crown as the Calgary Region
Builder of the Year.
The company offers a broad selection
of housing types, drawing on the
expertise provided by a merger three
years ago of Calbridge Fine Homes
with Thomson Luxury Living.
“We’re warming up,” says Larry
Thomson, president of Calbridge
Homes. “We’re positioned — our
product is well-positioned from our
multi-family to our low-density, to
our mid-density to our single-family;
from affordable to luxury — it’s all
underway.”
Co-owners Thomson and Joe Ferraro
and Larry Thomson were joined on
stage with their 60 cheering employees
to receive the honour at the Calgary
Region SAM (Sales and Marketing)
Awards gala April 13.
“In three short years, we’ve changed
Calbridge from what it was to what
it is today,” Ferraro told the crowd
of 1,600 people, which included area
builders, developers, tradespeople,
suppliers, politicians and other industry
supporters. “We’ve changed Calbridge
today to be more than just a home
builder. We’re a home marketer and
we’re here to stay for a long time.”
Added Thomson: “I’m completely

The Calgary Region
SAM Awards celebrate
innovation and
excellence in the local
residential construction
industry. This year saw a
record 758 submissions,
with 105 companies
vying for 61 awards.
Calbridge Homes had
strong competition from
the Jayman Group of Companies, Albi
Homes Ltd., Broadview Homes and
Homes by Avi Inc.
The Builder of the Year trophy is one
of five Grand SAM Awards marking the
industry’s top honours.
Douglas Homes won Builder of
Merit, while Streetside
Development Corp. won
Multi-Family Builder of
the Year.
Albi Renova won
a Grand SAM for
Renovator of the Year and
Lux Windows and Glass
Ltd. was named Partner
of the Year.
A finalist in 16
categories, Calbridge
Homes won two,
including best new home
$850,000 to $999,999
(not including lot or GST). Saleswoman
Lisa Srigley of Calbridge Homes won
rookie of the year for single family
homes.
Last year’s Builder of the Year was
Jayman MasterBuilt, ending a 10-year
consecutive winning streak by Morrison
Homes. The last time Calbridge Homes
held the top honour was in 1997.
“At that point, I was just a home
builder,” said Ferraro, who is also board
chairman of Calbridge Homes.
Bringing Calbridge Fine Homes
and Thomson Luxury Living together
allowed Calbridge Homes to expand its
offerings to a full range of home styles
— from condo apartments to large,
single-family luxury houses.
It also allowed the company to enter
new communities. It’s a partnership that
makes the most of what each company
built separately.
“I was a small home builder for
many years,” said Ferraro. “I was able
to acquire quite a bit of land and I had
quite a few lots. I never wanted a larger
company. I was content building 40 to
50 custom homes a year.
“Then I acquired too much land —
well, not too much — but I had a lot of
land and we had to sell more houses.
That’s what Larry specializes in.
“I think it’s a good combination. We
both offer quite a bit to our company
and we have a great staff of totally
committed people. I just love all of
them. They’re great people and we have
a good time.”

southeast Calgary subdivision wrapped around a
freshwater lake paddled to
this year’s top community award.
Featuring 33 hectares of combined
lake and beachfront, Mahogany was
named Calgary’s Community of the
Year at the Calgary Region SAM
(Sales and Marketing) Awards.
The project, which has been in
the works for 15 years and started
marketing to homebuyers five years
ago, “has hit its stride,” says Lesley
Conway, president of Hopewell
Residential Communities, developer
of the subdivision.
“It’s been a labour of love,” she
adds. “We knew what an amazing
community it was ultimately going
to be from having been so intimately
involved in the planning, design,
construction and sales and marketing
for it for longer than five years.
But I think homebuyers are now
really seeing how incredible this
community is — and it will continue
to get better and better as we build
out more of the community.”
Mahogany is in southeast Calgary and offers myriad housing options,
including attached garage, lakeside estate and island estate homes.
Mahogany was named Best New
Community at the 2009 Calgary
Region SAM Awards.
Finalists for this year’s top
community crown included two by
Brookfield Residential Properties —
Riverstone of Cranston and Auburn
Bay. SkyView Ranch by Walton
Development and Management
and Aspen Summit by QuinnCorp
Communities were also in line for
the award.

