The Aldesa Group Today
Aldesa is among the 10 largest construction
groups in Spain, and it is first in the ranking
compiled by ANCI (National Association of
Independent Constructors), of which it is a
founding member.
In its more than 40 years in the industry it
has always been able to adapt to the market’s
changing requirements, meeting the highest
standards of quality, safety and environmental
awareness, while always delivering on time.
Immersed in a continuous process of expansion,
it bases its strategic focus on carrying out civil
works projects and the construction of buildings,
as well as on diversifying its construction activity
in order to provide the Group with added value,
being perfectly able to tackle projects of any size
and complexity.
Thus, Aldesa faces the future with great
optimism, backed by the confidence placed in it
by its clients, the significant sustained growth
experienced in recent years and its financial
health.

Activities
The Construction activity of the Aldesa Group includes all Civil Works and Building Construction
specialities. While it is true that Civil Works continue to be the foundation of our activity, Building
Construction has been an increasingly important aspect of our work over the years.
In order to continue with its vocation for growth, five years ago Aldesa committed itself to diversifying
its construction activity, investing in strategic businesses that give the Group added value and offer
the client a more comprehensive solution. Thus, the company extended its business lines in order
to attend to sectors such as Concessions, Engineering and Services, Real Estate and Renewable
Energies.
Construction
The Aldesa Group carries out its construction activity through Aldesa Construcciones as well as
through other companies in which it holds a stake, either individually or through a joint venture, and
which imbue the projects developed by the Group with added value.
•
Aldesa Construcciones is one of the main construction companies in Spain, with a large
network of branches and local offices. The keys to its success are the capacity to adapt to the
new requirements of the market and clients’ needs, a right selection of projects, an efficient
management of the completion periods and a constant search of improvement in the processes.
The company deals with all the civil engineering specialities as well as non-residential building
(schools, business centres, research centres, etc.) and state-subsidized housing. In Spain the
company’s main activities are the high speed rail lines and conventional rail line projects, and
the construction and remodelling of motorways. Abroad, Aldesa Construcciones is proving
that it is capable of taking on projects of any nature and complexity, with the participation in
construction and renovation of important infrastructures in Mexico.
•
Coalvi, which provides its experience as a specialist in the construction and maintenance of
railways (tracks, electrical supply, tunnels and infrastructure).
•
Grupo Ingesa, which specialises in foundations and geo-technical surveys, is a reference point
in engineering solutions and technically complex foundation works.
•
Pai Construccions, one of the biggest construction companies in Catalonia, where it is
recognised for its experience in both civil and building works.
•
Proacón, specialist in all kinds of tunnelling (for High Speed Trains, motorways and roads,
hydraulic works, mining operations) and subterranean works.
•
Civesa Ingeniería y Construcción, whose activities take in civil works and the erection of
buildings in the region of Eastern Andalusia.

Civil Works
Aldesa’s activities in the field of railways take in everything from the construction, conservation
and maintenance of railway infrastructure to building underground level crossings, erecting or
renovating stations and laying new routes. Likewise, Aldesa also participates in the construction of
infrastructure for metropolitan transport lines (sections of track, stations, depots, etc.). Aldesa has
built over 20 new sections of line for the High Speed Train Network that is being developed all over
Spain, strengthening the Government’s confidence in continuing to develop this type of speciality
railway.
Railways
Over the last 15 years Aldesa has carried out numerous works within the Motorways Programme
launched by the General Directorate for Roads of the Ministry of Public Works, with over 200 kilometres
of new road built. Aldesa has also performed conditioning, reinforcement and improvements on
existing sections of the Network of State Roads, working on over 2,000 kilometres. On a regional
level, the Group has carried out numerous road conditioning tasks, as well as expanding existing
roads and performing surface reinforcements and improvements for almost all of the Autonomous
Communities and Provincial Governments.
Motorways and
Roads
Aldesa has been carrying out major works for AENA (Spanish Airports and Air Navigation) for several
years, among the most important of which is the construction of Runway 18L-36R and its associated
rolling surfaces at Madrid Barajas Airport. With a budget of close to 200 million euros, this project was
a turning point in Aldesa’s experience. Another important project involved installing a high-precision
proximity system at the Alvedro Airport in Corunna, allowing this airport, which has unfavourable
weather conditions, to operate at optimal levels.

