Message from Board President and Executive Director
2013 was a year of success for local land conservation efforts. Four conservation
easement projects were successfully closed for the permanent benefit of our
community, and the historic Eagle Valley Land Exchange was completed.
From extensive education, outreach and awareness activities and volunteer work
days; to large scale fundraising events and community funding campaigns for
conservation, 2013 at the Eagle Valley Land Trust was exciting, active, engaging
and successful.
Together, we connected people to the land. We educated the next generation of
conservationists. We provided opportunities for investment in our land. We rallied
volunteers. We raised community awareness of our organization and our mission.
And most importantly, we celebrated nearly 1,000 acres of brand new conservation
easements for the benefit of the people of Eagle County. We are proud to be your local and regional conservation
partner, working together to save land forever. We thank you for your support and dedication to permanent land
conservation in your mountain community.

Eagle Valley Land Exchange
725 acres of new permanent conservation easements
We talked about the Eagle Valley Land Exchange in the 2012 Annual Report and are happy to inform our supporters that the
Eagle Valley Land Exchange was successful closed on in 2013. This complex local land transaction involved over 1,550 acres
and numerous agencies and organizations. A partnership
between Eagle Valley Land Trust, United States Forest Service,
Colorado State Land Board, Eagle County, Town of Avon,
Eagle River Water and Sanitation District and the Nottingham
Family; the Eagle Valley Land Exchange project took nearly a
decade of planning and work to accomplish this historic land
conservation effort for our community.
The successful land swap brought a myriad of benefits to the
citizens and guests of Eagle County, including expanded
outdoor recreation opportunities and publicly accessible
trails; permanent conservation protections for critical
landscapes and view-sheds; funding for K-12 education
programs; increased water storage capabilities and more
open spaces left between towns and neighborhoods. Our
community will now enjoy over 800 new acres of public land
which have been added to our beloved White River National
Forest. This forest expansion includes 640 acres on Red and
White Mountain and 200 acres in the Piney Valley which were
previously private property, but are now part of our National
Forest system due to the final closing of the Land Exchange project.
Parcels Conserved by EVLT in Land Exchange
Local land conservation was also a big winner with this monumental land deal. Over 700 acres of land are now, or will soon be,
permanently protected with conservation easements held by the EVLT. These conservation easements serve as natural breaks
between local neighborhoods to help prevent suburban sprawl in our valley while also preserving critical alpine landscapes and
mountain views. The newly conserved land provides public trail systems for the enjoyment of hikers, bikers and nature lovers and
they provide protection for important wildlife habitat in our community.
Conservation accomplished by the Eagle Valley Land Exchange project includes 167 acres in the Lake Creek valley and 80
acres within the Village at Avon, as well as the West Avon Preserve (more on that in a moment). All of the lands entering into
conservation are important vistas providing wonderful views of our Rocky Mountain landscape. The Cordillera/Lake Creek
“L” sits high atop Lake Creek on the ridgeline between Cordillera and Lake Creek. It is a valuable piece of land for its views
and its wildlife habitat, not to mention its importance to the overall conservation efforts within the Lake Creek valley. All of the
conservation areas created through the successful completion of the Eagle Valley Land Exchange are protected in perpetuity.
The West Avon Preserve
478 acres conserved
At 478 acres, the West Avon Preserve conservation easement
between the neighborhoods of Singletree and Wildridge is
the largest project EVLT completed in 2013. It is estimated
that 6,600 people live within one mile of this conservation
easement. It is an important parcel of land which provides a
beautiful Rocky Mountain landscape as locals and visitors
drive by on Interstate 70 or Highway 6. Over 24,000 cars
per day pass by this land, and it is a view that is now saved
forever. The West Avon Preserve also boasts the Avon-toSingletree Bike Trail and the popular Beaver Creek Point hiking

