San Joaquin County
San Joaquin County is the northernmost county in the valley that bears
its name. Together with the Sacramento Valley, the two form the Great
Valley, which is one-tenth the landmass of California.
French fur trappers worked the rich land of the San Joaquin Valley for
nearly 20 Years before the first American immigrants crossed over the
Sierras in 1841. Lieutenant Charles Fremont of the United States
Topographical Engineers led a party to explore and chart the Valley in
1864.
Each of the county’s seven cities’ beginnings included a segment of
settlers from far corners of the world. Lodi, for example, was settled by
German immigrants and Ripon became home to many pioneers from
Holland. At one time, Stockton housed the largest population of Chinese
in California and during the 1920’s the largest Japanese population in
the United States also called Stockton home. By the following decade,
the largest Filipino population outside of The Philippines were living and
working in Stockton.
San Joaquin County continues to reflect a global likeness, not only by
its diverse population, but also by its many commercial and agricultural
land, its diverse topography and its climate. Agriculture and related
businesses are regarded the greatest assets in the county’s economy.
Cattle ranches were the first industry in the Valley, and fields of grain
and alfalfa were planted to support the livestock. Dairy farms followed.
In 1869, good fortune rode into the county on the rails with the arrival
of the Central Pacific Railroad. Soon, new towns began to spring up
around train stations in Lodi, Lathrop, Tracy, Manteca, Ripon and
Escalon.

San Joaquin County boasts an inland seaport in Stockton and more than
a thousand miles of recreational waterways along the Delta. During the
last three decades of the 19th century, the county became the bread
basket of the world. Riverboats carried grain and other goods from the
Stockton waterfront to San Francisco and points beyond. During the
1920’s the Stockton Channel was widened and dredged deep enough to
allow ocean-going vessels to sail into the Port of Stockton. At about the
same time, Hogan Dam was built, providing flood control along the Delta.
Today the county is still regarded as a prime location for getting goods
where they need to go. The county’s location makes it a desirable place
to do business. San Joaquin County lies at the juncture of Interstate
205 and Interstate 580 coming out of the Bay Area. It is the south
eastern corridor out of the metropolitan Bay Area region. We have
immediate access to the major north-south link, Interstate 5 as well as
to the Interstate 80 corridor through Sacramento.
Communities in San Joaquin County are on the rise. In fact, the
commercial Real Estate Advisory, a local commercial publication, lists
the Central Valley as one of California’s seven major real estate markets.
Escalon
Escalon is located in the center of California, near several of the state’s
major thoroughfares. Climate is moderate, and therefore conducive to
farming for the production of several different crop varieties. As with
other San Joaquin Valley communities, the economic base of Escalon is
agricultural related. Escalon commemorates the region’s ag-based
economy with the operation of a bull-fighting ring. Also referred to as
“Campo Bravo”, this ring is one of the area’s main attractions.
Lathrop
Lathrop is San Joaquin County’s newest city, incorporated in 1989. It is
a fast growing industrial center in the county, primarily due to its ideal
location next to Interstate 5. A progressively planned city. Lathrop is well
positioned to attract and accommodate industry.

Lodi
Lodi is a unique city. The community offers something for everyone, lush
parks, city lake, historical museums, street fairs, unique shops and fine
restaurants. In addition, it is also known as the Zinfandel capital of the
world, producing 40% of California’s Zinfandel grapes. To the envy of
many California towns, Lodi has managed to keep pace with our state’s
rapid growth, while retaining a small-town charm, with its quality of lifeenriching art, symphony and drama groups, churches, and even boating
and swimming in the Mokelumne River that flows through town. All the
conveniences of urban life are right at hand, but Lodi offers a tempting
ambiance and pace. Its central location makes a quick trip to the Delta,
Sierras, San Francisco and Lake Tahoe possible.
Manteca
Manteca itself is a relatively young town, first settled by a few pioneers in
the early 1850’s. A combination of good soil and excellent climate has
insured its destiny as a prosperous farming center. Today Manteca has
added a new image with new high-tech industries. The first cheese factory
was established in 1921 and the Kraft Company opened a plant in 19251957. In addition, Manteca is the site of many huge installations such as
Sharpe Army Depot, Libbey-Owens-Ford, Simplot and Olin Industries.
During the past 10 years, Manteca has witnessed phenomenal growth.
Ripon
Ripon maintains a hometown atmosphere while providing an
infrastructure necessary for commercial and industrial growth. Ripon is
surrounded by hundreds of acres of beautiful almond orchards and
includes highly rated schools, a wide choice of housing, cultural and
recreational activities, churches, and pleasant shopping areas. Ripon is
strategically located in the heart of the Central Valley on Highway 99,
convenient to major traffic arteries and is adjacent to growing airport
complexes in both Stockton and Modesto. Probably Ripon’s greatest asset
is its quality of life. The Stanislaus River, known as the cleanest river in
the Central Valley, forms the southern boundary. Ripon is also home to
Spring Creek Country Club, a private 18-hole golf course that winds
among stately oaks and orchards. Ripon holds an annual Almond
Blossom Festival, attracting 25,000+, to celebrate its status as the
Almond Blossom Capital of the World.

