Cover Story NSDR +PARTNERS ARCHITECTS PLANNERS INTERIORS CONSULTANTS The Architecture of Running a Family Enterprise A healthy and harmonious family makes business work. This is best exemplified by NSDR + Partners, a wholly-owned family business founded by Nepthy Del Rosario in 1985. NSDR + Partners was initially established as an architectural firm, but eventually evolved into an enterprise that specializes in engineering, urban planning, project management, and architectural interiors. Nepthy's belief in a solid family foundation as the basis of everything has worked for him and for the company as well. He made sure that joining his company would be a winning proposition for his children. When his children entered the family business, he provided them rigid on-the-job training and allowed them ample decision-making freedom. His tight-knit managerial circle, together with the flexibility of his related and deeply invested employees, is what made the company resilient. Family members as key officers The entire Del Rosario family is deeply involved in managing the corporate affairs of NSDR + Partners. Four out of six family members are licensed architects. Nonetheless, the firm uses professional approach in running the organization. “Work is work”, says Nepthy who serves as the principal architect of the firm. “The advantage of working in a small but hands-on family firm is that the principal works closer to you; giving you instructions directly”, says Nepthy's eldest son Noel, who is in charge of technical planning and production. Family management, however, presents unique and intense challenges, including day-to-day emotional dynamics and big-picture issues such as decision-making. “Even if we are family, we have sometimes encountering design conflicts among ourselves. But the experience helps us to be perfectionists or more thorough in design details”, reveals Nepthy's eldest daughter Lynn, who is given the task to handle master planning and other conceptual design projects. Sometimes, it pays off to have a family enterprise for it can confer a significant marketing advantage. It impresses customers, who appreciate knowing they are dealing with someone who cares deeply, and who has the same surname that is on the letterhead. No wonder, NSDR + Partners has managed to stay in business for over 25 years by merely relying on “referral marketing” -- with friends, relatives, and clients virtually serve as its marketing arms. Speaking of marketing, Nepthy's other children, Lisa and Leah, are the ones responsible in this aspect, while his wife is taking care of the administrative duties. Building a solid foundation During Nepthy's early professional practice, he used to work as a contractor in Olongapo City. He succeeded in the construction business and later on, after the EDSA Revolution, turned to designing as his main profession. He just worked on small projects then, but eventually grew with them as his clients' became big. Thus, no project is big or small for Nepthy. Being the principal architect of NSDR + Partners, he sees to it that the same level of treatment and service quality shall be accorded to all clients. The first project of NSDR + Partners was designing the main office of Caltex Philippines located along Padre Faura Street in Manila. But the biggest break came when it bagged the Purefoods project -- from poultry to hatching up to piggery. Overseeing the project management function in Purefoods as design consultant for about 20 years, Nepthy was highly regarded as an “engineering guru” in the erstwhile local food giant. Meanwhile, the company's entry in big time residential projects came in 1991 when it got Ayala Land. NSDR + Partners was commissioned to design Ayala Land's first residential community Woodside Homes, which is located in New Manila, Quezon City. “The project is a legend. We made use of the natural terrain to design two-storey residential structures with loft units. One cluster has six different units with no typical plan”, recalls Nepthy. Another Ayala-owned firm, Ayala Land subsidiary Laguna Properties Holdings Inc. (LPHI), has tapped Nepthy as among the architects who will design LPHI's new project called Prima Casa. Nepthy, who had earlier designs in LPHI's Santarosa Estates using the Phenix systems, updated his French design for the Prima Casa collection. The Phenix system uses an all-steel structure with precast concrete panels as cladding. Nepthy's competitive edge that he incorporates to his firm is his knowledge of construction methodologies. This veteran contractor can discuss about construction budgets by relying merely on mental calculations, and can sketch designs well by using the freehand method. “Having been on construction is helpful when you are dealing with building projects. There is a feeling architects come up with a beautiful, expensive building that won't generate the returns a client needs. Our focus is on creating value for clients”. His honest-to-goodness approach as a contractor also became the cornerstone of his design profession. He always deals with projects fair-and-square sans favoritism and bribery, even if friends are involved. As his son Noel simply put it, “we won't risk our clients' trust with friends.” Mastering the keys to family-business success Running a successful family business is no different from running any other business. Mutual respect and appreciation of employees’ strengths are just two of the keys to success. “We treat associates and employees like family”, says Lynn. “And we show that we value our customers”, adds Noel. As an architectural firm, NSDR + Partners has to explore a host of other things to stay in shape. Aside from effectively managing its resources, the key officers see to it that they are updated with the latest design trend and architectural technology by doing in-depth research, attending