says Dale Haines of J.D.
Powers and Associates.
“Not only is overall customer
satisfaction with new-home builders
in the Calgary market up from 2012,
the Calgary market’s performance
has reached the highest levels of
customer satisfaction since 2008,”
he says.
What has really made a
difference in the satisfaction of
new homebuyers is being on top of
following up after an owner takes
possession.
“Builders who take the proactive
step of reaching out to their
customers shortly after possession to
resolve outstanding issues typically
achieve higher customer satisfaction
scores,” says Haines.
Four Calgary builders have been
recognized as J.D. Power Builders of
Excellence for providing outstanding
service and high customer
satisfaction.
Three builders of single-family
homes — Brookfield Homes,
Innovations by Jayman and Sterling
Homes — and one builder of multifamily homes — Jayman modus
Calgary — were in the top 20 per
cent of customer satisfaction scores
in a Calgary study based on J.D.
Power and Associates’ customer
satisfaction research.
The study measures satisfaction
among new homebuyers throughout
the new-home purchase and early
ownership experiences with builders
in Calgary, and is conducted with the
Professional Home Builders Institute
of Alberta.
The study measures satisfaction
with builder’s service/warranty staff;
builder’s sales process/staff; home
readiness; construction site/team;
workmanship/materials; price/value;
physical design elements; and design
centre/decor centre.
The J.D. Power Builder of
Excellence awards were presented
at the recent Calgary Region SAM
(Sales and Marketing) Awards gala.
Also at the gala, the Professional
Home Builders Institute of Alberta
awarded four low-volume builders
with the Calgary Region’s 2013 New
Home Buyers’ Choice Award.
Homes by Us Ltd., Kingsmith

way up. That’s how Douglas
Homes has grown since 1989,
when it sold its first home before it
was even finished.
Now, it has been honoured as the
Builder of Merit at the recent Calgary
Region SAM (Sales and Marketing)
Awards gala. The category
recognizes overall excellence for a
small-volume builder in Calgary and
area.
“Last year, we were a finalist for
Builder of Merit,” says president
Doug Musak. “We didn’t think we
were in the running this year because
the competition was so stiff.”
Douglas Homes, which builds
production and semi-custom
houses, also does land development,
including holdings in Chestermere,
Strathmore and Calgary.
“We’re anticipating about 70
homes this year; last year, we were at
52,” says Musak. “We’re on a growth
curve right now. We doubled our
office size here over the past year.”
Douglas Homes was a finalist in
two categories and won an award
for Best New Home — $270,000
to $309,999 for its show home Koh
Samui 6 in Chestermere’s Rainbow
Falls community (prices do not
include lot or GST).
The Musak family home on

New Home — $2.3 million and over.
With past recognition at the
national, provincial and local SAM
Awards, Douglas
Homes now has its
sights set on rounding
out its trophy cabinet
with an emphasis on
customer service.
“We want to win a
customer choice award
in the next few years
here,” says Musak.
It’s not just bragging
rights that Musak is
seeking. His company
is rapidly growing and
customer service is key
to its success.
“We’re going through a fairly
aggressive growth curve and our
goal is to max out our office with
150 homes a year,” says Musak. “We
believe we have the assets and the
upcoming areas to do it.”

then moving through
other components of
homebuilding, Musak
has a deep knowledge
of the industry.

A Hamilton: We stuck to our vision. It took the
perseverance and commitment of every single
member of our team to push for an innovative
community that will truly be one of the greatest
communities in Canada, if not the world, and
the industry — and indeed the city— is taking
notice.
Q Why is this award important to consumers?
What does it mean for people renovating a home?
The award is proof-positive that we’re on
the right track in creating a community that
people love to live in. It’s an affirmation of
what hundreds of families already know —
Mahogany is not only a great place to live, but
it’s becoming THE place to live in Calgary.
Q What do you see happening next year in the
Calgary market?
A Hamilton: Like Mahogany, outstanding
communities with award-winning builders

A Hamilton: We’ve recently unified our home
building (Sabal Homes) and land development
companies (Hopewell Residential Communities)
into one newly-combined company, Hopewell
Residential, and I look forward to working with
our team to build the kind of company that
people are proud of; that customers love; and
that people want to do business with.
Q What are the most popular trends?
A Hamilton: People want a community that
offers more than just the basics. They want the
freedom to create their ideal home within a
connected and vibrant community where they
can safely raise a family and get to know their
neighbours, and where there are an abundance of
amenities right at their doorstep. Calgary has so
much to offer, and we’re so proud to be part of
making this city great.

