The property has excellent access to US 19/98 which connects Tampa
and Tallahassee. FDOT plans to 6-lane US 19, with completion slated for
2012. Venable Street is a major residential arterial, as it connects back
into the neighborhoods to the east and into SR 44. Access will be further
enhanced by the FDOT approved extension of Ozello Trail through the
property connecting Venable Street to US 19/98.

Twelve miles to the East of the property is a Lowe’s and Wal-Mart
anchored center. Four miles to the South is a Publix anchored center
and a Wal-Mart/Winn-Dixie anchored center in Homosassa. Directly
across from the property is a freestanding Home Depot.
Dining:
Casual dining chains include Chili’s, Applebee’s, and a number of
local providers. QSR chains include Burger King, Wendy’s,
McDonalds, and Subway.
Area Information:
Crystal River is located in Citrus County, the geographic center of
Florida, north of Tampa. This area is part of the Tampa-St.
Petersburg marketing area, the 13th largest in the U.S. Crystal River
is part of the Homosassa Springs MSA which includes Citrus and
Sumter counties.
Crystal River is the second largest city in Citrus County. The County
has experienced a 19% growth rate from 2000 – 2008. The
population growth is coming north via Suncoast Parkway. This toll
road is serving the area north of Tampa and allowing for easier
connectivity between Tampa and the northern counties, such as
Citrus.

The Crystal River Energy Complex consists of approximately 4,700
acres and employs over 1,100 associates. Upon final approval by
the NRC, which is expected by 2011, Progress Energy will add two
nuclear reactors to the complex. The construction phase will employ
3,000 to 4,000. Once completed, the new facility will add between
8,000 to 16,000 new jobs to the area.
