Souper Bowl Monday!
On Monday, February 4th the Christiansburg Office had their very 1st Souper
Bowl Monday competition (the day after the Super Bowl). We had eight
soups entered into the competition! Everyone sampled the soups and voted
on their favorite. Stephanie’s Chicken Enchilada Soup Won 1st Place! Congrats to Stephanie!! She won a gift card to Panera Bread and a “Souper
Bowl Champ Spoon” that will be passed down to the next years winner.
2nd Place went to Andrew for his Corn Crab Chowder
3rd Place went to Matt & Sherry for their Potato Soup

We’re Working For
Smith-Packett Associates, Nesselrod Independent Assisted Living

I have spent a lot of my time lately working on a new project that has somewhat of a higher importance than
other projects. Let me explain myself by taking you back a few years.
In October of 2001, Heather and I were married at the Nesselrod on the New in Radford. We had always wanted an outdoor wedding, and the facility had just what we
were searching for. We have tons of pictures from the event and we sometimes pull
them out to remember the event and how special it was for us. Okay, guys, cut me
some slack here.
Anyway, we were retained by Smith-Packett Associates to prepare a site development plan for an independent
living, assisted living, and memory care facility on the site overlooking the New River. We are a part of a
consulting team that consists of RRMM Architects,
Innovative Design, Truesdell Engineering, Lawrence Perry and Associates, and others. Obviously
from my background on the site, I didn’t want to
see anything happen, but the reality of it finally hit
me and decided to make the best site possible, while
retaining some of the past history. While working
with the consulting team during a two day design
charette, we quickly realized that we could not devise
a concept plan that would keep the gardens, gazebo,
or the existing house. I was frustrated, but knew we
needed to make the best site for our client, because if
I didn’t, someone else certainly would. All emotions
aside, we concluded with a design concept that would
keep a portion of the sunken garden and would also keep the existing house. The concept plan that the owner
agreed with, would move the house from its current position overlooking the river to another portion of the site.
The house is still a key focal point on the site, but in order to make the financial work on the project, the owner
needed more higher paying independent living rental units overlooking the river. The facility will have a total
of 50 independent living units, 34 assisted living units, and 17 memory care units.
Currently, we have concluded with the schematic design phase of the project and a rezoning hearing is scheduled for March 11 to rezone a portion of the site from CM-1 to R-3 residential. Ironically, the site was previously zoned R-3 and was rezoned to CM-1 in 2006. The owners of the bed and breakfast were originally planning to expand the facility, thus needing the CM-1 zoning designation. Since the 2006 rezoning, the owners
decided to retire to Seattle, Washington thus selling the two properties they owned here in the Valley. The other
property is what is now known as “The Rocks” and is adjacent to the Nesselrod on the New site.
The Roanoke office will be handling the site development plans for the property, with further assistance from
the Christiansburg office. This project will definitely be a portfolio keeper/marketing sheet/ project to be proud
of for years to come. Look for future construction photos as we progress with the project.
