The Realty Review Volume 4, Issue 7 July 2014 Northwoods Association of Realtors® & Greater Northwoods MLS® President’s Message The Buzz: Erik Johnson, NWAR WRA Convention 9/21-9/22 - I don’t have a lot to say this month, as I am sure you are all out enjoying the weather although a little cooler, it has been nice to be able to see open water. I have always felt that although lots of people are in our area, they tend to be up having fun and don’t make lots of buying decisions at this time so I am going to take the next few months off. :) We are going to be scheduling a NR115 “Lunch & Learn” in a few months which will have a large impact on us as REALTORS and our clients who live up here with on and off water properties. This is coming down the pike (at least for now) unless we can keep moving the ball forward. Please watch for details and make sure to attend the Lunch & Learn to find out more about how the changes may impact your Wisconsin Dells - FREE PASS customers. Overall, the market is similar to last year so no great movement forward at this point. The good news is we have stabilized and now can start to talk about the market moving forward again. Costs of lumber and building supplies will help push prices higher as we see more building happening in our area. will continue to be. Please follow the proper ordinances in whatever county/township you are working in. All arrow signs and any other off-premise signs are a no-go in Oneida County, and there are still a lot of them on the roadways that should be picked up. Please be a voice in your various government circles to assist in this transition. Did you know it’s only five more months to Christmas? Yikes! Effective July 1st, the new Real Estate Condition Report became mandatory from the State of Wisconsin. Those of you with a lot of listings, sending out the new forms is tedious and time consuming in July. We have been making it a habit to request the new form on Offer to Purchase. RealtyServer was approved for an additional five year contract recently by both boards. We look forward to our relationship and hope all of you are taking advantage of their options and updates. Thank you for your support on this issue. A big thank you to Lon and Matt for making my presidency a pleasure. Thank you Bob Estabrook, Jim Carey, GJ Schultz, Ed Hunter, Bruce Breyer, Roger Day, Joan Seramur, Mason Werner, Art Senicka, Ray Bangs and Dirk DeYoung. All of you were a role models in your own way, listing and selling real estate with class all the way. The county board voted the changes needed in their forest plan to pave the way for ATV use. The amount of use will still be on the various townships and cities. This will be a new market, but will not be WRA has once again granted local boards one free pass the WRA State Convention on 9/21-9/22 at Kalahari Resort in the Dells. Government Affairs Oneida County Sign Ordinance Update Shoreland Zoning Survey In our previous update, we explained that the county Planning Committee seemed close to finalizing a proposal that would allow for certain off-premise signs, which would then be subject to a public hearing before a final vote. Earlier this month however, the committee met again and decided by a 4-1 vote to postpone indefinitely any further consideration of this proposal. While we are disappointed with this turn of events, we recognized early on that this would be a challenge given that a majority of policymakers from the county and townships opposed our proposal. The NWAR Board met recently to discuss these results and decided against any additional action at this time. We therefore urge you to remove any off-premise signage in Oneida County if you have not already as we anticipate the county may soon ramp up its enforcement efforts now that this possible ordinance revision is off the table. Please contact the NWAR office if you have any questions or comments. A brief online survey was released recently by the Oneida County Planning & Zoning Committee seeking public opinions on pier and boathouse regulations. This survey will remain online through August 15th, and the feedback will help the committee in identifying and possibly implementing changes to the County Shoreland Protection Ordinance. Please take a few minutes to complete the survey at: http://goo.gl/gA14br 2014 State Election Picture The fall primaries are coming up on August 12th, and our battleground state once again has many races to watch. According to RealClearPolitics polls, Governor Walker’s lead has shrunk to less than one point over presumptive Democratic nominee Mary Burke, so the Gubernatorial race currently rates as a toss-up. In US Congressional District 7 that covers most of the Northwoods, incumbent Sean Duffy (R) faces two GOP contenders and Ashland Councilwoman Kelly Westlund is the Dem favorite against one contender. A recent Rothenberg Report indicates that this race “doesn’t look like a particularly good Democratic opportunity”. In State Senate District 25 which includes Price & Iron Counties and the site of the proposed/controversial taconite mine, incumbent Bob Jauch (D) is retiring and three Dem candidates will contend this August to run in November against sole GOP nominee Dane Deutsch. Ballotpedia.org identifies the Wisconsin State Senate as a “battleground chamber”, as 14 of 17 open Senate seats have candidates from both major parties running and a gain of 3 seats by Dems would end the GOP state government trifecta. In the State Assembly, local Reps. Swearingen (R-34) and Czaja (R-35) are running unopposed and the GOP House majority is expected to remain intact after the November general election.
