Resort – Kühtai, The Tyrol
Kühtai is a traditional alpine farming village located in The Tyrol province of Austria; at an altitude of 2020m it is Austria's highest ski resort
with guaranteed snow from the beginning of December until well into spring. Innsbruck airport is only 35 minutes away so these apartments
extremely “weekendable”, and a shuttle service can be arranged from the airport to the apartments. Alternatively you can fly to Salzburg or
Munich airports which are 2 hrs drive from Kühtai.
As Kühtai is centrally located within The Tyrol province it is less than 1hour from some of Austria’s most famous ski resorts such as St
Anton, Mayrhofen, Sol, and Obergurgl; and Solden. The Alpin Resort Apartments are positioned in the middle of this charming village so
access to all the amenities are easily within walking distance.

The village of Kühtai
Location – In the centre of the village
On arrival in Kühtai you are surrounded by mountains, gasthofs and hotels serving traditional Austrian cuisine; this small friendly village has
a rather exclusive and romantic ambience and you feel almost like you are in your own private ski resort. Amongst the many restaurants in
Kühtai is the celebrated Jagdschloss Hotel, an historic schloss dating back to 1695 and owned by Christian count of Stolberg-Stolberg who
is a direct descendent of Emperor Franz Josef. The hotel serves fantastic gastronomic delights and must be experienced

Many of the hotels also have excellent spa facilities which owners and guests of the Alpin Resort Apartments are welcome to use for a
small fee. There are several local shops for groceries and clothes and there is a good nightlife with plenty of après ski, including discos and
torchlight night skiing several times a week.
The larger historic town of Oetz is just 15mins away which has plenty of charming restaurants, gasthofs, shopping and large supermarkets,
and the city of Innsbruck just 30mins away.

The Alpin Resort Apartments are surrounded by ski slopes so you can ski right back to your front door; you can also easily walk to all the
amenities of the village as they are just moments away. These luxurious apartments comprise four chalet-style buildings which are built in a
traditional Tyrolean country house style with large balconies and chunky overhanging roofs; and the walls are clad with larch shingles which
is very typical of this region. The bright and spacious apartments have covered south facing balconies with unobstructed panoramic views
of the mountain range. The buildings are built using the latest energy-saving materials, and their ecological architecture guarantees a
healthy room climate and a high level of living comfort while keeping energy and heating costs down.
This development is already completely built and finished making it possible to buy your apartment immediately; each of the nine available
apartments remains ‘unfitted’ enabling you to personalise your property with a tailor-made finish to your own specification which is included

Large south-facing balconies and terraces with panoramic views of the skiing and mountains
As you drive through the electronic gates to the underground car park you can sense the quality of these apartment buildings. All
residences have their own allocated parking space and all doors are accessed by a secure electronic hotel-style key system. Each of the
apartment buildings has its own elevator giving easy access to all floors, and there are also large heated ski rooms with boot warmers for
each building. There are many optional extra services available at the Alpin Resort, for example it is possible to arrange for a shuttle service
to collect you from Innsbruck airport if required; you can also arrange for fresh bread and pastries to be delivered each morning; and a daily
cleaning of your apartment can be easily arranged too. There is also 24hr porterage available should you require assistance.

All apartments are built to the highest standards and are extremely spacious comprising entrance hallway with a coat cupboard, open plan

Reception & Gym
The spacious reception area and hallways are beautifully furnished with a modern alpine décor, and the reception area welcomes owners
and their guests with complimentary coffee, and chocolates. These apartments have a modern secure key system which is an electronic
card that gives you access to your apartment and also the entrance doors and ski room. In the reception area this high-tech system
features a key dispensing machine to guests or friends using your apartment may safely and securely collect keys. This is very convenient
and there are no worries anymore about losing keys!
The Alpin Resort Apartments also have a modern gym with weight lifting, treadmill walking and cycling machines.

Night skiing in Kühtai
No Rental Obligation
Every EU citizen may have permanent residence in Austria and you can elect to use your apartment as your main home if you choose. If
you do not want to live in your chalet permanently you can either rent it commercially or keep it as a private ‘second home’. The choice is
yours.
Second Home Option – As these chalets have a very rare “second home” status owners wishing to make the maximum use of their chalet
have complete flexibility. They may rent their chalet privately to friends and family or through the local village agency or they may keep it
exclusively for their own private use.

