Well here’s the thing. I’ve seen it all. I’ve been frustrated by
pretty much all these things, one way or another, through
20 years in the property industry, buying and selling homes
nationwide.

Who is Carl Hemming by Craig Burgess,
Balsall Buzz, BalsallCom.com, Balsall Common Festival Chairman 2014-2015
Many people familiar with community events in Balsall
Common will already know Carl as the face and voice of
The Balsall Common Festival, which he has compered since
it began in 2012, in addition to the Balsall Common Lions
annual community bonfire and fireworks display.
Carl moved to Balsall Common in 2008 and quickly involved
himself in community life, which included a three-year stint
as Chairman of local group Centre Stage.
When circumstances allow, Carl remains involved with musical theatre societies, which he loves. His other passion
is for motorsport where he happens to be an established
racing driver and qualified driver coach.
Having worked closely with Carl delivering the Balsall Common Festival, in addition to becoming partners in crime
with the Ginger Property launch, I can say without hesitation that his work ethic, professionalism and thirst for
quality, shine to the fore in everything he does.

Carls Story...
“I started out in the property industry almost 20 years ago,
joining our family business which was founded in 1970, buying and selling residential property throughout the UK.
Working closely with home-owners was a key part of the role
and I quickly developed a passion for owning our customer’s
needs. I desperately wanted to make every home-moving
journey as smooth, timely and hassle-free as possible. Building relationships, understanding per-sonal circumstances
and all the lifestyle reasons for moving home was integral to
this and I soon found I loved it!
It’s true to say the business of buying homes for resale with
your own money really focuses the mind. That strong emotional investment made me super-keen from the outset to
get the most from every investment. This meant I soon
developed a workman like habit of doing my best work,
quickly preparing the highest quality sales presentations,
whilst calling upon an array of approaches to get the best
price.
Almost overnight I became a project manager, managing
refurbishment works, landscaping, home-maintenance and
tidy-up projects. And it didn’t take me long to learn you had
to get all these areas 100% right, including managing every
body involved, to maximize any investment.
From putting all the right foundations in place, I then found
I loved the process of finding the right estate agents, making
sure photos, descriptions and agent details were accurate
and showing every property in the best light. And whilst the
importance of this was obvious to me, I never ceased to be
amazed at how many agents in the market place were
consistently getting the basics wrong.
One of my other big lessons in those early days was the importance of choosing the right buyer. This was always tricky.
Whilst it’s easy to go with the first offer, or highest offer, the
truth is your first, or highest offer, isn’t always the best one.
I soon discovered the immense worth of taking my time to
understand and validate a potential buyer’s situation from
the outset.
Confirming deposits and mortgage approvals were in place,
that reputable local solicitors were in place too, were all-important. Informed decisions were impossible without these
questions being answered and cutting corners here would
almost inevitably spell disaster.
The fact my money was on the line, every time meant I had
to develop these skills quickly.
It was important for me, as a seller, to fully manage the
whole process, ensuring agents were on top of their game,
solicitors were performing on time, and buyers were playing
their part too. I would never leave the sales process alone.
In fact, managing the sales process was 60% of my job, never
taking my eye off the ball. This gave me the best chance of
spotting emerging issues and warning signs, giving me the
flexibility to respond quickly.”

experience and helpful advice from friends, I swore for years
that I would never become an Estate Agent. I think I was put
off by the image, not the job itself.

My big idea was to create a boutique style consultancy
service, deeply personal in nature, working in partnership
with like-minded independent premium brands, making
high-frequency contact with every party involved in the
process. Sellers would enjoy a modern, proven, effective
and fun plat-form from which to promote their property for
sale, with every home sale individually tailored, essentially
a bespoke service.

The truth behind the myth...
1 If I don’t eat, I’ll lose weight
If you don’t eat then yes, you will lose weight, but it’s incredibly bad for your body. Eating
smaller portions regularly will not only be a more effective way to losing weight but it will
stabalise your metabolism, which means your body burns food faster.
2 If I skip meals, I’ll lose weight
By skipping meals you’re likely to overindulge because of a false sense of security and a
feeling that ‘you deserve a treat’ for not eating lunch! You’ll feel tired and weak due to a
reduction in nutrition levels, and you’ll have low blood sugar and a consequential craving
for high sugar foods resulting in weight gain.
3 Healthy food’s too expensive
Wrong. You’re more likely to pay over the odds for a high-fat, high-salt, high-sugar ready
meal than if you spent 20 minutes chopping and cooking a healthy chicken and vegetable
stir fry, a tasty omelette, or a prawn, pea and pepper risotto.
4 Carbohydrates are the enemy
Wrong. Carbs can actually help aid weight loss and trim your waistline. It’s choosing the
right carbs that matters. Swapping refined grains for whole grains can help reduce total
body fat and belly fat. Combining slow release carbs with lean protein, especially for
breakfast is a fantastic way to help kick start your metabolism.
5 I need to spend hours in the gym to lose weight
The NHS recommends that we each do 150 minutes per week of exercise: This equates
to just 30 minutes five times per week and includes brisk walking, cycling, swimming,
jogging etc. To enjoy a healthier lifestyle and a sustained weight that’s correct for your
height and build, a healthy, regular diet combined with frequent exercise is by far the
best solution. There’s no need for fad diets or extreme measures – just everything in
moderation, including moderation!