you believed helped it win?
A Wen: Our production-oriented
NetZero energy homes are unique
in the Calgary market place and it is
truly an original idea that no other
production builder has yet attempted.
Q Why is it important to consumers?
What does it mean for homeowners?
A Wen: NetZero energy homes are
very important to consumers who are
looking to save money on their cost
of ownership and lower their carbon
footprint without having to change
their lifestyle. A NetZero energy
home is designed to produce as much
energy as it consumes annually so a
homeowner can reasonably expect to
have a net of zero energy costs every
year. They would only have to pay
any administrative charges from their
utility provider.
Q What do you see happening next
year in the Calgary market?
A Wen: I believe that Calgary will
see continued growth due to the
strength of our economy and the
associated migration into the city of
people seeking to take advantage of
it.
Q What will make a company stand
out?
A Wen: A company will stand out
if it has a unique product in the
marketplace that customers can
appreciate and get true value from.
In our case, having a home with
virtually no annual energy costs,
while lowering the carbon footprint
and being more environmentally
responsible, is a substantial and
tangible value to consumers.
Q What’s next for your company?
A Wen: NetZero energy homes are
the ultimate in energy efficiency
and we offer a number of different
levels of efficiency depending on
local markets. Our next goal is to
market the personal health benefits of
living in our homes from improved
indoor air quality due to the number
of low-toxicity products we use and
ventilation from our mechanical
systems.
Q What are the most popular trends?
A Wen: We are currently seeing a
trend for consumers to finish their
homes with more environmentally
responsible materials and energy
saving appliances.

consumers confidence and peace of

projects have been infill work in

our Altadore site.

new project, along with one
that’s been in the works for
years, helped lift a veteran
condo builder to top honours at this
year’s housing awards.
Streetside
Development Corp.
captured the MultiFamily Builder of
the Year crown at the
recent Calgary Region
SAM (Sales and
Marketing) Awards.
The company
earned the distinction
based on its nearly
complete condo
complex in Royal Oak
— RedHaus — and
a stylish new project
in Silverado — Hunter House. Both
were finalists in multiple categories
at this year’s competition, which
was hosted by the Canadian Home
Builders’ Association-Calgary
Region.
“We’ve got that leading-edge
project that we’re really excited
about and then we’ve got our
tried and true,” says Lisa Feist,
vice-president of multi-family
development in southern Alberta for
Street-side Development Corp.
Streetside’s Kintalla project in
Redstone also picked up a single
nomination.
Feist recently took over the
company lead from Don Blair, who
retired last year.
Finalists for the top multibuilder honour included Bucci
Developments Ltd.,
which won the award
last year, Avi Urban
and Jayman modus.
“We’ve been trying
to bring some different
design product to
Calgary’s market,”
says Feist. “So it’s
nice to see that come
to some affirmation
through an award like
this. All that change
seems well worth it
now.”
Some of the thanks to Streetside’s
award goes to a company decision
to “rush” some of its product to the
market, adds Feist.
“Part of our strategy is to talk
to homeowners, and we also talk
to people who decided not to buy
with us. Integrating that into our
plans takes time, but when you get
feedback consistent with almost
everyone you talk to, you want to
hurry it into the market,” says Feist.
Hunter House was introduced
to buyers without a show suite,
“because we just heard demand and
the urgency and what people were
saying they wanted, particularly for
that baby-boomer generation,” she
says.
Hunter House has 92 singlelevel, as well as three-storey luxury,
condos. First possessions are slated
for this summer.
Streetside’s RedHaus project is a
complex known for its red roof. It is
currently selling condos in its fourth
and final phase in the complex’s The
Vandenburg building.
Hunter House picked up awards in
two categories at the Calgary Region
SAM Awards, while RedHaus won
in another.
For Hunter House, its C1 floor plan
won for best new design, 1,200 to
1,499 square feet. The project also
earned an award for best print ad.
Kevin Baragon, a member of
RedHaus’ sales team, won a sales
achievement award for multi-family
rookie of the year.
Hunter House was a finalist for
best new design, 1,500 square
feet and over and best sales and
information centre.
Streetside’s Kintalla project, which
features 73 three-storey townhomes,
was also a finalist for best sales and
information centre.
RedHaus was a finalist for best
new design up to 799 square feet and
best new design, 800 to 1,199 square
feet.
Hunter House, Kintalla and the
fourth phase of RedHaus all opened
sales last year. Streetside also opened
sales on its Airdrie project The Edge.
The company also has Evanston
Square in the northwest community
of Evanston, Penncross in Okotoks
and St. John’s Tenth Street in its
portfolio of active projects.
This all made for a busy year for
Streetside. “It was a whirlwind,” says
Feist with a laugh.
Last year, the company also
revamped its sales and marketing
team, along with the addition of
consultants and new people on its
construction staff.
Going forward, the company is
now eyeing several infill possibilities
“that we’re confident will come out,”
says Feist, adding “our development
department right now are our busiest
guys. Streetside has a history of
buying land because it makes sense
for Streetside’s talent and expertise.”
The company has about 15 land
sites it’s evaluating and should have
news on projects in the middle part
of this year.
With that being said, Feist says
the company looks to stay active
in new neighbourhoods by Qualico
Communities, Evanston and
Redstone.

