General Summary:
Original 204.0 sq m single story school with pitched wood roof trusses, wood framed walls, and concrete foundations
constructed in 1954.
Similar additions with pitched wood roof trusses and concrete foundations were constructed in 1958 (239.0 sq m) and
1960 (90.0 sq m). Concrete block and steel roof assembly addition of 482.0 sq m was added in 1972. Two small wood
framed additions (total area 107.8 sq m) were added in 1985. One portable of 100.0 sq m was added in 1994, while
another portable of 120.0 sq m complete with link was added in 2004.
Modernizations have taken place in 1985 and 1987.
Current gross area of the school is 1335.8 sq m and student capacity is 150. The building is in fair condition.
Structural Summary:
Concrete foundation system of grade beams and spread footings. Roof and suspended floor assemblies are wood framed
and bear on masonry walls and wood framed walls. There is a concern with the condition of the concrete foundation in 1972
phase. Otherwise the sturcture is in good condition.
Envelope Summary:
Exterior walls are clad with stucco, concrete block, metal siding, fascia and trim.
windows are double glazed aluminum, doors are hollow metal set in pressed steel frames.
1972 roof has been replaced with SBS system. 1954, 1958, and 1960 phase have asphalt shingles on pitched wood
trusses. Asphalt shingles should be replaced.
Single wythe concrete block exterior walls are a concern warranting further study.
Building envelope is in fair condition.
Interior Summary:
Partitions are a combination of concrete block and wood studs/ gypsum board.
Ceiling finished include gypsum board and acoustic tile in T-bar.
Flooring finishes include vinyl tile, epoxy flooring, carpet and hardwood. Carpet requires replacement.
Solid core wood doors and hollow metal doors.
Code issues are limited to Barrier Free Access.
Interior is in good condition in the 1954, 1958, 1960, and 1987 sections. 1972 section requires flooring, ceilings, and
millwork to be replaced. Interior walls to be patched, repaired and refinished. Barrier free entrance required. Size of gym
as noted by staff is too small.
Building interior is in fair condition.
Mechanical Summary:
In 1985 two classrooms were added and the 1954 original building, 1958 addition, 1960 addition were modernized.
Classrooms and support areas heated by perimeter radiation. Heating system consists of two (2) copper tube heating
boilers, two in line circulation pumps, distribution piping to heating elements in modernization area, 1972 addition, 1994
and 2004 portables. Ventilation provided by one (1) built up air system. Supply air distribution is low velocity with

ducted return air.
In 1999 the 1972 addition was upgraded mechanically. Perimeter radiation was installed, existing rooftop units removed
and replaced with air system located within ceiling space. Supply air distribution is low velocity with ceiling return air.
Exhaust fans expel foul odors.
Plumbing fixtures and brass are commercial quality.
Fire protection consists of fire extinguishers.
Items found during review which should be addressed are:
- Computer room and server room cooling.
- Provide corridor return air plenum to eliminate usage of ceiling space containing combustibles.
Mechanical systems and components are fair to good condition.
Electrical Summary:
120/240V/1PH overhead power service to building. Fluorescent lighting in building with T8 lamps and electronic ballasts.
Simplex fire alarm system needs upgrading. ADT security system needs upgrading. Additional receptacle outlets
required to classrooms. DC emergency lighting system needs upgrading. Electrical installation generally appears in
good condition.
