Spring will soon be here and thoughts will be turning to spring cleaning, getting your patio furniture back out and firing up the grill! As we enter into the mild weather please keep in mind the proper use and storage of propane grills and tanks. More details about this can be found in the Resident Handbook located on our website. Soon we will be able to reopen our new dog park for the enjoyment of you and your pets. Have you noticed that we have also updated our sport court and now have basketball hoops at either end ? As we continue with the bathroom vanity upgrade, please keep an eye out for a note from our maintenance team scheduling your replacement .Also happening in our community is a Children’s Playgroup and Book Club; check inside the newsletter for more info! We have Spring Fever at Windsong Place and are looking to do something that doesn’t involve snow removal, snow patrol or basically anything that doesn’t involve snow! Here are a few tips & reminders that go along with the Spring weather… Watch out for Slips - As the weather changes, the temperatures fluctuate and parking lots and sidewalks can get tricky! Snow melts during the day in the sunshine and then freezes again in the cold evenings, leaving the potential for black ice. Please continue to use the salt we have provided for you outside your door. If you see a slick spot outside your door, in a common area, near the dumpsters or in the parking lot , please call the office & sprinkle some salt until we can get over there. The Winter thaw brings...POOP! Yes, Spring always brings to the surface the number one resident complaint we get... Dog Poop! Please take some time to pick up any dog waste around your apartment and on your regular dog walking route. Picking up after your pet is not only the right thing to do, it is also part of our Pet Agreement allowing your pooch to live here. Thanks in advance for your help keeping our property not only pet friendly , but beautiful too! Hey, where did my Welcome Mat go? Before the snow fell, we asked you to remove your front door mats to aid in snow removal. If the mats were left outside in the snow, they could be sucked into a snow blower and cause hundreds to thousands of dollars worth of damage, and possibly physical danger to our Maintenance Team. So, if you were unable to remove your mat, we removed it for you. If you are looking for your mat, ask the Leasing Office – there is a good chance we have it in a safe place waiting for you… Take it Slow. The property speed limit is 10MPH. Watch out for your neighbors that may be taking advantage of the beautiful weather by walking, running and biking around the property. We also have our Windsong Place golf carts traveling around the property to transport our employees. Keep your speed down and your eyes open, so we can ALL be safe. The Windsong Word The Snow Has Melted...It’s Time to Grill! Soon it will be time to grill some burgers! Here’s a friendly reminder of the current New York State Fire Code which states: Section 308.7 states that charcoal grills, gas grills, burners and open-flame cooking devices shall not be operated on balconies, patios, entryways, or within ten (10) feet of combustible construction. The storage of gas grills on patios, balconies, and entryways is permitted only when the propane tank is fully disconnected and the tank is fully removed from the grill. In addition, propane tanks cannot be stored within ten (10) feet of combustible construction which would include balconies, patios, entryways, storage units, and garages. Remember, we do have a Propane Storage Cage available to our residents at no extra charge. Here are the basic rules and regulations… just stop into the office to grab a key and find out more info! We will provide you with a key that you can return when you move out. Please turn off all storage tanks before placing the tank in the storage area. There is no smoking allowed within ten (10) feet of the storage area. The storage area must be kept locked at all times. All tanks must be labeled with the resident’s name and apartment number. Tanks found with no identification or belonging to a former resident will be removed and disposed of. Our community is not responsible for any tanks removed based on the inability to identify the owner. THIS IS NOT A PROPANE TANK EXCHANGE PROGRAM… please use only YOUR tank. It is the responsibility of the resident to secure their tank in the storage area should you wish for extra security. All propane tanks must be stored in the approved storage area, and immediately returned to the storage area after use. Our Management Company will not maintain access to the propane storage area in inclement weather. The resident and/or guest of the resident will accept all risk for accessing the propane storage area in inclement weather. We reserve the right to deny access or request a key to be returned if any of the safety rules are not followed. Our community is not responsible for any theft or damage to propane tanks stored in the storage area. Here are some tips on how you can make the most of “Loving Thy Neighbor”. Got a new surround sound system