“We’re just getting
better at the game,”

Maurer. “Our projects
have gotten more
complex, and we
have been blessed and
fortunate to have been a part of them
with the client.”
Finalists for the top renovator
honour included Konstrux
Developments, Ultimate
Renovations, Home Completions,
and Empire Custom Homes. Ultimate
Renovations won Renovator of the
Year last year.
This marked Albi Renova’s second
Calgary Region Renovator of the
Year honour after winning the award
in 2007.
Along with the Grand SAM,
the company also picked up the
honour for best renovator’s choice
renovation and was a finalist for best
kitchen renovation, $90,000 and
over; best bathroom/
ensuite renovation;
best basement
renovation; and best
home renovation
without addition.
These projects

Maurer says Albi
Renova prides itself
on being a “designdriven company.” It has an in-house
design department that Maurer says
works like an architect firm.
“It’s important for us that our
product has that certain look and to
do that we have to create it here,” he
says.
“When we’re creating cool stuff on
paper and presenting it to the client
and they’re loving it, it just sort of
snowballs. I want to be known for
good design. It’s my focus and my
drive.”
While Albi Renova’s 2012 projects
earned the award, the company is
poised for a much busier year in
2013. Its sales have so far surpassed
the company’s entire totals from last
year.
“It could be crazy, but a controlled
sell,” says Maurer, adding Albi
Renova has seen steady growth.
Meanwhile, Konstrux
Developments won multiple awards
this year, taking best kitchen
renovation, $90,000 and over; and
best bathroom/ ensuite renovation.
The company’s Edgemont project
earned the kitchen honours and a
project in Tuscany got the bathroom
renovation win.
Other renovation awards went
to Malbec Homes for best home
renovation with addition, as well
as to Empire Custom Homes for
best home renovation without
addition, Ultimate Renovations
for best basement renovation, and
Home Completions for best kitchen
renovation.

Q What one thing did your company
do that you believe helped you win
this SAM award?
A Maurer: I believe concentrating
on the look and feel and getting
every detail upfront on our 3-D
Architectural Program, allows the
client to clearly visualize and allow
them to make informed decisions.
Thus creating great spaces. Having
creative designers is also the key!
Q Why is this award important to
consumers? What does it mean for
people renovating a home?
A Maurer: Reputation is everything
in our business, this helps build
a stronger brand and helps the
consumer know that the companies
involved are usually stable and are
finalists for a reason.
Q What do you see happening next
year in the Calgary market?
A Maurer: We are already seeing
signs of increased activity and
volumes are twice as good as we
have seen in years past. We are
targeting a 35 per cent increase in
our business.
Q In this economy, what will make
a company stand out?
A Maurer: I believe the brand
and the stability of the company
makes you stand out. For 27 years,
we have believed that you must
not only be responsible for your
company but that we also need to be
socially responsible and give back
to our community. We hope that we
are recognized in the community as
people that give back.
Q What are the most popular trends
in renovating that you are seeing?
A Maurer: We get people who visit
one of our Albi show homes and
want that look. We see all these 20
year plus, houses needing interior
improvement and often just need
that updated look like our show
homes. We do many basements
as there is a lot of valuable real
estate sitting there ready to be
transformed.

