Local Economy Continues Healthy Expansion M Mandarich to Add Nugget Markets andarich Developments has reached a deal with Nugget Markets to open a 52,500 square foot store to anchor the new 98,000 square foot shopping center planned for the corner of North Ascot Parkway and Turner Parkway in the Northgate development. The projected opening date for the first Nugget Market in Vallejo is Spring 2007. The Nugget Markets/Food 4 Less family of stores currently operates seven (7) Nugget Markets and three (3) Food 4 Less stores in Northern California, including a Food 4 Less on Sonoma Boulevard in Vallejo. According to Gary Mandarich, president of Mandarich Developments, a new Wells Fargo Bank will be located in the shopping center and letters of interest had been received from about twenty (20) other companies, including restaurants and other businesses. Mandarich also said a mixed-use retail and office complex will be built in Northgate at the southwest corner of Admiral Callaghan Lane and Columbus Parkway. These two new projects will complement the other new Northgate projects: the Vallejo Automall, which will include Team Superstores and Wilson-Cornelius Ford, and is scheduled to open its first dealership, Team Chevrolet-Cadillac on April 15th; and the new Vallejo campus of Solano Community College, a 40,000-squarefoot facility that will include stateof-the-art classrooms, a computer laboratory, bookstore distribution space, youth theater rehearsal space and art exhibit areas. Additionally, Mandarich has plans to develop Belvedere, a new active adult community at Northgate. Belvedere will consist of more than three hundred luxury condominiums and a clubhouse on North Ascot Parkway across from Hyde Park. Hyde Park is the luxury gated residential community that Mandarich Developments completed in 2004. Larger Team Superstores to Open at Auto Mall; Avery Greene to Focus on Honda J ust a few months after acquiring Bill Lang Pontiac-Cadillac-Mazda, Team Superstores has reached an agreement to buy the local Buick and GMC franchises from Avery Greene Motors. This will enable Team Superstores to fill out a third dealership in the new Vallejo Auto Mall: Team ChevroletCadillac, Team Hyundai-Mazda, and Team Pontiac-Buick-GMC. The first dealership of the new Auto Mall, Team Chevrolet-Cadillac, is scheduled to open its doors in midApril; it will be followed by the opening of Wilson-Cornelius Ford before the end of the year, and then the other two Team Superstores dealerships after that. The selling of the GMC franchise will enable Avery Greene Motors to become an exclusive Honda dealership and allow one of Vallejo’s oldest and most respected dealerships to remodel its Admiral Callaghan Lane building to more effectively market the Honda brands. According to Avery Greene, owner of Avery Greene Motors, he looked into the possibility of buying a new building, but then decided to invest in a remodel of the existing location because “we can’t get a better location than we have right here on the freeway”. There have been so many exciting opportunities to meet great people and to learn about the bright prospects for Vallejo’s future. Once again, I am reminded of how very fortunate we are to be doing business in Vallejo at this time. Here are a few examples: In early March, I attended a meeting with Maria Rowena Sanchez, the Philippine Consulate General from San Francisco to discuss ways that the community of Vallejo and the Philippines might work together to bolster relations. Then, in late March, with the help and guidance of Larry and Lilibeth Asera of the Asera Group, we had a follow up meeting to discuss a possible trade mission by Vallejo Chamber business members to the Philippines this fall. What an opportunity if we can make it happen! Many of you were in attendance at the community presentation made by Gary Mandarich and Mandarich Developments on March 16th. We were all treated to an exciting view of the future of Northgate with its new shopping center anchored by Nugget Market and Wells Fargo Bank, the proposed office/retail complex, the new campus of Solano Community College, the new Auto Mall, and Belvedere, a proposed active adult community of condominiums and town homes. It was fantastic to see 300 people at that meeting! Along with other concerned business leaders, our labor partners and elected officials, I have been very active in spreading the word in support of Measure H, the ballot measure that will address some of our transportation problems. It may not be the perfect solution for “I am reminded of how very fortunate we are to be doing business in Vallejo at this time” everyone, but it is the only viable solution for us to begin to address our dilapidated highway systems, our poor roads, our traffic safety and congestion. We have the power to get this passed this time! As in the first two months of the year, I am continuing my outreach to other groups. In March, I was the guest speaker for the Solano Association of Realtors New Generation Committee. I extolled the virtues of the Chamber to this enthusiastic group of young real The Chamber By The Numbers New Members from 2002-2006 118 79 34 39 37 Year estate agents. Additionally, I spent some quality one-on-one time with some downtown merchants discussing their unique needs as well as the future of downtown now that the Triad project is about to begin construction. And I am continuing to pursue one of our most important objectives for the year – a new permanent home for the Chamber offices. Lastly, I am thrilled that Terry Glubka, the CEO of Sutter Solano Medical