When acting as listing brokers, REALTORS® shall continue to submit to the
seller/landlord ALL OFFERS and counter-offers UNTIL CLOSING or EXECUTION of a lease
UNLESS the seller/landlord has waived this obligation IN WRITING. REALTORS® shall
not be obligated to continue to market the property after an offer has been accepted by the
seller/landlord. REALTORS® shall recommend that sellers/landlords obtain the advice of legal counsel prior to acceptance of a subsequent offer except where the acceptance is contingent on the termination of the pre-existing purchase contract or lease. (amended 1/93)
MEANING: THIS IS THE #2 COMPLAINT FILED IN ALL ETHICS CASES! In this short
inventory market, Buyers are frustrated that they aren’t even offered the chance to make an
offer, because the listing agent has indicated there is current offer. Listing agents also need to
avoid shielding the seller from potentially better offers by rejecting offers the seller has not
seen, nor instructed them to reject without putting it in writing.

October is Community Service Month at MTAR
Here are some opportunities to give back!
Adopt A Nursing or Assisted Living Facility
There are nearly 40 nursing and assisted living facilities in our 8-county MTAR
area. Your firm or individuals can adopt a facility for a project during the
month of October (or as several of our adopters decided - for the year!).
Projects can be games (especially Bingo), arts & crafts, sing-a-longs, decorations for rooms, tray favors, Wii activities, gift boxes or bags, a dance, ice
cream social or anything that they might enjoy. We have many ideas for projects. You will work closely with the facility’s Activities Director.