Awards, Watermark at Bearspaw
was recently honoured as both best
New Community of the Year and
Calgary Region Community of the
year at this year’s Calgary Region
SAM Awards.
“I think if you’re a family
that’s looking to relocate and
you’re wanting to move to a new
community, there’s that extra bit of
validation that this is an area that’s
recognized by many others,” says
Ian Macdonald, sales director for
Macdonald Development Corp.
The luxury
community west of
the city launched
its first phase with a
show home parade
called the Street of
Distinction last year.
It includes Astoria
Custom Homes,
Homes by Us, Trickle
Creek Custom Homes
and Wolf Custom

The parade was
later joined by Albi
Homes, which has a show home
under construction.

Q How are the surveys for the SAM
Awards currently conducted and
processed?
A Tripathy: The Professional
Home Builders Institute (PHBI)
administers two awards separate and
distinct from the CHBA-Calgary
SAM Awards. PHBI and CHBA have
worked closely together for more
than 25 years and we were honoured
to be able to present our awards at
CHBA’s SAM Awards Gala.
The Professional Home Builders
Institute administers its customer
satisfaction survey program across
Alberta through a third-party
provider. For the 2012 – 2013
awards, the survey was conducted by
J. D. Power and Associates.
The 2012-2013 J. D. Power and
Associates Builder of Excellence
Award is presented to high-volume
builders (producing 50-plus homes
per year) that rank in the top 20
per cent of the J. D. Power and
Associates’ Alberta New-Home
Builder Customer Satisfaction Study.
There are two categories for this
award: single-family and multifamily. For both awards, the study
includes survey responses collected

Q What changes are being
considered for next year? How will
they be implemented?
A Tripathy: The Professional Home
Builders Institute has collaborated
with CustomerInsight to develop a
very different customer satisfaction
survey program for Alberta builders.
The New Home and Builder review
administered by CustomerInsight
includes a risk mitigation analysis
and a customer satisfaction analysis.
The new surveys are much shorter
and focus on measuring customer
satisfaction and construction
issues and risks. Reviews will be
distributed to new homebuyers
about one-month and 13-months
after possession. This allows us to
measure their sales and building
experiences (pre-possession), as
well as their experiences working
with builders on workmanship and
materials concerns (post-possession).
Our goals include establishing
provincial benchmarks and
administering a provincial customer
minimum of 25 feet between homes.
Upon build out, the development
will have 469 lots and
101 villa units on a
property off 12 Mile
Coulee Road.
Before anyone
moved into these
high-end homes, the
neighbourhood’s
amenities were in
the ground, which
Macdonald says is a
point of pride for the
developer.
The amenities
include a cascading
pond, a central plaza and an
extensive pathway system.

Q Why is it important to consumers?
What does it mean for homeowners?
A Hogan: It is important customers
trust and have a good relationship
with their builder. Consumers expect
more from the home-buying process;
they want to be part of the process
and have consistent communications
with their builder. With the Trico
Customer Experience App our
customers are involved every step of
the way and have convenient access
to their information, at any time.
Q What do you see happening next
year in the Calgary market?
A Hogan: In the coming year we
will see an increased energy in the
market, creating more opportunities
for Calgarians to buy and sell homes.
With interest rates remaining at all
time lows, this will favour first-time
homebuyers, and with the added
pressure of low vacancy rates, more
first-time buyers will be entering the
housing market.
Q What will make a company stand
out?
A Hogan: Creative and innovative
ideas. Companies that build not only
homes but strive to build a legacy,
and in doing so provides a great
customer experience, and continue
to invest in the community and the
people it serves.
Q What’s next for your company?
A Hogan: Trico Homes will soon
be launching phase two of the
Trico Customer Experience App,
providing even more features and
enhancements to further improve our
customers’ experience. Trico Homes
will be offering a broad selection of
homes from the entry level products
to larger homes in the semi-estate
market