Maritime works
The Group is strengthening its presence in the field of maritime works through its activities in
recovering, protecting and improving the Spanish coastline. Aldesa has carried out several
projects in Spanish ports and along the coastline for the Ministry of the Environment and Rural and
Marine Affairs, as well as for regional bodies: constructing promenades, paving piers and roads,
rehabilitating sections of coast, port buildings, etc. Among the most notable projects undertaken
is the construction of the Torrevieja Marina (Alicante), one of the most comprehensive and modern
marinas in the Mediterranean.
Hydraulic works
Participating in hydraulic works is an old tradition for the Group. Aldesa carries out all kinds
of specialist construction work: dams, deposits, tanks, canals, channels, flood walls and river
defences, drinking water treatment plants, waste water treatment plants, reservoirs, purifiers,
irrigation, trenches, etc. It also undertakes water improvement activities. Among its clients are the
Hydrographic Confederations and regional and local governments.
Developments
From the beginning, this kind of construction work has been one of the company’s most important
fields of activity, and produced the first contracts with public administrations. Aldesa has carried
out major projects for numerous clients, such as the State Body for the Promotion and Preparation
of Land (SEPES), Arpegio (Community of Madrid), Incasol (Regional Government of Catalonia), the
Government of Navarre, Port Authority of Algeciras, and several town councils and private clients.

Building Construction
Residential
Aldesa builds homes all over Spain for different bodies, public companies and private developers.
The Group has been able to adapt to the demands of the residential market, taking on highly qualified
professionals enabling Aldesa to carry out major residential projects, mainly state-subsidized
housing.
Non-Residential
The Aldesa Group has built around one hundred industrial buildings, offices, thermal and combined
cycle plants, shopping and leisure centres, warehouses and factories for different public and private
entities, such as Endesa, Iberdrola, Factory, Leroy Merlin, Bodegas Garcia Carrión, the Hilton Group
and others, always producing a quality construction within the time frames stated in the contracts.
As for public buildings, government ministries, delegations, town councils, regional governments,
universities and other bodies have placed their trust in Aldesa to erect buildings of all kinds, such
as offices, archives, courthouses, town halls and municipal centres, libraries, residences, schools,
colleges and sports facilities...
Rehabilitations
and renovations
Aldesa has extensive experience in rehabilitating historical-artistic buildings, both to conserve
them and to adapt them to new uses. Two examples of this are the rehabilitation of the Church of
the Escuelas Pías de San Fernando, in Madrid, which was transformed into a public library, and the
transformation of the historical building of Atocha train station in Madrid into the new offices of the
AVE (Spanish High Speed Train).

Concessions
The Aldesa Group is strongly committed to this activity, which has grown considerably in recent
years with the operation of transport infrastructures principally in Spain and Mexico, with new
public service operation projects coming on line all the time.
Aldesa is the majority shareholder of Concesionaria de Autopistas del Sureste, which grants
concessions for operating the Mexican toll motorways of Tuxtla Gutiérrez-San Cristóbal and
Arriaga-Ocozocoautla. It is also part of the joint venture of the La Mancha Motorway, the company
that is responsible for the construction, running, maintenance and conservation of the section
Puerto Lápice – Venta de Cárdenas (Ciudad Real) of the A-4 dual carriageway.
Aldesa Concesiones is also present in the fields of car parks and educational institutions, involving
the schools of Torrevilano and Montesclaros in the Community of Madrid, also working on sporting
facilities, such as the municipal sports centre of El Álamo (Madrid).
Meanwhile, Aldesa Marina Salinas has been entrusted with the running of the Torrevieja marina,
known as Marina Salinas, one of the most comprehensive and modern marinas in the Mediterranean,
and the selling or renting of over 700 moorings.
We should also point out that Aldesa and Pai Construccions were awarded the Concession of the
Right to Build for the maintenance of the court buildings in El Vendrell (Tarragona) and Manresa
(Barcelona).

