bright new vision for the revitalization
of downtown Yonkers and the
Hudson River waterfront is beginning to
take shape with the recent unveiling of
the $1.5 billion first phase of the redevelopment plan proposed by Struever
Fidelco Cappelli LLC (SFC).
The main elements of the Phase I development are River Park Center, Palisades
Point, Cacace Center and the Reopening
of the Saw Mill River.
River Park Center, which is located in the
area known as the Gateway District, will
feature a mix of retail, office, residential
and entertainment components including
a 15-screen movie theater, restaurants
opening onto a new riverwalk along the
reopened Saw Mill River and a new
6,500-seat ballpark located on the roof
level of River Park Center.
Palisades Point, which is planned for two
Hudson River waterfront development

The Phase I development outlined by SFC
will be a major economic boost to the City
of Yonkers and the entire region. It is
estimated that the Phase I development
will create 13,000 construction jobs and
5,460 permanent jobs. Phase I will also
generate $14.8 million annually in tax
revenue for Yonkers as well as $14 million
in taxes for the state and $4.9 million for
Westchester County.

firefighters. The “self extrication” nylon
ropes are used in the event that firefighters

The offering plan for The Lofts at New Roc
became effective in May with more than
15 percent of the “insiders” purchasing
their apartments. Since then, more than a
third of the homes have been sold.
“People have come through the door –
usually by referral from a resident or via
word-of-mouth – and been wowed by

Cappelli Donates New Home for New Rochelle Harbor Patrol
he growing popularity of water sports
along New Rochelle’s shoreline has
meant increased responsibilities for the
New Rochelle Police Department’s Harbor
Patrol. With this in mind, Cappelli Enterprises has donated to New Rochelle a new
$70,000 harbor building for the city’s five
full-time Harbor Masters and five full-time
seasonal officers. The Police Department
will use the new facility to provide marine
instruction so that more police officers will
become certified in marine safety.
“Thanks to Cappelli Enterprises, the new
Harbor Patrol Building is going to help our
harbor masters and crew to improve
marine safety for our residents,” said
Police Commissioner Patrick J. Carroll.
Constructed by Future Home Technology
of Port Jervis, NY, a manufacturing
subsidiary of Cappelli, the new building
will replace the old harbor patrol facility,
which is scheduled for demolition. The
new building employs the same modular
technology and materials that Future
Home Technology has used to produce
the more than 4,000 single- and multifamily modular homes it has built since
its founding in 1989.
The new structure, which is triple the size
of the former facility, is topped with a New
England-style cupola and includes storage
areas for scuba gear, classroom and office
space, kitchen pantry and restroom.
The Municipal Marina features about 350
boat slips and 150 mooring spaces that
are rented on a seasonal basis primarily to
New Rochelle residents. The Harbor Patrol
fleet comprises a 41-foot Coast Guard
boat, three smaller boats and two work
boats which are equipped with outboard
motors for patrolling the islands.

Cappelli Donates New Home for New Rochelle Harbor Patrol
he growing popularity of water sports
along New Rochelle’s shoreline has
meant increased responsibilities for the
New Rochelle Police Department’s Harbor
Patrol. With this in mind, Cappelli Enterprises has donated to New Rochelle a new
$70,000 harbor building for the city’s five
full-time Harbor Masters and five full-time
seasonal officers. The Police Department
will use the new facility to provide marine
instruction so that more police officers will
become certified in marine safety.
“Thanks to Cappelli Enterprises, the new
Harbor Patrol Building is going to help our
harbor masters and crew to improve
marine safety for our residents,” said
Police Commissioner Patrick J. Carroll.
Constructed by Future Home Technology
of Port Jervis, NY, a manufacturing
subsidiary of Cappelli, the new building
will replace the old harbor patrol facility,
which is scheduled for demolition. The
new building employs the same modular
technology and materials that Future
Home Technology has used to produce
the more than 4,000 single- and multifamily modular homes it has built since
its founding in 1989.
The new structure, which is triple the size
of the former facility, is topped with a New
England-style cupola and includes storage
areas for scuba gear, classroom and office
space, kitchen pantry and restroom.
The Municipal Marina features about 350
boat slips and 150 mooring spaces that
are rented on a seasonal basis primarily to
New Rochelle residents. The Harbor Patrol
fleet comprises a 41-foot Coast Guard
boat, three smaller boats and two work
boats which are equipped with outboard
motors for patrolling the islands.

the $1.5 billion first phase of the redevelopment plan proposed by Struever

The main elements of the Phase I development are River Park Center, Palisades
Point, Cacace Center and the Reopening

The Phase I development outlined by SFC
will be a major economic boost to the City
of Yonkers and the entire region. It is
estimated that the Phase I development
will create 13,000 construction jobs and
5,460 permanent jobs. Phase I will also
generate $14.8 million annually in tax
revenue for Yonkers as well as $14 million
in taxes for the state and $4.9 million for
Westchester County.