A Tripathy: CustomerInsight is a
Canadian research firm with local
representation, and it focuses solely
on the new homebuilding industry.
It also specializes in customer
satisfaction training, so it can help
our builders use the results of the
New Home and Builder Review as
a tool to enhance its business and
profitability. We also know that no
two builders are the same — each
has its own needs and goals when
it comes to surveying. So while
the PHBI New Home and Builder
Review questions are standard,
builders have the option of adding
customized questions specific to
their businesses and customers.
CustomerInsight is able to provide
our builders with increased
administrative support and training
opportunities. We feel their goals and
values are well aligned with ours,
since customer service and education
is our mandate, too.
Q How will these changes impact
nominees and voters?
A Tripathy: The J. D. Power Builder
of Excellence Award and the New
Home Buyers Choice Award winners
are — and will continue to be —
based solely on the results of the
third-party survey study. There are
no nominees or voters.
Q What will they mean for
consumers and homebuyers?
A Tripathy: The New Home and
Builder Review allows homebuyers
to shape the homebuilding industry
by providing not only their builders,
but also PHBI and third-party new
home-warranty companies with
valuable data about their building
experiences. Data obtained through
these reviews allows PHBI to focus
its education offerings to builders
across the province, allows warranty
companies to identify construction
issues to better assess and mitigate
risk and provides valuable data and
benchmarks to industry stakeholders.
This is unprecedented in the Alberta.
Q What does PHBI hope to achieve
with these changes?
A Tripathy: The goal of the New
Home and Builder Review is to
enhance accountability and highlight
professionalism in all areas of
Alberta’s homebuilding industry.
The new program is flexible and
actionable for builders, allowing
them to customize survey questions
and training opportunities to best suit
their needs. The new program creates
a direct channel for new homebuyers
to voice their satisfaction and/or
concerns to their builder and other
industry stakeholders. It provides
valuable information to third-party
new-home warranty companies
regarding construction issues,
trends and potential claims and it
allows PHBI to provide focused
and relevant education across the
province.

It might support and confirm their

Q What do you see happening next
year in the Calgary market?
A Thomson: I see 2013 being a
really strong year for sales across
the board. We are seeing the markets
we serve, which is a lot, first-time,
move-up, estate, luxury and specialty
markets being villas and townhomes
selling well. What is interesting in
a fairly balanced market, customers
have wonderful choices to pick
from. Builders that are finding ways
to offer better over-all value while
meeting customers expectations seem
to be busy.
Q What will make a company stand
out?
A Thomson: Our No. 1 asset: Our
people. People purchase and go
through the building process. It takes
people who care and want to do the
right things for our customers. Also,
being able to adapt to the market
demands. What works yesterday
probably will not work well for
companies moving forward.
Q What’s next for your company?
A Thomson: Continuing to work
toward our company vision: Making
a difference in peoples lives. The
more we can help staff, trade/supplier
partners, our developer partners,
along with other key stakeholders
— our customers and community
will benefit. With our growth, we
have had to understand and keep
our vision top of mind. By doing so,
allows us to better understand how
we can offer better value for our
customers. It’s a full-time process.
Also, continuing to find ways to
deliver best-in-class value.
Q What are the most popular trends?
A Thomson: Understanding that
diversity is the key.

Landmark Homes
won an industry award

Innovation: Idea/Service
for its NetZero Homes.
The company’s aim is
to build all of its homes
to a net-zero energyefficiency rating by 2015, moving
this type of sustainable housing from
demonstration to widespread adoption.
Using features such as solar power,
these homes aim to produce at least as
much power as they consume from the
traditional electrical grid during a year.
A show home in Cranston is a
2,372-square-foot, Craftsman-style
model that demonstrates
sustainable living and energy
efficiency don’t require changes in
home design or lifestyle
for owners.

Q What did your company do that
you believed helped it win?
A Ungar: From the beginning,
our goal was to offer homeowners
the ultimate in comfort and
function, while building
innovative, thoughtful townhome
developments that bring urban
esthetic to a livable product.
This win for Best Multi-Family
Community shows that we do just
that. We’re design focused, from
the little touches such as custom
mailboxes to the contemporary
touches in our elevations and
landscaping.
We’re pleased to be recognized

Q Why is it important to
consumers? What does it mean for
homeowners?
A Ungar: It’s an honour to be
recognized by the home building
industry, but we also know that
these award wins are important to
our homeowners.

Cross, the award confirms that
they made the right decision when
choosing to build with Avi Urban.
For our future homeowners and
those considering owning an Avi

Q What do you see happening next
year in the Calgary market?
A Ungar: I believe the market
will remain strong although
guarded. There are considerable
variables that have the potential
to affect the new home market.
Specifically, the affect of an
increase in lending rates and the
affordability of product within the
marketplace. The shortage of new

into the market, specifically in
single-family homes, could lead to
significant decline in affordability
and that negative affect could spiral
into increased asking prices both
for new and resale product.
Hopefully, these effects will be
marginal and, if so, will extend the

further, the housing market, into
next year.

out?
A Ungar: From the outstanding
communities we choose to build
in to the emphasis on great home
design, we’ve earned our place
as an innovative market leader.

