Over the past
decade the Pearl District has transformed from heavy
industrial manufacturing and rail yards to a thriving
retail and residential Mecca. The overall district is
bordered by NW 16th/I-405 to the west, NW Broadway
to the east, Burnside to the south, and the Willamette
River to the North. The residential growth has been the
catalyst for the ever-emerging area with approximately
6,000 existing and planned residential units in the
pipeline. The residents of the area on average are
between the ages of 25-40 with the vast majority being
single or couples without children. This growth has
created the demand for retail, which has flourished in
order to support this population.

Woven between residential and retail are
several existing and planned parks: Jamison Square Park,
at NW 10th & Johnson attracts residents, visitors and
throngs of families with children during warm weather to
play in the fountain. Tanner Springs Park, located at NW
11th & Marshall features wetlands, a pond with a pontoon
and cobblestone pathways. The next planned park is
an activity park between NW 10th & 11th and Overton
& Quimby Streets. This three acre park, which will be
called The Fields, is currently in the planning stages.
Construction is proposed to start mid-2008. The North
Park Blocks spans six blocks between NW 8th & Park and
provides another greenspace for residents and visitors
to enjoy.

The Brewery
Blocks remain the heart and soul of the Pearl
District, which has evolved from industrial
warehouses, manufacturing and a dilapidated
brewery into a five-block 1.7 million square
foot mixed-use redevelopment that consists
of urban retail, class A office, and residential
housing. The Brewery Blocks retail tenant mix
is amongst the best Portland offers in terms of
national and local retailers and restaurants, with
a co-tenancy including the likes of Whole Foods,
The North Face, lucy, adidas, Puma, PF Chang’s,
Anthropologie, Finn and the ten 01 restaurant.
With the streetcar accessibility and 1,350 subgrade parking spaces the Brewery Blocks is not
only busy fulfilling the neighborhoods needs,
but is a true regional draw.

sustainability | The Brewery Blocks has not only been in the spotlight for its aesthetics and national tenants, but
it is an example of an urban sustainable neighborhood development. The 5-block project is now controlled under two
separate ownerships. One group controls blocks 1,3,4, and 5 and another controls block 2. Each of these blocks fall
under the USGBC (U.S. Green Building Council) LEED (Leadership in Energy and Environmental Design) certification;
Block 1- LEED Silver, Block 2- LEED Gold, Block 3- (Armory) LEED Platinum, Block 3- (the Henry) LEED Gold, Block 4LEED Gold, and Block 5- LEED Gold. Due to the nature of a redevelopment, maintaining historical integrity, re-using
existing structures, and by adding new structures, the buildings varied in terms of their certification. Block 1 houses a
high efficiency cooling plant and chilled air system which is able to feed the additional blocks with cool water and air.
Day lighting, high efficiency glazing, and window shading is used throughout the development to reduce cooling loads
and minimize electrical needs pulled from lighting. This project used local and recycled materials where feasible with
new construction, and recycled and salvaged 94% of its components during the demolition phases. These features along
with eco-roofs, the use of certified wood products and many other features are examples of how this project has been a
signature example of sustainability not only in Portland, but in the Country, and achieved the certification and recognition
that it has.
