Hello everyone, Welcome to the sixth issue of our
newsletter, winter is finally over for the year and we wait for spring
to bring us the warmth of the sun.
The most luxurious ECO mansion -Acqua Liana,

possible? I am not sure
whether to look in awe at
all the sleek green that
money can buy, or to recoil
from the notion that 15,000

Inspired by trips to Bali, Fiji,
Tahiti and Hawaii, the
three-story, 15,000-squarefoot, 7-bedroom, 11-bath
mansion features floating
sun terraces, a waterfall spa
with a fire feature in the
water and an arched
aquarium wet bar. Green
features inside the one-off
mansion include enough
solar panels to cover a
basketball court generating
enough energy for two or
three average-size homes. A
water system that collects
enough run-off water to fill
the average swimming pool
every 14 days and the
environmentally conscious
lighting reduces electricity
consumption by 70 per
cent. There is enough
reclaimed wood to save
10.5 acres of Brazilian rain
forest.

seamless new additions and alterations, we are enjoying this
challenge in Remuera. The client is living-in while we
extensively modify kitchen, bathrooms and bedrooms to
greatly improve their family lifestyle and space. Throughout we
are maintaining, and enhancing, the character of this lovely old
home.

10 Spring Gardening Tips!
Time to Spring Clean
The time has come to clean your house from top to bottom, that’s right
spring cleaning is here
Just about everything we buy comes with a manual. Car? Television? Camera? No
doubt. But the one thing we buy that doesn't come with a manual of any kind is
precisely the purchase that needs one the most — a new house. There's a ton of
content to cover. We'll do our best to sum up all the regular maintenance your
house needs that no one cared to tell you about before.
There's quite a bit of not-so-obvious maintenance needs for your home, and you
likely won't realize they were being neglected until things break. Here is a list of
home maintenance items you likely didn't know you had to do. Put them in your
Google Calendar, phone or whatever you prefer so you won't forget them.
• Clean A/C Drainage Pipes - Make a calendar entry once a year
If you have an outdoor A/C unit and indoor furnace there are two pipes you want
to clean, one indoors and one out. The outdoor one can be cleaned using a wetdry shop-vac. simply attach the vac to the end of the hose and turn on to suck and
dislodge any grime and buildup. The one indoors can be cleaned with some hot
water. Simply find the tube, and flush with hot water to remove any sludge.
• Clear A/C unit Grills + Coils of Debris - Make a calendar entry every 6 months
An outdoor A/C unit is subject to a lot of elements. Make sure to check it twice a
year, clearing the grills and coils of any debris, dirt, or brush. The more clean you
keep things here, the less work your A/C has to do, and the longer it will last.
Replacing an A/C is no fun.
• Change Air Filters - Make a calendar entry every other month
This one's still tough but it's important for the same reason as keeping the AC grills
clean. A fresh filter will ease the workload of your AC and will improve the air
quality in your house — this is especially important if you're sensitive to any
allergens in your region. Buy a year's supply of filters and keep them in a closet
next to the A/C. Then next time it needs a change, you're just a 3-minute swap
away from freshness.
• Flush Hot Water Heater - Make a calendar entry once a year
Hot water heaters are subject to buildup from minerals in the water. You can
extend the life of these units and prevent future problems by draining them and
flushing out any deposits. This how-to video from This Old House will get you on
your way.
• Lubricate Garage Door Springs - Make a calendar entry once a year
Those large metal springs hangings directly above the garage door need annual
lubrication. There is a lot of tension and stress from pulling the weight of the door
and extreme weather conditions can weaken the metal, causing the springs to
eventually break. Oil these springs, along with the hinges and metal rollers (not
nylon) with a non-silicone based lubricant to keep problems at bay.
• Seal your Tile Grout - Make a calendar entry every 6 months
I thought this was just an old-home problem (like mine) but turns out this are an
issue for new homes and hotels too. In fact, if you're moving into a new home
(even a brand new one) the first thing you may want to do is seal your tile grout.
This will prevent moisture from seeping in and making an environment for mold to
grow. Be sure to let your bathroom fan or humidifier run after each shower to dry
out the area. Mold is the worst, and once it sets in, it becomes even more of a
maintenance hassle to inhibit. Don't leave this one out.
• Clean Dishwasher Drain Bin - Make a calendar entry monthly
There is a drain at the bottom of your dishwasher that'll collect all the little bits of
food that get power-washed off your plates and glasses. Eventually all those can
accumulate and clog the drain. Make sure to lift up and clean out any buildup that
accumulates to keep your dishwasher and drain from backing up.
It’s time to bring out the gardening tools and start planting in your ideas for a
beautiful garden, ready for the summer! Here are a few handy tips that might be
useful for you to bring in color, fragrance -- and song.
SURVEY THE YARD
Make note of tree limbs that should be removed or cabled, especially those that
overhang structures. Hire an arborist to maintain large trees. Cut down last year's
perennial foliage, and toss it into the compost pile. Rake mulch from beds planted
with bulbs before foliage appears, and refresh mulch in other planting areas after
soil warms. Check fences, steps, and pathways for disrepair caused by freezing and
thawing.
ORDER PLANTS
Choose new plants for the garden. Order perennials, trees and shrubs for spring
planting.
GET READY TO MOW
Send the mower and leaf blower for servicing, sharpen the mower blades .Refill
your mower with oil, install fresh spark plugs, and lubricate moving parts if
necessary. Clear the lawn of winter debris, and look for areas that need reseeding
before mowing.
PRUNE TREES AND SHRUBS
Remove dead, damaged, and diseased branches from woody plants. Prune colddamaged wood after plants resume spring growth. Prune spring-blooming shrubs
and trees after flowering.
TAKE A SOIL TEST
Check soil pH with a home soil- test kit, taking several samples from different
planting areas for an accurate reading. Enrich soil as necessary: Add dolomitic lime
to raise the pH or elemental sulfur to lower the pH.
PREPARE NEW BEDS
Clear the planting area as soon as soil can be worked, removing sod or weeds and
debris. Spread a 4-inch layer of compost or well-rotted manure and any
amendments over soil, and cultivate it to a depth of 10 to 12 inches with a spading
fork.
PLANT
Plant bare-root trees, shrubs, and perennials such as hostas and daylilies by early
spring. Transplant container-grown plants anytime during the growing season and
water them thoroughly. Sow seeds of cool-season flowers like sweet peas,
poppies, and calendula, and vegetables such as lettuce, parsley, and spinach.
FERTILIZE
Apply balanced fertilizer (6-6-6 or 8-8-8), fish emulsion, or other soil amendments
recommended by soil-test results around trees and shrubs when new growth
appears. Spread high-acid fertilizer and pine-needle mulch around acid-loving
shrubs like azaleas and camellias. Begin fertilizing perennials when active growth
resumes.
START A COMPOST PILE
Start a compost pile, or use a compost bin, if you don't have one already. Begin by
collecting plant debris and leaves raked up from the garden. Chop these up first to
speed decomposition. Add equal amounts "brown" (carbon-rich) materials like
dried leaves and straw and "green" (nitrogen-rich) materials like grass clippings
and weeds in even layers with water and a compost bioactivator. Turn regularly.
Continue adding to the pile throughout the season for rich, homemade compost
for next spring.
CLEAN BIRD FEEDERS AND BATHS
Disinfect the feeders by scrubbing with weak bleach solution (1/4 cup bleach: 2
gallons warm water). Rinse and dry the feeders thoroughly before refilling them.
Scrub birdbaths with bleach solution, then rinse them thoroughly and refill,
changing water weekly. Clean birdbaths and feeders regularly throughout the
season.

