General sales tax rate for the City of Florence is 8.5%, inclusive of city, county, and state
taxes.
Property taxes are very competitive with other states; the millage rate for the Florence
Propert
Primary Data Center Site in Lauderdale County, inclusive of state, county, and city of
Florence
Flo
rates, is 49 mills. Real and personal property is classified at an
assessment rate of 20% of its fair market value; this rate is equivalent to a
tax of $49.00 for every $1000 of assessed value.
In 2007, the local governing bodies of the Shoals chose to become
even more proactive in its business recruitment strategies, a
decision which culminated in the adoption of a local tax with
revenue earmarked for major economic development projects.
Thus, the Shoals has a successful, proven track record of
delivering financial inducements necessary to assist growing
businesses to reach positive cash flow at an accelerated pace.
These inducements are packaged on a case-by-case basis and
take into consideration employment opportunities and the
investment and commitment made.

Phase 1 consists of a 100k SF and a 60k SF building
100k SF Site: 27 acre parcel, 9 acre developed
60k SF Site: 30 acre parcel, 10 acre developed
Common site access road: 2.60 acre developed
Balanced site with approximately 38,000 CY of cut to fill and very little export
Appropriate building pad elevations have been selected in order to insure minimal
sitework
Minimal rock excavation, no blasting required
Development of common access road for overall site. Separate drives for each
building will branch from access road
Main Access Road will require export. This can be moved to Phase 2 areas of the
project
Assume water tap at Main Entrance for 8" Water / Fire Main will tie into existing
New sanitary sewer main will tie into existing sewer at southwest corner of site
Primary power ductbanks
Primary data ductbanks (4-way with two service providers with innerduct and two
spares)
Grading will be restricted to areas around buildings. Surrounding site will remain
undisturbed
Paving and utilities for Phase 1 buildings included in budget