industry seminars and conferences, and even taking up advanced studies. Keeping an open-mind is one strategy the firm is employing to be competitive in business. As board examination topnotcher, Lynn has put it this way: “Architecture is very visual. So if you can't handle criticism, you won't be able to stay long in the profession.” On the other hand, the firm's staying power seems to be the family's passion for their profession. “We love the family and the profession. We just have the passion and drive for the bulk of things that we do, while the rest doesn't really matter to us”, says Lynn. “We are not just after for making money; we also want to make customers really satisfied to our service”, adds Noel. For Nepthy, his passion for designing is immense. “I would like to design something different that would serve as my legacy. Also, I want to transfer my knowledge and share my experience to people”, he reveals. In his 40 years as an architect, Nepthy is able to design almost all types of structures, except a hospital. He already did a church design (pro bono), that is the Don Bosco Church in Sta. Rosa, Laguna. But being a sports enthusiast (he is the founder of the Architects' Bowling Club and Architects' Golf Club), his dream project is to design a huge sports complex. Del Rosario was elevated to the college of fellows in 1985, four years prior to his election as National President of the prestigious Philippine Institute of Architects, which he served for two consecutive years. He is responsible for the Institutes’ promotion and development of young architects, and the practice of architecture in the country through various seminars and programs. His vast experience in construction has been an advantage in providing clients with the best solutions using value engineering. He is responsible for the overall space planning and architectural design for large-scale projects such as Ayala Land’s Woodside Homes Community. He has attended various training seminars and special courses all over Asia and the Americas in search of knowledge and technological advancements in the field of Architecture and its allied fields of study. He has been involved in numerous residential development projects and town planning which all received positive response from both the end-users and its developers. He was also given awards and recognition for such projects from his colleagues and has appeared in numerous publications. He was responsible for the design of various commercial complexes all over the country, and has shown versatility and great adept to technical knowledge and application when he was commissioned by Purefoods Corporation to develop their industrial plants and facilities to which he was the main design consultant for more than 20 years. Noel Del Rosario is the eldest son of NSDR + Partners principal architect, Archt. Nepthy Del Rosario. He joined the company as an apprentice during his college days and worked his way through different projects to gain the knowledge and expertise he has in the field of architecture. He became a partner of the firm in 2000 and is currently in charge of the company’s Technical Planning and Production group specializing in residential and commercial development. His projects involved the complete development from design to construction / design application of various Burger King projects all over the Philippines and has been instrumental in the feat of opening 31 store branches in 32 months. His expertise includes among others, space planning, project management and design coordination and design development. NOEL S. DEL ROSARIO, UAP PARTNER As head of Technical Planning and Production group, he is continually updating and upgrading the company’s software and production equipment. The continuous evolution of an architect involves current updating and being abreast with all design and technological advancements that is available. Archt. Noel’s belief in this principle has reflected in his fresh, innovative design solutions. Archt. Lynn is the eldest daughter of Archt. Nepthy Del Rosario. She has been with NSDR + Partners since 1993 where she started as a draftswoman. She became a partner after passing and placing 8th at the architecture board examinations, and has been in charge of the firm’s interior design projects which consisted of various restaurants, boutiques, book shops, commercial spaces, and numerous high-end residential projects. LYNN S. DEL ROSARIO, PIA, UAP PARTNER, HEAD OF INTERIORS With a master’s degree in Urban and Regional Planning, Arch. Lynn also performs the Company’s Master Planning projects and other Conceptual design projects. Her expertise involves incorporating functional and straight forward space planning combined with materials application, which result in a design that can be described as urban chic but timeless. She always maintains a design that is well planned, collected, and versatile regardless of any challenge put forth. She was involved with the design of Burger King Stores in Maneeya and Pattaya branches in Thailand and the Minor Group of Companies’ Corporate Office which was also in Thailand. Her current projects also includes the complete interior of a two-storey residence in Greenmeadows village, Bel-Air Village, and the design and development for companies such as Lepanto Ceramics and Boysen Paints. TRACEY ANNE R. GONZALES ASSOCIATE ARCHITECT Archt. Tracey Anne Gonzales has been working for NSDR + Partners since 2008. She recently passed the architecture licensure examination and is currently an Associate Architect for the firm. She is in charge of production of various projects for the office. As head of the production team, she sees through every project from start to finish. Handling different projects enables Archt. Tracey to learn more and more each day, from basic drafting to project coordination.