or video game for the holidays? If so, be considerate by keeping the volume down. Got some great new shoes? Tread softly if you live above others and take off your shoes whenever possible. Having a few friends over for the big game? Notify your neighbors if you are having a party, (better yet invite them) and keep the noise levels reasonable. Love to cook with aromatic foods? Cracking open a window will reduce the odors that can and will seep into your neighbor’s home. Finally, communication is key. Speaking with your neighbor in a reasonable manner about something that is bothering you will often solve the problem before emotions run hot and resolution becomes difficult. And if you are approached by a neighbor about an issue please keep an open mind and try to work together to make both of your homes happy. You may turn your neighbor into your best friend! Placing a Work Order is as Easy As A Click… Whether you are at work, in the car, at the grocery store or taking a walk...When you remember something needs repair in your home, just use our online work order system to place a work order. We want your life to be as worry free as possible, so we have created easy ways for you to place work orders....Scan the Mobile Tag (shown at left) and place a work order on our online system. Or go to the Resident Resource page on our website to place a Work Order. It’s just another way to show you...You CAN have it ALL! Emergency Maintenance...What to Do When You Need HELP! It’s the middle of the night & you need help with a Maintenance Emergency! Fear not, as our skilled Maintenance Staff is on call for maintenance emergencies 24 hours a day, 7 days a week! If you experience a problem during office hours, you may request service by phoning or e-mailing the Leasing Office or submitting a service request online at our website www.LuxuryAptsWNY.com (Resident Resource section). If an emergency occurs after hours, please call our Emergency Number at 716-879-0818. Please remember, our maintenance staff will only return to the community, after hours, for EMERGENCY CALLS. Examples of items considered EMERGENCIES are listed below: No Refrigeration • No Electricity • No Heat (in the Winter) • Clogged Toilet (in one bathroom homes ) • A Leak that could cause property damage Maintenance Supervisor Phil’s Tips... We provide ice melt in all common entrance ways and to most residents with private entrances. If you notice that your ice melt is low, please let the office know and we will take care of it right away! Do not turn your heat below 55 degrees in the colder weather, even if you will be out of town. Setting your heat below 55 degrees can lead to frozen pipes. Frozen pipes can rupture and cause leaks or even floods. Use the programmable thermostat in your apartment to save money on utility bills year round! If you need help programming it, feel free to contact us and we will provide assistance. If your heat is not working, check your thermostat. If the face of the thermostat reads “Low Battery”, just change the battery (which is located inside the thermostat). It’s an easy fix you can do yourself! Please remember to test your carbon monoxide alarm and smoke alarm on a regular basis. Please do not disconnect either detector. If the smoke detector is set off often due to cooking, call the office as we may need to install a different type of smoke detector. The Windsong Word An Important Reminder about Fire Prevention If your apartment has a fireplace, do not keep decorative items close to it and always turn it off whenever you leave your home or go to sleep. If your hot water tank and/or furnace are located inside your apartment, do not store items around them. Both have pilot flames and need air circulating around them to operate properly. After running a load in the dryer, clean out the dryer vent filter. Not only will this reduce the chance of fire, but your clothes will dry much faster too! Please, no candles or plug in air fresheners Blind Safety The U.S. Consumer Product Safety Commission has identified window coverings with cords as one of the top five hazards hidden in the home. Children can wrap window covering cords around their necks and become entangled in the loops. The hazards identified include: Horizontal Blinds: Blinds that do not have inner cord stop devices to prevent the inner cords from being pulled out can create a large loop that a child can become entangled in. Vertical Blinds: Strangulations can occur if a child’s neck becomes entangled on the free-standing loop formed by the bead chain, or by the cord with a weighted device. CPSC offers the following safety tips which we are eager to pass on to our residents… In homes where young children live or visit, make sure there are no accessible looped cords within their reach. Do not place cribs, beds and furniture close to windows where children can climb on them to gain access to cords. If you are concerned about any of the blinds in your home, please contact us in writing by certified mail so that we may answer any of your concerns, supply you with a safety repair kit, or take any action that may be necessary.