A Ungar: Multi-family is trending.
We’ve seen so many homeowners
coming in looking for multi-family
as their first choice, where that may
not have been the case in years
past.
They’re choosing a condo
apartment or townhome because
of the convenient lifestyle it
offers, while still checking all of
the boxes for what they what in
a home. We’re also seeing many
homeowners looking for spaces
they can make their own, so we’re
adding options such as built-in
storage, a more diverse grouping
of floor plans and even the option
to choose the colour of their front
door.

Q What did your company do that
you believed helped them win?
A We launched four projects in
a five-month window last year
and have seven active condo and
townhome projects throughout
Calgary and surrounding areas. The
sheer diversity of each project’s
design and location is noteworthy.
This past year, Streetside has been
very focused on creating strategy
and process to what we do. We
have not only set operational
goals, but have implemented core
management initiatives to help us
remain focused in this fast-changing
market. The Streetside team is
extremely dedicated and engaged in
our business and will go that extra
mile to get the job done well. Our
partners, consultants, homeowners
and even our competition help keep
us on the right track and keep us
motivated to bring quality products
that homeowners demand and
deserve.

in Calgary over the next year, driven
by the reduced supply of both new
and resale homes, and the increase in
construction costs. This will further

A To stand out, builders must
balance innovative design, value
and construction quality. Generally,
multi-family homes are smaller than
single family homes, so the attention
to use of space is critical. Efficient
ways to add storage, creative kitchen
layouts and an adequate amount
of natural light are all essential to
consider when designing townhome
or apartment condo developments.
When planning new developments,
Streetside carefully considers both
the site and the needs of the market
in that area, designing new plans for
each project.
Q What’s next for your company?
A We will continue to focus
on strategy and process as an
integrated team; continue to build
our relationships with our partners
and continue to collaborate — it’s
imperative to our future success.
We continue to look for the right
opportunities to bring the right

Q What do you see happening next
year in the Calgary market?
A Jones: Our company, Macdonald
Development Corp., is feeling very
positive about the Calgary market
over the next year. There are major
investments being made into the
energy sector, which historically
result in job creation and higher
migration flows into the city.
Housing starts and absorption are
up, while interest rates remain very
low. So I think we will see many
consumers entering the market this
year to take advantage of the great
prices in place, especially in the

Q What will make a company stand
out?
A Jones: More than ever, consumers
want a company that delivers on its
promises. Knowing this, we have
constructed the bulk of the amenities
at Watermark in the first phase, rather
than promising people that they
will happen in later phases. In other
words, prospective homeowners in
our first phase can view the site today
and know with certainty that they are
going to end up getting a high-end
community to call home.
Q What’s next for your company?
A Jones: Macdonald Development
Corp. is very active in Western
Canada and in select markets in
the United States. For the Calgary
market, our sole focus for the
time being is Watermark. We
will be releasing our first phase
of luxury villa units, The Villas
at Watermark, this June. The
release of the Villas at Watermark
has been highly anticipated and
we are excited to offer a unique
maintenance-free product with
spectacular mountain views to the
Bearspaw area.
Q What are the most popular trends?
A Jones: Watermark’s builders (Albi
Homes, Astoria Custom Homes,
Trickle Creek Custom Homes and
Wolf Custom Homes) do a fabulous
job of staying on top of the current
trends. This year, they are seeing a
large demand for homes with at least
3,000 square feet of living space,
with a focus on open concepts, and
for lots with enough room for a
three-car garage.
Also, very trendy is the inclusion of
an outdoor living space (or, indoor/
outdoor deck) complete with a
fireplace.

“For some people, they have
to wait in communities for those
amenities to be completed, but for
Watermark our vision was to build it
now,” says Macdonald.
“I think that was a huge feature for
the community that stood out.”
Landscaping was another focus
that has made a difference for the
subdivision.
“We are dedicated to
planting mature trees, lots of
shrubs and grassed areas and
having all that now is immediate
gratification for residents,” he says.
The community includes 19
hectares of park land.
Watermark will release sales on its
first phase of luxury villas later this
year.
It will include 32 units built by
