With regards to the proposed re-zoning of the identified property on the attached application
information, and in accordance with the requirements as stated in the Northfield Center
Township zoning resolution chapter 660, Woolpert would like to offer the following statements:
We hereby request a proposed zoning amendment for the subject property, to rezone it from
the current R-1 zoning classification to a C-1 classification, in order to facilitate the development
of an approximately 190,000 sf retail store on the site.
The rezoning of this property will relate to the comprehensive plan by allowing for the
continuation of similar adjacent zoning and for the continuation of the commercial development
within the existing commercial corridor

I would like to point out some potential problems to having a 24 hour business like Meijer's so close to
residential property. We have lived on Waters Drive for 38 years. We have seen all of the business
come to Macedonia and Northfield Center, with our property butting up to the Winking Lizard shopping
area, so I am speaking from our experiences.
First consider the noise level for residents. The noise dissipates when you are outside but when you are
inside a home that is near a business it is so much louder, reverberating between the walls. There will
be the banging and dropping of dumpsters, truck deliveries, honking and alarms of vehicles, voices
yelling, intercoms, and building alarms. We had to install new windows and air conditioning to muffle
the sounds since we couldn't sleep with our windows open any longer.
Second consider the lights for the residents. Parking lot lights light up a lot more than parking lots.
They light up people's yards too. It is never dark in homes near business with lights. We have room
darkening drapes at our bedroom windows so we can sleep.
Third consider what it does to the water levels. Once the Winking Lizard extended their parking lot to
the edge of our property our yard began to flood every time it rains.
Fourth consideration is the trash. People think it is ok to just toss their trash in parking lots. We are
consistently picking up bags, bottles, wrappers from our yard. Trash and dumpsters have led to rodents,
skunks etc. And the stench from dumpsters is obnoxious in the heat of summer.
Fifth consider the crime that this can potentially bring to the neighborhood. Reading the New/eader
every week, it appears that besides drugs, shop lifting is a major crime in all of our near-by stores. Are
the sheriff and police going to be able to handle the additional crime?
Putting a fence up does not solve any of these issues.
I understand that the township needs the revenue and that Mr. Spitzer can develop or sell his land. I am
just asking that you think of the residents that have property on the streets adjacent to this land. There
must be a better location for a 24 hour store. Surely this property can be developed in another way that
would not be a major problem for the neighboring residents.

While r am not a resident of Northfield Center, my home at 8250 Harmon Drive in Macedonia is very close to state route 8, and the
site proposed for rezoning is within eye sight and hearing of my home. Based on the somewhat tepid responses to my requests I
got from our city's zoning folks before the new development was approved for the former Sunoco gas station site at routes 8 and
82, I am hoping for a more positive response from Northfield Center.
My requests are simple. I only request that, if the rezoning is approved, it be contingent on having no site or other lighting
directed toward the folks who live on the east side of route 8; and that all trash collections (and other inherently noisy services} be
restricted to the hours between 8:00AM and 5:00PM weekdays only.
I would like this letter to become part of the public record and read into the December 9, 2015 meeting minutes, if possible.
I wish you the best this holiday season, and I hope that this fine retailer can find Northfield Center a great place in which to invest.
