Local Directions: (Postcode: TA23 0RW)
When viewing the property please do not rely
on Sat Nav as it may lead you to a rather narrow
lane! Please take the route from the centre
of Roadwater: approach the village from the
Washford direction, continue straight through
the village and pass The Valiant Soldier inn on
the right. Shortly after, the road divides; take
the left hand fork and continue up the hill for a
short distance, taking the first turning left sign
posted to Leighland. Continue along this lane for
approximately one mile and take the right hand
fork at a small junction. Continue for about fifty
yards and the entrance to Little Stamborough will
be found on the left.

The Property
This particularly charming detached sixteenth century cottage, with
later additions, could not be more typical of a thatched character
cottage and retains a number of features associated with that
period. Flagstones are found in the hall and there is a handsome
inglenook fireplace in the sitting room and evidence of a further
fireplace in the dining room. The first floor is arranged to provide
five bedrooms (four doubles), but could with little work provide a
larger principal bedroom with en suite bathroom. All the rooms
enjoy good outlooks and include distant views to the coast of South
Wales and in the opposite direction, views of the tree topped hillside
of Raleigh’s Cross.
The Location
Little Stamborough occupies a peaceful, country setting on the edge
of the tiny hamlet of Leighland, near the village of Roadwater. The
unspoilt and beautiful countryside is typical of the Brendon Hills, on
the edge of Exmoor National Park. Roadwater itself has a popular inn,
a shop, post office and a repair garage / petrol filling station. Williton
is within a short distance on the way to Taunton, and has good dayto-day amenities, two small supermarkets, several inns, cafes, and a
library. The seaside town of Minehead is also within easy reach with
its senior school and a good range of shops. Taunton, the county
town of Somerset, is easily accessible and has a good shopping centre
with many well-known high street stores, a main line station with fast
trains to London Paddington scheduled to arrive within an hour and
forty five minutes, and M5 motorway (Junction 25) providing fast and
easy access to Exeter, Bristol and The Midlands.
• Williton 5.5 miles
• Taunton 18 miles
• Exeter 42.5 miles
• Bristol 61 miles
(distances approximate)
Gardens and Grounds
A five bar gate entrance leads into the property where there is ample
Parking for several cars. The front garden includes a Terrace, which
is shaded by mature medlar and mulberry trees. There is a useful
Stone Built Garden Implement Store. The majority of the gardens
stretch up to the South being partly shaded by a number of ash trees
and enjoying the glorious views. In all about 0.279 hectare (0.690
acre).
