My forever-loving son Dalton proposed to his sweetheart on Christmas Day. Alex is from Dallas and her family is there as she was that day, waiting for Dalton to arrive. She is a lovely and loving choice who has her head and her heart in a positive space. A romantic at heart and firmly focused on family, Dalton quietly gathered his family and hers to surprise her at the big tree downtown, cordially decorated by the City of Dallas. He had planted at its base an oversized and splendidly wrapped box that had the smaller, more revealing ring box tucked away inside. As the families came out of hiding, he kneeled on one knee to deliver his eloquent proposal to a beautifully beaming grin. The snow slowed life down a bit, emptying streets and muffling sounds, while adding the magic of romance found in fairytales. One pair of cold feet in flip flops, surprisingly not more, sealed the setting with true Texas charm. Oversized snowflakes that christened the ground made the icing that topped off a p-e-r-f-e-c-t and beautiful day. There were no jets flying above, no bells and whistles but thoughtful plans that make all the difference in the world. But Valentines isn’t all about romance; it’s about love. A simple act of kindness that the Seniors had planned, exploded with a flood of love for a group of veterans who gave much and expect little and whose numbers were no longer small and made a gang of folks feel good. It began quite small and grew quite big in very little time from just a handful of souls. And they never left the building... well, barely. The Dam Seniors were floored first, then thrilled, and grateful they had the goods to give. The common thread that runs through this love story is CRRC. For our February profile, we feature both. On February 8th at CASA Flambeau, CASA honors three citizens who have been instrumental in CASA’s formation: Judge Boyer, his wife Toya Ohlrich Boyer, and Karen Sleighter. While Assistant DA in 1985, the judge was involved in the organization that preceded CASA as advocates for abused kids. Toya founded the Wings auxiliary helping volunteers and CASA to achieve numerous goals. Both remain involved. Karen began as a Court Advocate and is now Board President. These contributors gave of themselves, but it’s the hundreds of faces they have impacted that tells a great story of love. The club continues to focus on education, providing worthy students in need with scholarship funding during each of their college semesters for four years. This helps students know they will have regular money to rely upon, instead of struggling, taking out more loans, or dropping out of school due to expenses. The club supports the CRRC Food Pantry with turkeys at Thanksgiving, and by serving in volunteer positions at the annual North Pole Village community event. Members also help with fundraising for the Salvation Army each December, and donate time to assist Operation Float a Soldier in hosting wounded warriors at a fun day on the lake. As The Almost Patsy Cline Band provides the dance music for the setting, you may find some fun, delightful or personal gifts at terrific prices in the silent auction. The Romantic Rendezvous is the annual fundraiser for Canyon Lake Rotary, and while you are enjoying the setting and a sweet evening with someone you love, you are also supporting all of our community projects. Below is a summary of real estate related provisions in the bill. • Mortgage cancellation relief is extended for one year to January 1, 2014. • Deduction for mortgage insurance premiums for filers making below $110,000 is extended through 2013 and made retroactive to cover 2012. • 15-year straight-line cost recovery for qualified leasehold improvements on commercial properties is extended through 2013 and made retroactive to cover 2012. • 10% tax credit (up to $500) for homeowners for energy improvements to existing homes is extended through 2013 and made retroactive to cover 2012. Permanent repeal of Pease Limitations for 99% of taxpayers. Under the agreement so called “Pease Limitations” that reduce the value of itemized deductions are permanently repealed for most taxpayers but will be reinstituted for high income filers. These limitations will only apply to individuals earning more than $250,000 and joint filers earning above $300,000. These thresholds have been increased and are indexed for inflation and will rise over time. Under the formula, the amount of adjusted gross income above the threshold is multiplied by 3%. That amount is then used to reduce the total value of the filer’s itemized deductions. The total amount of reduction cannot exceed 80% of the filer’s itemized deductions. Capital Gains. Capital Gains rate stays at 15% for those in the top rate of $400,000 (individual) and $450,000 (joint) return. After that, any gains above those amounts will be taxed at 20%. The $250,000/$500,000 exclusion for sale of principal residence remains in place. Estate Tax. The