Local competition
The property is of good standard with rent levels corresponding to the local micro market levels in Sisjö köpstad*.
There are some well-known brands among the tenants but not as strong anchor tenants as in the nearby retail
properties.
Although the property has a history of vacancies, we believe that the property is good alternative for retail
brands with an existing customer base.
Targeted retail categories includes home improvements/decoration, furniture, consumer goods etc. Secondary
targets include bikes/sports, home electronics, flowers etc. As add ons car inspection units could be considered
either as combined auto parts stores or as a way to drive income to a pop-up solution in the loading area on a
temporary building permit. One option could also be to introduce a play land, however the rent levels would
probably be low as well as the effect on foot fall.
Key success factor in terms of property development would be a new strong anchor tenant to raise the
attractiveness for the existing tenants resulting in a stronger renegotiation position for longer leases and turnover
rents.
