As cities mature, townhomes increasingly represent an optimal form of residential
accommodation for the majority of people who want a grade relationship and immediate
access to a private yard and the community beyond.
The relationship between indoor and outdoor spaces and the use
of landscaping to enrich our private yards and protect our privacy
are paramount criteria in this form of residential design. Respect for
the community, contextual design, and appropriate built-form and
roofscapes are critical.
Attention to the use of materials, colour, and texture that enliven the
building exteriors along with well illuminated and spacious interior
planning promote liveability and a healthy environment.

Liberty Village Townhomes
Toronto, Ontario, Canada
Liberty Village is a 18-ha brownfield site located in the King Street
West and Strachan Avenue area, immediately west of downtown
Toronto. CanAlfa is creating an entirely new residential environment in
this former derelict area.
IBI GRoup
This residential community design by IBI Group comprises 467
townhomes in 12 buildings, sited on top of an underground parking
garage. The project includes the Gateway Park as well as open space
and walkways between the buildings. The wide range of units including
two-story townhomes with roof terraces, garden units, and direct
access from the walkways, provide a broad range of living opportunities.

Eagle Canyon is located in Palm Springs, California. The master
plan for this mountainous property has a central grand avenue that
separates townhomes on the south side from single family homes on
the north. The buildings are in a “Desert Contemporary” style with
materials and colors that reflect the natural landscape. The roads
and home sites follow the curve of the terrain to preserve the natural
landscape and minimize infrastructure costs.

Eagle Canyon Townhomes
Carefully integrated into the natural surroundings at the head of the
Burrard Inlet, the sustainable urban design of this master planned village
creates an all-encompassing neighborhood, taking advantage of Port
Moody’s stunning mountain views, parks, and trails.
The combination of two 26-story residential towers (Aria 1 and 2), a
seven-story mid-rise loft-style building, 24-townhomes, an office
building, and a major retail component (Thrifty’s Grocery Store,
TD Canada Trust branch, Starbucks, and more) create a true
community feeling set amongst a tree-lined walkway.

Northwest Gardens, which is being built in partnership by Carlisle
Development Group and The Housing Authority of the City of Fort
Lauderdale, has become a model for social, environmental and
economic sustainability. The $100 million redevelopment residential
housing development is the first certified LEED® Neighborhood
Development project in the state of Florida, and the third certified
project in the country.
With a focus on urban self-sufficiency, Northwest Gardens has
empowered residents with tools such as a robust urban farm,
community gardens, a social entrepreneurship program, direct
support for grandparents taking care of grandchildren and onsite
vocational training.
In addition the development, which is a combination of rehabilitated
units and new construction, incorporates a number of notable green
building features, including solar lights, dual flush toilets, water
conserving plumbing fixtures, drought-resistant native plants and
low-emitting cabinetry, which was constructed a few blocks away
through the Housing Authority’s StepUp Apprenticeship program.
The final build-out will be complete in March 2014, six years ahead of
the schedule envisioned during the planning process.

IBI Group was retained as the architects of the new Edmonton Habitat
for Humanity development located in the southside neighbourhood
of Rutherford Communities. This 64-unit housing project is valued at
$13 million, and is made up of two- and three-bedroom townhomes
and apartment-style units. There are four townhome buildings, six
stacked buildings, and 107 parking stalls, as well as a dedicated
on-site playground for residents to enjoy.
Because Habitat for Humanity builds their own projects, this is a
design- build project in the truest sense, where the management,
cost control, site management, and design decisions are all done
in-house. The contract documents are complete and the project is
currently under construction.

The Bethany Supportive Living Facility is part of a larger site
development prepared for Bethany’s Riverview Village in Calgary. The
proposed 3-4 storey structure would be home to 200 residents in
various levels of supportive living households, including levels 1 and 2,
and levels 4 and 4D (Dementia).
The main floor includes a central community street, administration
area, support service area and community day-use area for
various seniors’ programs. The residential quarters are divided into
households joined together with common dining and multi-purpose
rooms at each floor.

