LOCATION: Fossil Ridge Ranch is located
approximately 45 miles south of Fort Worth and 70
miles Southwest of Dallas. Ranch is 14 miles
Southwest of Cleburne on quiet FM 1434 between
Cleburne and Glen Rose. This part of the county is
locally known as "Goatneck" because of a nearby
bend in the Brazos River.
CHISHOLM TRAIL PARKWAY: 27.6 mile NTTA/
TXDOT toll road project is scheduled for
completion in 2014. It will extend from downtown
Fort Worth south to Cleburne. This will improve the
drive time to approximately 45+/- minutes. This
road project should have a positive impact on the
Cleburne area and land values.
TERRAIN: Multiple ridges, hills, and knolls are
covered with live oak, cedar, and elm trees. There is
a small Klein grass field and a couple other
abandoned fields that would be perfect for wildlife
food plots. The fields have some regrowth mesquite
that could easily be removed and put back into
production. Approximately 70% of the property is
wooded. There is 210 feet of elevation change. Elm
Mott Creek runs through the east side of the ranch
for approximately 1 mile. It is a limestone-based
creek with small bluffs and a lot to offer. Soils are
shallow on ridges, but soils are deeper between the
hills with various possibilities for cattle and wildlife.

AREA: A 2600+/- acre ranch is located north of this
property. Neighbors are good with larger acreage
owners in this area. Lake Whitney and Cleburne
State Park are close by and popular for recreational
activities. This is a quiet area in the northern hill
country that will surprise you. It is across from
Bosque County and is more similar to land in that
county versus Johnson County.
FENCING: Perimeter fencing is in fair to good
condition. Most, if not all cross fencing is old and
not being utilized.
WATER: Elm Mott Creek is spring-fed and there are
3-4 stock tanks for cattle and wildlife. One of the
stock tanks is a several acres when full, but it needs
some work to keep it from seeping. This tank can be
beautiful and attracts plenty of ducks in the fall.
Underground water in this area is good. The Paluxy
aquifer can be found at about 100-150 feet, the first
Trinity is about 550-700 feet, and the second Trinity
is 7-800 feet deep. All zones are good for water.
Drilling water wells in this area is a non-issue.
Additionally, there is a 1975 abandoned well was
released to landowner allowing use for fresh water
production (potential for an irrigated foodplot,
home, livestock, etc.).
MINERALS: Surface only. There is one gas well on
the property with no other wells planned at this
time.
WILDLIFE: Whitetail deer, turkey, feral hogs, quail,
ducks, dove, predators, and songbirds inhabit the
property. This is an excellent hunting property with
the potential to grow trophy whitetail. Property has
not been hunted since the 2007-08 season. The
buck population should be good with a lot of
mature animals. Ranch would make a great high
fence operation, but this is not necessary with large
neighboring landowners. This is big deer country
and doesn't appear to be overpopulated.
CATTLE: The carrying capacity is believed to be
one animal unit per 20-25 acres in normal years. A
local landowner has leased the grazing rights on this
property for years and would like to continue
leasing. Grazing lease can be terminated with 60
days notice.
UTILITIES: United Cooperative Electric provides
electricity to the property and telephone service is
also available. There is no rural water in this area
because underground water is plentiful.
OTHER: Previous owner retained approximately
24+/- acres with a couple homes located in the
Southeast portion of the property. This acreage is
associated with the larger, Ormsby Ranch across the
road.
COMMENTS: This ranch is a solid investment with
great recreational appeal and diversity.