Socio-Sanitary
Activity
At the same time, Aldesa wants to become a key partner in the implementation of all kinds of
general services for hospitals. With this objective, the Socio-Sanitary division studies all projects
related to comprehensive services for hospitals and primary healthcare (maintenance and cleaning
of facilities, construction and adaptation, auxiliary services, energy management and use, minor

Renewable Energy
The Aldesa Group develops its activities in the field of energy through its subsidiary Aldesa Energías
Renovables. Created in 2006, it focuses its efforts on the development, design, construction and
operation of wind farms and solar thermal and photovoltaic plants.
•
Development: site prospecting, processing of permits, requesting access to the transport
and distribution networks and to REPE (Special Registry for Energy Producers), processing
of building licences (urban building and environmental impact approvals), obtaining financing,
administrative authorisations.
•
Construction: preparation of engineering and logistics projects, as well as those involving the
management and monitoring of turnkey projects.
•
Operation: maintenance and management of contracts associated with operating and running
such activities.
Likewise, new projects are being analysed in fields such as biofuels, biomass and offshore wind farms that
will increase the Group’s share in the alternative energy sector.
Aldesa Energías Renovables has chosen North America and Eastern Europe as priority areas for its
international expansion, creating companies to break into the renewable energies market in the United
States, Canada (focusing on the wind and photovoltaic fields) and Poland (exclusively wind). In the mid-term,
the company plans to geographically expand its renewables business into Mexico, Bulgaria and Romania.
By the end of 2010, it hopes to have an electrical production of 710 million kW/h and over 600 MW in different
stages of development in Spain and abroad.

Real Estate
Aldesa Polska is the group subsidiary dedicated to developing real estate projects in Central and
Eastern Europe. Its first project consists of developing and selling a class A office building in Krakow
(Poland) that will have a rentable surface area of 10,000 m2, allowing it to meet the growing demand
for modern and well-equipped offices from multi-national and local companies.
Another major international project is the construction of a five-star hotel and exclusive residential
villa complex in the Mexican city of Huatulco (Oaxaca State), on the Pacific coast, in an area
categorised as sustainable in terms of tourism.
The Aldesa Group’s real estate activity in Spain is through the company Aldesa Home, founded in
2006 to operate in the real estate sector under a single brand, taking in the stakes in all the property
development companies. Over the last few years it has directed its strategy towards gaining a
position in price-protected state housing projects, both in direct sales and for rental with an option
to buy.

A responsible and committed Group
The Aldesa Group has been working for years to make its economic development compatible with
its environmental and social awareness through an adequate management model. The Group’s
Corporate Responsibility strategy, which is articulated through the motto We build confidence,
is based on a series of corporate values that extend to all levels of the organisation and which
are intended to be a veritable commitment to all interested parties: clients, employees, partners,
suppliers, subcontractors, users, public administrations and society in general.
A commitment to Human Resources
with high technical qualifications
Aldesa is aware of the fact that its success has
been possible thanks to its team of people;
that is why the Group’s added value is its own
workforce. The growth experienced by the
group in recent years brings with it the need
to continuously take on new professionals
with ambition and the very best technical
qualifications in all the fields of our activity.
Grupoaldesa
High standards in Health and Safety
Health and Safety at work is a touchstone of
Aldesa’s philosophy, considered as important
as profitability, quality and production. Its
Health and Safety Policy encompasses a
series of commitments and directives that all
employees have to comply with, making them
participants in preventive health and safety
management.
Applying sustainability and new
technologies
Respectful Environmental Management
Aldesa has an R&D and Innovation Department that
analyses the technological possibilities available for
improving construction methods, paying special
attention to the efficiency of processes and their
sustainability. Likewise, this department works
on technologically advanced projects related to
electrical engineering and telecommunications.
For nearly 10 years, Aldesa has had the AENOR
(Spanish Standards Agency) Environmental
Management Certificate, which complies with the
ISO 14001 standard. Aldesa’s environmental policy
places a special emphasis on prevention and on
achieving ongoing improvements in the Group’s
environmental performance, with a high degree of
involvement throughout the organisation.
Compliance with the most demanding
quality standards
Support for initiatives that create value
for the community
Aldesa has been certifying its Quality Management
for over a decade. The Policy followed by Aldesa
in this regard is intended to make quality a basic
principle of the organisation’s culture, thereby
helping the Group’s personnel to identify with and
be committed to this principle.
Aldesa Group’s social action is centred around
developing projects that genuinely address the
real needs of society, such as the need to promote
the development of infrastructure in the world’s
poorest regions and the social integration of the
less fortunate in communities in which the Group
operates. Likewise, the Group supports cultural
and sporting development through the sponsoring
of events and initiatives that take place in these
communities.
Strict compliance with the agreed
delivery periods
No detail is left out in the planning stages required
for all projects, and if the regular monitoring of
partial delivery times reveals even the slightest
delay, we evaluate the need to add workers to the
team and extend shifts. This allows Aldesa to deliver
within the agreed timeframe, or even months
ahead of schedule, thereby avoiding unnecessary
inconveniences for clients and users.