A warm colour pallet maintains an inviting feel throughout the project.
Propor tionate fenestration and details such as the floral spandrel panels
are derived from the local German vernacular – all details are uniquely

Wangjiamai Island is a 90,000 m2 luxurious resort situated high above
the beaches of Qingdao. The development consists of mid and
low-rise apartments, and a commercial/retail center.
Qingdao has a long European architectural heritage, especially the
German vernacular that is unique onto itself. IBI Group used this style
as the architectural reference for the development.
Tower elements, shallow sloped roofs, and red roofs, as well as the
use of local mushroom stone give Wangjiamai the quality of a quaint
German mountain-side village. The town’s feature tower with its copper
roof makes a direct reference to the Palazzo Ducale, a well-known
early 20th Century German architectural landmark in Qingdao.

This project represents a truly integrated seniors community. Planned
around a formal garden and entry court, the plan comprises two
towers (containing 300 suites each of rental and condominium
accommodation) rising from residential podiums.
Also provided is a long-term care facility of 50 units and a seniors
club that unites all the uses and give onto the garden. Extensive use
is made of green roofs and terraces.

The façades reflect classic turn-of-thecentur y townhomes with elegant lines
and detailed brick work. The look is
traditional but the fit-out is modern.

Located in an upscale “carriage trade” community, the four-story
residential building clad in precast concrete, with articulated windows,
baluster railings, and slate roofs, sits comfortably on Bayview at Post
Road, the gateway to this established community.
A grand sweeping curve on the entrance façade provides a dramatic
and welcoming sense of arrival and the backyard features intensive
landscaping and garden features adjacent to a natural ravine
and creek. The units are unique and custom designed; they have
multiple views and are accessed via private elevators. Rooftops are
landscaped for shared and private use of the residents.

IBI Group was involved in the development of a 212-unit residential
complex located in Country Hills Village in NE Calgary. The complex
consists of four, four-story wood frame buildings over common
underground parkade. There is a variety of one and two bedroom
suites. The site design allows for easy access to regional pathways.
The development utilizes an aquatic or nautical theme, which is
highlighted by many design elements located throughout the property.

Creating great mid-rise residential requires importing the lessons learned from our high-rise
residential work into the realm of the street and community in a positive manner.
In the traditional sense of architectural scale, there is usually a top,
middle, and base element of design required for mid-rise buildings
that enables them to respond to both the community and city scale.
This can be reflected in a change in form or massing material and
colour expression.
Porosity at grade for pedestrians, creating strong people spaces,
bringing grade elements into the super structure or attention
to evocative elements that designate place or signal arrival are
also important.
Done successfully, these forms become the focal point of residential
communities outside of the city core.

The Berczy Condominiums

The Berczy Condominiums is a 13-story mixed-use residential cited
by Concert Properties as its flagship project in Toronto, establishing
standards for design, construction and marketing.
Located just east of the Financial District/Union Station on the west
side of Church Street, between Front Street East and The Esplanade,
The Berczy Condominiums reflects the scale and character of the
St. Lawrence Market neighborhood, presenting an interesting and
complex historic and modern interpretation. Being responsive to
Berczy Park and the Flatiron Building, and the unique intersection of
five corners at Church and Front Streets, this project has received
accolades from the community and the City of Toronto.

112 St. Clair Avenue West

Page + Steele /IBI Group Architects was retained by Vrancor
Development in 2005 to redevelop an outdated 1960’s office building,
originally clad in a brutalist precast concrete cladding. Located at
112 St. Clair Avenue West between Yonge and Avenue Road, the
client’s program called for a new quality residential building. After
due consideration, the decision was made to recycle and convert
the invested capital, structure and energy in the building rather than
demolish and do a total reconstruction.
The building has been clad in metal and glass and, as balconies could
not be cantilevered from the existing structure, an exposed structural
steel column and beam structure has been added to support a
series of generous balcony-loggias finished with limestone floors,
butt glass railings, and continuous stainless steel flower boxes which
are irrigated and drained to result in a lively green façade, allowing
residents to exercise their ‘green thumbs’, should they be so inclined.

