1,663 ACRES – KIMBLE/MASON CNTYS BIG WATER/GREAT ACCESSIBILITY ROCK SPRINGS RANCH 1,663 ACRES – KIMBLE/MASON CNTYS ROCK SPRINGS RANCH LOCATION: This northwest section of the Big Springs Ranch lies along the north side of SH 385 for about 1.5 miles, and along the west side of gravel Mill Creek Road for about 2.5 miles, with area landmark Joy Mountain being at the center of the 385 frontage. This is about 15 miles NW of Harper (supplies, feed, restaurant, basics), on the Kimble/Mason County line. Still held by Schreiner descendants to this day, this portion has never been offered for sale outside of family. The highway and county road frontage is extensive, totaling about 4 miles, yet there is virtually no traffic on any of them. This is about 20 miles from both Junction (5,000’ paved, lighted airstrip) to the SW, and prized Mason to the north, in the western part of the Texas Hill Country. Both of these communities have grocery stores, shops, medical clinics and restaurants. Fredericksburg is about 45 miles east (good hospital, extensive shopping/restaurants), Kerrville (university, box stores, many resources) is 45 miles southeast on I-10, and Llano is about 55 miles NE. San Antonio (nation’s 7th largest city, international airport, major medical) is about 85 miles south, and Austin and San Angelo are both about 100 miles distant. This is a decidedly rural area, in big ranch country, not frequented by hordes of people. Cattle, sheep, deer and outdoor recreation rule this part of the Hill Country, and it is a rare, pristine zone that has much appeal to those searching for the feel of bigger country, yet still only 1.5 hours or slightly more from 3 large, vibrant cities, and 45 miles to the nearest Wal-Mart or Lowe’s. WATER: The ranch features permanent, spring-fed James River flowing thru for about 1.5 miles, about 1/3 of which has reliable flow with several floatable holes full of large fish. This stream is seasonal in its upper reaches entering the ranch, but reliable flow (per locals) emerges from rocks into a wide, rock bottom streambed pocked with clear water holes topped with lily pads, and thin ribbon flow streams that amazingly persist in deep Texas summers. Large trees line the stream banks in some areas, with potential for lovely camp or cabin sites. Rock bluffs prevail in others, creating an interesting and unique riparian zone not easily penetrable by man. One water well is located on site, and ample groundwater is known in the area, with high volume wells nearby. There are a couple of stock tanks that hold water seasonally. Joy Mountain, rising 200’ above the plains, is a landmark for the area, and anchors the SH 385 frontage nicely at its centerpoint. Soils are primarily tan to red sandy loam with rock outcrops along the streambeds and river. Hardwoods include liveoak, elm, Spanish Oak and mesquite, with little cedar to be found. Note the roller chopped strips on the aerial photograph. The chopped shrubs are predominately mesquite, agarita, persimmon and bee brush, and offer excellent high protein browsing for livestock and wildlife of all varieties. Hunting is rated as excellent for deer, turkey, varmints and hogs. Dove are sometimes present in huntable numbers, and quail seem to be returning to the area after a decades-long hiatus. Several edible-sized fish have been observed in the river, and waterfowl will find stock tanks seasonally. Views from the top of Joy Mountain are fantastic and well worth the effort to make the trek, though hill views of the nearby Blue Mountains are splendid from most locations on the site. IMPROVEMENTS: One water well with submersible pump, some gathering pens and cross fencing comprise the only improvements on this tract, a literal blank canvas. FINANCIAL/TITLE: Listing Price is $2,650/acre = $4,406,950. Sellers will provide current survey and basic title insurance. Mineral conveyance is negotiable. There are no known easements other than electric and phone service. A dipping vat is located on site and will not be remediated by Sellers. The property lies in both the Harper Independent and Mason Independent School Districts, and the 2014 ag exempt taxes are estimated at $1132. Information About Brokerage Services B efore working with a real estate broker, you should know that the duties of a broker depend on whom the broker represents. If you are a prospective seller or landlord (owner) or a prospective buyer or tenant (buyer), you should know that the broker who lists the property for sale or lease is the owner’s agent. A broker who acts as a subagent represents the owner in cooperation with the listing broker. A broker who acts as a buyer’s agent represents the buyer. A broker may act as an intermediary between the parties if the parties consent in writing. A broker can assist you in locating a property, preparing a contract or lease, or obtaining financing without representing you. A broker is obligated by law to treat you honestly. IF THE BROKER REPRESENTS THE OWNER: The broker becomes the owner’s agent by entering into an agreement with the owner, usually through a written listing agreement, or by agreeing to act as a subagent by accepting an offer of subagency from the listing broker. A subagent may work in a different real estate office. A listing broker or subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first. The buyer should not tell the owner’s agent anything the buyer would not want the owner to know because an owner’s agent must disclose to the owner any material information known to the agent. IF THE BROKER REPRESENTS THE BUYER: The broker becomes the buyer’s agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. A buyer’s agent can assist the owner but does not represent the owner and must place the interests of the buyer first. The owner should not tell a buyer’s agent anything the owner would not want the buyer to know because a buyer’s agent must disclose to the buyer any material information known to the agent. IF THE BROKER ACTS AS AN INTERMEDIARY: A broker may act as an intermediary between the parties if the broker complies with The Texas Real Estate License Act. The broker must obtain the written consent of each party to the transaction to act as an intermediary. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker’s obligations as an intermediary. The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction: (1) shall treat all parties honestly; (2) may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner; (3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and (4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property. With the parties’ consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party. If you choose to have a broker represent you, you should enter into a written agreement with the broker that clearly establishes the broker’s obligations and your obligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive. Your payment of a fee to a broker does not necessarily establish that the broker represents you. If you have any questions regarding the duties and responsibilities of the broker, you should resolve those questions before proceeding.
