ASPEN HILLS APARTMENTS RENTAL CRITERIA
We do not accept Comprehensive Reusable Tenant Screening Reports
General Requirements
1.
A complete and accurate application, listing a current residence and at least one previous rental reference with phone numbers will be
required. (Please note Application fee are non-refundable).
2.
ALL Individuals over the age of 18 or older must submit an application and will be required to qualify individually. All applicants are
required to show government issued identification such as driver license, passport or military identification card.
3.
Occupancy standard Is limited to two people per bedroom +1(1.E. five people maximum in a two bedroom apartment, seven people
maximum In a three bedroom apartment).
4.
Any false Information or any misrepresented Information on the application will result In denial.
5. Failing to supply requested documentation within 3 days will result in denial.
Income/Employment Requirements
1.
Gross monthly Income must equal three times the stated monthly rent.
2.
You will be denied if you are unemployed and / or are unable to verify Income that affirms your ability to pay rent.
3.
Some form of verifiable income will be required for unemployed applicants (Verifiable Income may mean, but Is not limited to: Bank
accounts, alimony, child support, trust accounts, social security, unemployment benefits, grants loans, etc.).
4.
Self-employed applicants will be required to show proof of Income through copies of previous year's tax returns or business bank
statements.
Rental Requirements
1.
Positive verifiable rental history from a third party landlord/not friend or family.
2.
Home ownership will be verified through the credit report /positive mortgage history.
3.
Any applicant with an eviction/ unlawful detainers will result In denial.
4.
The application will result In denial if rental history demonstrates documented noise or other complaints or when the previous manager
will not re-rent. Three or more 72-hour notices / late payments or NSF checks within a 12 month period will result in denial.
5. Full and complete address history for the last 3 years is required.
Credit History
1. Identifiable outstanding landlord debt or judgements will result In a denial.
2. Unpaid utility debt will result In denial of the application.
3. Late payments on mortgage will result in denial.
Criminal History
1. A conviction, guilty plea or not contest plea to any felony, or any misdemeanor involving theft, assault, prostitution, drug related or
weapons charges, obscenity and related violations, sex crimes and / or child sex crimes shall be grounds for denial.
Denial Process
If your application has been denied and you feel that you qualify as a resident under the criteria set out above, you should do the
following:
1.
Contact the company that supplied the information to discuss your application.
2.
Correct any incorrect Information through the credit reporting agency as per their policy.
3.
Request the credit reporting agency to submit a corrected credit check to the appropriate screening company.
4.
Upon receipt of the corrected and satisfactory information your application will be re-evaluated for the next available apartment home.
Please Note: The prospective tenants have right to obtain a free copy of the consumer report in the event of an adverse action, and to dispute the

REQUIREMENTS TO HOLD AN APARTMENT
Once an applicant|s) has met the requirements and is qualified for tenancy, the unit may be reserved for up to 30 calendar days provided the
Non-Refundable Fee is paid in full (Non-Refundable Fees vary depending upon the unif s size). If you chose to not pay down a Non-Refundable
fee, the available unit will only be reserved for 7 calendar days, after which the unit will be made available for other future applicants. Any and
all Non-Refundable Fees paid to hold the apartment will be applied towards total deposit/fees upon move in. Please keep in mind that should
you choose to not take up tenancy, the Non-Refundable Fee is then permanently forfeited and will remain deposited with our parent company.