Coast is a modern mid-rise comprising two six-story buildings, sited
to take advantage of views up Georgia Strait and toward Howe
Sound and situated in the Theological Neighborhood of the University
of British Columbia.
The project created 83-units ranging from 111 m2 to 306 m2 and
allocated for 19 lock-off suites attached to Strata lots, intended to be
rented to students. Each stepped unit provided large opening door
systems that fronted their expansive terraces and included extra deep
overhangs to protect against the rain.

IBI Group was retained as Architect on this 157-suite student
residence building for the University of Alberta. This facility also
includes kitchens, dining and lounge features clustered in student
social groups along with a housing office component, a meeting
room and three quiet suites. The overall design is a six-story concrete
structure clad in a mixture of block and stucco. It has been integrated
into the fabric of the Garneau community with similar residential
vocabulary of colour and terraced massing, bay windows and an
urban design prominence on 111 Street, and an urban corridor and
pedestrian nodes at 111 Street and 87 Avenue.
Whilst the design created a new icon for
the neighborhood, it also incorporated
heritage features that were salvaged from the
theological building it replaced.

A Five Star, four-story +/- 90-rooms boutique hotel in the podium and
18 luxury residential suites in the five-story above. Architecturally, the
proposed four-story hotel is articulated with a layered brick and stone
podium, which is intended to reinforce the three and four-story scale
of Yorkville and to provide ample opportunity for street related activity
and sidewalk cafes on widened setbacks.
The Perry is a sanctuary of luxury and conscientious design perfectly
situated at Avenue and Davenport, Toronto’s most sophisticated and
vibrant neighbourhood.
The building houses a rare collection of only 45 suites, each a fitting
tribute to spaciousness and architectural refinement, with dramatic
views of Ramsden Park and the Downtown skyline.

The boutique amenities offered to the building’s intimate community
include a library, private dining, piano lounge and serenity garden.

This 13-story upscale condominium in the Summerhill area of Toronto
followed the design parameters set out by Thornwood Phase 1,
and the city’s urban design guidelines closely. This development
complements its predecessor and nestles within the neighborhood.
Phase II will feature large suites with breathtaking views of Toronto
from its vantage point in the exclusive area of Rosedale.
Located in downtown Vancouver, Firenze is comprised of two towers
and a mid-rise. The design complements the built forms of adjacent
developments, while expressing its own architectural character and
sense of place within the International Village Neighborhood. The
buildings are an expression of affordable urban living.

The mid-rise structure strongly defines the street edge, expanding
the existing retail at-grade along Abbott Street and Keefer Place, and
extending the streetscape to Expo Boulevard and Andy Livingstone
Park. The second floor accommodates visitor parking and parking for
the future school, the daycare, and the community center component.

The daycare facility is the first phase of the community amenities for
the neighborhood and was built after completion of the residential
towers. IBI/HB Architects designed a two-level daycare that
accommodates 49 children in three age groups. The design took into
consideration the integration of the future elementary school and the
possible addition of a multi-purpose space linking the school and the
daycare to potentially serve other community interests.
IBI/HB Architects provided an initial layout that accommodated these
features. The daycare spaces were designed to optimize efficiency
while providing for required indoor and outdoor spaces.

Pinnacle Hotel – The Pier

This 11-story mixed-use project with 104-room hotel, 18,580 m2
ballroom and conference facility, 87-condos, and related amenities is
located at the northwest corner of the former Versatile Shipyards in
North Vancouver and is part of the master plan for the redevelopment
for this area.
Located at the Avenue Road intersection with Yorkville, the Prince
Arthur is an urbane architectural original, defying established styles –
it combines a modern international flair with traditional residential
vocabulary such as bay, bow, and corner windows, juliet balconies,
french doors, roof-garden terraces, precast stone sills, and lintels.
This 18,580 m2 building, located on a narrow and irregular site, is
massed into a stepping volume, featuring large roofdecks and
balconies oriented towards the ocean views. The architecture has
a marine character, with a design reminiscent of boats and the old
shipyard. A substantial part of the underground parking is located
under the East Esplanade roadway.
The Residences of the Prince Arthur use custom precast elements, as
mason’s used carved stone, to establish a scale, rhythm, and play of
light and shadow to give scale and domesticity to a large-scale building.
The architecture has a marine character, with a design reminiscent of
boats and the old shipyard.
