General Summary:
The Newbrook School has a split level floor configuration containing a total area of 2,460.18 square metres. The original
school constructed in 1947 contained 513.09 square metres with additions of 485.96 square metres constructed in 1954,
1,312.12 square metres constructed in 1956 and 149.01 square metres constructed in 1962. A major modernization was
undertaken in 1985 to upgrade the building envelope and interior finishes.
The school contains six classrooms, a library, a computer room, a science room, a gymnasium with stage area,
administration and ancillary support spaces.
At time of the site visit/inspection there were 49 enrolled students.
Structural Summary:
All sections of the school are constructed on cast-in-place concrete foundations with cast-in-place concrete slab basement
floor located in the original 1947 school building section. The superstructure is of load bearing wood framed walls with wood
floor and roof decking supported by wood joists.
Isolated floor sections indicate structural movement.
The structure appears to be in acceptable condition.
Envelope Summary:
Existing Built-Up Roof is in poor condition causing water damage in interior areas.
Exterior walls are stucco finished with painted wood fascias, painted wood soffits and painted metal flashing.
Windows are sealed fixed and operable units in prefinished aluminum frames.
Exterior doors are painted metal set in painted metal frames.
With exception of the roof the building envelope appears to be in acceptable condition.
Interior Summary:
Sheet vinyl flooring is located in corridors, science room and support spaces with carpeted areas located in the video
conference room, library and administration areas. Vinyl Composite Tile flooring is located food preparation room and
classrooms. Ceramic tile floors and walls are located in washroom spaces. Wood strip flooring is located in the
gymnasium.
Painted gypsum wallboard walls are located throughout with "desco" coated walls located in main vestibule and
gymnasium. Single clarestory glazing units are located in the 1956 addition corridor.
Suspended acoustical tile ceilings are located in corridor, classroom and administration spaces. Painted gypsum
wallboard ceilings are located in washroom and support spaces.
Painted wood millwork and shelving units are located in classrooms, library, administration and related spaces.
Basement area of the 1946 original school contains mould covered basement walls and moisture deteriorated wood
framed construction resulting from accumulating moisture problems. Moisture conditions also exist in the basement of
the 1956 addition.
With exception of basement spaces, Interior finishes appear to be in acceptable condition.
Mechanical Summary:
Generally, the school is in poor mechanical condition.
Ventilation is provided by two air handling units serving the school via low velocity floor mounted ductwork. Heating is
provided by two boilers which serve the radiant panels, force flow heaters, radiant panels, two combustion air unit heaters
and heat exchangers. Domestic hot water system serving Original Building is provided by a single gas fired domestic
water heater in the mechanical room and a hot water recirculation system. Standard plumbing fixtures located

throughout the school. Pneumatic control system that does not have remote access controls the air handling units.
Water service from the Town's mains on north side of building. Gas service entering the school from the north side from
Town's main. There are two sanitary lines entering the school with only one line being used, one line abandoned as the
school nor the Town of Newbrook knows where the line discharges the sewage to. Ventilation system is in acceptable
condition. Heating and storm system are in poor condition. Server room located in the basement of the building,
basement is prone to flooding. Computer room does not have Air Conditioning, and it is recommended for an A/C
system to be installed in order to cover the heat gain from computers in the room.
Electrical Summary:
The school was initially built in 1946 and added on in 1954 and 1956. The entire building electrical was modernized in
1986.
The lighting systems are adequate and meet accepted standards for lighting levels. The energy efficiency upgrading has
been implemented during last seven years.
The electrical systems are well maintained and in operational condition.

General Summary:
The site of Newbrook School is serviced by a looped gravel surfaced driveway to a gravel surface vehicle parking and bus
drop-off area on the west side of the school. An additional gravel surfaced driveway on the north side of the school
serves as a student drop-off area. The vehicle parking area is separated from the adjacent municipal street by a painted
metal guard rail fence with vehicle plug-ins. Concrete walkways extend from the main north side entry, along the east
and south side of the school and to the playground area on the south side of the school.
A well developed landscaped area is located between the 1947 and 1956 sections of the school. Well developed trees
extend along the south and east sides of the school site with a chain link fence extending from the south parking lot
entry to the south tree line.
A sand surface play area is located south of the school with soccer fields located south of the gymnasium.
