Along to already implemented projects, there are also other projects in progress or are in the preparation stage, such as Europa Shopping and Relax Centrum ZVOLEN and LEVICE. CC DEVELOPMENT Project – Basic information Development company CC Development s.r.o. is currently finishing the build-up of the Retail Park Zvolen. In June 2010, construction of engineering infrastructure networks and of all roads should be completed on a 28-hectare plot, near to a production plant of Continental, in a city zone determined in the city territorial plan for infrastructure facilities such as shops, office premises, relaxation and entertainment activities. The territory, where the build-up of transport infrastructure and engineering networks will be done, is located on the north -western rim of the city of Zvolen, in the area intended for construction activities according to the valid Territorial Plan Documentation. In the south, the area is delineated by Strážska cesta – Road III/ 069002, which separates it from the northern edge of the housing development Zvolen – Západ. In the east, the territory is delineated by the recipient of Kováèovský potok (the Kováèovský river), in the west by the production premises of Continental and in the north by the border of the build-up area specified in the Territorial Plan Documentation. The main advantage of the location is its economic, educational, transport and development potential and its position in Slovakia. 80 km 30 km 20 km Access 10 km The area is easily accessible from the motorway I/66 – Zvolen – Banská Bystrica. Intra-area transport is directly connected to that road. Zvolen is also an important transport node in Slovakia. Its proximity to Hungarian border /70 km/, main route to Poland from the south and on of two main transit routes from the east to the west make Zvolen a strategic point. Excellent connection to the transport infrastructure – its transport potential is enhanced by the nearby Sliaè airport and an excellent connection to national and European road and railway routes. Completion of highway Zvolen – Bratislava /section Hronský Beòadik – Žiar nad Hronom/ is planned for the near future and also the highway bypass of Zvolen, in the direction to Košice will run close to the Retail Park. PLANNING SCHEME Surroundings The customer base is situated especially in the district city of Zvolen. The population of Zvolen is 43,789 inhabitants; it is the 12th largest city in Slovakia. With the area of the city of 98.68 km2, the population density is 443.7 people per km2 (around 4 times higher than the national average). The Zvolen - Banská Bystrica metropolitan area with almost 150,000 inhabitants is the third largest population concentration in the Slovak Republic. Therefore, and based on development plans of the Central Slovakia Regional Centre with Zvolen as an important southern centre, it is reasonable to expect that inhabitants of other towns and villages of the Banská Bystrica Region will be interested in moving to the town with such prospects. Zvolen provides a suitable location for construction of residential houses, development of services, non-harmful industry and disposes of areas suitable for a possible industrial park. The city has the territory prepared for an expected number of 52,000 inhabitants in 2020. ZVOLEN