trail; hundreds upon hundreds of locals use this land for their
outdoor recreation activities. This signature piece of land in
the heart of our valley is now preserved in its natural state by
the EVLT.
The West Avon Preserve was originally US Forest Service land
designated for “disposal” to be sold to any willing buyer.
Fortunately, it was one of the parcels that was included in the
land exchange and as a result is now owned by the Town of
Avon with a conservation easement held by EVLT. Funding
for the purchase of the West Avon Preserve property came
from the Town of Avon and from Eagle County’s dedicated
Open Space Fund. Numerous local residents, along with
metro districts and homeowners associations in Singletree and
Arrowhead, also contributed funds.
Our executive director, Kara Heide, said of the Preserve “One

“The residents and guests of Avon, now and in the future, will benefit from this open space,” said Avon’s Mayor Rich Carroll. “This
is land that will be preserved in perpetuity, land that is easily accessed for our use and enjoyment, and land that provides a
significant natural resource buffer between our communities.”
The Horn Ranch
Two easements, one vision
In late fall of 2013, the Eagle County Open Space
department successfully negotiated the sale to the county
of 288 acres of the Horn Ranch for permanent conservation
and public! The open space project marked a momentous
milestone for conservation in our mountain community.
The Horn Ranch is one of the most visible and stunning
landscapes along the I-70 and Eagle River corridor here in
Eagle County. This iconic piece of land is in the heart of Red
Canyon, the beautiful landscape of crimson hillsides as you
travel between Wolcott and Eagle. It also features over a
mile of Eagle River frontage, and serves as a wonderful natural
visual buffer between populous and developed areas to
the east and west. The Horn Ranch is one of those “Classic
Colorado” landscapes and a very special open space within
our community.
Mining Heritage at Horn Ranch
Once the county acquired the property, they looked to EVLT to permanently protect this landscape with a conservation
easement donated by Eagle County to EVLT. Adding to the deal was a conservation easement with the landowner for an
additional 114 acres of the ranch that remained in private ownership. With both conservation projects, 402 acres of the Horn
Ranch was permanently placed into conservation on December 11th, 2013 with EVLT. This will forever protect the iconic vistas
and stunning views of the gorgeous Red Canyon valley enjoyed by thousands of travelers along I-70 every day.
In addition to saving the landscapes of Red Canyon, the conservation project will protect wildlife habitat in and around the
Eagle River, while providing 288 acres of permanent, public open space. 5,900 feet of the Eagle River will also be opened to
the public for fishing and floating.

The conservation of the Horn Ranch also preserved some important Eagle County history. A semi-famous prospector from Fairplay,
Rupert Sherwood, laid claim to the land in 1883 and started a cattle operation. From 1895 to 1915, the Denver & Rio Grande
Railroad had a key stop on the rail line on this land. Its bridge was the major crossing point on the Eagle River between Wolcott
and Eagle, and it boasted a lumber mill and a saloon. The area was also an important stone quarry; its brownstone was used in
the construction of the historic Hotel Jerome in Aspen, the Brown Palace Hotel in Denver and the 1890 Opera House in Pueblo.
The EVLT commends our local leaders, Eagle County’s Board of County Commissioners and Open Space Department Director
Toby Sprunk, for their land conservation vision. We are proud to be their partners in local land conservation projects, and the
EVLT looks forward to conserving and stewarding this valuable open space property for our community forever.
Protecting iconic local landscapes as we drive along Interstate 70 is important for our quality of life and for our tourism-based
economy. These views that we all know and love are part of what keeps local residents here and our visitors coming back year
after year.
Duck Pond River Access
55 acres conserved
This year, on October 18, the 55-acre Duck Pond River Access
property between Gypsum and Dotsero was protected forever
with a permanent conservation easement agreement between
EVLT and the Eagle County Open Space Department. Acquired
for open space and public river access in 2012, this property is
another successful conservation partnership between the County
and EVLT.
The conservation easement now held by the EVLT protects
critical wildlife habitat for migrating ducks and other waterfowl,
while permanently preserving the land along the Eagle River and
providing public access to the river forever. The parcel boasts
over 4,000 feet of Eagle River frontage. Long-time locals will
recognize this property as the ‘old cottonwood place’ previously

