's most famous sight, the Goldenes Dachl ('Golden Roof') is a reminder of Innsbruck's golden era, when it became Maximilian I's imperial capital in the 1490s. This university town has a beautiful pedestrianised centre and boasts two large lakes, Baggersee and Lansersee. There is excellent shopping in Innsbruck especially along the Herzog-Friedrich-Strasse in the old part of the city, and the annual Christmas Market here which is magical! As well as being a popular tourist destination with an abundance of culture, Innsbruck has twice hosted the Winter Olympics and offers extensive sport facilities both summer and winter.