Commercial Renting - if you choose to rent your property commercially there may be tax advantages. The dedicated management company
will make the bookings and will receive the guests and check them in and out of your apartment. If you choose to rent your apartment
through the management company they will charge a 15% agency booking commission on your apartment rental rate plus a 10% fee for the
servicing (housekeeping, overhead expenses etc.) All customers who want to rent out their apartment through the management company
will pay an annual fee of 600 euros.

Purchase Costs
Purchase costs for buying an apartment in Kühtai total about 4.5% of the
gross purchase price. The Purchaser will be required to pay the notary fees
after the contract of sale has been signed and the notary has sent off all the
papers to obtain the foreigner purchase permit.
Fees are calculated as follows:




Purchase Tax ‘Stamp Duty’ is 3.5% of the purchase price
Entry to the Land Registry is 1% of the purchase price
Notary’s fees – Paid for by the developer
Court costs, administration fees – approx 150 euros
If you are taking a mortgage the fees involved add up to approx 4% of the
value of the loan you will be taking. These comprise a bank set up fee of
around 2%, an appraisal fee of 0.5% and you will also need to pay a 1.5%
mortgage registration fee.
Bank Finance
Austrian banks will fund up to 70% of the net purchase price or 60% of the
gross purchase price and will usually lend up to a period of 25 years. Variable
interest rates are currently at around 3%. It is possible to have 1-year or 5year fixed rate mortgages too. If you are taking a mortgage the fees involved
add up to approx 4% of the value of the loan you will be taking. These
comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and a
1.5% mortgage registration fee. All financing fees may be incorporated into
your mortgage if you wish.

Wide-open and crowd-free pistes
Winter & Skiing – Kühtai is at an altitude of 2020m making it Austria’s highest ski resort, with skiing up to 2520m
There are 282km of skiing in the Innsbruck region which are all available on one pass with a free shuttle service. In Kühtai itself there are
over 40km of slopes on your doorstep made up of 7km easy ski runs, 26km intermediate ski runs, 8km difficult ski runs and plenty of off
piste adventures too. These are accessed by 4 chair lifts and a new 8-seat gondola. It is one of the most snow sure resorts in Austria, and
offers good skiing for experts, intermediates and beginners. It is a choice destination for Crystal and Inghams tour operators.
There are several excellent ski schools for children from 4 years old, and activities include toboggan runs, snow park, cross country ski
tracks, snow shoe hikes, night skiing, and horse-drawn sleigh rides. Due to its high altitude Kühtai is snow-sure and has a very long ski
season, it is also fabulous for weekend trips because it is so close to Innsbruck Airport. The ski region has mountain restaurants, plenty of

Another benefit of Kühtai’s location is that it is just 1-hr away from the top Tyrolean ski destinations such as St Anton with 278km of pistes,
Mayrhofen with 157km of pistes, Sol with 279km of pistes, Obergurgl with 110km of pistes; and Solden with 110km. Kühtai is also only
45mins from the Stubaier Glacier which is renowned as one of the best glacier ski areas in the world and is open in summer as well as

Innsbruck ski region – year round skiing on the glacier, 282km of pistes and a free shuttle service
The Innsbruck ski areas comprise: Nordpark, Patscherkofel, Axamer Lizum, Muttereralm, Kühtai, Rangger Köpfl, Glungezer, Schlick 2000
and Stubai Glacier. There are 78 lifts in the region with 282 km of pistes and a free shuttle service.

Kühtai in summertime
Summer
Summertime is fabulous in the Tyrol with picture perfect valleys, swimming in the lakes and rivers and plenty of hiking and cycling. Take the
cable car to the top of the tree line and start a breathtaking hike down, you can even take your bikes in the cable car and cycle down
stopping at mountain restaurants on the way. As you hike down you will find yourself surrounded by beautiful pastures with cows with bells
on and horses grazing in the valley of Kühtai.
There are also several mountain lakes and dams to discover, not to mention all the activities available in the region which include,
paragliding, bobsleigh rides, sightseeing flights, golf, swimming in the aqua-dome, bungee jumping, ballooning, rafting & canyoning, horse
riding, and tennis.