Center, has agreed to join our board to take over for Todd Berryhill who is leaving Lennar Mare Island to take a job outside the area. Terry is a bright and intelligent leader and will add a great presence to the board. As for Todd, we will miss his enthusiasm and leadership and we wish him well in his new venture. As always, I look forward to speaking with or meeting as many of our members as possible. Thank you for your continued support of our efforts to build a stronger economy in Vallejo. Report from President and CEO Rick Wells Be on the Lookout for New Faces, New Survey I n my three years as President and CEO of the Chamber, I have been fortunate to work with more than 40 volunteer leaders on the Board of Directors. All have been great people, mentors, partners and friends. All care deeply for Vallejo’s future. One of the dedicated individuals I’ve been fortunate to work with is Todd Berryhill of Lennar Mare Island. Todd recently left Lennar and the Board of Directors to take a position with another development company in the Bay Area. While we will miss Todd’s leadership in Economic Development and his support of the Chamber, we will miss most his willingness to step up, analyze and get involved in major issues affecting the Chamber such as Measure H. We wish him all the best at his new company and in the future. At the same time, we are excited that Terry Glubka, CEO of Sutter Solano Medical Center, has been appointed by Chairman Verna Mustico and confirmed to complete Todd’s term on the Board of Directors. We are also pleased that board member Paul Garcia of Six Flags Marine World has agreed to take over as the new Divisional Vice Chairman of Economic Development at this critical time in Vallejo’s economic history. Recently, you may have noticed that the Chamber staff has added a few new faces. Cristin O’Keefe has joined the Chamber as an administrative assistant. A lifelong resident of Vallejo, Cristin is the friendly, helpful voice and face of the Chamber, fielding hundreds of calls, directing referrals to our members and helping those walk-ins find their way. Bobbie Dill, 2006 Chief Ambassador, is now also a parttime Chamber staffer, helping us to make sure that we pay vendors accurately and on-time. Bobbie works with Jojo and Juni Abuda of Abuda Associates, who handle all of our bookkeeping and accounting needs. And finally, we are pleased that Jenny Klimisch is now working full time at the Chamber as our Graphics Designer. Jenny develops our communications and marketing, including the new look of Vallejo Business, Vallejo BusinessWire and our soon-to-be launched new website. New Survey Doing Business in Vallejo In mid-April, we will once again be asking our members via email and the Vallejo BusinessWire to participate in a short members’ electronic survey. The subject will be “Doing Business in Vallejo”. With this survey we expect to capture the pulse of the business community and publish results on issues such as how easy/hard it is to do business in Vallejo, and what are the biggest challenges to business in Vallejo. Celebrates 90 Years In Business hilotti Bros., Inc. (GBI) is a third generation owned general engineering contractor located in San Rafael since 1914. Currently, GBI is commemorating its 90th anniversary with its rich history and quality work over the many years. GBI recently celebrated its anniversary at the Marin Center Exhibit Hall in San Rafael. The more than 650 guests in attendance included GBI’s office and field management, administrative employees, GBI’s customers, subcontractors, and suppliers from all around the Bay Area, along with long-time company and family friends and the Ghilotti’s family members, even the up and coming 4th generation Ghilottis. The night was a reflection on the company’s roots from the beginning days of James Ghilotti and the early employees with an emphasis on James’ philosophy to “Earn respect by doing a job well, treat employees with respect, and do good work for the community in which you work and live.” Cur- Page 4 rent and past employees with outstanding years of service were acknowledged, especially those with an established longevity with the company, some for over 40 years. The property taxes generated from the community are spent funding such local community services as police, fire, schools, social services to senior citizens and children, as well as many other services. Real Property owners are assessed on their land and buildings and Personal Property owners are assessed on their business equipment and fixtures. Annually, the Assessor mails approximately 6,100 Business Property Statements to business owners, 200 to apartment owners and 200 to local farmers that are used to report business property owned. Here are three tips that will help business owners when completing and returning their statement: #1.) Complete the statement accurately. Note new equipment acquired during last year. If the account is audited, unreported equipment will result in escape tax bills for prior years. Note equipment disposed of during the year. This will insure those disposed items are not taxed. #2.) Sign and return the original business property statement. The signature must be an owner or a person authorized to sign. The original statement must be returned as it is a legal document. Failure to correctly sign and return the original statement can add a 10% penalty to the assessment. #3.) Return the statement upon completion. The requested return date is by APRIL 3rd. Statements returned after MAY 7th will receive a 10% penalty added to the assessment.