America’s Cup- 2013
Emirates Team New Zealand, twice winner of the America’s
Cup, is taking on the world’s top monohull teams and is shifting
to the brave new world of multihulls. An experienced team,
many expect the Kiwis to be among the top challengers.
Led by managing director Grant Dalton and skipper Dean
Barker, Emirates Team New Zealand is once again carrying the
hopes of their small island nation into battle in the America’s
Cup.
Over a month after the America's Cup measurement
committee protested to the international jury after they
discovered Oracle's AC45s had been illegally modified during
the world series circuit, the saga came to a close yesterday
with the jury imposing a series of penalties on OTUSA,
including the docking of two race points. The severity of the
penalties are unprecedented in 162 years of America's Cup
competition, but the jury decision has not changed the
equation facing Team New Zealand, they must still win nine
races if they are to get their clutches on the Cup; Oracle now
have to win 11. But the finals series is long enough that the
fastest boat and best team will emerge the winners.
Team New Zealand skipper Dean is glad the matter has been
put to rest ahead of the opening day of racing on Sunday.
Two races will be held each day of the finals, and crew will be
rotated as increased wear and tear is expected on both the
boat and its sailors. They will have four races on that first
weekend and another 13 over the following two weeks.
Barker said his crew had melded into a resilient and tight unit,
working hard since the first AC72 was launched in July last year
with a single-minded approach to get the most out of the boat.
It's going to be a very, very interesting first weekend to see
how the two boats shape up.
Corn & coriander fritters
As the days get longer, so too does the list of fresh ingredients on
offer
Ingredients












1/2 cup (75g) plain flour, sifted
1/2 cup (100g) rice flour, sifted
1 tsp baking powder
2 eggs
4 spring onions, thinly sliced
2 green chilies, seeds removed, finely chopped
1/2 cup chopped coriander leaves, plus 1/4 cup coriander
sprigs
3 corn cobs, kernels sliced
Sunflower oil, to shallow-fry
1 avocado, chopped
1 tbs extra virgin olive oil
Grilled bacon and roasted vine-ripened cherry tomatoes, to
serve
Method
1. Step 1
Place the flours, baking powder, eggs, spring onion, chili,
chopped coriander and half the corn kernels in a food
processor, then whiz to combine. Transfer to a bowl, then
stir through remaining corn kernels and season.
2. Step 2
Heat 2cm sunflower oil in a non-stick fry pan over medium
heat. In batches and using 2 tables spoon batter for each
fritter, add batter to fry pan and cook for 1-2 minutes each
side until golden and cooked through.
3. Step 3
gently toss avocado with coriander sprigs and extra virgin
olive oil. Season.
4. Step 4
Divide fritters among plates and serve with avocado salsa,
bacon and tomatoes.