Stockton
Stockton is a pioneer city that came of age during the Gold Rush. When
gold was discovered, Stockton became a staging center for miners who were
arriving from San Francisco by riverboat, destined for the Southern mine of
the Mother Lode. As the mines ran dry, miners returned to the San Joaquin
Valley to till its fertile soil. Flourmills and grain elevators lined the Stockton
waterfront. Riverboats transported a steady stream of products to San
Francisco, much of which was transported to foreign markets. During WII,
Stockton’s waterfront was buzzing with some 10,000 workers, building
military picketboats, mine sweepers and landing craft.
Stockton has become one of the fastest developing warehousing and
distribution centers in California. With agriculture the number one product,
San Joaquin County has Ag gross receipt values in excess of one billion
dollars, one of the highest Ag income counties per acre in the nation.
Because of its Central Valley location, Stockton attracts a wide range of
business and recreational activities. The San Joaquin/Sacramento Delta
offers boating, fishing, water skiing, sailing and fine restaurants catering to
the water sports enthusiasts. Arts and cultural activities abound in
opportunities to enjoy a variety of art, music, theater, dance and literary
events, many of them at San Joaquin Delta College and University of the
Pacific. Stockton holds an annual Asparagus Festival each summer
attracting thousands. Major music, museum, ballet and theater
organizations for children and adults draw audiences and participants
from throughout the country.
Tracy
Tracy provides a variety of properties from older Victorian to newer
contemporary . You will enjoy the abundance of small neighborhood and
large city parks, cultural events, small theater, full service hospital, city
library and nearby boating and fishing. It is truly a family oriented
community combined with a “small town” friendly atmosphere. The school
system is parent and community oriented. There are numerous new and
established grammar and middle schools and two high schools, the newest
of which opened in 1993. Because of its central location between three
major highway systems, Tracy’s affordable housing accommodates
commuting to all San Francisco/Oakland Bay Area and San Joaquin Valley
employment centers.

Central Valley Weather
San Joaquin County enjoys classic California weather. Sunny, dry
with relatively few extremely hot or cold days. During July the average
high is 93 degrees and the average low in January is 35 degrees.
Summer temperatures in the 90’s are not uncommon with warm and
dry days and relatively cool nights, clear skies and no rainfall.
Precipitation in San Joaquin County primarily occurs between
November and March with the wettest months of December and
January. A few showers are reported during the remaining months,
but are light and inconsistent. The Central Valley averages 12 inches
per annual rainfall with temperatures rarely below freezing.
During mid-winter months fog prevails due to the close proximity of
the Delta waterways. As with California in general the climate here is
mild and appealing.

Transportation
In San Joaquin County there are several major freeways that make it
convenient to commute to Sacramento, the San Francisco Bay area
and throughout the county.
Interstate 5 and Highway 99 run parallel north and south making an
easy commute to and from Sacramento. Interstate 205 is a straight
route to the San Francisco Bay Area and smaller highways such as
Highway 12, Highway 4, and Highway 120 gives us access to east
and west locations such as Sonora, Jackson and other historic towns
in the Mother Lode.
Traffic in San Joaquin County is usually very moderate, however
during the winter months fog may cause a slower commute. Traffic
jam hot spots in and around San Joaquin County are Westbound 205
from 7:00-9:00 a.m. and Eastbound 205 from 4:00-6:3 0 p.m.
