As an added amenity, 437 Madison will add a private 15th floor setback to
be used by the building’s tenants. The 8,870 square foot terrace will create
a veritable “garden in the sky,” with built-in planting beds featuring crepe
myrtle trees, perennials and ornamental grasses. Other features include
5,170 square feet of paved walkways, niches with moveable tables and
chairs, custom illuminated stainless steel and fiberglass shades and new
glass railings. The 15th floor setback also provides spectacular views of St.
Patrick’s Cathedral.
Sage Realty has designed a new, original amenity: terrace conference rooms
that tenants can reserve for meetings and special functions, at no charge.
When not in use, all tenants may use this lovely outdoor space. Sunrise yoga
classes will also be offered to all tenants, free of charge, weather permitting.

HISTORY
437 Madison Avenue was built in 1967 by the William Kaufman Organization and designed in the Modernist style by the renowned architectural
firm Emery Roth & Sons. This modernism favored simplicity and balance
over ornament, with form following function to create a new classic style
for the modern age.
From the start, the building has featured the Kaufman trademark of
transforming office building into as aesthetic statements that humanize
the workplace and improve quality of work. Frequently changed murals
are suspended from lobby walls. Unique functional sculptures added
pleasure to what might otherwise be everyday office building routine.
Occupying the entire Eastern block front of Madison Avenue between
49th and 50th Street, 437 Madison is surrounded by a distinctive black
granite plaza, defined by raised granite benches and ornate lampposts.
Meticulously maintained by ongoing capital improvements, 437 Madison