first $5 million dollars in individual estates and $10 million for family estates are now exempted from the estate tax. After that the rate will be 40%, up from 35%. This month, I have another very exciting arthritis treatment option called laser therapy, aka “cold laser” or “Class IV laser.” After three years of personal research in these lasers, I’m very excited that we have just purchased one for use at both of our clinics! Sounds good but it is difficult for us to accept. We want to feel that high that comes after an intense, longer cardio workout. All warranties come with exclusions and most are never fully read or even seen until there is a problem. Then, the customer is left to interpret them alone, only to find that the warranty rarely covers what they thought it did. Consider carpet wear warranties, for example. Warranties will state that the carpet has a ten-year wear warranty. The consumer thinks that wear means appearance retention or any change to the carpet due to use, such as traffic lanes appearing or carpet that is in disarray in front of a favorite chair. When the carpet doesn’t look the same in these areas, the consumer thinks it’s wearing prematurely. When they read the wear warranty, they find it states “the carpet will not lose 10% of its fiber during the warranty period,” but mentions nothing about appearance. For our purposes, we will apply those very principles to growing our businesses. I can give you a suggestion to implement right away that can potentially increase your sales by 15–30%. Let’s start with traffic, people coming through your doors, your internet site, etc. What if you could just increase your traffic by 15%? Say you have 400 people coming through your door per day, week, whatever, and 15% actually buy something. A 15% increase in traffic is only 60 more visitors. The Small Business Administration (SBA) states that only 15% of your customers on average will tographer, and editorial and sales purchase something, so you only need nine customers to purchase departments all wrapped in one little something to increase your sales by 15%. head. Now this is where most small business really mess it up. They never follow up by capturing the customer name and contact information. You have now increased your results another “compounded” 15 % with very little additional expense thus increasing your margins for those additional sales as well. Your list is invaluable – or worthless – depending on how you handle it. If you don’t have one, regardless of whether you’re a pizza shop, restaurant, hair dresser, clothing store, or manufacturer, you must create and maintain that list. Then you need to treat those clients like royalty (or royaltie$) which they certainly are. Many people are forced to take action when they no longer have a constant supply of water to their home. Some have to replace well pumps, only to find that the old pump failed due to low water conditions. Others must drill new wells in order to access a larger supply of water. In most cases, these repairs are unexpected, and timeconsuming. During severe drought, many well service companies are overwhelmed with calls, causing some families to endure days without a supply of fresh water. A water storage tank would be helpful to many of these homeowners. The benefits of a properly installed storage tank are numerous. These tanks are normally installed near the well, so that the well pump sends the water directly into the storage tank. This removes much of the back pressure from your well pump, so that the workload on the pump is greatly reduced. The water can be sprayed into the top of the storage tank, eliminating odors which may be present. The water is then re-pressurized by an external pump which can maintain higher pressure, and is much less costly to repair or replace than a submersible pump. Protection systems are also available for both pumps to ensure longevity. Even on existing storage tanks, an early warning system, such as a light or alarm, can be installed to activate when the water in the tank drops to a certain level, indicating the need to check your well for problems. This buys you the time you need to contact a professional. Should you happen to run out of water before the well is operational, there are water delivery services which can bring you a supply of water to replenish your storage tank, thereby maintaining your day to day routine while you await repairs. For homes in remote areas, stored water is also a valuable asset for firefighters. Now is an ideal time to consider adding a storage tank to your well. Then you’ll be prepared before another Texas summer takes it’s toll on your well. Nope, sending Valentines is not one of them. Most of our customers have two issues: lack of hot water and fixing leaking or broken pipes. Here are some common questions: I am not getting enough hot water from my water heater. The thermostat may be set too low; otherwise an element is probably