owned by the Green family, just west of Gypsum. In the summer, Eagle
and Gypsum residents can use this land to take an easy and leisurely afternoon float just down the road from their homes. Rafts,
kayaks, canoes, boats and even inner tubes are good for this stretch of river. Local fly fishing enthusiasts can enjoy three-quarters
of a mile of fishing access, and come duck hunting season, local hunters can use the property for their sport. The county-wide
Eagle Valley Trail will eventually run through this property. With 55 acres of open space, and some great shade from a large
cottonwood grove, it is also a lovely spot for a leisurely family picnic.
In addition to the conservation easement conserving this property forever, there are
plans by Eagle County to improve the parking area, build a boat launch/take out
and construct duck hunting blinds in the fall of 2014.
Tom Edwards Joins Emeritus Board
Local community leader, Tom Edwards, a longtime EVLT board member and past
president, was unanimously selected as a Board Member Emeritus in January of
2013. Tom joins Dr. Tom Steinberg as an Emeritus member of the Eagle Valley
Land Trust Board. Tom has lived in Gypsum since 1995 and he is a member of
the Gypsum Town Council. He has served on the United Way Board of Directors,
the Eagle Valley Chamber of Commerce Board of Directors and the Gypsum
Recreation Committee. Tom currently serves on the Eagle County Open Space
Advisory Committee (OSAC), the Eagle County Economic Council, the Gypsum
Daze Committee (where he primary organizer of the annual 5K run and walk)
and continues to serve as a Community Guest Services (CGS) volunteer on Vail

Mountain which he has done for 16 years. EVLT is thrilled that he will continue to
remain involved and help guide our mission as an emeritus member of the board. Congratulations, Tom!

The EverGreen Ball - Jungle Jack Came Back!
We had Jungle Jack back for a repeat performance for the 5th Annual EverGreen Ball, our largest fundraising event of the year. Funds
raised went to the Dr. Tom Steinberg Land Protection Fund. Featuring exotic wild animals live on-stage, Jungle Jack Hanna entertained
a sold-out audience once again while delivering his important message of wildlife habitat conservation.
Guests enjoyed an elegant evening at the Vilar Performing Arts Center with a silent auction, gourmet food and wine, and the
incomparable antics of Jungle Jack and his furry friends. The 2013 gala event was the most successful EverGreen Ball in the history of
EVLT. Jack Hanna’s “Into the Wild… Live!” was presented by Vail Resorts Echo.

Conservation 5K Fun Run
EVLT held its first Conservaiton 5k starting at the WECMRD Field House and running through our conservation easement at Miller Ranch.
Runners and walkers alike got a firsthand look at an EVLT’s conservation holding along the Eagle River in Edwards. Afterwards they
enjoyed a light breakfast, juice, and coffee while learning more about the work of the Land Trust.
This year was the first year of the Conservation 5k and we hope to make it an annual event. If you missed it, plan on going in the
summer of 2014. A special thank you goes out to Lindsey Ratcliff, our AmeriCorps member, for organizing this year’s run!

3nd Annual Ed Fest Benefits EVLT Once Again
On Saturday, August 17, 2013, the 3rd Annual Alpine Insurance Agency Ed Fest, presented by Crazy Mountain Brewery, brought together Colorado’s craft
brewery industry for a day of bluegrass music and craft beer tasting to support the local land conservation efforts of the Eagle Valley Land Trust. Over 25
craft breweries from around the globe sampled their products to nearly 1,000 attendees to benefit EVLT and our mission.
Held in the Riverwalk at Edwards, and featuring music by national touring act, Hot Buttered Rum, Ed Fest has become one of the largest beer
tasting and bluegrass events in the state, and we are proud to be the charitable beneficiary of this annual event.
