BALLANTRAE VILLAGE SHOPPES NEC of State Road 54 and Ballantrae Boulevard (just east of the Suncoast Parkway) Land o’ Lakes, Pasco County, Florida The Site: In one of the hottest markets in Tampa Bay, the Shoppes of Ballantrae will be located on the northeast corner of the signalized intersection of State Road 54 and Ballantrae Boulevard in Pasco County, Florida. Ballantrae Boulevard is approximately 1.2 miles east of the Suncoast Parkway, a major north/south artery through several counties. The development will include outparcels, inline retail, and an office component. Visibility: The site has 1,125 feet of highly visible frontage with excellent access and a signalized intersection. Traffic Counts: The four-lane divided highway of S.R. 54 boasts traffic counts of 41,000 cars, and at ½ mile east of Ballantrae Boulevard, the AADT is still at 39,000. The site will have full median access at the signalized intersection with corresponding full median access from Ballantrae at the west end of the site. Additionally, there will be full median and curb cut access on S.R. 54 at the east end of the site. There will be cross easement internal access to all parcels. Demographics: 2010 demographics 2015 projections 3-mile radius – 20,935 5-mile radius – 51,679 3-mile radius – 25,204 5-mile radius – 59,159 Postal Counts: January 30, 2009, postal counts within the determined trade area are 12,116. Industry standards set the average household at an average of 2.38 people per household which makes our trade area population 28,836. Drive Time: Retailers in the Market: The drive time map shows 5, 10, and 15 minute drive times from the site (household counts from 2008). Within a 5-minute drive time (depicted in gray), the area population is 10,281, and within a 10-minute driving distance (green) the population expands to 25,760. The population swells to 122,982 at 15 minutes (blue). Retailers have stormed into this market, and the list of recognizable names nearby includes Super Target, Petco, Suntrust, McDonald’s, Starbucks, Chili’s, and Carrabbas. Publix has opened at Sun Lake Boulevard, approximately one mile to the east, along with Beef o’ Brady’s, Majik Touch Cleaners, and Great Clips. Wachovia and Tire Choice occupy two of the outparcels. Other Developments: Just across S.R. 54 from our site, T. Rowe Price has submitted plans for a 95acre financial center complex. The plans call for three office buildings with a total of 450,000 square feet of office space that will ultimately house 1,650 high-paying service personnel. Approximately 1 mile to the west, at the southeast corner of S.R. 54 and the Suncoast, The Hogan Group has four commercial office buildings already open in their North Pointe project, an approved 1,000,000 square foot mixed use development with office, retail, and hotel components. A Marriott Residence Inn is part of this development. At the northeast corner of the Suncoast Parkway and S.R. 54 is a 62-acre property zoned and approved for 343,520 square feet of commercial development. The property is currently for sale. Suncoast Corners, also at the northeast quadrant of the Suncoast Parkway and S.R. 54, is an MPUD approved for 1.8 million square feet of office, 450,000 square feet of retail, and 780 residential units (600 apartments under hard contract to Wood Partners and 180 condo/town homes). Bexley Ranch, approximately 2 miles north of S.R. 54 and directly north of Suncoast Corners, is a Newland Community development. This 6,781 acre mixed use project (three phases with the first phase scheduled to begin 12/31/10) will include 7,000 residential units, 400,000 square feet of retail, and 250,000 square feet of office space. The Newland Group has already set aside land for two additional elementary schools, a middle school, an 18-hole golf course, and an 80-acre park. A portion of the funding for the extension of Sunlake Road between S.R. 52 and S.R. 54 came from this future project. Housing Information: In 2008 a housing development study was completed reflecting the activity and profile summary of all the subdivisions within a 5-mile radius of Ballantrae Village Shoppes. In summary, the number of occupied homes with direct access to Ballantrae Boulevard and direct access to this project exceeds 1,246 homes. Many more will be include in this number when, to the north, Ballantrae Boulevard will be extended to intersect Tower Road which will intersect Sun Lake Boulevard to the east. Eventually, this road will connect to U.S. 41 and Ehren Cutoff Road. The immediate market within a 2-mile radius of our site has 3,926 occupied homes as well as 10,561 future home sites to be built. This market is considered a high growth area of Central Pasco County. The average age is 42.8, and the median household income within a 3-mile radius is a very strong $65,213.