not heating correctly and should be replaced. There is water leaking from my water heater. What’s the cause? The pressure relief valve could be leaking. Try operating the valve to see if it will stop. It also might need tightening. A gasket around the heating element may need to be replaced, or the tank could be rusted out, which requires a new hot water heater. What is the purpose of a pressure relief valve on a water heater? This is a safety device that will open in case of high pressure or temperature. What is the difference between PVC and CPVC plastic pipe? CPVC can be used on hot and cold lines, while PVC is for cold water only. PVC is usually used as a drainpipe. How should I cut plastic pipe? Any fine-tooth saw will work. Be sure you remove any burrs. Is 1/2” CPVC and 1/2” PVC the same size? No. CPVC is meaCanyon Lake Views sured by O.D., which makes its sizing similar to hard copper. PVC is measured by I.D., which makes its sizing similar to iron pipe. Why do you recommend plastic pipe cleaners and primers? What is plumber’s putty? It is a sealing putty used for sealing basket strainers, garbage disposal rims and tub drains, etc. Which is better for sealing - Teflon(TM) tape or thread joint compound? You’re reading an article written by one the few outsiders invited to The World Organization Of Pests (or WOOP ) annual conference. I was invited to represent the opposing forces because they think I speak their dialect. To be honest, all I heard was a bunch of buzzing, chirping, whistling, clicking noises but I played along nodding occasionally and it seemed to work because I didn’t get stung once. It was an intense affair I gathered as pheromones were being released all over the place causing quite a frenzy among the participants. I couldn’t tell whether this was a sign of approval, but my respiratory system has not recovered yet. There were also many displays of “I’m bigger and badder than you” going on. The wasps were twitching their wings rapidly while the tarantulas where standing on their back legs and the ants were scurrying all over the place as the bees and hornets gathered in swarms. The coalition of beautiful bugs were there too, displaying all the latest rage in colorful wings and things. All very impressive but the best was yet to come. I was invited to sit at the head table with the Big WOOPer himself for dinner. Kind of weird cuisine though because bugs will eat anything including each other. There was some road kill for flies, grain stuff for weevils, sweets for ants, flowers for bees and butterflies and on and on. The spiders provided a clean-up service for all that passed away that day (bugs don’t live very long you know) by encasing them to serve at dinner later. Fortunately for me there was a nice selection of veggies for grasshoppers and other vegans. I just kept nodding, explaining I was on a diet after the holidays and a few leaves would be all I needed. From what I could ascertain they didn’t give a flip about Republicans, Democrats, Lindsey Lohan or a fiscal cliff. What did surprise me was their lack of interest in global warming. They know what’s going to happen before we do and they adjust accordingly. They were more interested in areas that had banned pesticides and their locations. Gee, I wonder why! The lake enjoys the reputation as one of the clearest, deepest lakes in Texas. There are at least eight well known primary dive areas at the lake and a few other areas that are not as well known. There is active diving from most of the area’s State parks and boat ramps along the shoreline of Canyon Lake. Boat diving in the lake affords divers with ease of access and the flexibility of diving multiple dive sites in a day. Choose the depth you wish to dive in. Shore diving is a quick and easy way to get wet, try out new gear, take a training course or just have fun that’s free! There are several groups of divers who hit the lake and/or river weekly. Each site has its own topography features. For example, Comal Park has some great erosion caves – a great opportunity to train in overhead environments. Overlook Park off shore has a lot of forty to fifty foot trees covered when the lake was flooded in the early 1960s. Shore diving at Overlook offers a pretty nice wall dive in around 40 feet of water. The Comal River, one of the shortest rivers in the United States, is clear spring-fed water loaded with marine life and grasses with the water temp consistently in the 70s year round. Typically shallow, the river is a great place to play and have fun in the water. Whatever your preference, local diving is great in the Canyon Lake area. Local dive maps are available free at your neighborhood dive shop. If you prefer exploring waters away from local shores, ask about discounted group trips that dive shops commonly plan to very uncommon locations. The seasoned divers at your local dive shop are a great resource of experience and will ensure your trip is a success.
